Property Ratings at Flats at Norman
I was charged $160 for a full room paint and carpet cleaning fee even though there were no damages. I asked for the pictures they took, and I found out they were lying about the damages they reported to my room. Luckily I took pictures before I left to prove them wrong. Overall this was the worst experience I had while staying here. PS: They make you pay $15 for wifi that sucks. They also won't fix it as it's 'out of their control.'
Stay FAR away from this place. When we showed up on the move in date (which was only a couple days from the start of classes) the apartment we were given to move into was absolutely crawling with roaches in every corner and crevice and it had obviously not been cleaned or inspected at all. The roaches crawled out of the refrigerator, stove, every drain, and the baseboards. My carpet was COVERED in mystery stains, every square foot of it was soiled. The apartment smelled badly of cigarettes, if I stayed in there for more than 10 minutes I would get a headache. Furniture was also dirty and greasy. We signed in November, almost a full year ago, and we got that unit assigned to us a month ago, so there is no excuse for it to be in that state. Our apartment is unlivable. They failed to do the bare minimum and provide us with a clean and safe place to live. We paid a full month's rent for August and $192 of fees and we aren't even going to be able to move into our apartment until September. They gave us a $200 concession for our troubles but that barely covers the fees. The fees that include pest control by the way, which is just laughable. Extremely disappointed. Absolutely unacceptable.
Conclusion: Staff/corporate will not care about your well-being. The place is unsafe. Management is the worst, honestly don't know how they sleep at night. Parents do not let your kids rent here. They rebrand from State to The Flats (and previous names) because they can't have too many bad reviews on one apartment. Lived here a year ago and when I moved out they gave me a fake e-mail to "reply my disputes" because they will charge you all kinds of fees upon move out. Now they are threatening to send me to collections. But when you move in they make it sound like it's a piece of cake. The staff "can't do anything": Front desk is mended by kids who have to call the staff for every minor issue. Then the staff will hide behind the "corporate won't allow" excuse. Had an issue where I had to deal with a safety situation (cops were involved) but they were not helpful at all. My mental health/well-being was threatened. I was constantly looking over my back in fear when I was living there. Allowed me to transfer to another apartment, but would not allow me to break my lease, since it is not "mold or life-threatening"............... Safety: Woke up several weekends to a knock from cops. Neighbors cars getting broken into, one was stolen, driven off in broad daylight. Heard of things getting stolen from the apartment. So it is 100% not a safe area at all. Worst apartment I'd been in -- 100% do not recommend PSA: Everyone knows reviews are fake - but worth mentioning that all the 5-star reviews are from events the CAs organize "free ___ if you write a review".
I have lived here for a couple monthes now and since move in we have been dealing with cockroaches they have tried several times to get rid of them but they have been unsuccessful
The move in process for our son and his roommate were an unbelievable nightmare. We were shocked to find the living and kitchen area dirty and quite despicable. Items used to change a car’s oil were left on the patio. The floors were dirty, sticky with hard to clean spills everywhere. A filthy rug and pillows were on the floor by the door with indescribable stains. The couch had stains all over as well. The counter tops were covered in crumbs, spices, spills, etc. The sink had no drainer or stopper. The build up around the sink was disgusting. The microwave and oven were corroded with food. The walls and cabinets in the kitchen looked like a red sauce had exploded or there was a food fight. The cabinets had spilled spices, pasta, mushrooms, red peppers and other dried up food in them. The refrigerator had spoiled food in drawers, dried up liquid/condiments on all the shelves, and chocolate ice cream melted all in the freezer. The countertop light in the kitchen does not work. The Patio door was covered in dirt. The appliances were grimy and disgusting. One shower curtain rod was broken. My wife, my son, my son’s friend, and my son’s parents spent SIX hours doing a deep cleaning. We only had one day to spend with the boys to move in, tour the campus, eat and relax and instead we spent all day cleaning and purchasing supplies. I can’t imagine anyone wanting to move into a place looking like that. The website says the Flats supplies the best college living has to offer and top-of-the-line amenities with fully furnished floorplans. This is not even close to our Day 1 experience with the Flats. Apparently one of the three roommates had a continuation lease, thus the rationale for not cleaning the house. Reading “A Tradition of Excellence Meets The Pledge of Excellence” on your website leaves us sickened, disappointed, and frustrated. That should NOT be new tenants responsibilities, nor does it say so in the contract. Capacity as full so I guess the Flats determines to treat their customers this way. I would never come here again. They gave us two Chick-Fil-A sandwich coupons for our trouble lol. Yet we purchased cleaning supplies, a new rug and upholstery cleaner for the couch, a stopper/drainer, baking soda for cabinets to help rid the smells and odor left, shelf liners to cover up some of the stains that could not be taken care of, and a new shower rod and device to hold the rod.
Made the mistake of signing here. Once you do they will pressure you in Oct-Dec to renew a August lease. And if you don’t renew your lease by literally January they will raise the rates on you upwards of 50$/month and also make you move units. Even if you keep the same roommates. I have literally been receiving calls, emails, and texts for MONTHS. I get a call almost every week asking me if i’m going to sign back at the state. It’s weird and annoying and it’s harassment in it’s finest. Like just put a note on the door and send a text. You calling me 24/7 makes me want to LEAVE.
My son is living here and it is such a great place. The staff are friendly and helpful. The quarters are clean and bright and quite spacious. Everywhere my son needs to go is easy access and it is close to all the happening places in downtown Norman. Great place!
TENANT BEWARE: Nothing but chaotic from initial move in date August 2017. Apartment was not ready. Work men coming in and out of apt for several days. A/C not working. Forced to stay in a hotel until mgmt could get it together so apt. could be moved in to. Ten months later a letter was received... must move into another unit as "additional" renovations are being done. Then moved back into apt a couple months later. Very minor changes completed. What a hassle!! Forward to move out day. Pay $150.00 for cleaning and painting to avoid hassle free (not hassle free) move out from apt. only to get charged for "excessive damages" to walls and whole repaint of room. What a joke. Mgmt definition of "Excessive Damages": Hairline crack under the electrical outlet in the drywall, missing doorstop was never replaced during "renovation", 2 little dots on the wall. Mgmt then charges another $138.00 for repaint due to "excessive damages", $25.00 to "take the trash out" with $10,00 to throw some spackle on the wall. Basically totaling 1 month of rent charged after move out. The $150.00 "no hassle" was a complete rip off. Grand total for move out: $481.02. RIDICULOUS!!
Not a safe or clean place. I’ve had two bikes stolen, cockroaches and seen a homeless guy digging in the trash in broad daylight. Very poorly managed and completely inefficient when trying to get things fixed. Would recommend living anywhere but here.
I wish I could give this place 0 stars! DO NOT LIVE HERE! I was asked to move to a different apartment two separate times not including my original apartment. So that means 2 apartments in 6 months. They didn’t have my apartment ready for both moves and their staff is very disrespectful. They would not take me seriously when I asked to speak to a manager regarding the multiple issues I faced over the year and I was forced to get my parents to call them to speak to management because I guess my name on the lease doesn’t mean I deserve to be treated like an adult. From what I could tell, the renovations are a joke and are not worth all the trouble I faced this past year. I am SO thankful I am done with this place.
Overall, very welcoming, high quality, convenient student living very close to campus. The staff was always very friendly and accommodating and maintenance was usually prompt in completing service requests. The shuttle was very convenient, although the walk to campus was less than 7 blocks and took about 15 minutes, which was good when the weather was nice. The gym, pool, and basketball courts were one of my favorite parts of living at the Reserve and they were always well maintained. Although its not the cheapest student living, the amenities, quality, and location definitely make it worth the price!
