Property Ratings at Flats at West Village
I'm a parent of a female UVA junior, who lived here for the sophomore year. The location is nice, a short walk to the corner. From a parent standpoint, safety and security are the key factors and this apartment meets them. At first, I thought the rent was high for a college town, but after a bit of a research of the hosing options in the neighborhood, it was understandable (actually it's on the cheaper side). When my daughter decided to move out, there was a bit of disagreement on the damage that was made during the lease, but it was handled professionally.

I usually never write reviews, but the interaction I had with the new property manager here was so incredibly upsetting that I hope nobody has to deal with this. My friend was visiting for spring break and I had asked management about their visitor parking policy, to which they told me it was fine to park in the garage. However, looks like that was a lie because my friend was towed and charged an exorbitant fee of $150 which, btw, could only be paid in cash. Apparently they had updated the policy but had not posted any sort of sign on the parking spaces or by the doors. Myself (as well as at least 3 other people) also did not receive the email they claimed to have sent. When I asked the property manager if she could post a sign by the doors to avoid miscommunication in the future, she told me no, and that it was my fault for receiving the wrong information. I was so taken aback by how rude this person was, and how immune she was to any sort of feedback from residents. Instead of helping residents resolve issues, she will blame it on you and invalidate your experiences. Please save yourself the time and money and do not live here.
THEY DON'T PRORATE RENT! even though the move in date is August 17th! I had to pay for the full month of August and for hotel accommodations until the 17th. I requested to move in early, which they didn't allow even though my roommate said the apartment was all cleaned and ready the weekend before. Move in was a terrible experience w/ broken elevators. The fire alarm went off 3 times in one day in the first week. I received parking warnings even though I don't own a car. The management is very rude. Packages can only be picked up 9am-5pm even if you have class 8am-5pm. One of the managers sat there and laughed at us as we tried to explain the situation to them. My apartment has a hole in the closet door and they haven't fixed it or contacted me even though I put in a work request the day I moved in. Honestly, management couldn't care less about you, except to get your money.

Management changes frequently and is unhelpful. Fir alarms go off FREQUENTLY at night making it impossible to go to sleep and leaving you out in the cold at night. This hS been going on for YEARS and they have done nothing to fix the issue. Train track nearly by is also very loud.

Filthy hallways, broken elevators, green pool that was never cleaned, and incredibly disrespectful and awful staff.
I have lived in this building for a long while, and I wish that I had moved out. This building was really good at first, but frankly, each year it has gone more and more down hill. The current leasing staff is quite short with their tenants, even ones who ask for nearly nothing. The gym is not as “state of the art” as you would think, and the provided furniture is sub-par. Additionally, there is near constant construction outside, especially if you live on the 9th street side. If I had to pick where to live again, this would not be the building I would choose.
The Flats at west Village are walking distance to center campus for UVA and offers a lot of awesome amenities, such as Starbucks and private study rooms. The Pool and hot tub are a great added bonus. The 24 hour fitness center doesn't hurt with all the great local food around.
While the amenities are nice the cost of the apartments have increased each year as well as parking. Apartments first offered at the same price as others the same size are now being charged for balconies or premium balconies and that is wrong when the original tenants should have been presented with the additional costs upon leasing bu now have then added as a way for the complex to charge more for less. The building has not been maintained as well as it should being that it is now only 2 years old, The interior hallways are dirty and stained and the trash rooms are in disrepair and trash piles up as well as the smell. These apartments were to be the newest premier student apartments that were soon turned into multi use including students, professional, and others. While the apartment complex needed to fill the apartments the non all student atmosphere has effected the community.
The apartment building has many great amenities, a pool, hot tub, gym, study rooms, etc. Great for the college student. The apartments are brand new, and the best part is that each person gets their own bedroom and bathroom! It's very close the the corner, although it is a bit of a walk to central grounds. Very close to the downtown mall and the hospital.
This is a great place for students who don't "need" to live in the 14th street - rugby road area. The apartments are all furnished and only one year old at this point. So, in general, it is a clean place. There is a decent gym (with free weights) and a small swimming pool that gets sun until late afternoon. Both of these seem unused during the day, which is nice if you prefer some privacy. Due to the nature of the tenants, i.e. college students, the building can become noisy at times. The walls are not extremely thick, so if your neighbor throws a party you are very likely to know about it. This may not be agreeable to professionals or families. Overall, it is a nice apartment with a great staff.
When you look at the lobby and the amenities and even an initial glance at one of these apartments, they seem nice but that is what makes it dangerous. The rent is very high, the materials are low quality and things are constantly breaking and after one year, they are already deteriorating. However, the worst part is the fire alarms that go off in the middle of the night almost every single day, leaving you completely sleep deprived. Additionally, the staff is incredibly incompetent and unhelpful, which makes solving the many issues even more difficult. Beware, they squeeze every dollar out of you possible.
