I have lived at Falls Village for nearly six years now. I have an updated 2-bedroom garden level unit which is quiet, clean and well-maintained. Our newest management team is very responsive and attentive to residents' needs. The complex is gated and each building has locked entry. The resident community is a diverse mix of students, families and seniors. Pets are most welcome too!

Falls Village is absolutely incredible. I have lived here for a year now. It is quiet, clean, no bugs, safe, etc. The maintenance men are incredible and fix things within 24 hours. Nicole and Kayla make living here such a great experience. They host community parties and always check in on us. We have a range of babies to retired adults to dogs to cats and every one is taken care of. I could not be happier!!

Extremely frustrating, even when I was a potential renter, none of my emails, phone calls, etc were answered. Often would have to wait days to weeks for any response, even now as a tenant. I emailed about issues with smoke in the hallways and got no response, even after multiple emails. The walls are thin, and I can clearly hear my neighbors in my bathroom. When I moved in, the apartment unit was not cleaned, the fridge had some sticky substance on it, and the bathroom had rust. I would have broken the lease had I not been pressed to find somewhere to live. Also - the apartment unit always smelled like weed due to neighbors and thin walls. You can hear everything/smell everything. The photos and virtual tours online make it look a lot better than it is.

Imagine knocking on the leasing office at 12.50 pm for a 1 pm appointment - with an outside temperature of 91 F (33 C) and to be told to stand out in the sun (heat and humidity), and wait because your appointment is at 1 pm and the office is closed. Is that how you welcome the client? Is that you manage the office? Yes there is Covid (while now, the restrictions are being loosened and people are vaccinated) and yet, the property didn't felt the need to create a space to welcome potential clients(tenants) to let them sit. On top of it, we booked a tour for 1 bedroom, and we were shown a 2 bedroom model apartment - with very little information on the features or facilities. All because, the person managing the property wasn't there and did not feel the need to inform us. Because, again, who cares about the potential tenants. The lady who showed us the apartment, allowed us to feed our 3 month old baby in the office later. That was very nice of her and we are thankful to her. However, there was only one chair in the office for us to sit. The other chair had a stack of files, so only my wife could sit and feed the baby. Again, who cares about the potential tenants - they can stand. Customer is king - probably not so much in US. Overall, a pretty bad visit. Wasted a weekend in the heat to visit a property which for sure, we won't be renting.

I have lived around the world, moved 9 times in the past 12 years (because of my job) and have lived in a number of different apartments, houses, and communities. Falls Village is by far the best apartment community that I've ever been a part of for a number of reasons. First, parking is one of Philadelphia's biggest headaches, Falls Village is a gated community and I never park more than 100 ft from my apartment. I'm an active person and go to a full gym daily, but Falls Village has a 24 hour fitness center that makes morning cardio the best way to start the day. Although I don't have a pet, they are pet friendly and have a dog park next to a picnic area with bocci ball courts and horseshoe pits. Lastly, the location is second to none. I work long hours during the week and don't necessarily want to come home to loud obnoxious city life all the time.. East Falls is a hidden gem of Philly, close enough for a 10-15 minute Uber ride to the city, yet tucked away in a suburban like part of the city with minimal crime. Within the past year there was a change in management, Emily, the new Community Manager, has been nothing short of outstanding. Every time I contacted the front office with a request she has been readily available, willing to listen, and take action. She has went out of her way to help with multiple requests and has set a new standard for community management. I plan on staying at Falls Village until I end up moving for work or buying a house in Philly, this Community is worth every dime of rent! Keep up the great work!

I’ve lived in East Falls for about 8 years and have been at East Falls Village since March 2019. Very spacious, huge living room and balcony. I have a unit that had not been renovated but feel I have more kitchen cabinet space than the newer models. Very safe neighborhood, 10 minute walk to train station, nicely maintained facilities and property. The locked storage area in basement is a huge bonus!

Falls Village is a great place to live! It's close to the stores and shops I frequent and is minutes from Manayunk. I love being so close to the city yet far away from the hustle and bustle. There is always ample parking and the snow is taken care of immediately. The bathroom and kitchen are modern and the decks outside are quite large. Overall a great place to live! - D.H.

I have been living in falls village for over 7 months now, and this place is great. Management really cares about its residents, and has always been extremely cooperative and kind to me and my rooomate. We are in the unit that's recently been renovated and the inside is very beautiful. Kitchen is brand new, granite counter tops, bathroom is nice. our living room is HUGE, and parking is very cheap. Overall great apartment in a safe part of philadelphia, and very much worth the price. Highly recommend. -.A.R.

We selected East Falls due to the easy access to SEPTA and quick train ride into the city. The walk to the Queen Lane Station is quick and easy, making it a perfect location for commuters. But Falls Village is so much more than location. The apartments are spacious and well maintained. The staff is responsive and service requests are quickly addressed. I have never had any problems with mice or bugs. There is extra storage in the basement for boxes or extra belongings. The balconies are large and the sliding glass doors provide ample light that make the apartments seem even brighter. All the appliances are great and having a dishwasher and laundry in the apartment are true life-savers. Heat is gas and affordable, Air conditioners in the main room and bedroom work out great. Parking is included for one car and the campus is beautiful with greenery and trees. It's a pleasure to walk around, and it's typically to see residents walking their dogs or playing in the dog park. It's a very quiet and serene complex. It's been a pleasure to live here so far and I hope to stick around for a while! -DU

Falls village is a great amount of space for a very reasonable price. There are many convenient amenities such as in unit laundry, and a gym on the property. The staff are very friendly and helpful. The gated community also provides a safe living environment. NS.

Walking distance to Queen Ln SEPTA Stop, very bike-able to center city. The apartment was not state of the art, but it was a good value for the price. What really impressed me was how quickly the management responded to anything (email, service request, etc.) and they were always extremely friendly. Would live there again.
Expensive for NOTHING!!! renovations are mediocre and clearly cosmetic. Rodents. Security system is faulty; exit gate allows enough time for intruders do access the property. Property management does not care about tenants, is very nasty, hostile, unprofessional, ill mannered, lacks people skills, and utilizes retaliation against tenants. Property manager gives Scully company a bad reputation. Maintenance staff is lazy and request to fix issues in your apartment will go ignored for months. Plumbing backs up regularly; I have had backed up plumbing in my dish washer, sink, and tub. Sewer backs up on terrace; expect to have floods.

Everything is fine I like it I have been living here for two years
I moved into Falls Village The end of July 2015. So far I have no complaints. The property is clean and management is always helpful. I feel safe and my neighbors are awesome. I'm happy as pie right now.
Falls Village has been a pleasure to live. I've been here for a year and a half so far and it's been good. The complex is quiet, clean, neighbors keep to themselves but will smile when passing each other. Neighbors also helped us move some furniture in one time, which was nice. The managers keep the complex safe. They've installed a gate to keep thieves from bothering residents' cars. Took some getting used to, but it's been a good system so far. Maintenance respond quickly to all issues and are respectful in your home.Also, they've recently added a free gym to the grounds, which is very nice and convenient. There's a dog park and a grill/bbq common area that's really nice ... just a beautiful place to live. The only complaint I have is that sometimes the front office staff can be a little attitudinal, but hey, it's Philly. Overall, they're pretty pleasant to deal with, particularly when it comes to the big stuff (paperwork, you need help, etc.). You get your money's worth from the rent you pay via a nice, comfortable, sizable unit with updated appliances, good staff and maintenance, quiet surroundings in a great neighborhood. Can get much better than that. Falls Village is a great place to live for professionals and grad students, for sure. Enjoy!
Falls village is a very nice quite place to live its close to a lot of buses and places to shop I been living hear for about 4 years I can really say I have nothing bad to say about the place
Nice place to live. Things changed a bit when a new owner took over the property but they updated a lot of the apartments and they are nice. Close to Germantown, Roxborough, 76, Roosevelt boulevard, etc. they are. now a gated community. I have been living here for 3 years. I feel safe and comfortable in my home.
