Property Ratings at Farmstead
I originally loved these apartments when they were newly constructed. However, they’ve become one of the worst complexes I’ve had the misfortune of living in. Expect loud music, loud cars speeding up and down the lots, lack of security for your vehicle, the threat of being towed, and good luck getting an assigned parking space. (Parking is an utter nightmare). Management has done nothing for these issues, despite multiple car break ins and parking complaints. Their excuse is that they cannot have cameras on the premises facing cars. (Which is weird since I’ve lived in apartments with security cameras everywhere.) Likewise for parking, ensure that you park only in your assigned spot. There are some extra ones by the leasing office, (ask before you park as it is only a few allowed), otherwise guests and tenants have to walk from Umpqua Avenue if you can even find a spot there to begin. You WILL get towed by other tenants if you park elsewhere by accident, without notice, no warning or a slip on your car in the middle of the night, which happened to me. They have a deal with a local towing company to enforce this amongst their own tenants. $460 cash down the drain during the holiday season; I thought my car was stolen but nope, it was towed by their beloved towing company. Read the fine print of your lease agreement, or look elsewhere, such as Evergreen Village, who requires manager approval and warning before towing any vehicles. One last point, do not expect any of your security deposit back even if you clean every single cabinet, drawer, vacuum, mop, dust, etc. I had about $20 in my name with zero damages after all was said and done moving out from an apartment there. The deposit back was never forwarded to my new address appropriately and I have still never got that money back. When I got the check, it was void. Overall, don’t apply here.
Pros: This place provides easy access to I-5, I-105, and Beltline Cons: The cottages are poorly constructed where window blinds move with the wind making the place very cold in the winter. The walls are very thin. I could hear my neighbor slamming cupboards and doors; yelling and shouting; and was stuck smelling their daily use of marijuana and burnt food. The smell of marijuana in my apartment was so bad that my two air purifiers had red lights indicating hazardous air quality. Please note this a non-smoking complex, yet the manager was not helpful regarding this issue. Speeding cars, incessant dog barking, and loud music being played at the pool make this complex extremely noisy. Please note barking dogs and loud music are not tolerated according to the lease. Yet again, management chose not to follow the consequences listed in the lease. Although it has not happened to me, I’ve heard from other residents that car break-ins are becoming quite common at this complex. If possible and your vehicle is small enough to fit into an unusually small garage, you might be able to avoid theft and damage to your car. The pool area is usually swarming with screaming children, loud families, and blaring music. All of which violates residents’ rights of “quiet use and enjoyment.” This is yet another part of the lease that management seems to ignore. After complaining numerous times about issues such as barking dogs, smoking, and noise, management informed me they “sent letters to all residents.” This was their ongoing response to my complaints. I never did know what was stated in those letters as I, nor many of the residents with whom I spoke, had ever received one of those letters. The parking situation is horrendous. There clearly aren’t enough parking spaces for residents, as each resident receives only one parking space. There are no parking spaces available for guests. As far as I could see, there are no disabled parking spaces close to any of the cottages. There are, however, two disabled parking spaces in front of the main building that maintenance staff use for their golf carts. Vehicles are not allowed to back into their parking space, or it would be towed at owner’s expense. This was the only part of the lease that the manager seemed to follow. Finally, if after reading this review and still choose to live at the Farmstead, I strongly suggest documenting every conversation that takes place with Management and Staff.
The property states it's non-smoking, however, one of my neighbors smokes cigarettes regularly. I'm not normally one to complain, but I have asthma, which is severely aggravated by smoke. I've talked to the office about this previously, they sent out an email, nothing else was done. It still smells like smoke near my apartment every. single. day. It's also really loud here. People leave the dog doors open and allow their dogs to bark all day while they work. There have been times where the dogs next to me have continuously barked for an hour or more. I had to buy earplugs or listen to music to continue to work from home. Apartments have some cheap fixtures, such as the bathroom sink faucet. Takes down the "luxury" feeling when it's the same faucet I had in the dorms in college. I don't think I'll renew my lease here.
