Property Ratings at Farrington Midtown
They aren’t picking up trash. The new management is clueless. Checkout the Facebook group it’s full of people reporting garbage, break ins, and water issues.
Worst place to live! The property is poorly kept! It’s extremely dirty, there are piles of trash left in the trash rooms and hallways daily(due to management not scheduling cleanings and pickups) and despite many many request to please clean it hasn’t happened. BUG INFESTATION! There are maggots, flies, and roaches infested due to the poor upkeep and cleanliness of the halls, stairwells, and trash rooms. What’s next? Mice? It’s a hazard at this point and it SMELLS TERRIBLE! Think walking through a dumpster daily to get to your apartment. Safety is also a major concern for all the residents! The doors are ALWAYS broken and literally falling apart, they slam extremely loud because the springs have broken off and no one has fixed them despite countless tickets residents place. This has gone on for months! What’s the point in a key fob? Need something fixed in your apartment? It’ll never get fixed. Maintenance tickets open and close without being resolved. Enjoy the sauna? That’s what your apartment will feel like. The air has gone out multiple times with the run around if when it’ll be fixed. Care to wash your hands? Shower? The water has stopped working twice in the last month. Have a disability and need the elevator? The elevator hasn’t worked in months. The gates to drive in work sometimes and the once white walls in the halls are now black. There are so many issues. DO NOT MOVE HERE! It’s an overpriced poorly managed poorly kept community. Unless you want to be miserable, walk through stench and trash piles, worry about you safety, and be ignored by staff I’d select one of the many other options nearby! As soon as my lease is up I’m out of here!

Horrible, horrible service. I am usually very accommodating for things such as being busy and understand the team is in a very busy season. But I was interested in a specific floor plan that was unavailable for tour at the time I was there. I followed up continuously and was promised pictures, or a tour date. Nothing ever came. Shane in the leasing office specifically I followed up with multiple times and each time I was promised at least pictures so I could go forward and apply, but each time I was given a deadline and each time the deadline came and went with ZERO contact or anything. Finally on the first day of the floor plan being available it was taken after MULTIPLE calls, requests to follow up, offers to drop by and visit, etc. All of my financing was preloaded and ready to go only to start my search again from scratch.
I have lived here 4 years and never been late on my rent. My AC unit went out in June and I was told if needed to be replaced. I was told they would get me a portable unit until they could replace it. It took them 3 weeks to get me a unit. They tried to blame supply chain issues and kept telling me they ordered the unit. When I received the unit it was so dirty that I had to clean it. It was 90+ degrees in my apartment. I had to stay in hotels and with friends. My unit was finally replaced in August. I was told I would get no reimbursement for my hotels and they are still trying to decide whether or not to discount my rent. It’s been 4 months. I’m moving when my lease is up. They are not concerned with the well being of their residents not even the ones that pay on time every month. I have continuously tried to contact management and regional management and they are all unresponsive.

I was staying at the Farrington for about 10 months and I just could not continue with my lease after all the chaos the management and maintenance had caused. Management has been changed like 3 times in the span of 10 months, in the beginning there was no maintenance team so nothing was getting done, and it’s hard to reach management via phone. My whole closet had collapsed off of the wall and it took 4 months for management to act like they cared. Management kept telling me they were going to get a vendor but it doesn’t take 4 months to fix a closet! Also I had a couple of light fixtures to never get fixed as well. I’m not trying to bash the Farrington but my experience here was quite horrible after the 2nd management change. I had to find another complex to live with a professional maintenance team and management.

I scheduled an appointment for an apartment tour. I traveled from Miami and when I arrived to the building we were said that they were too busy and I could return the next day. I was very disappointed, evidently I didn’t have time to waste. I tried to ask a few questions about the leasing conditions but the person directed mi to the website. I felt as I was wasting the time of that person.
Been living here since February of '21. The team has been nothing but helpful and customer service is unbeatable. Most recently, I lost my wallet in one of the staircases a few days ago in the complex. I received a call from Stephanie that night saying the wallet had been found and the 24hr security officer on duty will bring it up to my place. The small efforts go a long way. Very satisfied with my apartment, amenities and response time from management. Ashley from the Leasing Office is always helpful and a pleasure to speak with. Will most likely renew lease if I'm still in Atlanta.
I wish I could attach the pictures of kicked in door locks, constant screaming out front, stolen packages that don't get put in the lockers... ever, the ripped out mailboxes, and terrible management. Save your money before you sign to live in perpetual hell.

I really like living here. My view of the courtyard and street is one I like. Any issues I’ve had were immediately attended to. Mr. Jarmane is the best maintenance tech they have on staff, he’s great at what he does!

I visit 17west often .. a good friend lives there, and they often have food trucks and other cool events for the nearby community. I always enjoy coming through because of the location and how things just seem safe, clean, and well put together. And the location is impeccable.. on 17th over near Ikea and Northside Dr. If I were to ever live in Atlantic Station, I would certainly consider 17west as top option.

Hello Tim! We are sorry to hear that you had a negative experience. Please contact the office, so we may speak with you directly and address any concerns.
Never can get ahold of anyone in the office. Trash service here is awful, worst place to live in Atlanta trust me!!! management and maintenance have no absolute clue what they are doing here. If you want to live in Filth, have water leaks, broken ac units, noisy neighbors and misinformed and unwilling to help staff Its a perfect place to live, this place is a complete joke I can’t wait to leave here.

This place is the worst! I’ve lived here for over 1year and it gets worst every day. The apartments are poorly built. If you are looking for a peaceful residence this is not the place for you. The walls are extremely thin so you hear everything. At all hours of the night people play loud music and argue through out the day & night. Some congregate outside in the courtyard area in front of building two and BLAST loud profane music. It is truly the worst place I’ve ever lived. You can never get through to speak with someone at the office. There is no courtesy officer available when the office is closed; or no one you can get through to. The office staff seem lost and are unknowledgeable. Packages are lost ALL the time. The place is completely disorganized. The hallways are disgusting and unkempt. It’s reeks of rotten food, garbage and pot. There is a garage but it’s not secure. The gate have been broken for well over 1 month. Anyone can come in and park. The security camera do not work so residents have to park at their own risk. I cannot wait to leave this place!

This place is DISGUSTING. The hallway are ALWAYS dirty. There are roaches everywhere even in the hallways. Trash is left in elevators for months. For an apartment to charge residents $25/month in trash fee you would think the place would be clean. The hallway always reek of foul odor& it’s embarrassing to have company over. I’ve even seen mice around the pool areas. The new management’s cannot seem to get the monthly bill correct and don’t get me started on the noise. This is by far the worst apartment I’ve ever lived. Looking forward to the end of my lease.
I’ve lived here for almost 1.5 years and cannot wait for my lease to end. If moving wasn’t so expensive and tiresome I would have moved after the first year. From “mysterious” paint drops and scratches on my new car(which is parked in the garage)to unexplained surges on monthly bills, dead roaches in hallways, dirty hallways and elevators, this place is NOT the peaceful apartment you want to rent. It is extremely noisy. I awaken to loud music and dogs barking in the courtyard area (I love dogs but I do not want to hear them @ 6am on a Saturday morning). There are two pools but one morning I saw a mouse crawling from one of the pool areas. Needless to say I have yet to use the pool since moving here. The hallways and elevators are FILTHY. It is NEVER clean and you can always expect a foul smell to greet you when the elevator doors open. The apartments are dated... they’ve renovated but the job is subpar. For the price, you can go elsewhere and have a better experience.
BEWARE!!!! If I could give this place a 1 star trust me I would with a few exceptions up until time for me to move out! I came back with notes on my door threatening me to pay extra fees that I have already paid and sent screenshots to them! This happened right after I notified them I was getting ready to leave and they had terrible attitudes! Especially that one manager TOMIKA! Or however you spell her name! I have proof emails and screenshots if you guys don’t believe me! DO NOT I REPEAT DO NOT TRUST THIS APARTMENT! I moved into a much rather nice place, don’t get me wrong the apartments are nice disregarding that garage always being open or down,& maintenance creepy guys coming to you all the time but what makes an apartment complete is the leasing staff also! They only care about your money you’re just another pay check to them! So again please read the comments and save yourself! GOOD LUCK! *Being sarcastic*

Great place to live in an awesome neighborhood. Had to move quickly and the staff at 17W were beyond helpful in helping us find and move into our new home. Kari, Sam, Arielle, and Quinn especially have been outstanding and have gone out of their way to answer questions, take pictures, and do anything and everything possible to make our move to Atlanta smooth and make our new community feel like home. The maintenance team is friendly, quick to respond, and does great work. Can't thank the 17W team enough. The amenities are outstanding, and the apartments themselves are even better. Atlantic Station has been a wonderful neighborhood with lots to see, eat, and do. We are very happy with our decision to move to Seventeen West and love our new home.

I’ve been living here about 10 months and the place is great . Their gym facility is very good which is important to me as it’s easily accessible. They are in partnership with a great company called envivacor.they hold weekly classes in the gym but envivacor really stood out for me with the professional service. Weekly I’ve been meeting with their top man Innocent ! He’s a beast and he is the best trainer I’ve ever had. Make sure to check Envivacor out if you live here or move here!

Thank you sincerely for this wonderful 5-star review. Our team at Seventeen West is thrilled to have you here and glad to see you are taking advantage of our great fitness program! Thank you for the recommendation and for choosing to make your home here with us.
I am SHOCKED to see this complex is averaging a 5-Star rating - I am convinced that management must be using their time writing themselves fake reviews rather than answering their tenants’ phone calls and addressing real issues throughout the complex. Living at 17 West for the last year was an absolute nightmare. Though the proximity to Atlantic station and nice apartment layouts make this apartment complex appealing, it was not worth the sleepless nights, the straight up ignored maintenance requests, and the management’s refusal to address noisy neighbors and pet violations. I can’t go into details because far too many things happen to write into one review, but trust me when I say that management will NOT follow up on inquiries, complaints, and requests. The walls and ceilings are paper thin, you can hear all movement above you (including your neighbors doing something as little as toss and turn in their sleep) so be prepared for little to none sleep. The mailboxes were broken into so many times in the last year - it took around 4 break ins for management to actually do something about it. There is also a serious bug problem here. But I cannot stress enough - the WORST thing here is that the management team simply cannot manage. I never felt looked out for; I never felt prioritize; I never felt heard. In fact, I felt ignored. If you know what’s right, STAY AWAY!

We appreciate your honest feedback, and would like to apologize for any unsatisfactory experiences you had at Seventeen West. The comfort and well-being of our residents is incredibly important to our team and we apologize if you've ever felt otherwise. Lived here from June 2017 - April 2018. The apartment itself is extremely nice but they nickle and dime you for EVERY SINGLE THING. Pros - there are two pools, the apartment was in almost new shape, and it is in a great location. Cons - make it difficult to leave, over charge for water, neglected upkeep of gym, poor management communication, expensive charges without warning. I would NOT elect to live there with the knowledge I have now. When it came time to give 60 days notice, I was out of town and called the office in the AM to request the form be emailed to me so I could return in a timely fashion. They did not email me the form until 6pm and once I returned an hour later, they claimed I was late and said that my lease had to extend 2 weeks. I could understand 1 day to honor the 60 days, but 2 weeks? And these 2 weeks were used to over charge me considerably. For over half the time I lived there my monthly water bill (which they control and then bill you for through their online system) was only $50 per month, then the last few months it rose to $155?! How on earth does a 1000 sq ft apartment get charged $155 per month for water? That is absolutely ridiculous. They have a car wash service that comes in every Saturday (at an extra cost if you elect to participate), and I am convinced that they are charging the residents for this water use. Some shady stuff going on there. The gym is not up-kept at all. Most of the time, multiple TV's & cardio machines were not functioning, paper towels used to wipe down the machines were not stocked, the fire alarm needed a battery change & was constantly beeping, and the cables on the cable machine were broken & then tied together as a fix. None of these items were actually fixed even after they were brought to management's attention. The management also only uses one email even though there are about 10 different people you may communicate with, making it so none of them are aware of what the other has said to the residents. They lost our files and payment history multiple times, which was a hassle to correct. A few weeks before I left they implemented a valet trash service that would also raise everyone's rent by $20 in a few months. Thankfully I was leaving before these charges were to be added but I would be upset if my rent went up without me agreeing to the increase regardless of the price.

I've lived here a little under 6 months now and LOVE it. The leasing process was a breeze and the office and maintenance staff are so friendly and helpful. The buildings and garage are only accessible by key fob/parking pass, so I feel safe parking and walking through the garage alone or at night. It is located right off of 75/85/GA-400 so it is super easy to get to and I can walk across the street to Target, Publix, Atlantic Station shopping/restaurants, and IKEA. Rent is super reasonable for the amount and quality of living space - my 1br unit has 10ft. ceilings, granite countertops, hardwoods in the living area, and a HUGE garden tub. With parking, multiple pools, a business center, lounge, and a gym included, you can't find a better deal in this part of town. Highly recommend! :)

If you value peace and quiet, look elsewhere. The traffic you’ll hear in the street facing apartments are definitely loud enough to wake you up. I’m not a light sleeper but not a heavy one either and there hasn’t been a morning where I woke up naturally or by my alarm. It has always been when traffic picks up and people are honking their horns for whatever reason. I’m convinced at this point that there is just plywood between each floor and ceiling. Reason being is that I literally hear everything the neighbors above are doing. If I’m in the bathroom getting ready for work, I can hear them getting ready or washing their clothes or even when they flush the toilet. If I’m in my living room just trying to relax, I can hear when they get home, walk to the kitchen to do whatever, and go to sit down. These floors are so thin that I’ve even heard them in the living room from my bedroom if I’m really quiet. The only time I’ve ever heard someone above me was when there were legit stomping. I’ve even spoke to the person above me. Not only do they have carpet, but a friend who was in my place while I was talking to the woman heard the same sounds when I just saw her walking. These buildings were definitely designed to be nice to look at but not be the least bit functional. If it rains and your apartment has an awning near it, you will hear the rain and anything else making sounds akin to acorns hitting a thin sheet of metal. There is a building in front of the complex that hosts events. This building while not associated with the complex, can get very loud! There was a recent event there where there loud fireworks going off plus the normal loud music I’m sometimes capable of hearing over my noise cancelling headphones. It has gotten to the point where some people I talk with that also live here have called the cops on events only for nothing to come of it. 12 am rolls into 3am and that’s when the party starts to die down to where we could actually sleep. I’ve never bought the whole “that’s just normal noise” argument that people from the leasing office bring up trying to downplay the concerns of tenants. I’ve lived in 7 different apartments across 5 states and not all of them were perfect. This is by far the worst one of the bunch however. Convenience isn't worth this

I have lived here for about 5 months now, I love it! I was in the apt in apt 3207 located on the corner of village and 17 ,the opposite end of were the office is located, it has floor to ceiling slide windows in the bedroom and living room, very roomy, and housekeeping clean and mop the hallways and elevators,so it's very clean,I would suggest not to get an apartment on first floor next to entrance door, so you don't hear the buzzing in of people or the gate slam, I didn't have that problem since I was on the second floor.i moved to the apartment with a pool view and open patio.they have apartment to fit even need, if u want a closed in backyard check out the apt with the courtyard, if you want a brown stone feel they have those, apt with a porch they have those, apt with a nice view and open patio they have those, apt with a closed in porch they also have those.also check out the area in building 2 that has chairs above a small way we fall that hangs in the air and you can sit back and was a good book, and a grill area with benches. there are grill areas every wear charcoal and gas, with benches. The staff is very friendly and helpful, Sam who works in the front office is very people friendly and will go above and beyond to help you,you don't find to many staff members like that, staff attitude makes a big difference when you go renew your lease and deciding if you want to stay or not. This place is awesome!

This is by far the worst experience of renting I have EVER had. This way of living is inhumane. If you want to regret signing a lease, then this is the place for you. It's overpriced, unsafe, and so many reckless, noisy neighbors.

Don't rent here unless you want to hear every footstep from the upstairs apartments. The wood they used to construct this property is not holding up well at all. The leasing office is not helpful at all. Look elsewhere for an apartment. Trust me. I contacted the leasing office about the noise and they were absolutely no help. Would not recommend

The Atlantic Station Area is a perfect place to live, Work, Play and Eat. Great Shopping, and really good restaurants. The apartment complex is one of the older complexes in the area, but has gone through an entire complex update. New floor plans and New security make you feel comfortable and safe. The management staff has turned over several times since living here and while most of the time they do there best to help you and make your stay very comfortable, some staff members are only doing whats best for the apartment complex and not the renter. Not to scare anyone away, just remember its an apartment complex. Great pools, Newly renovated Gym and lots of social activities.

Just graduated college and this was the perfect choice for a first apartment. Next door to everything you need in Atlantic station; Target, Publix, amazing food, great community, and extremely access to 75/85/ Buford/Howell Mill. Great pet policies, and rent is unbelievable for everything you get between the amount of space, updated appliances, private pool, and patio space. Free protected parking is always a plus, and the newly renovated gym is great for a quick workout (gets busy after work so go early). Staff is always friendly and fairly quick responding, and maintenance takes care of whatever you need done around the place.
