The good: Location is great. Maintenance has been wonderful and the concierge is always a pleasure. The bad: it’s the loudest place I’ve ever experienced. There’s 2 nightclubs and an ice rink in the town square. You have to be very careful which unit you pick. Some units have to listen to the ice rink blast music from 12 noon to 10pm everyday but if it’s a weekend, add 4 more hours of nightclub music to that. This isn’t really Fenestra’s fault. It’s a city/ police issue that will never be fixed, so you really can’t blame them. The ugly: It’s just not worth it. I’ve had issues with people in the leasing office not providing essentials i needed for months. When I reminded them, the gentleman in the front office never did anything about it. I had to find the maintenance supervisor and he told me it would be done next day. Which it was.
We have had loads of issues in the apartment complex. The smells of the hallways are sometimes so bad that I literally have to hold my breath or I will gag. We often have pet vomit (not ours! we don't have a pet!) outside of our door and it isn't cleaned up for DAYS and sometimes up to a week after we first notice it. Hallways are almost always dirty. Elevators always broken, sometimes making terrifying noises/movements when inside them. Back elevator can be reserved for moving, which is fine, as it goes to the loading dock, but they never re-activate it on time and always de-activate it too early for movers, meaning we can't use it. Sometimes it is deactivated without any signage or warning. Parking garage door almost always broken - not safe for our vehicle or bikes. We were accused of smoking marijuana and even threatened with a notice under our door that we would be kicked out on the next offense, despite telling management again and again that it was not our unit. When I went to the office to confront them, they laughed at me and said it was a scare tactic because the "real person doing it wouldn't come in to contend it." Being evicted is not a laughing matter, and I was infuriated. Fire alarms go off without warning and are BLARING. One night, they went off so many times that we had to leave the building at 2 am to go to a family's house, because we kept having to leave the building. The firefighters couldn't even fix it. They are so loud that my partner is now has to sleep with earplugs just in case, that's how traumatizing it was. I spoke to someone who used to live in the building and they told me that they moved out because the fire alarm problem, it was terrorizing their toddler. E When we tried to change units as a result of the problems, the management pulled a bait-and-switch by promising that if we agreed to the transfer right away, we could lock in a good deal on the unit. One week before our move, we were told that we could only move into that unit if we paid 25% more in rent (a difference of $600). Now, they are listing the unit at an even lower price and even though we formally applied again for the unit, we were rejected at that price with no reason and told we could only have it, again, if we paid about $600 more. The management will not care for you or be there for your concerns. Go to one of the other complexes in the area. It's not worth that the price here is slightly better than the others.
Short version: Unit is lovely, amenities are comparable to others in the area, maintenance and concierge are great, location's a little loud, management has me casually looking at other places. It's a perfectly nice place to live as long as you expect nothing from management. Units: 4/5 Units are lovely- 9 foot ceilings, plenty of natural light, though I could live without the wood flooring running into the kitchen. If your neighbors have toddlers you will hear their tantrums Amenities/Corridors: 3/5 Amenities are comparable to other apartment buildings in the area, and having access to the amenities in all three buildings is pretty cool. Corridors need some TLC- carpet tiles clearly aren't being replaced as needed Management: 1/5 My situation is specific and spans several months so your mileage may vary- I moved cross-country during the pandemic so everything was done virtually. I was sent a floor plan, told "You are getting this for this price" only to find it didn't match what was on the property and there was no way to get me into a matching unit by the time my stuff would arrive. They asked if there was anything they could do to make it right and I asked if it would be possible to get a break in rent since I wasn't what I agreed to pay for, and they were kind and amenable... and that was the last I heard from them for nine months. I spent four months actively chasing the answer with no response, and by the time I finally heard back from them the answer was "You've been here too long, tough luck." I don't think the answer was wrong (and would have happily accepted it at any point in the first FOUR MONTHS of chasing them down), but the attitude from management and refusal to admit to any mishandling just doesn't sit right- I could have gone to any other building in the neighborhood and bypassed the whole experience for $100 more a month, which I would have happily paid.

We have loved our apartment and the town square during our four years at the Fenestra. Our only complaint has been the fire alarm system which is currently being addressed. The best single addition to the staff has been Curtis, the weekday Concierge. He goes above and beyond his duties, carrying heavy packages and even our dog on a stretcher from our apartment to our car when he was dying. (Subsequently he and the concierge team sent flowers to his when they saw how we were grieving). He is polite, efficient, and always upbeat, following through when we leave requests for maintenance in our apartment. He should be in a managerial position.

I am a new resident of Fenestra and Rockville Town Square. So far I am loving it, particularly the location in Rockville Town Square. The concierge staff have been enormously helpful to me. I moved from abroad and have had numerous packages and items delivered as I build out my living space. Over the holidays and in the context of COVID-19 the concierge staff have been amazing. Not one package was lost. Always prompt notifications when packages arrived. As well, several staff have offered to go above and beyond in helping me move items after delivery. They deserve ample credit for their great service.

We moved into the Fenestra a month ago and absolutely love it. Our apartment is beautiful and well maintained. The staff in the office and at the front desk are so nice and helpful, we couldn't ask for more. The two times we had a small maintenance request, they sent repairmen within a couple of hours. And they were polite and did a great job. Incredible. We love living near Rockville Town Square. Every once in a while we hear sirens because our apartment faces 355, but I'm already use to it and don't really think about it. It's funny how your brain adapts. I couldn't be more pleased that we moved here. I read some awful reviews before we decided to move in, and quite honestly I don't know where these reviews come from. ANYONE in the office or at the front desk will help us gladly if we need help. And we try to be nice to them as well.

Rear google reviews or reviews anywhere other then here if you don’t believe me. The whole complex is falling apart. Maintence requests are never answered. Elevators NEVER work. Doors are broken and anyone can walk in. Numerous problems since Morgaurd started “managing” this place. I look forward to moving out of this place more then I look forward to going to Las Vegas for my 25th birthday- very sad.

The new management is horrible. They are not responsive, they lie and are very incompetent. The maintenance staff is nice but they can only do so much. Lisa is the best and the biggest asset for the company. We are counting our days in here and we live at Fenestra for 6 years now. Bring the Bozzuto back!!!

I have lived here for more than 5 years now and so I think I am well qualified to give a fair and balance review. The service quality of the staff here ranges from incompetent and rude to friendly and helpful. In the past several years, some of them have treated me nicely while a few of them (I won't name names) have been simply horrible... I'd give it 3 out of 5 points if you asked me to rate their service. The building itself is quite nice. Most apartments here are well-designed with spacious floor plans, top-notch kitchen appliances, high ceilings (9 ft. away from the floor) and beautiful bathrooms. Furthermore, residents here have access to gyms and outdoor swimming facilities. The only drawback on the buildings is they are not always clean and once in a while you get that strange smell (perhaps coming from either garbage or dogs?) in the elevator or from the hallway. I'd give the buildings a 4 out of 5. The location of this apartment has its pros and cons. The good side of it is convenience (very close to the Rockville Metro, movie theater, plenty of restaurants, grocery shops, etc.) and the bad side is the noise. By noise I mean the Town Center has A LOT of activities during weekends and some of those parities on the roof-top can go on and on until 1 or 2 am in the morning. I've had trouble falling asleep a few times and had to call police to find some sort of resolution.... If you are looking for a quiet neighborhood, this is NOT the place for you. But if you can find a way to tolerate the noise and enjoy the convenience of the location, then this area has plenty to offer. I'd give this 4/5 instead of 5/5 only because of the noise...
Very nice apartment building with very nice homes to rent. Just minutes from the Red Line Metro stop (Rockville), and above a lively neighborhood, it's probably the best spot in Rockville. Can be a bit loud at times but generally pretty good.
Location is excellent and the best part of living in Fenestra Apartments. Noisy area but that is expected living in a town center. My biggest issues are the elevators on the back side of the 37 Maryland bldg. doesn't work most of the time, fire alarms, and the lobby sometimes has an awful sewage smell. The rent also increases every year, but I think that's the case for most apartments in the area.
