Ever since Falkland Chase was bought by Cushman and Wakefield it has been in the gutter. Unresponsive office from calls to emails. Couldn’t pay rent one month because they took the website down and wouldn’t answer the phone. I was attempting to downsize and the application process took 4 months! My friend was trying to renew and they won’t even send her paperwork because they still don’t have it even though he lease is up in a month. Not to mention the bugs that are all up and through the apartment. you can find better. Live somewhere better!

The community is hidden gem with great views of natural greenery. Great place to live to get away from the hustle and bustle and still have immediate access to city living. Apartments are great quality for the price especially the renovated apartment. Great fitness center too. I would recommend more free weights are added.

I lived in Falkland Chase for 3 years. I had a decent experience the first 2 years there, but the living situation and pest issues became really horrible this past year. During my time in Falkland chase, I had issues with: • A mouse • An infestation of ants • Cockroaches • Dangerous electrical wiring (it short circuited and broke my laptop charger so I had to buy a new one) • Birds’ nests in the vents • Antagonistic communication • Excessive charges First, the complex and the pest control company DO NOT communicate with you or each other. I had to live with cockroaches for the last two months I lived there, and because of apartment policies I would have had to pay a fee to get rid of ROACHES. You would think the complex would want to do anything in their power to get rid of them, but no. The pest people would also say an issue is for the complex to solve, and then the complex would blame the pest control. Once I decided to move out, the current management was entirely unhelpful and proceeded to ignore emails and blame me for their employees not following procedure. When trying to express concerns, I was met with “I’m sorry you felt that way.” I don’t think that’s a proper response to my above complaints. The apartment and location were nice, so I won’t give it 1 star, but you should really give this place a second thought before signing a lease.

I've lived here since January and I can't begin to describe how much I LOVE this place. I spent nearly 2 months searching for an apartment/townhouse in the southern MD / DC area because I was fortunate to have my company host me until I found a place. I chose FC after countless other places I checked out. (Shout out to Michael for winning me over.) Anyway, this place truly is a GEM. Falkland Chase (FC) is extremely affordable for the area, and the location genuinely cannot be beat with a 5-15 minute walk from the Red Line metro, DC's Rock Creek Park, and downtown Silver Spring include the Filmore concert venue, mall, movie theatre, black box theatre, and alllllll the restaurants. If you are someone who wants to live near a city but need nature in your life, this is the place. I LOVE the fact that I can step outside and have a little creek to sit next to while listening to the crickets chirp or rabbits greeting me in the morning. Also, as a young woman who as a habit of running midnight errands, I have always felt safe here. The maintenance team is literally incredible (many have been working here 20+ years). When our last roommate moved out, we put in a dozen small work requests on Tuesday evening, and the maintenance team was here at 9am Wednesday to complete 10/12 of them. When we had a crazy ant infestation in our backyard, FC did not hesitate to send out an exterminator to help us -- and there has been no problem since. This place is literally a gem. We have a backyard, gym (which literally has like 20 machines so as a gym fanatic, I LOVE it), multiple small dog parks, package concierge, and free parking. For the folks who commented on parking below, they probably never asked the leasing office where all the free parking lots are for us. Yes, there could be a little more parking to make our lives easier but I have only ever had 3 times since moving here in January where I had to use metered parking -- which is free if you just move your car from before 9am or 7am depending on the spot. Long story short, I HIGHLY recommend this place. I'm not looking forward to the eventual day/year where I'll have to "settle" for a place that's not as wonderful as FC.
living at falkland chase is not what they present it to be parking is freaking ridiculous, As a resident it should never be an issues about parking if you have more than one car this is not the place for you if you get off work later in the evening this is not the place for you you will be forced to park far away from your unit i am six months pregnant & gets off @7pm m-f it's never a parking spot close enough to walk to my unit in a safely matter crime is not that bad but yes it still exist also there in business with a towing company who doesn't care what the leasing office say they will tow your car & give you hell like your not a resident not only that you have to get a pass for guest every time you get a visitor or there car will be towed yes! even if its 5 mins if they are in a parking spot they will be towed my neighbor car was in the shop for 3 weeks she had to get a pass everyday in order not to get towed one day it slipped her mind & her car was towed yes a resident of 3 years off the lot where she pays bills such a inconvenience
I have lived here for 8 months and have had an awful experience so far. Parking is absolutely awful and maintenance is a joke. The worst part about this place is the crime. There are always transients walking through the property, a woman was robbed at gun point (near the leasing office) and last night my neighbor was shot to death. A actual MURDER took place here and the leasing office didn’t bat an eye. Their response to the crime has been, and I quote, “I mean it’s downtown in a major city these things happen). I guess if you enjoy driving around at night looking for a place to park and then quickly running to your apartment so you are not shot then this is the place is for you!

The rent isn't really THAT low once you take into consideration utilities, the fact that their fees tend to go higher than places (especially the pet deposit) and the inconvenience of not having a washer/dryer in your unit. The maintenance staff were usually pretty prompt. The leasing staff needs to be retrained (or trained to begin with). There was only one girl in that office that ever knew anything about what was going on. The others either seemed clueless or were unprofessional (one guy left in the middle of us talking to go pick up his laundry. Seriously? You're working). The package concierge service (which there's also a fee for) was nice when UPS/FedEx actually used it. Half the time, I'd have to go pick up the package myself from the FedEx office, or was left out in front of my building and got soaked in the rain. The apartment was a good size, but, like another reviewer said, the insulation is not that great due to the fact that it's an old building so A/C and heating was more expensive than other places I've been. Also the A/C is SO loud when it turns on that my roommate and I could never hear the TV or each other talk which was extremely annoying. Bathroom also did not have a vent since it's an old building, so it would get more humid inside the apartment and also cause gross steam residue on the ceiling and bathroom walls that we'd have to regularly clean. We were told that during our initial tour before move-in that they could swap out the bedroom lights for ceiling fans for no additional costs. Was a lie. We'd have to supply our own fan and pay a fee for them to install. Kitchen is extremely small with only one drawer in our 2 bedroom apartment. Also had a HUGE issue when we first moved in and got a "special" on our rent, where a decent portion had been taken off so we didn't have to pay the full amount the first full month we were there. Instead we received a court notice for not paying our rent in full (which we did) and had to sort that out with the incompetent leasing staff, almost all of whom are no longer working there as I'm getting ready to move out now after only being there for only a one year lease and don't plan on ever returning or recommending to others. So yeah. In short, wouldn't live here again and wish I hadn't to begin with.
I love the apartment here. The price is reasonable. However, utilities aren't included and the insulation isn't great so the heating bill in the summer can be up to 300 dollars. The major downside, is the faculty. They are extremely difficult to work with. I dreaded going to them for anything.
Lowest rent in the area. Steps away from Silver Spring Metro and tops of restaurants and shops. Very dog friendly! I made lots of friends at the dog parks. Buildings are only 3 floors, with many different buildings - which is great, not too many people in and out. The leasing office is a little disorganized and very forgetful. Unfortunately, unless you have a dog, there are no common areas, courtyards, pools, etc. to meet your neighbors.
Living at Falkland Chase has been an okay experience for me. But when it comes to maintenance and parking, I just have no words. Parking is beyond horrible, but of course this isn't something that can really be fixed. There are more units than people, which means if you come home a minute too late, you're on the street, and if you wake up a minute too late, there's $60 parking ticket on your window that you cannot afford. I've received two of them so far. The maintenance has been an issue sense moving in, The freezer, the faucet, the ceiling fan, the top lock, the door latch, the intercom. I'm at a point where I don't call the maintenance anymore..I just don't care. I don't think I would recommend this place to anyone I knew, depending on the circumstances - maybe, but more than likely no.
If you live on the north side there is plenty of nice places for pooches to play outside and tons of furiends for them to meet. Humans need to deal with limited parking and a relentless towing company. The office staff is pretty good in general and the gym just got a much needed update.
