Property Ratings at Fairland Crossing
In addition to the rats, mice, roaches and over flowing dumpsters… this property also makes a habit of losing your rental payments and destroying your rental history as a result of their disorganization, unprofessionalism and incompetence. Their leasing office has had such a high turn over of staff in the last 12 months that no one knows their right hand from their left. I sent my final payment in the mail, the US post office confirmed it was delivered to them, and they lost it. DO NOT EVERRRRRRR RENT FROM HERE
I promise you that you can find a better apartment. They don’t do a pre-inspection so the apartment you get will have multiple issues like holes in the wall, paint chipping off the doors, mice, broken washing machines etc. upon move in. You’ll ask the office to fix all the issues that you found moving in and they’ll “send” it to their “maintenance team”. Their maintenance team is a joke, it takes multiple weeks for them to complete a single work order and that’s if you’re constantly badgering them, who knows how long it would take otherwise. The office NEVER answers the phone or returns any calls so the only way to communicate is to physically walk into the office and ask for your issues to be addressed. Of course it won’t be addressed in a timely fashion so you’ll have to come in multiple times over the course of multiple weeks before your issues are addressed. Pest control is a joke, they just throw down bait/traps that you could buy at Home Depot. They came over 3 times and still didn’t get rid of ALL the mice in the apartment. Also the fact that there were enough mice in the apartment to require 3 separate inspections from pest control shows how dirty this place is. I’m not the only one who’s had a bad experience, walk into the leasing office at any time and I bet you money that multiple people are in the office complaining about something wrong in their apartment. It’s like there’s an assembly line of poor quality in there. A leasing office shouldn’t constantly be backed up of complaining residents. My neighbor was hired as a maintenance worker for management and he’s told me that he constantly had to work overtime to fix up his apartment and the building in general because he didn’t even like the upkeep of the apartment. How do your own employees not like the living conditions their hired under? Do they not see an issue? In summary, this place is NOT WORTH the headache it causes. I PROMISE you that you can find a better apartment. This place doesn’t deserve to be listed anywhere.
Based on presonal ongoing experience, I can say staff are dismissive and unconcerned with tenants rights or concerns, which appears to be by design. Tenants are not allowed to speak directly to management. The apartments are Rat infested and in disrepair. And good luck trying to get a maintenance request addressed.
Giving this apartment one star is pushing it, but that is the only option. Stop while you’re ahead when looking to move here. This place is so horrible. It is filled with roaches, rats, and the overall quality of the apartment is very poor. Apartment is not clean and management is not doing anything to fix these issues. I highly do not recommend living here.
Since the day I moved in something needed to be fixed maintenance moves on their own time last straw is when I found a snake and the didn’t care to remove it
The short version: after living here for 6 years, the neighbors and the latest management company have finally pushed me to my breaking point. I cannot live comfortably here anymore and I will be leaving at the end of my current lease. Pros: spacious and inexpensive units in a relatively safe neighborhood Cons: literally everything else The long version: I have lived here since December of 2015. For the first few years, everything was fine. In 2020, things started going downhill fast. I am the only single person household in my building. Families were staying home with their kids, which meant the sound of children running and screaming constantly. At night, my next door neighbor's kids would slam into the wall so hard it would rattle my headboard, push it forward, and snap it back. When I tried to sleep in my living room, I'd be kept up by the sound of loud music and arguing. I lost countless nights of sleep and whenever I reached out to the Property Manager about it, I barely got any empathy let alone an offer of a solution. In 2021, at least one of those neighbors moved out so some of the noise subsided. Unfortunately, new problems took their place. The official rules say that only two cars per household are allowed to park on the property but this is never enforced. There are cars filled to the brim with random items, even in the driver seat, so you know they aren't moving anywhere. Even when I get home as early as 4:30pm parking is already full. This wouldn't be so bad if it wasn't for the fact that we no longer have security, there is no controlled access, and not all of the buildings have working security lights. This creates a feeling of unsafety at night, a feeling that is affirmed by frequent sightings of large numbers of police in the community and drug use in and around the buildings. This year, my oven broke. It took countless emails and a month's time for it to be replaced. Even after getting the county involved, the Property Manager took their time in rectifying this issue. To make matters worse, they showed no empathy whatsoever in handling my situation and was actually quite rude over the phone. I have given them the benefit of the doubt and lots of grace because this new management company took over at the end of 2019 and no one could've predicted the challenges that COVID would ultimately bring. However, I continued paying my rent on time and in full so they should have continued rendering decent services in a respectful manner.
They will offer you apartment saying that there is a new management and everything will be fixed on time and that tou shouldn't worry about feedback on the internet. Unfortunately, sage Venture is not responsive to customer complaints. My AC hasn't been working from days and they do nothing to fix it. It's a regular thing that AC doesn't work. One of the walls leak and they do nothing to fix it. There were rodents and absolutely no sound barriers in the home. It's like living on the road with no AC, leaking walls, and pests walking over you. Do not fall for the new management thing. I am frustrated but don't know how to break my lease and move to a different place.
There are tons of mice in my apartment. For your suprise, a big snake came though the walls into the air conditioning closet and into my master bedroom. I assume it came following the mice. I wish I could post a photo or video here that I took that night. Anyways, called 911 and cops took care of the snake. Roaches every where. The apartment is very old and they always shut off the water to repair leaks. My apartment leaked water from upstairs like crazy. When upstairs flushed their toilet, it leaked through the wall down to my bathroom. When they did laundry , it rained down to my laundry closet. B/c of all the leaks, the apartment got stinky and molds every where on the wall. So save your money and rent somewhere else.
I did not have a opportunity to sign my lease and I’m so glad I didn’t. I filled out an application after speaking to one of the leasing agents but unfortunately we had miscommunication about the move in date. I asked for a refund for the apartment holding fee, when I found out 5 days later I could not move in on the needed date. The leasing manager refused to give me a refund even though they still have 2 months to put the apartment back on the market. This is ridiculous I never heard of people not getting back a holding fee within a certain time. I would understand if I canceled 1-2 weeks or even 30 days before my move in date. I feel like the manager should have made an exception, especially since her leasing agent told me the wrong information. This situation is a red flag because if they are this petty and money hungry to refund a $250 holding fee imagine what else they would try to get over on after you sign a lease!!!
The mice are real!!! And I have been here since November asking for an exterminator. NOPE!!! Nothing. And maintenance puts the traps in your hand like here you do it! You can hear the mice in the walls. I thought it was just the reviews NOOOOO Don’t do it.
This rating is because if I didn't have mice I'd give it 3 stars. The community so far is quiet but I have seen several mice in my apartment. They are now renovating so the apartments looks 100% better. My kitchen was old and I had damaged cabinets and my vanities in the bathroom was damaged upon move in. If you don't mind mice from time to time. Go right on ahead.
Ive been here since September. In a “renovated” apartment things are supposed to be put together. My bathroom vanity still has yet to be fixed and we sent the order MONTHS ago. They fixed one vanity and that was it, they still have yet to fix the back patio door, which is a SAFETY HAZARD, especially for me being a pregnant woman. My leasing assistants were wonderful however, the management and maintenance is just horrid. When my lease is up i will be moving elsewhere. Hope this helps!
So I’ll be honest lol. I went to go tour the property and the pics of the apartment ITSELF aren’t misleading. They’re doing a lot of renovations on the property so the apartments were nice however it was a hell no for me!!! You can tell that management doesn’t keep up with the complex at all. Driving around there’s police cameras everywhere. Those of us who have lived in those kinds of environments know what that means lol. The building itself that I was shown smelled like gas (seriously I was scared) and the second apartment I was shown was supposed to one that’s ready but one of the sliding doors was completely off the hinge. The leasing consultant I had, she was super nice but if I picked up all that just touring the property imagine what the folks who live here deal with? It has so much potential but it’s a NO FA ME!
We moved in almost 2 weeks now, but we still don't have the mail box keys and nobody cares about it. You want to move here?? okay, but this short comment will tell you everything about the customer service in this Community.
The application process was a little bit tough, but stephanie came through with her promise by delivering excellent service. So far I have moved in and I am enjoying my apartment. Great place to live
Don't move here, I've been living for more than a year and I deeply regret it. Cockroaches and rats in the kitchen, I can hear animals walking on the walls. The terrible maintenance team I have been without A / C for 4 days I called the office, I sent a request through the portal they simply ignore. Eagerly waiting for my leasing to end to get out of here.

THE WORST APPLICATION PROCESS I HAVE EVER EXPERIENCED. COMPLETELY BIAS. I went to visit the property and was impressed with a lot they had to offer. There two bedroom offered the space I needed considering I am expecting in a few months. Needed more space and this place was in my budget. I turned in an application with a co-applicant and was promptly denied. I followed up to see why the application was denied. Turns out the rejection was due to the co-applicant’s record but not mine. I asked if my application could be run separately which worked out because my roommate had a job offer that required him to be on the road traveling for a year. I called daily trying to get an update on my application just to be told “It’s being reviewed by a manger. She’ll call you back” I never received any calls despite me calling constantly for two weeks. I never even once spoke to the manger but was told that she rejected my application due to the fact that I previously applied with a co-applicant that was rejected. I don’t understand how you can justly deny someone based on nothing else but who they “previously” applied with. Especially, without even speaking with them. Completely biased. This leasing office was completely unprofessional. Every time I called I was told they had customers in office to attend to and they would have someone call me back. I never received updates for TWO WEEKS. Unfortunately, now I’m forced to look for a new place last minute and 7 months pregnant. Maybe it’s for the best because dealing with this office any longer would’ve been stressful. So much for customer service.
Biggest mistake of my life, accused false of not paying rent for me a court order, tainted my image , they dint even offer an apology, insult to injury never fixed the situation. Nice all Over the house, gave nothing that was agreed up before move in . No heat for a week in a freezing winter. Goes on and on!!! No one makes no Decisions. Everyone is lost don’t know what they doing. Never make that mistake check the ratings anywhere they all bad . Such a disappointment for a place that has so much potential.
Management takes forever to go fix your issues. You call it in and they come within 2-3 days to fix it. Security? What’s the purpose of blue line security patrolling the property if all they do is sit in their car? There’re people smoking weed. Neighbors have said they have been robbed. Not the place to live in, save your self and do not move in here especially if you have kids.
We moved here in July and have been trying to get rid of roached for two months. Just recently found out that we have mice too. Management is slow and although I think they do try, things just don't get done. We're considering ending our lease early. Save yourself the trouble and don't choose this place.
1/2/2018 Don't Move Here This is the worst apartment I have ever lived in and the price is way to high for what you get. Beware the model unit is very pretty and very deceiving. The apartments were not well maintained and are extremely drafty so they are cold and the power bills are very high, twice what I paid in Baltimore my first bill was almost $200. The layout is appealing but the walls are in bad shape and the renovated paint job is a bad joke. There are rodents and bugs in the units. The complex does not pay for regular pest control and will only come in when pests are reported. This means that you have to see the bug or mouse yourself to get treatment. So one nasty neighbor can infect the whole building. I know for a fact there are uints available as of 1/2/18 that have active bed bugs, this is why the family moved. I would not recommend moving here if you have any other choice. The people in the leasing office are all really nice and helpful but they are not in control of maintenance or the quality of the units. Take the time and keep looking.
Bugs, Roaches, Mice, and Spiders. The building smells like weed. They do not clean to communal areas so you will be embarrassed to have friends over. If something breaks "maintenance" can take two weeks or longer to come and fix it. If you don't call again they might not even come at all. The appliances are old and run down. Terrible experience. I've always rented and never felt the need to leave a review. That's how terrible this place is. Unfair to hard working people looking for a decent pace to stay.
I've been here for a little less than a year, and the management has changed a number of times since then. With hopes of the new management making changes for the better, this was not the case. Although the area is nice, and the units are spacious, PLEASE CONSIDER the following: PESTS - Since the new management has taken over, the routine pest control prevention has stopped. DIRTY COMMON AREAS - In my building in particular, there has been no cleaning services to clean the stairwells for about 4 weeks now. A neighbor had to leave a note on the door encouraging the rest of the building to call management to rectify the issue, and still...no change. WEED SMOKERS in the apartments - you cal the police, and they say they cant do anything about it. The leasing office has been aware of the situation since last year, and still, no warning letters have gone out to the building, no notice has been posted or anything. ICY STAIRS and PARKING LOT during inclement weather - The management did not treat the stairs or roads at all. They were fully covered with ice for days. The gym has been closed since November. We pay rent which is supposed to take care of these things.

Sure, the move-in prices and specials look great at the time, but having lived here for a little over a year, their almost too reasonable prices are starting to make sense. I moved in December 2014 and for the first few months everything was fine. Then spring came along, and the pests (specifically roaches and ants) literally started coming out of the wood work. One night, I turned on the light in the dining room, and there were dozens of roaches of all different sizes crawling around all over the carpet. My bathroom is infested with them, my kitchen floor, counters, and cabinets are lousy with them, and at some point I had to discard all of my packaged food and un-packaged produce in an effort to get rid of them. We called numerous times to have someone take care of this issue, and nothing they have done has helped. The hot water is also an issue, so taking a shower is pretty much a gamble. It probably works about 30% of the time, and I have called the management office about this many times, with no results. I'm pretty sure the leasing office only ever has 1 person on duty at a time, so if you have issues that need to be resolved, I wouldn't expect a speedy response. The door to my building is supposed to lock, but people jam the lock the pennies all the time, I'm assuming so they do not have to carry their key with them. I can also smell certain substances being smoked a lot of the time; not that I mind, but this is not DC where that sort of thing is legal. I cannot wait to move out of this place. Please do not make the same mistake I did.
I tend to not read too heavily into the reviews ... and thus , tend not to leave many . However Ashford at Woodlake has been a HORRIFIC living experience. Upon moving in April 2015, I was not too displeased. There were some insect issues , that were taken care of , and the units are extremely spacious, which I LOVE ! HOWEVER, JUNE of 2015 is when then nightmare began . The on site management team has undergone much turnover, and the property manager is less than helpful or professional. The apartments are older and in the words of a leasing office staff "not class-A", thus if you ARE coming to this complex, opt for the top floor in the building so you are not kept awake at night (or disturbed at any hours for that matter) by neighbors above merely walking and conducting everyday life. The parking for guests is a HASSLE. AND it is EXTREMELY difficult to find some of the buildings via any form of GPS. (from pizza delivery, UPS, friends and family, etc). All in all , there are many more flaws than features with the Ashford at Woodlake complex. Save yourself the headache, the rental prices aren't that much better than other options .
Ashford @ Woodlake has spacious apartments. They have plenty of parking spaces as well as visitors spaces. It has scenic views and nice balconies. I was really impressed with the full sized washer/dryer sets. Very nice on the inside.

Ashford at Woodlakes Aparments Review. I must start by saying this has been the best rental experience I've ever had!! The apartment is spacious, attractive layout, dishwasher, and washer and dryer. The utilities are economical. The best feature is that pets are allowed!! I can say the management is great and have always attended to my concerns! The property is always very well kept and appealing! My neighbors are so friendly and thoughtful that we share common areas! I would recommend this property to anyone looking to rent locally!! The property management staff are always responsive to any question or maintenance request and receive follow-up calls for maintenance performed. Bug free. It is very close to I-95, ICC, and I-495 for an easy commute. I love the office staff!!! I'm a current resident. When my refrigerator needed to be serviced I explained to her that my meds are kept in the fridge and I didn't want them to get warm. Property Management assured me that everything would be fine and said, if need be, I could keep my meds in the leasing office fridge just to be on the safe side. I can honestly say that warmed my heart and its nice to know people care and its not all about a rent payment here at our community. As a Tenant, you matter. We actually had a community day last month and I can definitely tell that these young ladies care about the residents! They had everything you could possibly think of to cater to each resident. ( Mary Kay, face painting, zumba, free give always, great gourmet food etc.). I really enjoy their pool and the park beside the property is great to walk my dog. I will give credit when it is due!!!!!! I would recommend anyone to live on this property!!!
These beautifully maintained apartments are in a great location. Metrobus access is practically at your doorstep and there is a conveniently located shopping center nearby that has everything from a large, major grocery chain to a Chuck E. Cheese. The pool is centrally located and the apartment sizes are fairly large. Excellent schools and recreation centers nearby also.
Problems in the complex and inside the apartments are taken care of at the convenience of the workers. It sometimes takes days to weeks to fix a problem in the apartments. When they "fix" the problem, they get a call back weeks to months later regarding the same problem that they supposedly fixed the first time.
