An excellent location, very walkable. The gym is great, it’s well equipped and most of the time there is very little to no wait to get a workout in. The pool and grill area provide nice areas to relax and hang out. The clubhouse is a great refuge when weather precludes using outdoor spaces. Having Harris Teeter right downstairs makes healthy eating and cooking easy and convenient.

Beautiful apartment spaces with updated appliances and design. Located within walking distance of the majority of what downtown Bethesda has to offer. However, the spaces are very small for the price. Additionally, the management team has gone downhill. When I moved in it was a wonderful staff who were attentive to my every need. Now it feels as though the staff is cutting community events and are trying to get every dime out of the residents. Maintenance requests occur incredibly quickly, and they're done well. Overall a good apartment complex, but not really worth the price.

Over all a great place to live. Some elevators are strange. Done don’t go to every level. Occasionally the staff can be rude or dismissive but we all have our bad days.

Just moved in from out of state, and love it so far. The leasing team was extremely helpful (especially Mercedes) and went out of their way to ensure I was comfortable moving to Flats8300 by providing a virtual tour (one of few communities that agreed to do so) and sending updates on units as they became available. Concierge staff is friendly and happy to answer questions. Units are gorgeous and incredibly clean/well maintained. So far, a quiet and kind community to live in. Convenient access to grocery, restaurants, metro, and running trails.

Good experience in 8300. A nice amenities, security systems make save in life. Under-stairs is Harris Teeter. Well location. But I feel a little bit not convinced for the delivery as a new resident. Because of large package such as furniture.

Decided to leave the unhealthy living conditions caused by garbage coming up through the kitchen sink from other apartments and sewage coming up through the toilets from other apartments. Apartments from the third floor and lower have experienced these horrible conditions. And according to one of the many plumbers that worked in our apartments it has happened as high up as the fifth floor. A collection of pictures is available

I have applied for lease of a 3bdr unit at FLATS 8300, 8300 Wisconsin Ave, Bethesda for which BOZZUTO is a management company. This was two and a half weeks ago. The apartment was advertised by FLATS 8300 as online as available. I paid application fee, went through background check and was informed that my application was approved and provided with apartment number. I was also told to get renters insurance, which I promptly did. The company delayed the signing of the lease for a week after which I was told the former renter rescinded their notice and "MY" apartment is no longer available. They said the best they can offer an apartment that is available. The apartment is available BUT ALSO $2000 MORE EXPENSIVE than the one I tried to lease. They DID NOTHING for us for messing our plans besides directing us to a MUCH more expensive apartment. The company has ZERO sense of responsibility and doesn't obviously stand behind its word. If you want to be surprised last minute before your move that's your place. For me it's a huge problem given that we need to relocate and make sure our children are signed up for school - for which we HAVE TO HAVE a signed lease!!! For reference; application for Apartment 249 with lease starting September 18th, 2023.

A nice community with nice amenities. If you enjoy walking to restaurants and stores this is a nice place to live. This is typically a quiet community and is dog friendly.

Been living here for 3 years now. Love the community, the staff and the amenities provided within this building. The staff is always pleasant and helpful. Being in downtown Bethesda is unbeatable, close to the Metro, bars and restaurant. Dog friendly!! Would recommend 100%.

Lived here for two years and it has been great! The staffs are welcoming and helpful. The best part is that the staff will address any issues you have almost immediately. (fixing the light, pipes, you name it) Highly recommend!

Decent apartment community. Building manager works to resolve issues and maintenance is always timely. Minor things to note unit doors do not have an anti slam mechanism so does slam hard naturally and sometimes unpleasant odors from hallway can be smelled in unit and on very rare occasion when it rains really hard the smell of sewage is present but that’s only happened once since I’ve lived here.
