Simple, yet lovely. Fairlane Apartments offers affordable studio, 1 and 2 bedroom apartments in SW Topeka. Washburn University's main campus is less than 10 minutes away and Washburn Tech is right around the corner on Huntoon with Bryan Bryan Career College just one block south on Fairlawn Road. Residents enjoy the convenience of Wanamaker Road located 1 mile to our west where movie theaters, multiple restaurants, shops, and the West Ridge Mall can be found.

Suzanne was very attentive and quick on handling any problems, no matter the day or time. It was a nice, quiet community with friendly neighbors. I would highly recommend these apartments. I would live here again if I happen to move back to topeka. It was affordable and also an awesome location in town. Get ready for great views when huff n puff comes to town!
During our time living at Fairlane apartments, we couldn’t have been happier. It is a quiet community, great location and very well managed. My apartment was very clean on move-in and they put a lot of care on maintaining the property, inside and out. I highly recommend looking into this complex. It is a gem in Topeka.

One thing that separates this apartment complex from others is that it is family owned and they actually CARE about what they do and the people that occupy this place. We have been here for a few years now and when ever we have a maintenance issue, its taken care of. We lived at two other apartment complexes here in Topeka before finding this place. Our electric bill here is between 65 and 90 dollars on average (over the year). This is much lower than the previous location we lived (Chalet Apts ). Another benefit we like is the quick access to work, schools and the store. Its a great location right off Fairlawn. When it comes to the neighbors, we have had great experiences. In our experience most of our neighbors have been students who are needing that quiet place to study and come home to. Which is something we like as well: a quite location.
Small space, cold and noisy! This apartment property is on a very busy road and the noise will definitely drive you crazy. It is almost like living on the road. Electric bills in winters were really high for a 600 sqft apartment. No dishwasher/washer/dryer.

If you are a current resident please contact the office as soon as possible so we can figure out what is going on. Various issues can result in higher utility bills and we rely on our tenants to communicate their concerns. The electric bill will be more in the winter because you don't have a gas bill. The units are total electric. While the winter months are the most expensive utility-wise, the other 8 or 9 months out of the year should off set that expense especially given that there isn't a gas bill which will have a base charge just to keep the account open. Also, the complex pays water and trash so that is a plus. Our two laundry facilities employ newer front load machines. We have 4 one bedroom units with the bedrooms much closer to the road than all the other units and I have noticed that the "white noise" when a car goes by is a little more noticeable in these units. We are sincerely sorry that you were dissatisfied with your experience as it is extremely important to us that our customers leave happy. Please contact us at 785-272-6441. Lower priced apartments are always a gamble. Heck, apartments are always a gamble. But, for what you pay, you get a really good location and excellent management. Maintenance is swift and I've never had issues with noisy neighbors or anything. Only minor downside is the noise from traffic from living on a busy street, but it's a small price to pay for all the pros of living here.
This is an incredible place to rent. The 1 bedroom apartment is very spacious and fairly priced. The owners are quick to respond if there are issues and are a lovely family! I highly recommend this complex!
This is a great apt complex. Loved my apt, location, neighbors, staff, and safety. The rent was so reasonable and the complex so well cared for. I hated having to move but my job took me away. If I move back to Topeka, I’ll look at Fairlane first!
We had the best experience living there. The apartment was a good size, fairly priced and had everything we needed. Our landlady is what made the experience amazing though, she was so friendly, helpful and generous. We became good friends and were so sad to move away when we did because we knew we'd never be so lucky again.
