Property Ratings at Falconhead
Please guys do not waste your money. All buildings are moldy… They raise your rent every time on something new and they don’t even explain what it is. You do a maintenance work order they take for ever and on top they mark it as it’s been completed. Please save your self from this dump. They have gone through 2 management while I have been here. The owner does not like to pay the vendors or maintenance so they switch all the time. I have proof of everything I have lived in 2 different buildings and they are no upgrades . Nasty dump health department needs to be after this place. Save Money DO NOT GET APARTMENT HERE
You’d have the same conditions living in a dumpster. Roach infested, dog crap everywhere, unkept, and management could give two shits about their residents. My building had a roach infestation and it has been 8 months and it has only gotten worse. I’ve requested multiple work orders that were “completed” but no one ever came. My freezer broke and to shut me up they said they ordered me a new one. That was four months ago. Now no one answers the phone or emails. Had to go to the regional manager to even get a call back and he was ZERO help. Move ANYWHERE else but here. Counting the days until my lease is up at this overpriced porta potty. The fact that they have the word luxury in their name is an utter joke.

The property is a dump. The photos are not even close to how the complex looks on a daily basis. The leasing office is unresponsive. They do not respond to emails or answer phones. Not enough parking, and the newer tenants are inconsiderate and trashy. I have the worst neighbors I have ever had. I used to love this apartment but now I am counting down the days to the end of my lease.

This place was decent and previous owner/property managers were nice and professional. Then they sold apt to Tipton group. Tipton group and their staff was horrendous. Service was non existence. Leasing staff was rude and every billing contain errors. They constantly churn office managers & staff and most recently changing to another management company RPM. This change already has ominous sign. They force you to pay rent online and incur more service charge Office will not take rent check from tenants. Isn't that the most fundamental function of an onsite property manager. Property was not kept up and looks like a dump inside. Take your business somewhere else.

Not gated and property looks more run down than the photos. Building 9 is the commuter path for LT students and where they hang out in between classes. Very unsafe and unsecured property. People are not considerate when it comes to pets. Dog poop everywhere especially behind building 9. The landscaping is terrible and very muddy and large branches laying around. Mailboxes are broken and not fixed. Lots of bugs that easily get inside. General rules not enforced.

Management is horrible. They just pay lip service, but take no action on rectifying issues. Service requests are not fulfilled so maintenance work is never done. All landscaping is dead. It looks barren. And they claim this is luxury. Please

Bottom line, I had an unlivable apartment with AC not working, mold everywhere and no shower and they didn’t have the decency to even respond. I ignored the poor reviews and thought but it’s newly remodeled and I will only be there a few months so I won’t even have to work with maintenance or management so it will be fine. Boy was I wrong. The night before I was to move they told me remodeling wasn’t finished so it would be another 10 days. I had to rearrange out of state movers to deliver somewhere else and move it again myself. Then I move in. I’m the first person to live in the newly remodeled apartment yet: 1. There was a leak from the hot water tank. You could here it all day long like torture, I was responsible for the bill and it took them three weeks and four visits to fix. 2. The contractors dry walled over the outlets in one bathroom and didn’t correctly attach the outlets in the other bathroom so we had no outlets in either bathroom 3. Bath tub and toilet handles fell off. 4. Vent hood didn’t work 5. Living room window wouldn’t open 6. Washer and dryer were so loud neighbors would complain 7. There is no ATT wireless service in the apartment 8. Wifi kept going out bc of faulty lines They started construction on the unit next to me and between the work and the music I couldn’t work from home. 9. Nothing was caulked appropriately and we had constant bug issues. 10. The primary shower wouldn’t drain making it unusable. Then the shower issue flooded the base boards and caused mold everywhere. They said they would need to tare up the entire bathroom to fix it and it would take a week of solid construction. I asked to love our early bc I work from home and have health issues that make me really sensitive to mold. Then my AC broke. The maintenance guy opened said it was frozen over from a dirty filter and he would be back to fix it and then never came back. Management changed ownership three times in four months. The new managers The Tipton Group refused to respond to over 10 emails. I ended up moving out early and asked for a refund for my last month and they still haven’t responded and haven’t refunded my deposit. Also if you are looking for amenities please know: Clubhouse is ok Gym: 1/3 of equipment doesn’t work, missing weights, etc. Outdoor TVs: no remotes Pool: green half the time and dirty around it Grills: filthy Ping pong: no balls or paddles Corn hole: no bags Fireplace: not functional

Better off at a extended stay! I will be multiple complexes around the nation and this is by far the worst the staff is two-faced and I wouldn’t wish this place upon my worst enemy there are plenty of great options nearby this would be not a Place I’d raise a family.

When we first moved in the staff was friendly and family friendly. After being here 2 years we found that management changes are now NOT family friendly and in fact they want all children to be not seen and not heard. We know of multiple complaints of children playing without supervision in halls and being threatened to be sued or have CPS called. In addition the homes are not clean. When we moved in there were cockroaches and although Falconhead professed to having a pest control person come spray - they never went away and so I personally had to buy bug bombs and set them off periodically to get rid of the pests. Overall I am very displeased. The atmosphere is unfriendly, the amenities are nice but not maintained well or the fees for use are exorbitant. A child playing is frowned upon and you get angry glares and stares when your child makes any noise outside. Also the sound deadening is terrible and you hear everything that occurs above your head. And that includes the raccoons in the attics when you live on the 3rd floor.

Very rude and disrespectful leasing agent with zero customer service skills. My family stopped in to politely inquire about available apartments based on what is listed as available on the Falconhead company website. The agent coldly said no such apartment existed, and had the audacity to ask us to prove to her where we saw the listing, continuing to insist that we were the ones who were incorrect. When we showed her her own company's website (!) with the available rentals and prices, she did not apologize about any inaccuracy or outdated information, which is still listed as of today. Instead, she continued to be dismissive and unhelpful. There is absolutely no reason to be that rude to good clients whether or not you have apartments available.
