Property Ratings at Flats at West Broad Village
This is the worst complex I’ve ever lived in. -Constant HVAC issues - My HVAC unit has consistently been broken for almost two years. Every few months it gets too unbearably hot or cold that I request maintenance look at it, but there is clearly a more centralized HVAC issue that’s never been properly dealt with. You don’t have control over your own apartment’s heat/ac setting, which is insane to me. -Bad plumbing - I’ve had numerous other plumbing and filter issues that are shoddily repaired or left worse off. Recently a plumbing issue was dealt with using a faulty shop vac that leaked all over my apartment. The smell is still there months later. My water pressure inexplicably went down months ago and no answer or solution was given. -Be careful which unit you choose too - I had no idea how noisy the nearby restaurants are in the early morning hours. Routinely woken up by delivery and/or garbage trucks between 2-4 AM. -They hire pest control, but I watch them spray one corner of my apartment and think that’s sufficient. I’ve had multiple ant and/or fly issues that I had to solve with my own money. -Parking is not secure. There are “badged” parking areas, but anyone could walk in and break into your car. My car was broken into in April 2024 with multiple stolen belongings. The mostly-public garage is filled with loiterers - mainly teenagers smoking and drinking. -Moving is incredibly inconvenient. You can’t fit a small moving van or truck under the garage’s short clearance. You’re left on your own to illegally stop on the road outside or try to move in/out from a parallel parking street spot with steady traffic & no loading zone. -Management sends awfully rude emails that are threatening & snarky in tone about pets, people who misuse the trash rooms or smoke in their apartments. I hate those violations too, but surely they have more professional methods to manage a community than send emails with caps and exclamation points telling people to simply follow the rules. -The gym seems nice and is usually empty or quiet. -I haven’t had many issues with packages. They have a package room with a “secure entrance” system, but it’s not actually secure so it’s more just luck that I haven’t had an issue. I sound like a Karen but have never left a bad review online before. This community and its poor management deserve it & I’m looking forward to leaving when my lease is up. Don’t waste your money on high rent for such problematic apartments.
Ever since this property was sold (2022) nearly everything has changed for the worse, most notably the skyrocketing rent (because they can, with no percentage cap, btw no negotiating allowed, "it's our policy - we don't have a licensed broker on staff, that's why.") What makes it worse is the lack of organization by office staff in implementing lease renewals/changes, the ridiculous nightly evening noise level from motorcycles and muscle cars blaring window-shaking music while cruising the neighborhood, loud drunken patrons screaming at all hours, lack of cleanliness in common areas, police presence parked at the entrance to the neighborhood because things often get too rowdy between Dave & Busters and Mona Lounge, resulting in vandalism. The elevators are always in need of repair, there is a lack of ease and security of package pick up (system always broken, staff always blaming FEDEX, UPS and everyone else), and lastly, there is an unacceptable lack of friendliness, flexibility, honesty, responsiveness and competence of office staff, etc. If nighttime noise doesn't bother you, it is quite nice to be able to say, "Hey, I can walk to Whole Foods and Trader Joe's." Just beware, the cost is high. If you don't believe me, I suggest you ask any Henrico police officer. If you DO believe me, don't make my mistake. Always a good idea to do some due diligence and ask the local police for information on safety, noise and resident complaints before moving into any neighborhood. After having a conversation with one officer about the crazy amount of DUIs handed out here, I'm quite certain none of them would suggest The Flats as a quiet, charming place to live.

The leasing office was very attentive and responsive to any issues I had. Katya, in particular, was fantastic. She does everything she can to help residents. I was very impressed with her. It’s a nice property that is in a great location. I had a very good experience overall.

I've never lived anywhere so convenient! Modern, stylish apartments where i can walk to grocery stores, restaurants, barber shop, my favorite shops, gym and more! It's also an easy 15 minute commute to downtown Richmond, and the staff is wonderfully helpful and attentive.

We downsized a few years ago, and only planned to stay at The Flats for a short while. We knew immediately we didn't want to leave! Beautiful, updated apartments, great amenities and perfect location. The leasing staff is amazing, always eager to help. The maintenance staff is professional, prompt and knowledgeable. Lots of activities, lovely neighbors!

Fantastic place to live! We were new to the area having relocated from another state. Very diverse and friendly neighborhood. The staff is awesome, super friendly and host fabulous events for the residents! We love living here because we can walk to the pool, gym, restaurants, plenty of shopping and retail all around. The maintenance staff completes service orders quickly and they do it right. Apartments have nice features, clean upon move in and they even have a service that cleans the lobby areas and hallways. We plan to stay for awhile. Don't waste your time leasing at another community, visit the office and take a tour. You will be glad you did. Truly the best in the area.

Short pump has the BEST schools and is the safest place to live in Richmond. This urban style community being shared with so much commercial space means you can just come home, park your car in the parking garage, and walk just a few blocks to anything you need. I highly recommend The Flats!
Management is absent most of the time and don’t really care about the people that live there as much as how much work they need to do. There have been large dogs running loose in the halls so we asked them to post a leash policy on the door. They didn’t, however, when somebody’s dog peed on the floor they immediately put a nasty gram up telling people not to let their dogs pee in the halls (because THEY have to clean that.) They’ve also been sending people into our apartment fairly regularly. Two this week, termite inspector Wednesday and fire department on Friday. They tell you what time they are coming and there is no flexibility in if/when they come into your apartment, just hope you didn’t have plans that day because you don’t anymore... Overall a pretty bad experience. If the above wasn’t enough, the floor in our apartment has a huge lump in it, there is only one non-fire exit in our building and it’s a 10 minute walk when we take our dogs out but there is a fire door with a nasty gram directly next to us which is annoying.
I do NOT suggest this complex. They were so sweet and professional to get me hooked. And once I signed my lease that was it. I have sent countless emails with no responses. Called and called again just to be told to email. Email again with no response. Go into the office- send us an email. I’m sure you see the trend. I’ve had to call more than 10 times (yes- during business hours) to have anyone answer. I asked for my packages not to be held (on at least 4 occasions) as my work hours don’t allow me to retrieve them. The response? “I’m pregnant- don’t think I’m about to walk it to your building!” They’re not always open during posted hours. They have no issue leaving the office with no warning after you have made clear arrangements to drop things off to them. Office staff have no issue throwing each other under the bus to avoid them personally looking unreliable or bad in any way.
The property management team struggles to follow through, the property was poorly built with wall peeling and leaking windows. My neighbors weren't noisy, but their pets seemed to have special privilege. Privileges like using the restroom in the elevator and it not getting cleaned up until the next mid-morning. It use to be noisy, when Halligans Bar was in the area, even then the noise didn't bother me because that was expected and at time I participated. The convenience is perfect, which is the only reason for the price of rent. I move to a more expensive apartment, just because I didn't care for the property management team.
I would like to say thank you to Courtney for assisting me through my transition as I was preparing to move back to Georgia. She considered all of the plans and options that were available in case I would need to extend my lease. She was always friendly and maintained professionalism in everything she did. I enjoyed staying at the Flats and would come back if I ever returned to Richmond. The apartment was perfect for me with shopping and restaurant options at my doorsteps.
Very upset with your customer service and package delivery notifications and availability for package pick ups for your residents. I live here in the flats. I called the office Tuesday night, 12/26 and left a voicemail asking for a call as well as an email for a package I was paying express and needed for the holiday weekend, being delivered Thursday. I had people on standby to pick it up as soon as I knew it had come in... as I work nights and cannot get there my self before 6. The package arrived Thursday before 6... and was delivered to the office as is procedure ,... NO ONE calledl, NO EMAIL with delivery notification either. I retrieved the package from the office on Tuesday, way past the time I had needed them, ...still no email....or call... or verbal acknowledgment of receiving my voicemail or my email .... I sent an email to their management, letting them know how upset I am about no one letting me know I had a package on Thursday. I needed those items for New Years Eve. I understand closing on Sunday and Monday for the New Years holiday, but think closing 4 days on a holiday weekend with lots of package deliveries and no way for their residents to get their packages for those 4 days...excessive! They should have at least had one person there on Friday for package pickups/deliveries since its the holidays and a busy time with package deliveries. I have asked for the $25 back I paid for express delivery at least...No RESPONSE to this request yet..... This is an ongoing problem with package deliveries at this complex as the office has limited hours(nothing for later evenings and only a few hours on weekend. They also lock the office if they are out showing apartments during office hours... I have in the past also had a problem with no response from emails or voicemails...simply saying they never received them.... I am receiving their emails no problem and have had a response about 10% of the time, so we have the correct contact info on both ends...? Hoping they will do the right thing here to take care of their residents. Based on this experience and the lack of response and good management on the office side, I would recommend renting from the private townhouses in West Broad Village instead. (The community itself is very nice). They appear to have no authority or willingness to help you within the office. There appears to be no higher authority to appeal to either when there is an issue.
I'm in my 9th month and counting down till I can move. The noise below from the bar will keep you awake every weekend till 2:00am, the windows leak when a heavy rain comes through and the howling wind is so loud. The walls must be constructed well, but the floors are very thin as it sounds like the person above is going to come thru the ceiling. The only thing good about this place is the maintenance crew, they are top notch and come at a moments notice. It's convenient to a lot of places, but definitely not worth losing sleep from all the noise. Check where your unit will be before you sign anything.
The Flats at West Broad Village is a perfect living space for the individual or family that's looking for a vivacious place to live in the comfort and accessibility of Short Pump: a safe and commercial area within minutes of downtown Richmond. With a large shopping center and both Whole Foods and Trader Joe's nearby, this is an ideally convenient place to reside. Also, there are multiple restaurants and bars within walking distance; not to mention a gorgeous fitness center and pool for residents! There is noise at night, but it's to be expected if proximity to entertainment and nightlife is a priority. All of the benefits of the location and beauty of The Flats is what makes this place so above average, compared to other communities in the area.

It takes your breath away for those who miss the shopping to the gourmet dining sound s you all paneled doors , hugh closet space a spectacular view and distinctively chicks an understatement. Please take the tour... The family will live the great food choices in walking distance! ACAC IS a great GYM, or listen to jazz at the Wine Loft ( great foot) this is living! 9' ceilings & the most modern appliance. Even on site storage space for residents.???????????? I luv it! You will too. Oh there is gated parking for residents
I moved here and I don't know anyone, so this was a great community to meet people. It can get a little noisy since I live next to a bar but it's not that bad. The staff is friendly and the apartments are gorgeous though a little pricey.
as if everything was'nt already perfect, I just learned Duck Donuts will be at my ground level!!! Also resident appreciation week annually is wonderful.. Thanks to the staff. Also, I would like to thank Mia & Chrissy for offering their assistance after my surgery. Upscale, Chic, spectacular are adjectives that come to mind. Not for everyone, only those who yearn for the Best! The attention to detail surpasses anything I've seen elsewhere. I hope they do a senior building I can afford when I retire in 5 years! This apt. Makes me feel like I'm living in a million dollar listing! Security. & gated parking are also comforting ammenities
4 years of the best! Office staff, maintenance , the community, the view, the amenities , the apt. size, security, & most of all the WOW look on my guest faces?? I feel like I am in a NYC penthouse! I 'm 61 & this home is another world from the 3.3 miles I formerly resided in for 10 years!!! I have pics proving my delight!
