Property Ratings at Fillmore Garden Apartments
I would give the apartment complex 0 stars if I could. Management does not take resident concerns seriously and the pest control is a joke. Buildings are old and infested with bugs.
I was looking for a place and saw these. dont be fooled. oven needed replacing, I saw rats my first day, and ive had chronic ants and spider problems. it also smells like weed everywhere. avoid this place.
Terrible place to live. Unresponsive staff to fix problems. Would not recommend.

When I moved here 3 years ago, Fillmore was a hidden gem in Arlington, cheap, quiet, and safe. It's been a giant mess since Scott Management bought them 2 years ago. Rent keeps going up astronomically, maintenance requests are not answered. They have been renovating the apartments for over 6 months very intrusively. Every few weeks, they have contractors come in. They move everything 4-5 feet from the wall, they break things, and they leave the apartment a mess. This last time, they left a film of dirt/drywall all over my floor and I spent over 2 hours scrubbing and it still didn't come off. The contractors walk all over your apartment in their dirty work boots without putting anything on the inside floor to protect it. The chemical and dirt is bad for children and animals to walk in. Every few weeks it's been like this for the last 6 months. These "renovations" are putting in wall units so they can start charging for electricity. One of the biggest selling point of these apartments was that utilities are included, now they are taking that away as well. None of my neighbors are happy, people trash the grounds, there's hardly any parking because management is no longer enforcing parking. All they care about is making money. Don't believe them if they try to sell you on affordability. They pass so much hidden cost to you that you can find a much nicer place much cheaper.

My husband and I have only been staying at Fillmore Garden Apartments for a few months now, and I can honestly say that it has been an extremely frustrating few months already. We strongly regret our decision to ever sign a lease here and we hope that we can help out others who are looking into apartments here as well. We sometimes came home to realize that management had been in our apartment without notifying us- our furniture and items had been moved around. We were forced to call the health department. Management was doing construction to replace hvac units, my husband and I came home many times to find black dust covering our apartment. We then woke up to coughing up black dust multiple times after the construction was done. The office never took us seriously and even suggested it was "something we were cooking" I plan to attach photos of our furniture ruined by the black smoke/dust emitted from their hvac unit. I could go on about other concerns, but to sum it up- do your research.

We have lived in Fillmore Garden Apartments for more than 12 years and have been very happy there. Our young adult daughter moved into another apartment in the complex after college, and is also enjoying her new home. At our recommendation, our nephew also lived there for 6 years with his young family. These apartments are comfortable and cozy, but still quite good-sized. We have had absolutely no bugs, which is a huge issue in many apartments. This older complex has nice solid walls, so our apartment is much quieter than those in other places where we have lived. The apartment grounds are lovely and well-kept, with lots of trees and green space. We are within short walking distance of many stores, restaurants, bars, a branch of the public library, and a nice park with a playground. Metro buses and ART buses stop right outside. The management and staff of Fillmore Gardens are friendly and helpful. Occasional maintenance issues are taken care of immediately. Rent at Fillmore Gardens is very reasonable, and utilities are included. This complex is not fancy: no pool or dishwasher, and just a window air conditioner (which does a perfectly good job of keeping our apartment cool through the hot DC summers). But if you are looking for a clean, quiet, well-maintained and convenient apartment that won’t break the bank, we think this place is absolutely the best deal in Arlington, VA.!
I've lived in Fillmore Garden Apartments for two years now. I've loved living here in large part because it's close to Columbia Pike (an urban part of Arlington that doesn't yet feel over developed like Clarendon) and the price for a two bedroom apartment is a great deal compared to other locations close by. I love the short commute I take to work in DC on the 16Y Metro express bus line and being able to meet friends for happy hour or do yoga nearby without needing to drive anywhere. These garden-style apartments were originally constructed in the early 1940s but, for the most part, they have been well-maintained and community improvements have enhanced the living experience. The floors do creak (it's hardwood floor in 80% of the units) but carpets with a thick pad help muffle the noise for your neighbors. Since I've lived here, Filmore has been bought by Scott Management and the service has stayed at a pretty high mark. The leasing office staff are very friendly and approachable and when I needed an emergency maintenance call at 10PM, management came to help within 10 minutes. PROS: * Fantastic location and walk-ability * Great value for location and apartment size * Close to Metro and ART bus lines and Capital Bikeshare * On-site, 24/7 emergency maintenance * Safe neighborhood, with local festivals and events (Columbia Pike Blues festival, free movies at Penrose Square in the summer time) CONS: * No central air and no control over heating * No dishwasher * Coin laundry in basement of select buildings (a digital card service would be so much more convenient) * Aggressive towing enforcement and parking late at night on a week night can be a challenge (but it's Arlington, it's like this almost everywhere!) * No dogs (but cats now allowed)
