Property Ratings at Falls Landing
Management is unresponsive to the needs of tenants, unconcerned with maintenance issues and hard to reach
You get what you pay for here. Compared to the other apartments nearby, this place is definitely on the cheaper side and reasonably priced since it's all utilities included. The apartments are older, but the appliances in the apartments are like new. A majority of the residents are older and there are a few college kids, but it's really quiet. There are really only a few downsides to living here; the parking, the dryers, and the air conditioners. With the parking, the first floor residents get to park the closest and the residents on the third floor have to park all the way in the back of the parking lot. But you do get to use a car port. The dryers are just average, it usually takes two cycles to dry a normal load of laundry. The manager is really good about getting residents their money back if the washing machines and dryers eat their quarters. Lastly, the air conditioners are just really old and act more like fans on days when the temperature is above 80 degrees outside. But residents are allowed to use window fans and portable air conditioners. Overall, this is a great place for a starter apartment or for someone who just wants a quiet small place to call home. You get 1 car port per apartment, a storage closet on the 1st floor that is always locked, a laundry room on the 1st floor that has three washing machines and dryers. The manager is also really nice and understanding too, she actually lives on the 1st floor and is always on site in the main building. There are also two maintenance workers, both live on site one in each apartment building. It's also really quiet here, in the parking lot you can hear the water park music down the road during the summer. But that's probably the loudest thing you'll hear living here. I would recommend this place.
I almost moved in here. The manger of the property was very nice. The problems started when I put in my security deposit. I was told I was free to look around the property especially the building in which my unit would be as the buildings are not locked buildings. I did so. When I walked into the hallway in which my unit would be it smelled like human urine. I gave it some time in case it was a random case. Maybe someone in a unit did something wrong. I came back a few days later the smell was still there and got even worse. I decided to call the manager and ask her what could be done. She seemed concerned. Explained that they had in fact had a problem with a homeless person coming in and she may have caught them emptying their bladder. She explained she believed they took care of it but would look into it and get back to me. She apologized and the conversation was over. Days went by. I finally called back and got the regional manager. He explained the manager no longer worked there for medical reasons and that he was temporarily filling in. What could he do for me? I again explained the problem do him. He said o I am on the property now with the Maintenance man we will go look right now and get back to you. Nothing ever happened. Days went by again. At the recommendation of someone I decided to go to their sister property owned by the same company. Where I believe I had seen the DM before. Thats the home base for the properties in this area. Low and behold he was there. He explained that he went up there with the maint. man and couldn't tell if it was just cigarette smoke or vomit like i had told them. I kept repeating that I said Urine not vomit. It was like he was not even hearing me. He explained that he may have the carpet cleaned, he may send a note out, he may put a deodorizer in the hallway. Then he proceeded to tell me the medical reason the manager was working for the company. He is not allowed to the do that. I gave it a few days again went back the hallway still smelled and it was getting worse. I gave up told them i was not moving in and they actually sent my security deposit back. At that point I just wanted to be done working with the company so I took it and left without getting into my reasons for deciding not to lease there. I do not know what the heck was happening but it almost seemed like they knew the hallway smelled and were trying to word things to make it seem like it was normal so they did not have to take care of the problem.
