Property Ratings at Flats at Perimeter Place
This property is not maintained and the leasing office does not care. There's issues everyday with the elevators, parking gate, etc. Not to mention they charge many fees (almost $200 a month)....I highly suggest you look elsewhere. This place is not clean and never maintained given the fees and rent paid.
I recently had the pleasure of moving into Flats at Perimeter Place and I have been here for a month, and I must say it has been an incredible experience from the very beginning. Without a doubt, this community is worth every penny. From the moment I stepped foot into the property, I was greeted by a warm and inviting atmosphere. The staff at Flats at Perimeter Place, especially Kristen, one of the exceptional leasing agents, went above and beyond to make my move truly memorable. Kristen's professionalism, dedication, and genuine care for the residents were evident from day one. The apartment itself was nothing short of exceptional. It was immaculately clean and spacious. The community amenities at Flats at Perimeter Place are second to none. The well-maintained swimming pool, fitness center, and hot tub provided endless opportunities for relaxation. Location-wise, Flats at Perimeter Place couldn't be better. Situated in a vibrant neighborhood with easy access to shopping, dining, and entertainment options, there is never a shortage of things to do. I cannot emphasize enough how wonderful my experience has been at Flats at Perimeter Place, and I attribute much of that to the exceptional service provided by Kristen. In conclusion, if you are looking for a remarkable living experience, Flats at Perimeter Place is the place to be. With its outstanding amenities, top-notch staff, and a location that offers the best of both convenience and excitement, you won't find a better place to call home.
I have lived here for over a year and I’m counting down the hours until move out! DO NOT LIVE HERE FOR YOUR HEALTH. Black mold issues the entire year which the previous management groups claimed they “fixed the issue” but only painted over it. I’ve had headaches and sinus issues for few months and the mold has completely taken over the room I sleep in. Their way of fixing the problem is to spray paint over the mold. There are so many issues with this complex. The package system is horrible. They use fetch and charge a monthly fee for you to get the package only during a certain “time period” of delivery which is sometimes only HOURS after it has been delivered to the warehouse. I’ve lost multiple packages or had have to drive over 30 min to pick up a package to get it in time before an event. I had a package get sent to the leasing office and they wouldn’t even drop it off to my door even though that is how fetch delivers our packages. The trash chute is smelly and disgusting. People leave their trash in the room and you can smell it seeping through the hallways. The carpet is disgusting with stains and dog poop. When you put a maintenance request in you have no idea what time they will show up - nor if they actually completed the request. The entire parking garage smells of weed and be careful driving up because some cars fly through and are very close of hitting you. People hit the gate once a month and it breaks until they have to repair it. It was once unrepairable for months. There has been multiple different management groups in the year I’ve been here and they seem to always miss the mark. I have contacted a lawyer about the mold already and I will be moving out as soon as possible.
2 Bikes that I had locked on my floor were stolen. I suspect this is due to the front gate constantly being broken and down for long periods of time. When reviewing the cameras with the staff they had nothing to provide. Today is 1/23/2023 and my AC unit still does not work. The issue is I live in a loft style unit and with that only the Master bedroom has windows to ventilate the unit. I have had to leave the porch door along with my 3 windows in my room open to keep the unit from hitting 72+ degrees. My son’s room does not have any windows and only has a fan, using an infrared temperature gun in my son’s room resulted in temperatures reaching 75 degrees and is very stuffy. First request for service was on 01/08/2023 while I went away for a couple days. Upon returning the AC was still not working but got a notification that service was completed. When I inquired staff told me the maintenance people did not know what the issue was. But without me asking this was not communicated to me. Second request 01/17/2023 with no progress being made towards having the AC in the unit working but was told service was completed Third request 01/19/2023 was finally told after I kept bugging the front desk to assist was told they needed to order a part. Why could that not have been done during the first request 01/08/2023 is beyond me within no further ETA when this will be completed. If you want an apartment where your service request is handled with care, look elsewhere. Remember that “All that glitters is not gold” which embodies Flats at Perimeter Place.
I lived here two years and it was a horrible living experience. The building is not insulated well so you can hear every noise from the surrounding streets and when it storms really bad water comes in through the window seals. We also caught homeless people sleeping in stairwells and occasionally on the rooftop as well. To make matters even worse, when you move out they ensure you never see your deposit again. Right now I am disputing this with Style Residential corporate. While this property might appeal to you, find better options.
The property looks beautiful and impressive when you first get here, but the reality is anything but. High turnover in property managers, mold everywhere (they hide it before you move in), appliances falling apart in newly renovated apartments, trash chute clogged up every few months (the smell fills the hallways), which draws an abundance of Neverending roaches and bugs.broken elevators that they won’t fix when you report it (they’ll wait til someone gets trapped). You will forever be following up on problems that never finish. Living here feels like a part time job. Fire alarm will go off randomly and regularly in the middle of the night. It’s chaos here. Then they will raise the rent by $500, and not tell you until you have one day left to give notice. The communication is horrible, and when you try to give feedback to fix it, instead of apologizing for the continued inconvenience, they respond with horrible attitudes, as if you are the problem. I mean just horrible attitudes. As if you shouldn’t say anything about the mold growing through the new paint on the wall. It’s bad. Wouldn’t recommend unless you can handle all this.
Maintenance here is great! Always come the day after I submit a ticket. Yousseff helped fix my shower and a light fixture quickly and professionally.
I had a couple of problems in my place which I needed some help to solve, and I always had the best service from the maintenance team, especially Mohamed, Youssef, and Erik. Thanks for the outstanding service, guys!

Have lived here for 5 years now and obviously had my share of maintenance issues. While issues are always annoying, the response from the flats maintenance team makes the situation 10X better compared to other places I have lived. Erik, Mohamed, and Youssef have worked here for a while and are always timely, friendly, and tries their best to make sure issues are handled quickly and correctly. I don’t write reviews much, but this team has done an awesome job.

While I did not live at the Flats for very long, I do want to say what a great job Brittnie, Kenneth, and Youssef are doing. They all bent over backwards to try and address any concerns I had and were always very kind, patient, accommodating, and helpful. You all deserve a huge raise and a hug ??. I've had a very poor experience in the last year of living at this location. Was welcomed to cockroaches upon arrival and every six month I had to active ask them to spray for pest. My main concern for this location is the security of the building. To start off my locked bike was stolen from the parking lot and when reaching out to the leasing office they told me that they don't have the video recording on file and weren't able to provide any more support. Currently they require a key fob to use the elevator, but don't require a key fob to enter the stair well which makes no sense which is a huge security risk and seems like a half done job. While I was there the garage doors entering the building were not hooked up to the key fob system which means anyone could just walk up the ramp and enter the building (if they didn't want to take the stairs which are fair game). I also sent the leasing office videos of people hopping the wires to enter in the garage and received no response from them. Overall, if you care about your safety in this area, I would not recommend this location. Leasing office isn't responsive and I decided to not stay at this location due to the poor security of the building.

I have lived here about 15 months now. The previous management was a lot more responsive and gave way better service. This new management company, Styl, has raised my rent almost $500/month. You read that right...$500 per month!! I asked for an apartment that was less. They 1st told me none were available. I then saw one advertised and asked about it and they said I had to go through the whole process all over again instead of them transferring me. Communication is horrible. Klaryssa, the regional Manger, doesn't respond or help. I also called and emailed corporate several times and didn't get any call backs. This company cares nothing about it's tenants! This property is super expensive with horrible service. Do not rent here!

You can't get the amenities else where trust me, the staff are wonderful thou the maintenance guys are still yet to come fix some of my request.. I do all my printing , scanning and work jobs here they really friendly, Peyton has been lovely from day one and she still is , security here is top notch and they inform you if the elevator is down..

We have had issues with the Flats since day one. When we first went to move in over the summer they told us they didn’t know we were moving in and that our apartment wasn’t going to be ready (even though I called them ahead of my scheduled move in date but never got a call back). We spoke to leasing agents who were unhelpful and then the assistant manger Britney (who didn’t wear a mask once during any of our interactions). Finally, the property manager Daniel was able to move things around and get us into our apartment which we were grateful for. Since we have moved into this apartment we have experienced: fire alarms going off at all hours with zero follow up from management, elevators being out of service weekly, the pool was closed for weeks this past summer and management didn’t inform us why or when It was going to re-open, a courtesy officer who never follows up or answers their phone and now we are dealing with mold in our apartment. Maintenance came by to look at the mold, told us we needed a dehumidifier that they would have installed and left us to deal with a moldy apartment which is a huge health risk. It’s absolutely unbelievable. I wouldn’t recommend this complex to anyone. There are much better options in the Sandy Springs/Dunwoody area.

This property is great for the most part. The amenities are great and the property is generally very well kept. However, the property security is lacking tremendously! On a daily basis, there are sketchy people roaming the in-door hallways, smoking on the rooftop, and general making the place feel unsafe.

The property is very well kept! It's very clean with amazing amenities. The ONLY issue is the building is not secure. Just about every night I see sketchy people aimlessly roaming the in-door hallways, smoking on the rooftop, and generally making the place feel unsafe. On several occasions, my girlfriend has voiced her concern about feeling incredibly uncomfortable and unsafe. Otherwise, the property is great!

This property is so nice!! I love the location and the leasing agent that took me on the tour was so sweet! Peyton showed me around the property and pointed out so many cool things about the surrounding shops. The unit i toured was so spacious and the layout was incredible. Peyton made the experience even better than it was already! Highly recommend touring the property and with Peyton.

Recently moved here & Doneese made my move in process so easy! I fell in love with the online pictures and decided to check it out in person & you pretty much get what you see. So far, it’s really quiet .. I was starting to wonder if I was the only one on my floor lol.

The staff, Dana – Assistant Manager, Monique – Leasing Professional, Morgan -Leasing Professional, Derrick – Maintenance Supervisor, Sean – Service Tech, Mohamed – Service Tech, are all very personable when you are in the office or see them around the property. This makes living here a plus in addition to the beautiful apartment homes.

Currently on the top floor like the previous negative reviewer. We had a new roof installed over the course of maybe two weeks. The sound is only from the roofers. The Rooftop amenities do not have enough construction to make a sound. I highly doubt their fire alarm went off at 4 am. Because the entire building is linked, we all have to evacuate when the fire alarms go off. There was once in NOV on Thanksgiving that was resolved within 30 mins. I really love this place and never had trouble with the staff. I can't wait to see the rooftop open up and the new hot tubs. The only thing i could ask for would be more considerate tenants. Some people really suck at following rules for trash and recycling.

I just wanted to save someone the hassle and stress of being greatly disappointed. I have been a tenant here for about 2 months. For starters, when I applied here I was told that they were going to have all of their amenities up and running within the next 2 weeks. Lets just say they are still working on them. We also live on the top floor so we constantly hear all of the roof work daily and it sounds like someone is coming through our ceiling. When we viewed the apartment everything was very nice, but on the move in day the door looked like someone had tried to kick it in with a ridiculous amount of scratches and dents. When I asked about it on my move in day, I was told "oh the renovators must have done that and there is nothing that we could do about it". I should have ran then. With the renovations of the roof everyone on my floor received emails stating that we could not park on our floor and if we do we will be towed at our own expense. I was willing to over look all of these things even though I felt that this was defiantly unacceptable for such and expensive luxury apartment. This bring me to my main complaint. Just 2 days ago, my husband and I were awaken out of our sleep (4 am) to the fire alarm going off and water pouring through our ceiling onto the floor and our living room television/speakers. I tried to call maintenance and the courtesy officer who did not respond so I had to call 911 for the fire department. The fire department came out and informed us that apparently a hole was drilled through the roof that allowed water to get into the fire alarm and then pour into our apartment. Because this was a weekend when maintenance finally arrived we were given a huge stinky trash can to sit in our living room and catch the water until Monday morning when the leasing office opened. We had cancel several get togethers that we had planned at our apartment due to this situation. Finally when Monday arrived and we spoke with the manager (Bennet) we were basically told that things like this just happened and nothing would be done for the inconvenience that this has caused. Basically to just get over it. I am in shock of the entire situation. I would expect this at an average apartment setting, but not from one that categorizes itself as luxury with the price tag to match. Needless to say, I regret moving here and will defiantly not be recommending that anyone moves here or renewing my lease. Save yourself this headache and pick somewhere else.

My girlfriend and I have been thoroughly looking for our first apartment together in the northern metro Atlanta area, and we feel so incredibly lucky to have found Flats at Perimeter Place. Calvaniece, one of the leasing professionals at the Flats, has been nothing short of spectacular with the application process and onboarding. She always has the answers to my endless questions, and has made us feel so welcome and comfortable as new tenants. Our move-in date is approaching, and we couldn't be more excited to live here. staff is good, good amenities, superb location but internet very bad. internet provided by a co called direct path or something, they are down more than up customer service wait time is over 30 minutes. if it rains or too hot too cold - no internet, this happens in the night as well as day time. problem is people live here had to get internet only from this co. no choice. if you work from home - good luck you never know when you get disconnected. we used to go to panera bread when that happens. but in the night its closed, eventually we moved out only because of internet and we work from home .

Horrible applicant experience. I applied for an apartment at Flats at Perimeter Place and needed a co-applicant. To apply the company, managed by Bozzuto Management, required a $400 application fee, $150 administration fee as well as a $75 application fee per applicant up front. I did it with the assumption that my funds would be immediately refunded if something went wrong. However that is not the case. The application was denied, the management company could not tell us why. The pretended to not know. Since my co-applicant has good credit we called the company Bozzuto use for screenings. It is called CoreLogic Rental Property Solutions and it made the situation worse. The customer service representatives were very rude. I was hung up on and my co-applicant was asked 10-15 verification questions while the rep chuckled in the background. It made me angry because my co-applicant is in the military and is deploying in 2 weeks and he did not need the added stress of rude customer service reps just because he wanted to ensure his son has a roof over his head while he is deployed. Eventually we were told nothing derogatory was on his credit but he had only one open account reporting to the credit bureaus and that is what they told Bozzuto. Flats Perimeter Place then told me we had to wait up to 2 weeks for a mailed check for our refund. In the meantime that is the money allocated to move somewhere else. The leasing manager and rep were nice and did try to help but the criteria did not seem to being their hands. 1) There was nothing bad on the credit for there to be a denial. 2) No evictions, no judgements, no late payments, closed accounts were paid off in good standing. 3) Financial requirements were met. 4) No criminal background. 5) income from military from co-applicant and VA from applicant as well as other income. Yet we still didn't to meet the criteria. With criteria that vigorous there should not be a charge other than the application fee prior to the application AND we should be aware of the vigorous credit check. To add insult to injury, these were hard pulls on our credit reports and they mistakenly ran my 10 year old sons credit. They should not be asking for his social security number anyway. BEWARE OF THE APPLICATION PROCESS. I WILL BE FILING A COMPLAINT FOR MY FEES BACK.

Actual apartments. The counters and cabinets all need repairs. The appliances are all very basic and all have issues from broken ice maker to broken door on microwave. the faucets and sinks are all dirty and look over used. The carpet is your standard issue white and for the prices they charge for rent, they should be an upgrade. The paint is your standard off white and the walls and moldings have been painted over so many times you can barely tell they are there. The doors to patios and porches all need to be resealed. My bedroom is always 10-15 degrees hotter or colder (depending on the season) because of the draft. The toilets in the bathrooms all have stains and rust molds around the floor and pipes. The building is beautiful - as long as you don't leave the small management office space. The rest of the building has torn carpet in the hallways, is not cleaned regularly and the main tenant residence with the vending machines and post office boxes is always full of trash with spills all over the floor. Don't ever try to have a guest user the buzzer at the main door - it has never worked. Heaven forbid you ever get deliveries. Good luck finding a convenient time to get to the office when they are actually there to get your packages. If anything you received in the boxes is heavy you have to truck it all the way back to your place. All (3) elevators are on one side of the building with the majority of apartments being on the other. Moving or getting deliveries is a major hassle. And there is one trash shoot and that is in the far left corner of the building. The rent for this property is ridiculous! Way overpriced. I initially moved in sight unseen for job relocation and stated only because Amli still owned it and lack of time to move. I WILL be leaving at the end of my lease. There are many other buildings in the area and closer into the city with nicer apartments and lower rent. And all the fees they charge you just so you can pay your rent?!? There is pretty much a surcharge for the privilege of paying your rent. Utilities - My AC has broken 3 times since I lived here. Good luck with all the fire alarms that go off for ridiculous or unknown reasons, almost always in the middle of the night. All the residents get to spend the better part of an hour standing on the sidewalk in the middle of the night. Oh yea and there are cockroaches. A lot. Overall the building is poorly maintained, always smells, is outdated and overpriced.

This place is probably one of the best complex around the area. They have a awesome staff because they are alway here to help. They keep the apartment complex clean all the time. Its so quiet and peaceful cause they built the building where you can't really hear your neighbors unlike other apartment. I feel so secure in this place. In addition, love the interior and exterior of the apartments. The complex also offers many amenities such as free breakfast, fitness, two great pools, free starbucks coffee, and many more. All I can say I love love this place!!!!!!!

The complex is very nice and very spacious. I'm currently living in the largest of the single bedroom apartments. There are very minor things I would change. However, the price is a bit high. I think its about $200 too high but I was in a rush when I picked this apartment complex. Staff is very friendly and they work hard to make sure you feel comfortable living here.

The Savoy floor plan is spacious for a 1 bedroom. Huge bathroom with separate shower and tub. Loved the built in desk. Enough room for a separate dining, TV and reading area. New management Bozzuto seems pretty good so far with a lot of good communication from them via email. Always quick to fix maintenance issues. Love being able to walk to Target or Panera etc with no safety worries. The pool looks pretty but its location leaves it in shade too often. Rooftop area is nice but I rarely see anyone else there except major holidays. Be warned- the complex has had frequent problems with fire alarm going off due to low water pressure during the colder months. That got really annoying over Christmas! Overall clean and upscale with a few minor warts if you are willing to pay a premium for the location.
