Living in this part of Midtown is so convenient! Everything you could need or want is within a walkable distance. The beltline is always energized and bustling with tons of people, vendors, and furry friends! I genuinely love the staff here at Ponce from Leasing, to maintenance, to those that work inside the Market. It really feels like a community, a collective. I don't have a single complaint outside of the building not having a pool!

Horrible. Beyond noisy! There are air BNB units here called Atlanta Luxury Rental. They spent 2 years renovating those units in the building and didn’t give ANY residents a heads up. I was getting woken up at 6am from jackhammering above my apt and it would last as late as 12am. The leasing office gaslit me and gave me the run around. The regional manager is just as bad. Now these air bnb’s are loud bc of the in and out guests. Cigarette and weed smoke. Parties. Its horrible. Save your money!!! Not worth it!

Moving in was a breeze! everyone, everyone in the Leasing Office is so helpful, and so kind. This is the best apartment I've ever lived in. I would recommend this property to literally anyone. You really can't do any better than this neighborhood, right on top of Ponce City Market.

Excellent communication with office staff always. Maintenance is great. Always efficient, polite, and professional. If I could change one thing, it would be not charging $150 per vehicle every month for a second vehicle.

The Flats At Ponce are a wonderful community. The amenities alone make this a great place to live! Super clean gym, hallways, and common areas. Having trash valet is incredible. Not to mention the benefits of being right at Ponce and on the Beltline! Staff were super friendly and everything from moving in to staying connected is super organized as well. I've lived here for 5 years. The area is great and I love the beltline. However, the front office is horrible. They lack consistancy and communication skills. They have gone through many different office personnel. One year, the office staff was completely wiped out and all new personnel were hired, during the transition, they lost my renewal application, my financial info & bank statements. Then the new personell gave me an extremely difficult time renewing. It was incredibly stressful. They also do not give clear & accurate information in emails sent to residents in regards to mandatory in home maintenance checks. Moving in and Out is a nightmare, especially with all the construction. The mandatory trash can fee is a joke especially since there is trash shoots on every hall. Neighbors will often leave piles of trash in the garbage area, instead of using the trash service or putting it down the trash shoot. The cleaning crew of this building is very nice and extremely hard working.

The most amazing part about living in the Flats at PCM has been the location, which accounts for at least two stars here. Third star is because there are amenities like parking spot, fitness rooms, events like group yoga and exercise classes. Four stars would be given if the resident experience itself was equally amazing. Notably missing are community rooms or space to engage with neighbors friends and family, private access to the roof (away from the circus), doorman at reception or better protocols for delivery items and services, a tech stack that doesn’t include 10 different apps, and generally anything that would add exclusive feels for residents is missing. The fifth star would be given if the unit itself made better sense and was more thoughtfully remodeled. The kitchen could use more storage space, interior room has no windows (an interior cutout window above the door would do well to let in natural light), and all the lights are special and cannot be changed (no smart lights).
Really a 4.5. Living here is an amazing experience and so convenient, but it can be hard to meet your neighbors or get questions answered when needed from the office. Everyone I have met has been amazing but we tend to only talk to avoid awkward silence on elevators lol
I’ve lived at The Flats almost 3 years and have overall had a great experience. Amazing location, central to everything O4W. Maintenance is swift and thorough and Tim is a staple in the office.
I love it here so far! Best placed I’ve moved into in a long time. The staff is amazing, the apartments are big, everything works the way I would expect it to work.
My boyfriend and I have enjoyed living in Ponce Flats! Both of our parents have come to visit and on each occasion have expressed their fondness with the complex and the community as well.

The apartments are industrial/modern and spacious. If you like living in the middle of things - this is the place: restaurants, shopping, rooftop venue. The staff is wonderful and very responsive. Tim in the leasing office goes above and beyond with kindness and professionalism.

Very clean, High Security, and walkable. We have a great view from our unit too. Lots of good food and shopping on the lower floors, and there is a shuttle that runs to Marta.

The apartment/space is nice so far with great finishing and an amazing area to live in, but there’s a really bad guest parking situation, no in-building wifi, and no in-building lounge.

I Am truly amazed how beautiful, clean and reasonable pricing these apartments are. The leasing office has been very easy to reach and fast with their answers.
Timothy in the office is great! He’s like a one man show spinning all the wheels. He really does it all. I have family and friends that live here as well and they all love him! Very professional and knowledgeable. I love how clean the property always looks, the 24 hour security. It’s busy during the day but quiet at night. Looking forward to many years as a resident here.
Living at the Flats was overall a really great experience. The location is solid, the loft layouts are unique and different, and the staff is wonderful. If I ever needed service requests completed, they were addressed immediately and respectfully. The office team is responsive and communicative regarding any and all new developments for Ponce. Samantha does a wonderful job leading the office as does the entire leasing staff. As a single woman living alone, I also want to recognize how safe the building is. I would highly recommend living here. It’s a unique experience but one that really feels like a home.
Let me start by saying the location is unbeatable in Atlanta. Convenient to everything, the industrial loft style is great, and lots of nearby and walkable restaurants and bars. Unfortunately the management has gone downhill significantly in the last year or two. One of the two elevators was broken for months, and then the other stopped working. I contacted management and they told me the elevator was working just fine. I called them on it, sent a video of it not working, and their response was, “Sorry it’s not our responsibility to repair the elevators. That’s a building issue.” Hmmm… Ok. I recently attempted to contact management about loud construction that was occurring late at night (11:30 p.m.) and early in the morning (7 a.m.) and got no response. Getting guest parking codes has also become an issue. Sometimes it takes several days and multiple emails which often ends up in me having to pay $15.60 for my guests to park. They have also opened up resident parking to retail shoppers on certain days of the week, which means the parking is no longer secured by a gate, and they have not provided extra security or reduced resident cost to park. They also got rid of the concierge. Not to mention rent was increased by 10-15% this year. The cons are quickly beginning to outweigh the pros, and there are better options nearby. I would no longer recommend this community after living here two years.

Honestly I’m not certain if it’s greed or stupidity here at Jamestown/PCM. Either way the optics are flat out abhorrent. Starting Monday we will be in a construction zone on both sides of the property. It appears that the leadership was concerned with how this might impact prospective tenants, because the renewal offers being presented to residents are absurd. One of my friends from floor three had his monthly rent increase $750 a month. As a result, he has purchased a home in west midtown with a mortgage for less than what he pays now. This attitude of “cover our forecasted losses, or get out” is just one more example of the toxic leadership that owns our property. Additionally, there are still no amenities for residents here. The property is unmanned most hours of the night, the leasing office is a caracul and if you get a package delivered to Luxor? Good luck. There is nothing special about living at the flats, so do yourself a favor, and live literally anywhere else.
The trash and recycling was a huge pain in the neck. Dealing with limitations and then having to dispose of things outside of the premises

Well, aside from the extenuating construction noise this past year, it is a great multi-use living working space and great local amenities plus garage parking AND a shuttle (friendly and courteous drivers) to the nearby MARTA.
I would recommend it because the apartments are spacious and pretty well appointed. Not that I wouldn't recommend the Flats, but I'd counsel people on the cost to live here--which I think is probably what the market will bear--is probably too much.

We have had such a great experience here even with COVID restrictions. We really appreciate all that has been done during this strange time.
The parking situation on the weekends has gotten ridiculous. I usually park on the 4th floor next to the East building. At the 3rd floor, the traffic is already lined up and I have waited 20 minutes to exit.
For the price there should be more amenities (i.e: pool, grills, private pet area)
All the staff is professional here and polite...the combination is rare and we love it!
We have lived in several complexes and certainly this is the safest and most comfortable place we have lived in Atlanta
The only thing I dislike is the maintenance noise outside. There is always some kind of maintenance going on since we are located in Ponce City Market.
