Currently on my 3rd lease and I love it here, very homey ! Maintenance is VERY quick and professional whenever I need help. Nice apartments, affordable , quiet , friendly staff / neighbors, couldn't ask for anything better.

I have been living here for almost a year and absolutely love it. This is a very quiet complex with neighbors that gather frequently in the common areas to watch games and cook out with all tenants welcomed to join. Management is exceptional and very responsive with same day maintenance service.

The apartment is amazing!!! Office and maintnece are supperb!!! I'm realy happy with the location too. It's close to everything I need.

Some apartments flood from the damaged roof, the ac units leak into the closets, and the pipes burst and cause the ceilings to collapse. Black mold is everywhere. This place is gross, and there is no attempt to fix anything.

Pros: All adults complex, everybody looks out for each other. Very neat and tidy. No riff raft roaming around you pretty much know when someone doesn’t belong. Very well maintained. I recommend if your looking to get away from all the Houston dysfunction.

When asked to place a review for this community I thought of course they have been really good to me.I recently relocated temporarily to Houston for work and it was very important for me to find a complex where I felt safe. Upon visiting different complexes, I found that the this community would be a great and safe place to live. The staff members were kind enough to sit down with me and find a lease term that worked best for me. Kiwi particularly has been very helpful during my time here. She showed me around the whole complex during my first day and has always been available when I need her assistance. I would highly recommend living here!

I just wanted to express my deepest gratitudes to the staff and their maintenance folks. My dad is in recovery from lung cancer and and is in need of a special space to relocate. He has and has had special requests to allow him to come into the space with as little disruption as possible. They quickly did some of the things he needed and are working hard to finish all of them before his things arrive shortly. Struggle to find an affordable place that’s quiet and safe. I am so grateful and I am sure that everything will be done before he gets here. It’s been a stressful time for us and I can’t thank you guys enough.!

I moved to falls of Maplewood apartment last week, and it has been really great so far! Kiwi who was my leasing consultant, made my move-in process very easy and she has been very helpful from the day one I searched for an apartment. The apartment is in great location: close to medical center, close to groceries, cafes, and restaurants. High quality, reasonable price, and friendly staff members. Apartment has rules for the tenants' quiet and peaceful enjoyment of the place, and i really appreciate it. The maintenance is fast and up to my expectations.

My husband & I have had a positive experience so far. We moved in on Jan 2019 & we are happy that as our new place to live in. After we experienced so many negative things at our previous apartment community, our mission was to make sure we were going to end up in a place were we felt welcomed & valued. For us, this is that place. Office staff & the maintenance staff have been super generous, helpful, & efficient towards our needs. Any time that we need help with something or if we have a comment or suggestion, they are always attentive & follow up with us. If it weren't for Ms. Hall we don't know where we would have ended up at, just because she made the move-in process so easy & desirable for us to want to move in here. I have never felt safer in an apartment community than I do here. We live in a community that is well lit & quiet at night. For this & for so many other reasons, we are grateful & happy to live here

Making the decision to live at Falls of Maplewood was by far the best i have made all year. The staff is always so nice and attentive. I moved in earlier this year. Kiwi was my agent. From the moment I first walked through the door she greeted me with a smile that still till this day, has not faded. She has always been excellent and knowledgeable about her job. I remember being indecisive about which apartment to choose. . She took her time and showed me different apartment options, showed all the amenities and perks. Often times Leasing office staff come off rude, like they don't want to work or show apartments but that was NOT the case. She was detailed and very pleasant to work with. More so, it was very genuine. Resident events are always nice and appreciated. I love being here. 5 stars to all of these ladies for a job well done.

Recently moved here from Michigan August 2018, our apartment home is wonderful the staff here you can't beatem they are Professionals first, with work orders put in and Executed promptly. Grounds are kepted up daily and the maintenance crew always around to help. *5 Stars Living

I am about to sign my 3rd lease with Falls of Maplewood. My experience living here has been a good one. Initially management was turning over frequently but now we have a steady crew who are happy to help and always with a smile. The rates are good, the grounds are maintained very well, the pool is fantastic and it's peaceful and quiet (huge personal requirements.) I highly recommend these apartments .. you can't go wrong..

I have lived here for the past 2 years and during my stay I cannot express enough how pleased I am with both the maintenance service and office staff especially. Maintenance who are the sweetest. I searched the area well before selecting Falls of Maplewood.I found that this apartment offered the best value - reasonable rent, quality and size apartment, and well kept grounds.The grounds are very well maintained including the offered amenities. The neighbors are friendly most kept themselves but gestured a wave in pass-by. I really enjoyed this community and highly recommend to anyone who is searching for an apartment that is well maintained with safe and friendly environment.

I have stayed here for 2 years now and my experience has been great ! Manager is always helpful ! The grounds are very clean, but could use some more grassy areas for the dogs. The maintenance staff is very friendly, and does a great job cleaning the community. The staff is very accommodating and does their absolute best to make this feel like home. You can't beat the location... the grocery shops are right outside your door and the bus stop is about a 5 minute walk. I was really nervous about moving into an apartment after 20 years of owning my home but the staff was kind. Utilities are included in rent, showers are great, and the AC does a great job cooling down my townhome. There is a laundry room conveniently located just outside my patio. Neighbors are very friendly and not noisy. So blessed to have found this place. Thank you !

A wonderful and quiet place to call home. Easy access to everything makes commuting a breeze, and the staff is always so helpful! I couldn't be happier with my choice, and the maintenance team is fantastic! Kiwi the manager has been especially helpful and her knowledge of the industry is fantastic! Couldn't ask for a better place to live!

This service at these apartments are excellent and always on top of there game with attending to issues with units and very quit and clean property I've lived in by fare. Maintenance are always on call 24 hrs for any emergency I've ever had even they Hurricane Harvey excellent service during national disaster and wonderful place to raise children. Walking distance from my favorite super store. Five star rating and very dig friendly properties

Small but Very close to major roads without all the hustle and bustle of being in the city. Staff is always very friendly and goes out of their way to make you feel at home. Manager is always available night and day to take care of any emergencies that come up and handles them like a pro! It's nice knowing people like her actually care about the residents.

We were displaced from our home by Hurricaine Harvey flooding, and moved into the falls of maplewood apartments in September. We did not have a lot of time to look at apartments, and picked this community based of the positive online reviews. This is the first time we have lived in an apartment in over 40 years, and we are very pleased. It is a friendly community and the leasing staff have gone out of their way to be more than helpful. It feels like home.

I love everything about this place! Especially Kiwi! She is the most amazing person ever! Not only does she go above and beyond for you! She does so much more! Plus being new to Houston and not knowing where you are. She is always there to help out. Honestly she is the only reason why I love it here in Houston. Thank you Kiwi for everything you do!!! ?? Please don't ever leave! Also the maintenance team is awesome to! Jesse gets in there you know it will be fixed.

Most helpful staff I've ever meet at a apartment complex!! Very well maintained community to have been built in the early 70's. Neighbors are very chill I do enjoy an all adult community. But more importantly very spacious lofts here. I absolutely love the pool area for downtime.

After living here for about a month, I've been having a great experience. K, the leasing manager, has been attentive and helpful in answering my questions before, during, and after my move in. The neighbors have been friendly in passing. The location is nice being tucked away on a peaceful street, while still being minutes away from a variety of shops & restaurants.

I have lived Falls of Maplewood for about 4 years now. This place is really a great residence to reside. The staff and maintenance are always tremendously friendly and helpful. If ever I've had a maintenance issue, they come the same day and the problem is resolved immediately. The staff are also very friendly and punctual. They are always available to answer any questions or concerns I may have and return my calls in a timely fashion. They really care about their residents. If you are looking for a place where you truly get what you pay for, this would be it. Very satisfied!

Great apartment complex. The apartments are very spacious for an studio. Parking has never been an issue for me . Public transportation has been easy to get to. Location is very convenient since there are plenty of stores around the area. Staff is very friendly and helpful. Can't say anything bad. I appreciate sms and email notifications, package reminders, etc. This is very nice place!

The townhouse one bedroom was so hard to find ! Like my town home here!

I have lived here for 2 years and I have greatly enjoyed my experience. The apartments are nice and well kept. Staff has been helpful and kind. I have never EVER seen the small roaches in my apartment, and I have seen two "tree roaches" in my apartment since I have moved in dead. The apartment is easy access to anything you could possibly need. My only complaints would be the office hours make it difficult to get packages when you have a 9-5 job. All in all I would absolutely recommend it to people! I am moving simply to get a bigger apartment and b/c rent has increased a bit. Hope this helps!

I rented a one bedroom at The falls of maple wood . I got this biggest unit which is more than enough for just me and dogs. Pros pet friendly apartment neighbors pet friendly as well. There's an area for walking my babies(pups) The walking trail is perfect for walking earlier mornings with my dogs. I enjoy the patio space my dogs love that area they put mulch in my area so my babies can play around I have a HUGE outdoor space. Pros for me is having the spaces for my babies to roam. The staff is pleasant. Cons lots of people who smoke blah I hate the butts around my dogs have found some in our area . I know I can't stop them from smoking in our area but it bothers me. All in all my dogs and I like this complex. .

I love living at the Falls of Maplewood. It has been my home for a few years and it is a very peaceful area, conveniently within walking distance of a bank, grocery store, and places to eat. The The maintenance and staff do their jobs well. The woman in the office is always so kind to me and the other residents. Any applicance problems get fixed right away. No complaints

I love living here at this complex it is so peaceful and in a great area. The people in the office are cool and the maintenance are real quick at coming to fix things.

It's pretty chill here it's always quite! It's boring but if you are single , older and don't like traffic it's perfect. I like I don't have issues with this property it works fine for me.

Recently I moved into Falls of Maplewood .I leased loft floor plan it's really nice its faux wood floors, and everything is new. I work in the medical center area and this was area was good for me and the price. I think I got a great deal. I have had no ac issues or problems. I have a small dog and I feel very comfortable living here and like the area for shopping. My good friend is moving in next week.

I've lived here since 2014, in two different units. Just to down size after retirement and I absolutely love it here. Management is super friendly and whenever I have maintenance issues, they are fixed same day. It's an older complex, but the location is great, and it's quiet. The office staff is very sweet never dealt with such a patience, professional staff

Apartment complex is pretty lit! I would say . Really I enjoy how quiet the grounds always are this is my first apartment. It was in my budget and if that stays the same I am never moving. Found this online looking for places close to my university and not over priced ( P.s places by HU are Overpriced don't do is reconsider lol) . I am able to study all night because there aren't loud obnoxious students everywhere. I honestly thought this place was a retirement community when I visited the apartments. I recommend this property if you are looking for a budget friendly ,super quiet complex .

Super clean apartments! Kiwi is the manager there and she is great! All the staff is professional and friendly. Do not have any complaint towards anything! Besides the property being perfect, I love that I am so close to a lot of businesses. Restaurants, shopping centers, Wal-Mart, parks, etc. are walking distance.

I recently moved here from Chicago and found this place by mistake. The property was so cute the loft I got was a steal. I love the vintage feel I got from the layout in the loft. I needed just a one bedroom in a hurry due to a new job start. I couldn't believe the price where I use to rent was a small a box really for more than 1100. I thought there had to be a catch after visiting the complex I was sold. I am glad I found this place under my budget fresh start in Houston I have already recommend this property to my new coworkers .

The Falls of Maplewood is doing great. They only get better through time! Never have complained about the staff or anything at all. I love the neighborhood!

I love this neighborhood. The staff is always finding ways to make everyone feel content. I just love that I am close to a lot of convenient stores and restaurants for when I don't want to drive!

I love my new home at The Falls of Maplewood . Location in so convenient close to everything I need which is also near the freeway; easy access to work and the Galleria. We are near shopping centers and grocery stores which makes life much more convenient. It's a nice place to call home. My apartment is spacious, and as a woman, the walk in closet is an added bonus ! The covered parking for no fee is another bonus! The staff are really pro active I haven't had to make a second call for anything I needed. The landscaping throughout the apartments stays manicured and clean. I am grateful to call this place my home! You deserve the review maplewood !

small tucked away complex but still in 15 minutes there grounds are the cutest . The office was adorable the staff was pleasant toured the complex. I did have to give it to the manager liked it !

I couldn't have picked a better location:) the staff is sooo nice and maintence is always here to fix any problems with the apartments. The staff throw these cute events every so often for us residents to make sure we are happy and satisfied and I love it! Met lots of great residents. They really care about us here. I'm glad I joined their community.

I have lived at four different apartment complexes in the southwest Houston area and I feel like I found a home at the Falls of Maplewood. The staff here always puts the residences' satisfaction first. It never takes long for maintence to get to my unit or for them to return a phone call. The location is terrific as well, with the local grocery store(s), bank, pharmacy, and good eats all in a one mile radius. I would recommend this property it's so convenient idk why I would need to move

I am a future resident here and am excited to move in. This place is great and peaceful! A lot of stores near by are close enough for a great walk in the morning! The staff in the office have been very helpful with me and made the application process easy and fast!

For those actively searching for a place reviews were all I used since i was moving in from another city so I will try and be as honest and descriptive as I can to assist those making a decision. For the most part I am a simple person who is concerned about safety and comfortability and for these reasons Falls of Maplewood was a great choice for me. It is not a luxury apartment complex but my first impression upon arriving was the friendly residents. Everyone I have met so far has been helpful and nice. The grounds are adequate, a lot of smokers on this lot so you see cigarette buds on the floor. It doesn't really bother me though. Have not been to the pool yet but it looks nice. My studio is only 525 sq ft and does not have extra storage, but its a perfect size for my living conditions. There is a storage lot right across the complex. The complex only specializes in 1 bedrooms which I feel makes the community feel more homey and comfortable because of the pool of people who would live in a one bedrooms decreases certain factors and increases others both positive and negative. My only complaints about my studio is that the infrastructure in my dining area isn't very flat but that issue could only be unique to my place. I think its safe to say no one likes cockroaches but the great thing is that they spray once a month and if your apartment needs more treatment all that is needed is to put in a work order for maintenance. So far I do not really see many roaches one or two at most. The noise level is very quiet for the most part however my actual apartment is often very quiet inside and if there are people talking outside I can hear them, seems like the walls are thin. It does not bother me though because they are not obnoxios, recurring, or constantly being disruptive. Most people are having casual and friendly conversations. I have not lived here for long but so far I do not feel concerned about my safety even though the community is not gated. The residents seem to look out for one another which is great. There are a lot of older residents late 28 . (Granted I am a young adult, but I only mention age just in case someone is factoring age, I prefer living with more mature and wise people so that's why I like this complex.) Which leads me to my next topic, the neighborhood is very lovely. I really love it here. I can walk to the walmart here, there is a HEB near by a cvs and so many other places. I live here as a resident for more than a 5 years now and I am glad with mi decision to come here. The staff Ms. Wilson and Jesse are very nice people, always trying to help. This is a great place to live, clean, quiet and safe.

With more than 5 years living here as a resident, I can say that this is The Perfect Place to live ! The staff, Ms Wilson and Jesse are always able to help. The gardens and swimming pool neat, clean and safe.
