If you want easy access to Denver’s natural beauty and outdoor recreation, Kennedy is an excellent choice. The neighborhood is home to Kennedy Golf Course and John F. Kennedy Park, and several green spaces surround Kennedy as well. Cherry Creek Country Club and Hampden Heights Park are located directly north of Kennedy while Cherry Creek State Park borders the neighborhood to the south. With access to so many parks, hiking, camping, and other outdoor hobbies are very popular here. This beautiful neighborhood features moderately priced to upscale apartments for rent. Along with plenty of parks, Kennedy is near an abundance of restaurants, stores, and grocers. Kennedy feels somewhat secluded, but its location near Interstate 225 and other major highways allows renters to travel into the heart of the city with ease.

Property Ratings at Felix
1 month old leak ,living in moldNo hot water, no amenities all broken washers and dryer worst place to live maintenance always has mailbox full RESDIENTS STEAL FROM EACHOTHER
Started the application about 6 weeks ago. There is zero communication. All they keep saying is we need more information (most recent pay stub) I’ve been giving them for 6 weeks. Do not recommend!
No water in six months! Never had hot water. Thermostat broken. Locks broken. The pool is black. Rotten food in halls. Worst decision ever
This place doesn't deserve a Star ? rating Don't waste your money paying rent at this place.. Constantly shutting the water ?? off every week due to repairs.. Half the time the Heat or AC doesn't work.. It's a struggle to get maintenance out to come and fix anything .. Maintenance will enter your apartment WITHOUT THE PROPER NOTICE BEFORE THEY ENTER .. This Place is ridiculous when they say where trying to help save you money.. All they do is find more things to add to your rent /utilities which makes it more.. There so much more to say but I think I'll leave it at that....
I was a resident for less than 30 min. I walked into my apartment and was in utter disgust. The carpets were black, the ceilings were black/falling apart, and there were holes in the wall. The part that did it for me was seeing BUGS in the refrigerator. I was given another unit, which was better, but I still was so disgusted and felt like I wasn't sure what was underneath this newly renovated space. I declined to move in and told the manager that this was unsafe and unhealthy. The manager in the leasing office was helpful in this situation, but I felt there was more to the story and I felt totally disgusted. My money was refunded and my lease was terminated. I do not recommend this complex, but again the manager was helpful and easy to talk to.

Hi, it is disappointing for us to hear that your experience was anything less than great. We regret that you weren't satisfied with your experience. We appreciate you bringing this experience to our attention. If you are willing, please contact us at (303) 997-8543 so we can work towards a resolution. We look forward to hearing from you.
There is mouses and the office does nothing about it. Also we don’t have hot water. We haven’t had hot water for so long. It’s not even funny complain about it you tell the office they don’t do anything about it or heating sometimes it doesn’t work and you will never like literally never be able to take a hot shower like ever. They tell you that your utilities will never be more than $75. I’m paying about 300 and utilities for some reason and I’m barely home because I work a lot. The office people are not helpful at all. They’re also rude.
Mouse Infestation, Water is constantly turned off, extremely over prices, they do nothing about noisy neighbors, lots of car break ins and thefts in the area. Homeless people sleep in the laundry room. half the laundry machines are constantly broken. half the complexes air conditioning units don't work. I've been here 3 years and it was the worst decision I ever made. they keep raising the rent about $100 a year, the complex has been sold to a new owner every year I have lived here. It's awful, don't move here.
This is the worst apartment complex I've ever lived in. Not only did I move into a DIRTY apartment in the height of covid but they refused to clean it even after I brought it to their attention. The first year I lived here the cut the water off at least 2x a week for 9 months. Then my bathroom started flooding and they lied about how long it would take to fix. They offered me another apartment to bathe in which they promptly rented out without informing me. I was then left to shower at a friends house until they fixed my bathroom. Now my biggest issue and what has prompted me to write this review, I havent had a functioning AC unit since last year and it took them over a month to fix it. WE'VE HAD HEAT ADVISORIES EVERY WEEK. I call to negotiate rent and they low ball me with a $250 offer. This is highway robbery. On top of this, they want to call themselves a "luxery apartment"!?!?! my car was broken into and my upstairs neighbor was arrested for stabbing somebody 2 weeks ago. This is the trashiest most expensive excuse for a home I've ever had the displeasure of signing a lease with. Save yourself the small claims court dates and go somewhere else. Sure it's all smiles until you sign that paper but they will steal every penny from you and offer you crumbs in return.

Dear Resident, thank you for reaching out. As of July 2022, we have assembled a new team and new ownership that is committed to changing the living experience and turning the reputation of our community. We apologize again for the delay in your AC unit being fixed. We want you to know that we did everything possible to resolve this issue, but we were faced with vendor delays and supply chain shortages in getting it repaired in a timely manner. We hope that you are satisfied with your concession of $500 and would be happy to speak about any of your concerns further. If you would like to do so, please contact our office at TheFelix@AssetLiving.com or call us at (833) 273-3147. Sincerely, The Felix Apartments
Overpriced for getting your water shut off monthly, no A/C, stabbings, theft, and even worse are the employees. 3 months with no A/C and they want to offer $250 off in rent for the month? The employees hate you as much as you hate them. You may as well live in your car. DO NOT RENT HERE

STAY AWAY! Please listen to the real reviews made by people who actually live here. It is absolutely miserable. Everything that could be wrong is wrong. The office management do not care about you, I promise. Cops are here weekly. Roach infestations all over, in almost every building. Actually convinced myself I would never see a roach upon moving in but a few days ago that was also checked off the list of many things wrong with this horrid place. Crime rates in the area are not good, see for yourself before even bothering to tour here. No one cleans up after their dogs poop, it is quite literally everywhere despite workers coming to clean it. Water is constantly shut off at random, inconvenient times. I've lived in way worse areas and honestly, this place is the worst I have ever lived at. Don't fall for the fake reviews, or reviews of those who are completely oblivious! Notice how the "positive" reviews are mostly from "people" who don't even live here? This place is not safe, especially if you have kids. DO NOT LIVE HERE! Save your money and go elsewhere, it's a dump. I don't care if you're desperate, if I had known how bad this place was, I would not have moved here even though I had nowhere to go and had 3 days to find a place. I would have rather been homeless if I knew it was this bad.

This is a list of things that have happened to us so far: -infestation -insects -water being shut off WAY too many times -maintenance taking weeks if not months to respond -inconsistent trash pickup service results in trash just piling up outside in the hallways, stinking up the place and inviting rodents -broken laundry machines -broken machine to add money to your laundry card, resulting in the inability to do laundry for a long time -people fighting and screaming at all hours of the night -people watching TV and listening to music as if they’re deaf at all hours of the night -you don’t have to take my word for it, just stop and ask the average resident in person how they feel about this place.

They should have a zero option. This is my first time renting an apartment and I have never hated where I live more than here. The water gets shut off EVERY OTHER DAY. I wish I was lying, I have emails to prove it. I was also promised that I would have 1 month rent free, and they have no idea what I'm talking about?? Even though that's their special right now. Every women in the office is rude, and could care less about you as long as they get a paycheck. The AC wouldn't turn on until 'they turn it on'. I called over 16 times, left 10 voicemails, and got 1 reply back that was rude and said they would have no contact if I left a 'horrible' message again. Yeah if your water didn't work, AC didn't work, and they refuse to communicate with you, but I'm the 'horrible' one. They refuse to communicate with anyone living there. I guarantee that after this they will leave a comment saying to come in and talk to them, and they're 'so sorry I feel this way'. Once I can break the lease I will, and I will make sure that no one makes the same mistake I did. There's a number of apartments in this area, DO NOT MOVE HERE!!!!!!!!!!!!

RUN RUN RUN RUN Husband moved in last September and found out right away there was rarely hot water. He contacted the office to address the issue and was told well you have one of those buildings and it's been and issue, just run the water for 40-60 minutes and you'll get it. Fast forward to the end of March, after months and months of complaints, we all of a sudden have ZERO hot water! We again contacted the office and was told they are working on it and that the water temp had to be turned down because a tenant in another building was scalded. They had turned the boiler up to high to try to give us in our buildings hot water and it ended up hurting a person. We have offered to move to another apartment that has hot water, we have taken time off of work for plumbers etc. to come into the apartment to try to find out what's wrong, for them to never show up. We have been given the run around over and over again. We have tried working with them, asking for a reduction in rent, and instead we've been given an eviction notice. I'm not paying rent when I haven't had hot water in over 7 weeks! The manager also let us know if we threaten them with calling the city or an attorney they would end all communication with us. That's exactly what they have done. THANK YOU LOFT 9 for taking such great care of your tenants... Had the county health department here today to verify our claims, and they were verified... also showed them all the other violations going on. Talking with my neighbors and an attorney Also I would like to point out that crackheads have been chased out of the laundry/mail room after kicking the door in and being caught shooting up in the boiler room.

Hello Melissa, thank you for your review. On behalf of the team, I'd like to deeply apologize for the water issues you have been experiencing. We have been working tirelessly with several plumbing vendors to resolve this issue for all of our residents. In the meantime, we are offering affected residents alternative options. I believe the best plan of action in this situation is to connect you directly. At your convenience, please contact our front office. We look forward to hearing from you, clearing the air, and doing our part to continue to improve in this aspect. Sincerely, Loft 9 Apartments
I could ramble on forever about how awful this place is and how management seems to do almost nothing to fix the problems, but I don't think I have enough characters to do so. My girlfriend and I moved in July of 2018 and moved out May 2020, in that time we experienced many issues, most of which went unresolved, or if resolved just caused further complications. Let me start out by saying that it was very hard to even come in contact with management, having to call several times before anyone is bothered to answer. Even when they do answer they are no help, and often times give you empty promises that your problems will be fixed. We had no AC for the entire first summer we moved in. Management was aware of the problem but never sent anyone out to fix it despite many complaints from us. Then in October when the temperature dropped they wouldnt turn the heat on because there had to be several cold days in a row before they could justify turning them on. Many families ended up going without heat for a month because the heaters werent working in some buildings. On top of HVAC problems, we had an awful roach problem despite keeping our apartment clean. There were roaches in our fridge and even somehow managed to get into the clock on the stove, covering up the time. When they finally got an exterminator, they had to come a total of 5 times within a span of a month. We had to pack and unpack our belongings once a week and the apartment became almost uninhabitable. Water was always being shut off and the plumbing issue never seemed to be resolved the nearly 2 years we lived there. Once we moved out Loft 9 frivolously charged us for damages we did not cause, charging us for the old and dirty carpet, even a light cover that wasnt even there when we moved in. We attempted many times to call them to dispute the charges, only for them to not answer or call back. The charges were sent to collections where we still havent settled to this day, due to the fact that Loft 9 refuses to respond or cooperate. Do not make the same mistake as we did, find somewhere else to live.

Want to give an honest review . First off Latoya and everyone in the front office have been immaculate. Not a single complaint on that end. The apartment itself is beautiful, the brick wall really gives so many options for any Aesthetic you want, I truly feel like my house is my sanctuary. Besides my neighbors calling the front office on me the 2nd day I lived here because of my dog barking... (I know, dogs barking... a phenomenon)..everyone has been super friendly. I appreciate the fact that all the dog owners here always pick up after their dogs. I also love the mail room. Every time you get a package you get a code to your phone and the code allows you access to the secured mail room to pick up your packages. Also the mail room is under video surveillance so you are assured no one will steal your packages. The dog park is also an amazing feature that I see is used often by the residents here at Loft 9. Unfortunately due to covid I have yet to use the dog washing facility. It’s been cold so I have yet to use the pools as well but they always look very clean when I am walking by with my dog. The facility itself is clean. The only complaint I would have is that when I moved in I didn’t have hot water and although Maintenance was very punctual to fix it it feels like the water only gets luke warm. Will have to call them again . Over all I would say 9/10 stars.

Dear Resident, Thank you for sharing your experience. We're glad you're happy with everything so far. Please give us our office a call so we can look into your water. Your comfort is important to us and we're happy to assist. Best, Loft 9 Apartments
These apartments are spacious and reasonably priced however there are some draw backs. The biggest issue is that they control the temperature of your apartment. They decide when it is heat versus cooling air. Currently my apartment is 84° and yet all I can do is increase my electricity bill by having fans on. When I went to talk to managment about it they said there is nothing they can do.
I moved here almost a year ago and I am counting down the days to leave. I will narrow down the list of complaints to 3 major ones EVERYONE has been affected by, regardless of their rent price/lease: 1) Inhabitable: water shut off for maintenance is one thing, but recently (and in the past) pipes will burst and will leave you WITHOUT running water for 24 hours or more. The water heater is set way too high, I always warn my guests about the water being way too hot. The A/C is nothing but hot air blowing weakly through one part of your apartment. I was without A/C for 2 MONTHS in Aug-Oct of 2018 because maintenance was not on it even after NUMEROUS requests to fix. I went to Lowes and bought my own A/C unit that works better than what you pay for. 2) Safety: if you have kids, I would not recommend staying here. Non-existent security, your cars are not safe at night and there have been multiple break-ins, drug deals, and random people just sitting or walking around in the middle of the night making a lot of noise. They make you pay $30/mo for a security alarm system that does not even properly work AND they don't show you how to use it. The deadbolts on the door locks are a joke. 3) Staff: even with management change mid-way trough my lease, everything is still the same. Maintenance requests are completely ignored, there is no sense of community or care for their tenants especially with things go wrong ie, the water shutting off for 24 hours.
I’ve lived here for over a year now and have seen two companies come and go. With each turnover the apartments get better. However, with the new management, Echelon, taking over, the service is incredible. Office staff is incredibly helpful and friendly and the maintenance men are timely and knowledgeable! They actually care about the conditions you live in! Keep in mind even though the apartments were built a while ago, this new management is implanting new things and renovations that are turning this place around! I’m happy to call this place my home now. -Ms. Banks
Sure, this place has it's ups and downs, but what place doesn't? The complex is being all remodeled and looking so much better than ever before. The staff though is Great! The women in the front offices, Alexis and Stacy, are very polite and professional! They are nowhere near the horrible women from before. These women actually make you feel like they are your friends, even when other residents have been giving them such an incredibly hard day with their rude words all because these women have to enforce what the owner requires with rules and regulations. The grounds keepers and maintenance men are great too! Always polite and work hard to provide everyone with as much comfort in their homes as possible. I truly hope none of them ever leave, whether by choice or not, because I have personally seen all they have to deal with and these men and women do the best anyone has ever done working here!! Thank you all for you hard work!
Don’t take my word for it; visit the property and speak with two or three current tenants. Ask whether there is reliable running tap water. Ask if there is reliable hot water. Ask if the air conditioning works. Ask if service orders are taken care of. Ask if management appears to be responsive to residents’concerns. Ask about the packs of bored latchkey children.
Lived here two years. Probably have been told the truth less than 5 times by both old and new management. Thin walls, lots of noise Fights are always occurring in the courtyard. Parking is a nightmare. They don't properly salt the stairs, road, or walkways. You can make a book out of all the random papers they leave on your door, security issue with that if you're out of town. Heat and hot water is always an issue. Water shutoff on a weekly basis. Appliances are outdated in newer apartments. Staff is unresponsive and rude.
Worst mistake you could make. Management is ruthless and will stop at nothing to get as much money as they can from you. They have no interest in your well being!
My daughter and I made a quick stop into the office for some pricing. Milynda greeted us at the door and warmly invited us into the clubhouse for snacks and refreshments. She was so precise and clear about the requirements and application process. We toured the property, and I loved it. I will be returning with my deposit soon. Thanks Milynda!
Bonnie was very friendly and helpful when I stopped by to tour. I love the community it was really well maintained and they have awesome amenities! Spoke to a couple of people who live here and they all love the staff, a couple of complaints as far as the water shut off but was told that the staff is definitely working on getting those issues resolved. Thank you again Bonnie!
Everyone who works at ODP is nice, they are warm and pleasant people who genuinely want to help. (Spoiler alert, you could stop reading now and look elsewhere, this review is not favorable.) Unfortunately when there is a serious issue the ball is almost systematically dropped. My wife and I enjoyed most of our two year stay here, however the management company, the community manager and her assistant manager would not even respond to written notice that one of their maintenance employees threatened then physically assaulted me. This same employee who has since been fired was able to return to work with unlimited access to our apartment. This is unacceptable, my wife and I lived in fear for the safety of ourselves and the security of our home for more than a month while attempting to communicate with community management about our concern with minimal response. I had to find out from a leasing agent that the employee and our former upstairs neighbor had been evicted and was no longer an employee. Too little too late. They are serious about collecting rent but not about addressing agregious issues. You will be better off living elsewhere.
Dartmouth Place are some apartments we stumbled upon and found interest in. We got here looking for more information and answers to typical questions. Nikkie was the tour guide who greeted us and took care of us and all questions. She showed us a lovely apartment and took us on a walk around the community to show us how great it is. Al though the apartments didn't meet all our needs(we do have a lot) I definitely encourage you to at the very least come in and check out all the great qualities that Dartmouth has to offer.

Do yourself a favor and turn and run as fast as you possibly can from this dump hole, Mangement is completely unprofessional, if you call for a matter a few times they will tell you if you call again they will file harassament charges against you. Dez is THE WORST LADY EVER!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! I can't say it enough. Please do yourself a favor and don't lock yourself in a lease for a year, you will regret it the day you move in. PLUS half the amenties they claim are there don't exist, this place a walking joke. Also if you have kids the pools aren't secure so please be careful with your children. Don't be rude to dez, she will file harassment charges against you!!!!!
My experience with One Dartmouth Place and their staff has been tremendous. The grounds are kept up, problems are solved in a timely fashion thanks to the courteous and professional maintenance team (namely Jacob and Jamie), the apartments are spacious and relatively noise free (the cement build really helps), and the amenities add to the overall experience. I've been troubled little with the neighbors, minus a fellow who gives away free food, much to my delight. Overall I would say that this is the best apartment complex I have lived in and I plan on staying awhile.
My fiancee and I have lived here for almost 6 months and have yet to regret it. The staff is always so friendly and greet you with a smile, Jamie is such an awesome property manager, if something needs to be done she makes sure it's done. The maintenance men get work orders done very promptly weather a big or small work order. They are smart and don't need to read a ten page manual to change a light bulb. ODP is close to everything and most everyone who lives here is friendly and will have a conversation with you. They keep everything clean, I would MUCH rather work out at where I live then go to a gym, but I'm used to a dirty workout room so I never would. Now I'm just lazy and haven't gone in there but it is always very clean and inviting. We moved into ODP site unseen, we were out of state and they helped us every step of the way, always took our calls and called us back promptly. Thanks ODP staff for making my experience one that is always so positive!!
So far its good place to live we just moved in we like it everything is really close by.
they are under new mgmt Again. the water is turned off on a weekly basis. my work order has beeen in since march and they just keep telling me 6-8 more weeks for the 3rd time. the heat is a boiler so when the water is off no heat . the ac is only on for 90 days out of the year. this place is THE HOOD. the police are here 2-3 times daily. there idea of security is a guy who drives through once at about 20mph. they have been trying to get rid of ants in my apt for 7 years. there are very large rats that live in the bushes. they have tons of rules and guidelines but only follow the one about rent being late. there is NO insulation in any apt so they are freezing and you hear all the conversations and noises from all surronding apts. the washer and dryers hardly ever work and they wont refund you. i wouldnt even rent this place to my worst enemy that would be to cruel.
This apartment complex is a very barebones apartment complex. Yes there is a pool, laundry facility, workout area, but it does not have a lot of bells and whistles that other complexes do. It is very livable. Most neighbors are very nice and quiet. Very little noise at night. Staff is friendly and helpful almost all the time. There have been issues with some working things in the apartment, but they have been taken care of due to the staff taking the time to try to solve them. Like I said, this place is very livable and I do enjoy that as a resident. I don't care to pay for the bells and whistles, I just want a safe place to live and sleep and I have that with this apartment. I would recommend this apartment to anyone who seeks this out of an apartment complex. No complex is perfect, there will be issues wherever you go. Minor things are going to happen everywhere, but this place is very livable.
I work hard an play hard. Love looking at property for places close to nature or has a great walk rating to bars, restaurants and anything to do in the area.
I have lived here for 8 months now and all I can say is don't plan on living here if you want working heat in the winter and working ac in the summer. The maintenance crew (term used loosely) couldn't figure out how to change a light bulb without using a 10 page manual. Front office is horrible at communicating anything and I'm still waiting on things to be fixed from when I moved in. I pay my rent on time every month and it would be nice to be treated like a valuable tenant as opposed to a nuisance when I call the front office to complain about what's wrong with my apartment. My advice...look elsewhere.
I currently live here and have had a horrible experience so far. The apartments themselves are decent, but I have had many issues since I moved in almost five months ago and some of them have still not been taken care of. There is no follow through and it's very frustrating. The rent is cheap, but I'd rather live somewhere that I know I'll be taken care of and pay a little more.
