Received over $1000 in charges living here. I even provided photo evidence from when I moved in and out proving these are false charges. They still refuse to remove them. They also forced their way in my apartment for an inspection when I wasn’t dressed and told them to come back in 10 minutes. Once it gets towards the end of your lease term, they stop maintaining the property because they know they already have your money. The elevators were broken the entire month of move out. My guest got stuck in the elevator with an expired safety permit for over 10 minutes and the door had to be pried open. There was no bedroom door for my bedroom, nor was I provided a headboard as seen in the photos. There was only one window in my entire apartment. Fruit flies everywhere. Walls are PAPER thin, I’m talking you can hear your neighbors conversations, alarm clocks, everything. And, no, the leasing office does not care if you can’t sleep or study. They already got your money! Crappy furniture that’s falling apart. If you have a dog, well they only have 2 tiny patches of grass filled with poop for the entire complex. Not enough parking spots. Leasing office people are very rude and not helpful. They charge a $1500 sublease fee (never even seen one that high), so you better hope you’re not a December grad or plan on studying abroad. Sketchy people that don’t live here constantly loiter around in the parking lot and the lobby. I’ve even seen cops have to remove random people out of the apartments. Doesn’t help that the gates are constantly broken and open. There’s so many other apartments that are nicer and closer to downtown/campus.

Hello, We appreciate you taking time to provide feedback. We are always open to honest feedback and there may be some confusion on some of the feedback you provided. We understand you are upset with your final account charges from your move out. We did send out emails to residents starting in April with our cleaning checklist and list of charges so all residents knew the requirements for their move out. We always circulate this information so there are no surprises to residents when they move out. When you do move out and there is property damage or cleaning that wasn't completed residents are held responsible according to the lease contract and move out charge list that is provided. We do send notice a week prior to residents notifying them of quarterly inspections. We did speak with you regarding your inspection and the fact that you were dressed when we entered your apartment. The elevators were not broken the full month of July. There was an incident where the elevator had a repair that was needed and it was completed with 2 business days. We also had signs posted to let residents know to not hold the doors open as this causes the emergency safety sensor to be activated which shuts the elevator down. We do have pest control that is provided to residents and if pest control is needed residents can request service. We also have a schedule where apartments are sprayed on a quarterly basis. We do have a noise policy and enforce the policy. Residents can submit a noise complaint and our office will notify the responsible apartment and take necessary action. We are connected to the Oconee Greenway which is a wonderful walking trail to take dogs. We also have grassy areas in the front, back and side of our property with pet stations! I'm not sure where you saw the $1,500 sublease fee. Our lease takeover fee is a flat $300 fee for residents. We also have no record of police removing anyone from apartments. The gates did need repairs on a couple occasions from storm damage. Unfortunately we cannot prevent strong wind from pushing the gates open and breaking the arm. We did work with our vendor to have the necessary repairs completed as fast as they could come out. We do thank you for your time and hope this helps clear any confusion. My daughters lived here for two years. One of my daughters had an issue with mold growing up her bedroom wall. It did get treated, but ended up coming back and consequently making her ill. Maintenance came into her apartment unannounced and unscheduled while they were sleeping, which also caused them to feel distressed. The girls working the office were unapologetic for the unannounced entry, saying that maintenance had to come When they were available and it was hard for them to schedule their entries into apartments.

Our office did receive an email from your daughter regarding the issue and our manager submitted the maintenance request so maintenance could take a look and resolve the issue as soon as possible. Our maintenance team does knock at least 3 times on the front door and announces loudly before they enter any apartment to notify residents they are there to complete any work. I do apologize that your daughter wasn't not aware they were entering her apartment and we will ensure maintenance is continuing to make their announcements before entering. Residents do have the option to submit maintenance requests through their portal and select to request an appointment time for any work in their apartment if they wish to do so. Thank you
Normally quiet, but sometimes I can hear the neighbors through the walls. The parking lot is well lit, but a bit bright through my window. Overall experience has been good

I love the Flats at Carrs Hill and I think living here has been an incredible experience. However, as a community I feel slightly disconnected from the rest of my neighbors. I wish that there were more events that involved more community togetherness rather than here take this thing.

The security at the pool is terrible. It is a gate that has no lock, no code, no anything. The pool is monitored by flats staff by having one person from the front desk coming down every hour to check for non residents. This system has fallen off, and is not utilized any more. With this system, after hours, a deadlock was placed on the pool gate, locking residents out of the pool at 6:00pm, but the gate is still hoppable, so people who don't care about the rules, also known as all of Athens, hop the gate and have the pool to themselves at prime time. The covered parking leaves white dust over any cars after a storm. When confronted, the assistant manager said, "Yeah, that happens, we can't fix that". Property is damaged at this location and security is so poor that I usually remain in my apartment after business hours.

Hi John, I know we've spoken via email regarding your concerns and I apologize if we have fallen short of meeting your expectations. Our property does offer many security features such as controlled access to our gated community, secured building with resident key FOB access only and after hours security patrol with nightly reports to the management. We've also implemented additional pool policy signage and hourly pool monitoring, which has led to a significant decrease of nonresidents at our pool. Pool hours are not limited as the pool is open daily from 9am to 9pm. Although we can not 100% guarantee safety, we remain proactive to ensure all security features are in good working condition and property policies are followed daily by residents as well as guests/nonresidents. In regards to the covered parking dust that occurs during heavy winds and rain, we have sent emails to notify residents of vendors being on-site to test different solutions to seal the area. I am happy to report we have had positive results from our tests and will begin applying the sealing product over the course of the coming year! I understand you have just over a month remaining as a Flats resident and I hope to continue the open dialog and end your Flats experience on a positive note!
I have lived here for two years and have really enjoyed it. It is walking distance to UGA and downtown. The property has many great amenities, such as the pool and the new gym. The study rooms are also nice and quiet. The apartment also comes fully furnished. I have never had any issues here and would highly recommend it to others.

There is no ability to go below 1 star so that's what I will give them. They charge rediculous fees, are higher in rent that normal, and will ding you with extravagant and erroneous fees after move-out. They charged us $50 to remove a sheet from a bedroom, $75 to remove a toilet brush and a har of clorox wipes. Then, when you try and have a conversation with them on the ridulous charges, there policy is to not talk to you on the phone or in person. So you have to email which isn't always responded to. There only stance is pay all the high fees we randomly charge you or we send it to collections. Horrible company to deal with. AVOID THEM!
This was literally one of the worst places I have ever lived in. Moved into a German cockroach problem, the side stairwells always smelled like dog pee, the hallways were rarely cleaned (someone threw up in the hallway outside my room and no one ever came to clean it), 24hr gym isn't actually 24hrs, plus all of the treadmills had ripped up belts so it's not like the equipment was safe to use anyway. Every month my roommate and I were consistently overcharged $50 each for electricity (which makes no sense because our ac and our cable box weren't working so I wonder what the electricity was going to). The front door for the building never locked, the front gate was rarely closed, everyone had the same gate code, and the back gate was always broken. The pool was undergoing maintenance for a good three weeks over the summer and there were always people that did not live at the flats using it like a literal community pool since no one was really checking to make sure there were only residents. The elevators also kept stalling during move out which it difficult to move out on time. I literally saw someone get stuck in the elevator, twice. To top it all off there was a move out cleaning fee uploaded to my account (which is ironic because I literally moved into a cockroach problem, so are they cleaning the apartments?) when my roommate and I definitely thoroughly cleaned the apartment. The only positives I can think of are the girls in the front office who were very sweet, and the location. But for what you're paying, that isn't worth it at all. Do not live here, take your business elsewhere there are so many places even closer to campus and downtown for a fraction of the price that are much cleaner and worth the price.
I lived here for 1 full year and I wouldn't exactly recommend. First and foremost, the Wifi is the biggest problem. There are so many random walls in the unit (3 bedroom) that it makes the wifi very hard to extend to all of the bedrooms. I even purchase a few wifi extenders and I still had a very hard time connecting. The leasing office wasn't much help either. They would simply tell me to call the wifi company, who then said it was a problem with the wiring. The walls in-between units are very thin and leave little to none to the imagination. I also cannot believe that they are charing such crazy rent prices for an apartment that really is not close to downtown, nor is it THAT close to campus. They say that it's a 6 minute walk to campus, but I would argue more, especially on the way back, which is entirely uphill. I have walked that on hot summer days and it is NOT fun. I would recommend spending your money elsewhere. You can get a lot more for your $ at other apartments in Athens that are more centrally located.
