Property Ratings at Field House at Bay Meadows
This Property Management and Leasing team is a joke! While the location is absolutely fabulous, you pay exorbitant rent and get a ludicrous level of subpar service in return - including a voicemail box that is always full, no prompt return of messages, and A BIG FAT ZERO on problem resolution. The building is constructed of cheap materials from widows and screens through to appliances, plumbing and the AC/heating systems. Also, watch out for their underground parking as the exposed pipes frequently drip – with some having a corrosive rusty splatter that will damage your car paint. Renter’s insurance and your car insurance won’t cover it – nor will the apartment complex own up for the damage that their “maintained” parking caused. Think hard before moving here if you value your sanity!!!!

We really enjoy living in Bay Meadows with everything being so walkable and the buildings being well kept. The management team is great and welcoming… Samantha, Stephanie, and Charles are always a pleasure to talk with and help resolve maintenance requests very quickly. The maintenance team with Byron, Romeo and Sam do a great job and really do give you great service with a smile. Kylie (I hope I am spelling her name correctly) is the Community Manager and she follows up and follows through. We have been here for over a year and just renewed our lease… really happy living here.

Everything about this place is cheap except the sky high rents. The appliances are poor quality and keep breaking down; in our first year, they had to replace the stove, washer-dryer, dishwasher. The framing is fragile - every time someone closes their door, the whole building shakes. The carpets are cheap and stained. The lighting inside the units are dull and makes the rooms dark. Hallways don’t have emergency lights; when PG&E has an outage, it was pitch dark in the entire building and a safety hazard. Find another place; not worth the price.

We moved into Fieldhouse recently and love it. The apartments are well kept and clean, appliances are very good quality and you can tell the owners and management actually care about the residents. We also feel very safe living here during COVID, as the property is frequently cleaned and maintained. The location is also great!

Excellent community and great people!!
We have lived at Field House Apartments for a few years and have enjoyed the features of our unit and the walkability of the neighborhood. We havent had too many maintenance requests, but when we did, the maintenance staff took care of them in a timely and professional manner. On our most recent maintenance request, the maintenance team, Louis and A.J., completed the work skillfully and carefully. They also explained what they were doing and answered all of our questions. Also, the property manager, Jeshel, is an effective problem solver. She finds a way to get to the bottom of things and fix them. Overall, this property has been the best rental place where weve lived.
Great community with great units, besides the high price I do not have anything bad to say
Leasing staffs were very professional and patient about working with an foreign expat. I had to prepare some additional documents but the staffs had informed me of what the missing pieces were and laid out clear deadline for me to work around. Very welling to help and I really appreciate their support. Also provided me with transparent information about the lease contract and renewal process.

Great location. Very clean and lots of amenities. Jeshel, in the leasing office, was amazing to work with and made moving into our new home smooth and easy.
Great community -- really happy with the apartment and the amenities provided by the Fieldhouse. Staff makes good efforts to solve problems and responsive.
Never do business with this organization as they only care about making money and not about their residences. They try to fix the rental prices and will try to charge you extras any way possible. We were late by one day paying our rent as i was out of town and they charged me $300 late fees as they wouldn't take a card payment and I was out of state and unable to drop a check off. Then final nail in the coffin we had our car stolen over Christmas and we had to shut down our bank account due to ID fraud and again charged me another late fee and even put a 3 day eviction notice on our door even though I had explained to management the whole situation before the rent way due but they were NOT prepared to help a loyal resident. They have new management and they are awful, rude and incompetent which is such a shame because the previous management were so nice and accommodating and very helpful and pleasant. Danielle is the site manager and hold grudges and lives on site and when she see's us she completely ignores our family. She is on a power trip and looks down on us. Do your self a favor DO NOT deal with this level of service find somewhere else to call home because you will never be able to relax here and call it your home with this current regime! For the excessive amount in rent they charge above market value there are far better properties and deals around.
For paying top dollar in the Peninsula, it's not worth it. The amenities are average in comparison to other similarly priced buildings. There are things constantly broken around the community, which is weird because its new construction. There is no package system and deliveries are dropped off in the mail room so you have to hope that no one steals anything. There are better buildings for less money in the area.
