Where to begin. I’ll give the short version...The apartments are nice, management needs some management. These people were terribly difficult to get a hold of. They are listed for office hours Mon-Fri until 5 pm but for the last four months I have rarely found an unlocked door during the week. One roommate moved out with her dog because it was peeing on the carpet and causing damage. She agreed to pay all carpet fees. We got an initialed statement from one manager saying the carpet fee was due at the end of lease. A couple weeks later we had an eviction notice on our door. I left three messages on the portal that were never returned. Apparently they thought talking to our ex roommate was as good as talking to all of us. The next I heard from them was a phone call to my roommate saying we had one hour to pay the $1760 carpet fee or we would be evicted and be charged for attorney fees. This happened a month and a half before our end of lease/initialed statement saying when the carpet fee was due. Bonus info: They charge $45 to be present during the end of lease inspection. And don’t leave a lightbulb burnt out whatever you do!

1 Star is WAY more than this place deserves. The management have been an absolute nightmare to work with (when you can even get ahold of them... because they don’t have office hours anymore), and they have been nothing but rude and condescending during all of our interactions. I would never recommend these apartments to ANYONE, and I would strongly warn them against renting here at all!!

I wouldn't leave any stars if that were an option. All the other negative reviews are absolutely true. When we moved in, the apartment and the area were just so cute, and safe, and we felt this was the best place to be. I didn't even mind the trains. However as soon as it came time to move out, that's when all the problems started. We bought a house in December, and gave notice in December that we would not be renewing our lease when it was up in March. We decided it would be easier to pay the last few months of rent, rather than paying a large termination fee up front. Big mistake. When we gave notice, they never made a note of it on our file. So come March, when we went to turn in our keys, they informed us that we hadn't given 60 days notice to terminate our lease. And even though it was their fault for not making a note of it, we were going to have to pay two more months worth of rent, because they had enrolled us in a month-to-month lease! This place is absolutely incredible in how unprofessional they run business. DO NOT RENT HERE!!! I can't stress this enough. I was fooled by nice countertops and pretty doors. Don't make the same mistake!

At first this place seemed like a decent place to live when my family and I checked it out. However, once we moved in it quickly changed. This apartment is located across the street from train tracks with trains that frequently go by. For the first 2 weeks I lived there I was woken up several times by trains, as were my children. We finally bought box fans for every bedroom, which helped some. There also seems to be no insulation between floors because we could clearly hear the people above us whenever they were home. We could even occasionally hear the people below us. Another problem here is dog poop in the grass. Even though the people who have pets in the complex are required to have their pet's DNA taken, for some reason people still let their dogs poop in the grass and not pick it up. I frequently saw the same poop in the same place for days until it was taken care of, so I couldn't ever let my kids place out in the grass. The absolute worse part of living here is moving out because they will charge you for the most ridiculous things. My husband spent 12 hours cleaning this apartment after we moved out and we still got hit with hundreds of dollars in "cleaning fees". We also got charged $25 for a burned out oven light even though it was burned out when we moved in. When we did our walk through I didn't even think to check that because I felt rushed due to the management being present during it. If you do decide to move here be sure to take your time during the initial walk through so you can document everything, and be prepared to be hit with hundreds of dollars in cleaning fees after you move out, even if it is cleaner than when you moved in.

This company is money grubbing. They will charge you for simple services that should be free to you. I was charged for a pet black light test to check and see if my dog peed on the floor. The test checked out fine but I still had to pay $50 for the black light test. Management is horrible as one person will say one thing and not make note of it. Then either change their mind or a new management representative will have a new decision. I'm even being charged for a part of the carpet that was scrubbed clean by myself. They said that the carpet in the spot looked scrubbed and rough so I was charged $300 for keeping my carpet clean.

This is a wonderful apartment community. Well maintained and on site manager daily except weekends. They keep the grounds clean and running. The problem is the TEC management company is very unethical with you when you move out. They charged to have a very clean apartment cleaned and kept my deposit. I have been renting places all over the US being a military member spouse and have never not gotten my deposit back. I know how to leave a place clean and followed their list of cleaning specifically. Next READ the entire very long contract; lots of little things in there they will get you on if your not careful and follow the many rules. They will charge you if you leave your garbage by your front door to long, they have a mandatory tv/internet fee even if you don't want it you will be charged monthly for it so really your rent is 110 to 150 more a month than they quote you. They charge you monthly for utilities also like 40 a month for garbage and water. Really nice apartments but the management company is not honest and reputable and I have moved 12 times and had many rentals and this is the first time I am writing a bad review.

I have lived at Fernwood Apartments for 3 years now. I absolutely just love it. I like the friendly staff and maintenance crew. They are very attentive. I really like my apartment because most places don't have big closets, pantries, and linen closets to offer. I like how everything is just so spacious. The way my apartment sits- which is east: I just love sitting on my patio nightly and taking in the view of the beautiful mountains. It is so close to shopping and the hospital which I'm grateful for because I visit Davis hospital quite often almost every day. I also like how they keep up on the landscaping here, they do an excellent job. I would recommend living here to everyone I know, because it’s such a terrific place to live.

The apartments themselves are decent, and the location is great for shopping, grocery stores, etc, but the management is awful. When we moved in, the rent on our 2 bed, 2 bath apartment was $850/month, which we thought reasonable. For an extra $100, you could get the cable/Internet package, but that was optional. We opted out. Then the time came to renew the lease, and they hit us with a $10/month rent increase, which was no big deal, but the cable/Internet was now required and it was "only" going to be an additional $75/month. Now our rent was $935. We decided to stick with it, as we really didn't want to move again. Fast forward another year, and the rent was going to go well above $1000, which was too much for us. Rent should not go up $150 in two years, that's unreasonable. And to add insult to injury, they informed us that the water, sewer, and trash utilities which were previously paid by the apartments would now be charged on top of the rent. Then you have the problems with the security deposits. Some friends of ours moved out several months prior to us and spent three solid days cleaning their apartment top to bottom. They got $40 back. After we moved out, we cleaned everything on their checklist and we were still told we OWED an additional $80. I don't know anyone who has gotten more than a few dollars of the half of the security deposit that is refundable, so if you move in just kiss that goodbye. Twice, they "lost" our rent check or deposit check, and only the fact that I religiously saved my receipts saved us from having to pay twice, plus the late fees. If there's a problem with another tenant, they do nothing for fear of lawsuits. The people above us would throw trash down from their balcony, including dirty diapers, have loud parties, and smoke a truly heroic amount of weed. Police were called on several occasions, but complaints to management went unheeded. They make sympathetic noises at you, but that's it. if you do have an issue, the only way to get a response is if you speak to someone in the office face to face. Messages and emails are ignored. I honestly would not recommend living here under the current management company. Do yourself a big favor and look elsewhere.
