The northern Austin suburb of Highland has seen a lot of recent development in the last few years. What was once an area of mid-century homes and a mall has become a community of diverse housing options and is home to a vibrant community college campus. Solar panels are a common site on renovated ranch-style homes, as are a number of new apartment complexes.
You’ll find plenty of dining options on North Lamar Blvd., including poke, ramen, and the country cooking at Threadgill’s. The Linc is a popular open-air mall on the eastern border of the area that houses an upscale movie theater, big-box stores, and some popular local eateries too. The Highland campus of Austin Community College helped revitalize the area and adds to the area’s already highly-rated school system.
Highland has become an increasingly popular community due to the recent developments as well as the commute times. The drive to Downtown Austin takes just around 20 minutes with the I-35 and Airport Blvd.

I've lived in this building since 2020 and have been hopeful that they would get it together. Unfortunately, as the property ages, it's getting much worse. The security locks are never secure or not functioning at all. Elevators are often not working properly. A huge and beautiful pool amenity was completely stripped from the residents during the 2024 spring/ summer and now going into the fall. Small but mighty maintenance team is not equipped to handle the level of requests that they are sent. Overall, the property is not responsive or invested in keeping the residents. Written apologies do not equate to value and what could be an incredible home for Austinites is just not cutting it.

Don’t move here if you want a quiet apartment. You can hear everything it’s like living in a fishbowl. You can hear your upstairs neighbor, your next door neighbor, the street traffic, people outside. We are constantly disturbed by our upstairs neighbors and when brought to the front office they did make contact however the noise continues. When we followed up we were just told that’s apartment living and we can always contact the courtesy officer. Well we’ve lived in apartments our entire adult life and never had these noise issues, and the courtesy officer never answers… which is a safety issue. The parking garage and trash are also always an issue… people speed through the garage with wreakless abandon. The office sent an email blast but doesn’t actually enforce anything. Same with the trash, valet trash but people often leave it out on days they don’t pick up, or don’t follow the instructions… so then it is just left… so there is constantly trash in the halls piling up. Again they sent an email blast but never actually enforce anything. The other issue is the packages, this is not on the front office it’s just a bad system. There is only one package locker system. Because of this it is often full, people don’t pick up their packages or the delivery carriers don’t follow instructions. Packages are left literally everywhere and I have started just calling going to get the mail going on a package hunt… because if you don’t get a code from Luxor… your package could literally be anywhere. Then the maintenance request, we’ve only had a few since moving in… but they often take 1+ months to be addressed. When we follow up with the office they just say oh that should have been addressed we’ll get on this… but then it takes a few more times to follow up with them. Luckily we haven’t had an emergency yet, but maintenance request should be addressed quicker than a month. Other than that the facilities are nice. I’ve noticed the main community center is used for coworkering or students studying. We like the proximity to the train.

The main pool has been closed for over a month, and I haven't seen any work being done to fix it before summer. Whenever I check, no one is there working on it. When you ask about it, they assure you they're working on it, but it's clear no one has been working at the pool to fix what the problem is. (ITS BEEN A MONTH NOW YALL) They suggest using the south pool, but it's a tiny pool that's not very enjoyable. It seems likely the main pool won't be fixed until winter. Woohoo, a year without a pool!

Windows and walls are thin and we can hear everything everywhere around the apartment. The vibration makes it worse than living on the street. Maintenance requested are often ignored and rejected. Trespassers and unauthorized personnel always occupy the clubhouse. Management won't do anything and is not responsive.

I can't recall an apartment where the value for what I paid was worse than it has been at Five Two. There's a separate charge for EVERYTHING. Water boiler fee, package fee, bulk trash pickup fee, valet trash fee. The list goes on and on. Greystar only cares about making money, and it shows. It would be one thing if I felt like the facilities and overall experience of living here held up to the cost, but it simply doesn't. Things are often broken, dirty or in a general state of disrepair. The gym looks like they haven't cleaned it since the property opened in 2020. I cannot recommend an apartment community LESS than FiveTwo.

Amenities are nice but the issues overpower that. Having constant problems with delivery people and missing packages. Stinking elevators, hallways, and parking.

The apartment is nice and amenities are nice but property management and maintenance is horrible. Based on the high rent rates, I would not recommend.

The apartment and amenities at Five Two Highland look nice and new. However, the developer definitely cut corners on hardware and appliances. The cheap dishwasher smells like vomit, and the cheap washing machine has 3 settings and an agitator. Service requests take 2-3 weeks. There is no maintenance staff or janitorial staff that regularly maintain the amenities, halls, stairs, or trash rooms. If there is a repair or mess, you must complain to the office to have it resolved. They force you to pay for Fetch and Valet trash, but the services are often not provided per the agreement. Every door in the building has a broken handle. "Repairs" that are done look like a Frankenstein patch job. The security door on the 2nd floor garage has been broken for about 6 weeks and counting leaving 2nd floor residents without direct access to their units. The new resident portal malfunctioned and didn't draft my rent and despite providing a letter from my bank proving that funds were available and that there was NO draft attempted by their system, they say there is nothing they can do and I am to pay fees and pay rent by money order. The pet areas have AstroTurf, and they are not maintained or watered down so the smell of urine is overpowering even inside the building. This complex is NOT comparable to other luxury apartments in this price range, and I would not deal with Greystar if you can avoid it.

This community is not safe and not worth the money we pay to live here. Management is incompetent at making our well being a priority and I am looking forward to moving out.

2 stars - one for relatively nice apartments (though expensive), one for Tarryn in the front office who is at least trying to be helpful. With that said, if you have the capacity to do so, my advice is to avoid Greystar to the best of your ability.

The staff will make excuses for everything! The gated parking garage IS NOT secure!!! They have cameras but thieves driven in with tow trucks and have stolen cars, seriously ridiculous...Numerous car break ins or cars have all four wheels stolen and left on blocks (management says they can't control city crime), I've seen this about every 2-3 months. Displaced people to roam the complex. They have harassed people before, tried to break in, etc. The building was built poorly! Expect to smell sewage at least once a quarter in your unit or in the hallways. THIS IS A KNOWN PROBLEM, which can't/won't be corrected. The smell will come from your shower and sink drains from below. Several times sewage has spewed up into units on the first and second floors. They rarely clean the halls! Cleaning crew will keep the gym and community center spotless because that's were they like to show potential residence how amazing the building is. BTW the tile near the community center bathrooms is new because a sewage brake that destroyed all the wood floors. There was puke in the 4th floor hall near elevators for 2 days. Other little fun facts, your apartment door will howl from time to time...wind tunnel due to poor build quality Management will find a way to keep all your deposit, this is a Greystar profit center! Standard paint charge (so don't worry about messing up the paint!!). My walls were perfect and I was still charged the $242 standard fee. Charged to replace bedroom carpet because of indentions from my dresser which the manager said was a stain. They literally came up with enough charges to take my entire deposit. Honestly the staff is probably the worst I've ever experienced. Prepare yourself for the little monthly fees! The building is so bad they've had numerous residence break their lease or been let out of their leases because of the issues. Nothing has been corrected, they just keep filling the units because housing shortages. You've been informed.

Let me start by saying I love my actual apartment. The layout is great, the appliances are nice and the valet trash and recycling are convenient. All of that is not enough to make up for the apathetic management and security issues. My car has been stolen TWICE in less than a year from the gated garage. My spare tired has been removed from my car in less than a year and used to prop up a car to steal ALL of their tires, also TWICE. Packages are stolen daily from doorsteps INSIDE the building that you need a code to get in to. Doors to the outside don't lock, some doors to the outside or the parking garage don't even shut, front doors by the elevator are propped open(with permission of the front office; I know this because when I removed the rocks holding the doors open the resident moving in told me) while people/moving companies are moving in. I discovered, after moving in, that the area has one of the highest crime rates in Austin. Surprisingly that tidbit was shared with me by a member of the office staff that I was talking to about my car being stolen the first time. Don't let the nice exterior and the amenities fool you. Run, don't walk, from this place as fast as you can.

I thought FiveTwo would be an amazing experiences with all their great amenities and friendly neighbors, and it was in the beginning. As time went on I stopped letting the giant pool and cool couches blind me from how dangerous this apartment is, for both your safety and your wallet. We have had countless break ins in our garages, which have gates and cameras, but no one looks at them or reports anything. Our garage gates can be broken into by simply cutting a wire and boom you’re in. People all around the area seem to know that too because break ins have become a daily occurrence. Not to mention packages, you will be receiving about 20% of any you order as long as someone who has broken into the building hasn’t swiped it yet. The main issue here is either the owner or management isn’t taking any of this seriously. I fear this will not only end with many more stolen cars/personal properties, but something worse if or when someone gets in the way of one of these heists. I am not okay with this and neither is anyone else living here. You’ve been warned, this place is not safe.

FiveTwo at Highland is a beautiful community. Their floor plans and amenities are of the highest quality. Unfortunately, the management is horrible at communicating. I have sent various emails that never received a reply and when I would call to get my answers they would say "We'll get back to you later". I moved in less than a month ago so I hope that the management steps up their game but this is extremely concerning.

Not worth the money you pay to live here. Will definitely look elsewhere when my lease is up. One year being here is sufficient to realize that a pretty exterior doesnt make up for poor management, non existent maintenance and inconsiderate tenants.

Overall I am very happy with Fivetwo -- it's only been 3 weeks and it's my favorite apartment I've ever lived in, but the service requests and messaging through the portal make our experience worse and the apartment would be perfect if fixed promptly.

Brooks (and all the staff but mostly Brooks) is amazing!! Seriously. Love him! Made the experience SO easy to move in and was super accommodating. He went out of his way to make sure I had everything I needed before and after my move in. The tour was amazing and the process was so easy.

The leasing process was incredibly simple and Brooks did an amazing job helping us every step of the way! Within 3 days we were set up and ready to move into our new space. We have been loving our space and the community! After the storm forcing us to move out of our old place, were so glad to have ended up at FiveTwo!

Overall very solid community in central Austin. No community is perfect but I would venture to say this one is one of the better ones. Management has been good and the maintenance team has been wonderful.

The property is too new and while the website does promote the property with all its amenities, it isn't true. None of them are available, except for the business center and pool - which is currently closed (but still all of the equipment are running as per usual - A WASTE OF ELECTRICITY). The management staff are not too friendly to entertain questions. For the price you pay, the quality of the building and it's interior fitting is sub par. Whoever designed the building did not put much thought for actual occupancy into the small details such as - elevator access (not wheelchair friendly), unnecessary doors in the hallways, door placements in the unit, kitchen cabinets, windows that do not open in the living area (sliding doors would have made more sense), linen closets that is half occupied by electric cable coverings, power socket location, shelves and cabinets that are too high for average height humans to reach, etc. Also, our unit windows (that opens) do not have a screen installed (very dangerous!). Yes, the design of the place is nice but when you actually live in it, you will find a lot of faults in the design. Oh, and unless you like eating over a kitchen counter, you can consider the apartment - there is no space for a dining set. As for location, it is located near an asian grocer, which is my only plus point so far. There is a metroRail stop across the street, which is convenient, except that the train stops nowhere near where I need to go and does not operate on weekend daytime, which is when I would likely be taking it to downtown.

Brand new place with a really unique design. Still under construction but if you want to be the first to live in an apartment you have to deal with some things like that. The inside of the apartments are really nice and bright. Huge closets and marble bathrooms.
