A charming business district nestled along the Connecticut River makes Downtown Middletown an excellent neighborhood for food, fun, and apartment living. It’s always buzzing with activity, from kayaking on the water to drink-grabbing with friends at the Hop Knot.
Formally a vessel port turned industrial center, Downtown Middletown is now a largely residential community encompassed with artisanal shops, retail boutiques, and cafés on Main Street near Wesleyan University.
It’s safe to say that if you’re not hanging out inside your apartment, you’re probably taking advantage of the natural scenic views and sun at Harbor Park. You’ll appreciate how close everything is from one another, as well as the easily accessible street parking.

Property Ratings at Fernwood Apartments
Just moved in recently. Beautiful apartment, new appliances. Everything is well kept. Property Manager is extremely helpful and makes living here even more pleasurable. She is always making sure everyone is taken care of 24/7.
This property is nice in because of the front gate, the added property security is a nice feature and the management is responsive to issues I have brought up to them. Although, the units are loud-walls/ceilings are paper thin and floors are extremely squeaky. I am able to hear my neighbors conversations and tell where they are walking in the unit above me at all times. They seem to be banging on the walls and dropping things constantly, being very disruptive at all times during the day. Working from home at this property is not a great situation with the noise level heard from disruptive neighbors.
I had to share my truthful experience living at Fernwood for 3 years & not planning to move. It is such a beautiful place to live I couldn't ask for me. It is safe and love the secure gate at the entrance. It is extremely quite very rare you would hear anyone even talking on their balcony. Also there are quiet hours mandated by management to ensure we are all equally happy here. Neighbors are friendly and respectful. I have never seen a roach or heard from neighbors or have any issues living here. Management and super are very friendly and professional they will immediately take care any issues that may occur & you are always able to reach her literally 24 hours a day. If your search for a quiet, safe place, friendly quiet neighbors and great location you definitely want to call this place your home.
Roaches roaches roaches. You try to mention them to the manager/landlord and she tries to blame it on you. Do not rent here.
I was fooled by new appliances and renovations into signing lease here, however, few days later I discovered that the place is infested with cockroaches and has no noise insulation. I was able to hear not only neighbors through walls, ceiling and floors, but also neighbors across the hallway and neighbors from another building who were spending days and nights on their balconies! There many tenants who are students and, as a result, Fenrwood Apartments are like New York City – place that never sleeps! Their parties often took place on the balconies where everybody could hear their loud laughing and drunk stories along with the smell of what they were smoking. By the way, some hallways had smoking smell, too. Additionally, you can hear orders placed at nearby Wendy’s drive through and traffic from Washington St even through closed windows. Elevator was not working for 3 months which was not a big deal for me but was a big deal for other tenants who needed elevator. Landry room always had at least one machine (out of four) not working, one time there were no working machines at all! Also I would recommend checking and recording electric meter readings to ensure that records were correctly taken by Eversource. IF you decide to sign a lease here – take pictures and video of the apartment on move in day and keep a copy of move-in inspection, especially check carpet for any stains or smells (cat or dog pee smells) and note it on report.
“ You can spray perfume on trash, but it’s still trash “. These apartments should be avoided at all cost. The building intercom is not only useless , it’s also dangerous. I needed to call emergency services and they couldn’t figure out how to use the intercom . Parking is tight here because the building superintendent takes at least 6 parking spaces . And he lets his family and friends park in your space. I had major surgery and we had to leave notes on the windshield begging the superintendent’s family not to park in our assigned parking spot. The windows, floors and walls are paper THIN!!! You will hear everything , every cough, every sneeze, every conversation, you’re neighbors having sex, stomping on the floors, playing guitars loudly indoors , etc. The floors also creak so you will hear every step your neighbors make. And you have a lot of late night folks here whom stay awake and are loud all night long. Also you will hear all the noise from the street . After a month of leaving there we had a terrible roach infestation . We literally had two different species of roaches- the black roaches territory was the left side of the kitchen and the aggressive brown roaches claimed the right side of the kitchen. We had to wait a week before an exterminator would come and the response that we received from the landlord and super was “ You’re lucky we responded to you at all”. Because the windows are so thin a lot of spiders, lady bugs, mosquitoes and other insects were easily and often able to make their way inside so we had to tape up our balcony and windows.
It too loud here. It started out alright because i moved here in winter, but once windows are open you hear everything outside. Even when windows are shut you hear people next to you and on top, but i'm lucky because i get along with them and they older. But some people have it very bad with loud neigbors. And the floors crunch. Some people in other building across the yard use porch as livingroom. They never go in. Blah, blah, blah day and night. I need to use machine to sleep to drowned out voices. I told lady who works here but they still do it.The guy who works here doesnt sand the sidewalk enough in winter. I told him but he laugh at me. Every thing is joke to him until someone get hurt and sue them. I tell him about things that need to be fixed but he ignores me. Hes not very nice or happy. My family came from other state to visit for 3 days and they could no find a place to park the car. Not enough parking for guests. Nice to have a laundry room in basement. I like that if they keep it cleen. Sometimes very nasty. Store room to small for all my stuff. The man give his friends two store rooms. Not fare. lady at booth nice but has tempar so i don't say much to her. Rent price is high but same as other places.Everything is high today.
Pros: I feel safe here, no issues/drama, close to shops/stores etc, very quiet and peaceful area and building overall. The price is not too horrible, everything is new when you move in (appliances etc), spacious apartment, gym and laundry, friendly maintenance super. Cons: I can hear both my neighbors above, below, and next to me.. everything... every sneeze cough, laughter, stomping, etc... I know apts can be bad with this, but this is extreme in my opinion. You can hear everything happening outside (whether it's cars passing by, or conversations that aren't even loud, doors closing, birds chirping, all with windows closed ). The hallway smells, but they try their best by working on that an vacuuming often . Overall its not an awful place, but it all depends on what youre looking for price wise
I have lived in fernwood apartments for over a year. My family and I really enjoy living here. The apartments offer a peaceful, quiet and secure living situated inside of a gated community with assigned parking and near all of the shops and city life conveniences while maintaining a suburban feel. The property manager and superintendent are extremely helpful and will go above and beyond to make sure you are satisfied while living here. When we moved in we had all brand new appliances, cabinets, counters, carpets even a brand new toilet. The apartments are great for families. As most of the neighbors are friendly and everyone looks out for one another. My daughter has a lot of space to play and there are other children here for her to play with . Last Christmas even Santa came to visit the apartment. The rent includes all utilities and except electric- which is rare to find in other apartments. The heating system works well in the winter and the apartments are insulated and keep heat well.
I have lived at Fernwood in building #44 for almost a year and have little to NO complaints. If you are expecting absolute quiet; then you should not be living in an apartment building! My unit was completley refurbished, mostly new appliances and some cosmetic issues with the doors, but otherwise very cozy. I live on the ground floor and look out onto the courtyard, I hear sounds from the road, but not very much. I enjoy sitting on my patio during the warm months, it is very relaxing. When I have had an issue (twice minor) the property manager and staff have been VERY quick to react and solve the issue. The only downside is that the elevator in my buidling has been down for repairs for over a month now and no ETA has been provided. This makes some tasks more difficult and that is why I gave it a 4 star rating. All in all I enjoy living here, and recommended it to a friend who also moved in here with her husband and is also enjoying the property. I have lived in other apartment buildings, and this is by far the quietest and most friendly.
I moved here earlier this year and it was a big, big, big mistake. Now that it's warm out and people have their windows open, you can here everything if you live on the courtyard side. And I mean everything. There's a lot of inconsiderate people here. There's a tenant who plays his guitar and sings on his balcony day and night. Then his pals come over and party until dawn. The company says nothing. I thought this would be a good place to spend my retirement in a few years, but forget it, not with this racket. There's also issues with getting things fixed. The super doesn't show up when you report it. When he wants to hide, he hides good. You're pretty much on your own in this place, so if you want a place to cut loose and don't care about having a nice place to live, then this is the place for you. I don't plan on sticking around.
My mom lives here, but she will be moving when her lease expires. She can't wait. I spend plenty of time here and I'm very observant. And I don't like what I'm seeing. OK, so the staff put up colorful flags and signs begging you to move in. It looks very welcoming, doesn't it? And who can resist those nice shade trees in front. "Ah, home at last." Right? Wrong! The booth and front gate, which make it look like you're entering a maximum security prison, are not only ugly, they're dangerous. Traffic often backs up onto Camp Street when someone is unsuccessful at entering the property. Using the complex intercom system at the gate is required to allow guest access. Good luck with that. And forget about the person in the booth letting you in. You're lucky if they even have the blinds open to see you, assuming anyone is even there (not likely). The hallways and laundry rooms are dirty and smelly, the windows in the the common areas are missing or broken, and the elevator is dangerously old and in need of replacement. The staff, assuming you're lucky enough to encounter someone, are rude and aggressive, and do not make you feel welcome. We've often had to call the main office in NY for help, and they're just as bad. And they don't return calls. This isn't surprising. (Do a little research on who actually owns Fernwood.) The apartments are very outdated. The walls are paper-thin, so you better hope your neighbors don't have children or don't like loud music. Cigarette smoke literally goes right through the walls, so if you have a lung or heart condition like my mom, it's a big problem. The appliances are not updated and break down often. They make you feel fortunate that you even have something that works. The price used to be reasonable, but for what you're getting, it's now a bad joke. The rent increases have been over-the- top, and for what? There's plenty of other choices in the area to move to. And if you're elderly like my mom, you'd be much better off in a building designed for elderly people. This isn't it. I say pass this place by, and don't be fooled by the trappings.
I would avoid this place at all costs- looks can be very deceiving- the place does not look this nice in-person. It's enclosed off and is gated which makes it have this insane asylum look to it. And not to mention, the management is terrible and the leasing office is this little room that is by the main entrance. Two month security deposit on top of it- are you kidding me?? Management has a lack of communication and take forever to get back to you as well.
Don't be fooled by the cosmetic trappings of the exterior. This complex was built in 1968 and is very outdated. There is no sprinkler system, and the smoke detectors inside the apartments run on batteries. It is up to the tenant to change them, so don't assume they all work. There is virtually NO soundproofing which equates to no privacy, so forget about overnight guests. As for your neighbors, if you're lucky, you might have neighbors who are quiet and considerate, but they're few and far between. You could hear full conversations through walls, floors and ceilings. Loud music and televisions, loud children, and aggressively obnoxious behavior day and night guarantees you won't sleep well. Furthermore, the police are here often because of noise complaints. The elevator breaks down OFTEN - a major issue for the elderly and disabled. On the flip side, it appears to be safe. The parking lot is well-lit and has camera surveillance. Interior corridors also have camera surveillance, making break-ins very difficult. Although there is a superintendent on the premises, the main office is in NY, so trying to get certain matters rectified in a timely manner is no easy task. Rent checks are sent in the mail to NY and are lost more often then they should be, causing much stress. The price is generally quite reasonable when you consider that heat and hot water are paid for, but my advice is to pass this place by and pay a few extra dollars for something that gives you peace of mind, at least if you value peace and quiet as well as privacy.
Great apartments, quiet neighborhood, would have rented there but emailed a question to staff and never heard back.
The apartments have been newly painted and carpeted. The kitchen is small but organized for maximum work space. The bathroom is very clean and new and there is a window in the bathroom. There is also a linen closet in the bathroom as well as a large closet in the hall outside the bath. The bedroom is roomy and has lots of closet space. Storage space in basement area is included with the rent. The laundry room is brightly lighted and clean. A great value!
Very pleasant neighbors and staff. Beautifully renovated with all new carpets, kitchen and bath, large master bedroom and huge closet space. Looking forward to moving into my new home :)
