Starting along the Rouge River and following Michigan Avenue to Greenfield Road, the Henry Ford/Fairlane Town Center is a busy neighborhood, containing both the University of Michigan-Dearborn and the Fairlane Town Center Mall. This neighborhood is on the west side of Dearborn, roughly 10 miles west of Detroit. I have lived here for three years, and the experience for the third year is really terrible. This is my experience 1.Countless terrible power outages, network outages. In the past three years, I have experienced countless power outages and network outages almost every summer after heavy rains. Once there was a power outage for 4 days, the weather was sultry, but the air conditioner could not be used, and the food in the refrigerator was all broken. 2. Some roads around the apartment will be heavily flooded after rain. 3. Property maintenance is incredibly slow. I had to call and email several times to request a repair. After the low-quality plastic shutters in the room broke, I asked for repairs in August. The maintenance staff came over and broke more shutters, and then told me that he couldn't repair it and asked me to wait. However, I waited for 2 months, no one came to repair it again, and all emails were ignored. So I decided to leave. 3. The apartment manager has a grumpy temper. Almost every time I tried to talk to the apartment manager, she seemed extremely impatient. She once complained loudly that she was overwhelmed by work, and rushed to me angrily, "We can't answer you within 5 minutes, you have to wait" 4. They lost the payment record and refused to refund the deposit. I paid a deposit of 150 USD when I moved in in 2018, and they refused to refund it when I was leaving, unless I showed the record. I showed them the 2018 email, which stated that the refundable deposit was $150. At this time, the apartment manager changed her words and said that I must show the bank transfer record. I asked them why there was no record in their system, and the answer was that they lost it. 5. Weird online payment system. You can only know the amount of the next bill at the end of the month, and you must pay it within 3-4 days, otherwise there will be a late payment fine of $50. I only lived for 20 days in the last month of the lease, but the system required me to pay a full month's rent without any explanation. It was a few days after I found out and asked about it, and I was fined $50 for late payment. The above are all my real experiences, and I can complain more. I only did one thing right for this apartment, and that was to leave it.
Took maintenance 2 days to fix malfunctioning ac in the heat of the summer! First day even no courtesy of update on when it would be fixed. Asked for credit for my rent, as the ac might have broken down for 2 weeks when I was gone. My electricity bill will definitely be huge this month as the ac was running nonstop. Property manager flat out said no. I'm looking into legal help on my end. Should have not referred people here...
This is a review for the 1 interaction I had with their management team. I get in contact with one of their sales consultant named Hiba via email, and setup an appointment specifically to see an "available apartment", then when I arrive on time I get told by that same specialist "bad news, we don't have apartments to show you", because the once available apartment "got filled early". Regardless of the reasoning or the excuses, the least I expect was an email to tell me about the situation, especially that I had to drive for 4 hours from Toronto specifically to see the apartment. After that incident I'm not planning on getting an apartment there, and I'm definitely providing bad recommendations to every single person I know who's apartment shopping.
I lived at Fairlane Town Center in the "The Center" floor plan for 15 months. For the area this place looked good, 1.5 baths, garage, washer dryer, separate floor for living and bedroom, open view kitchen with breakfast bar; everything I was looking and more. The biggest consideration i had was the price. I then considered the location, amenities of the apartment itself, and the clubhouse and justified it. I moved in in the fall and was glad I had an attached garage for my motorcycle and could fit my car. But as winter moved in I started to notice the cold and the DTE bill. The apartment was always cold and the furnace was always running. In January I kept the apartment at 68 degrees, used 4.9 KWH (under $28 in electricity) and paid around $230 for the bill. In the summer i kept the apartment at 77 and the electric was just as high. I ended up geting a portable A/C unit for the bed room so i could sleep and not rack up a even higher bill. I kept the windows open as much as possable but there was no cross breeze on the bedroom level. The poor insulation exposed another problem, noise. I liked to entertain and I was not aware on how thin the walls were until I was talking with my neighbor months after I moved in. Both of my neighbors were single and not home much, when I invited them over the conversation about noise came up. My guests and I are not a loud group and didn't think we were disturbing any one but my neighbor said some times he had to put headphones on. A conversation from the living room to the kitchen was clearly heard though the walls. Apart from the cost of heat/ac, and noise, I did expect a higher quality of finishes in the apartment for the price. The entire apartment was builder basic that tried to look better then it was. I thought it would be ok but the countertops could easily be stained/damaged and the laminate floors bumbled. The thing that bugged me the most (and is common in apartments, but for the price I think it shouldn't be) was that the living room and bedroom did not have lights. The bedroom at the least needed a ceiling fan, they were 12 feet of still air, adding to the heat problem on the third floor. Overall i would say that I would not recommend this apartment community to someone. Good location, space, and attached garage. But high energy costs, noise, and quality were BIG down side. If the price dropped 25-35% the cons may not be as bad, price just isn't right for everything that you get, pros and cons.

This apartment is located 20 min outside of Detroit in Dearborn, Michigan. The apartment complex is tucked away inside a small mall. My current apartment is a 1 bedroom, 1 and 1/2 bathroom townhome, with a 1 car garage and a princess balcony. It has windows on three sides, so I receive plenty of sunlight and a great breeze. The staff is friendly and willing to assist. The staff often puts on movies and games during the spring and summer months. Packages can be delivered to the front office, trash is picked up at your door and maintenance is only a click away. The outdoor space includes a small pool, and an updated workout facility. When I look out my window, often you can find a blue jay, a robin, a deer or even a chipmunk. Or you will see neighbors running, skating, biking, or walking their dog within the complex.
