I wish I could post pictures of the cockroaches I had in my apartment. (Pest control came 5 times and it was as if they never came after a few days). The smell was terrible, I tried using 8 things of baking powder, 2 plug in air wicks, and Febreze, and still smelt bad (all my clothes and towels stunk from it also). There was also mold in the apartment which I got ill from. In the weight room the weight machines were mostly broken, and in the games room things like pool cues were also broken. The staff was welcoming, the size of the room was nice and price was great. Definitely would not move back here though.
A terrible experience for my family from beginning to end. Uneven floors. Incomplete maintenance request. Wasps flying everywhere outside. Dog poop everywhere outside. Unusable laundry rooms (we started using the laundry mat). The mold is so bad that my poor newborn was constantly sick.
If I could give less stars I would. TLDR: Apartment floods, upgraded vs non-upgrade does not mean anything for quality. Despite renting an "upgraded apartment" we arrived to an apartment with a broken window being covered by a tarp. There was extensive mold in the AC system, and it was so bad my wife had an asthma attack. They didn't even replace the filters. The dishwasher didn't work and spewed water onto the floor. The kitchen sink leaked into the bottom cabinet. There is a gigantic hole leading into the interior of the wall. These are just the major move in issues. It took them over a month to fix them and I had to argue for livable conditions weekly. Starting in April we our first rain, about an inch. It poured into the kitchen and bedroom through the windows and baseboards. Talking to other people around the complex, this happens to them as well when it rains. The window fixtures are in such disrepair even the lightest rain saturates the interior of the walls. I am writing this in June and they have provided no fixes or remediation. We have flooded five times. They are doing nothing. I keep hearing contractors are coming on June 15th, but based on how everything has gone this year I would bet they just plan on stalling until the end of the rain season. Beyond those unlivable conditions, the apartment is just generally gross, decaying exteriors, cockroach battles, and 10 inches of paint covering ever surface (and yes this includes the outlets and cabinets they just painted because they were to lazy to do it the proper way). Please save yourself and choose anything else.
Dog poop everywhere. Smells like weed and cigarette smoke. I’ve gone through three bottles of febreeze since moving in because the smell is unbearable. There’s been a broken water line for nearly a month and they still can’t fix it. Trash everywhere. The building’s foundation is sinking, but they keep saying everything is fine and it’s an easy fix. I’ve been waiting for several work orders to be completed since I moved in. Maintenance keeps closing my work orders, but they haven't actually fixed anything. Whoever remodeled the units did a terrible job. Management keeps changing. I’m pretty sure the positive reviews were written by the staff. The staff is definitely not friendly. They’re lazy and incompetent.
management truly does care about their tenants! Vivian at the leasing office helped me understand everything I needed to know before I moved in and went above and beyond!
Upon recently touring the property and viewing several renovated apartment units, I found the office team to be most professional in facilitating my preferences and timeline. They are obviously making a strong effort to attract/retain a good clientele of tenants. Both Vivian and Brittany were excellent in assisting with the application and securing my desired apartment in a timely fashion.
I can’t express how amazing new management is. They have came in and freshened up the property! They are doing things old management didn’t care about doing like painting and fixing the parking lot. Installing new building signs so your friends can see where they’re going when coming over. They have also required all residents to have parking stickers which I like because it regulates who is on property. With such crazy times I like how new management is focusing on bettering the property and keeping residents happy!
Major hand claps to the new management team who is finally listening to suggestions about trouble areas on the property. Today I was finally able to walk my dog into the dog park after 2 years of a mud pit! THANK YOU!
New owner(s) do not take care of chronic maintenance issues, hire super shady contractors, property is falling apart, in general running it like a slum.
If you’re looking for a low quality, smelly apartment where the internet and water are shut off on a regular basis, look no further!!! Flats on 12 is the roach infested, high utility dumpster fire you’ve been looking for! So move into a dirty unprepared unit, only to get screwed with a clean up bill after you leave. Even though you leave it better than you found it! The weight room is garbage and the upstairs community room is often locked. People will take things out of your laundry if you don’t sit there for two hours to watch it. Consider living in a nicer place, somewhere like hell
They have recently changed the utilities to everyone splitting the property bill. I am one person, don't have a washer/dryer in my unit, only shower 1x per day and I never leave any lights on... I'm paying about $150 in utilities... while there are families with 6 people living in one unit and have a washer/dryer jacking up the expenses for everyone else! There's a bad roach... bug... flea problem here. I hate this place so much. I'm not a hard person to please but I absolutely hate it. Computers in the lab and the printer don't work.. some of the cardio machines MIGHT work once in a while.. water is shut off nearly every week without warning.. the cable they provide dropped nearly all channels... hmm what else... OH the TAMU private shuttle no longer runs... there's more problems than this too.
I have lived at Flats on 12 for a little over a year. My apartment has been flooded twice and had had water leaking from the ceiling destroying my rugs and curtains 4 times. I continually turn in request to have it repaired and the maintenance only paints over the problem and has not repaired it in over a year so you can imagine what it looked like after Hurricane Harvey. Now there is mold in my apartment in the dining room and bathroom. Last night, the cabinet, which I have spoken with maintenance about fell and broke the toilet and again my apartment was flooded with water. The maintenance is HORRIBLE! The management does not care about residents, only the renting apartments. Example...we were sent an email that they would check the empty apartments first, after the hurricane, instead of making the necessary repairs for those of us currently occupying an apartment....you see their priorities! Once you get in the apartment, they invite you to all types of community events and waste money but need to be taking that money to make the needed repairs instead of doing surface repairs to make things look good from the outside. When I walk to the parking lot, there is furniture that has been trashed from either people moving or maintenance clearing apartments...it is beginning to smell, rats are starting to come around, and it's just a horrible eye soar! Here are the issues in my apartment: 1. mold 2. water damage 3. holes in ceiling which causes water to leak into apartment 4. new dishwasher will not drain 5. counter top installed inappropriately and is slanted DO NOT MOVE HERE.....YOU WILL REGRET IT! If I could give a rating below POOR, I would give it to Flats on 12! The only positive thing I have to say is that these apartments are is a nice location which is why I moved there.
Terrible apartment complex. We have had COCKROACHES for the past year, they were here when we moved in. After sending multiple maintenance requests and being ignored, I have finally given up and decided to deal with the cockroaches. It is disgusting!! I've had leaks in my bathroom ceiling, bathroom sink, leaks under the floor boards. The ceiling fans aren't properly secured and shake as if they're about to fall out of the ceiling, but maintenance said "it's fine." The computer and printing area hasn't had internet connection in months, which is very inconvenient when I have to print out homework. Their computers don't even have microsoft word, powerpoint, excel....nothing. They're completely useless with no internet and no programs. Pool is alright. Laundry area is filthy and you can't even refill your laundry card because the machine is broken. Found multiple sewing needles in the CARPET of my floor when moving in, luckily I found them before I had one go through my foot. I could go on and on, but PLEASE do not move here. You will regret it!!

The management will have you sign contracts that are half blank. And when I turned my stove on it seemed like it will start an electric fire. When I called them they didn't come until days later to fix it. The managers doesn't follow their contract.
THE MANAGEMENT WILL LIE TO YOU AND TRY TO MAKE YOU SIGN A CONTRACT THAT ARE HALF BLANK. SAVE YOURSELF THE HASSLE AND THE APPLICATION FEE. THEIR RIDICULOUS 125 FOR JUST APPLICATION IS BEYOND REASONABLE FOR A VALUE FOCUSED APARTMENT. GO TO OTHER PLACES LIKE PLANTATION OAKS WHICH IS PRETTY MUCH SIMILAR FLOOR PLAN BUT THEY WONT LIE TO YOU OR TRY TO TAKE YOUR MONEY AWAY. UNDER NEW MANAGEMENT THEY ALL SEEM LIKE JUST THIEVES OUT TO GET YOU. DON'T FALL FOR THEIR MISLEADING ADS. THEY DO NOT DELIVER ON THEIR PROMISES
I absolutely love my apartment complex. I have loved here for over 4 years. The office employees are very professional and great at customer service. The maintenance requests are answered and worked almost immediately. The Washateria is very clean and everything works. That is always very impressive to me. Winning this contest would help me so much. I have paid bills it seems like all my life, struggling and all but God makes the impossible possible. Please help me just for a year would mean the world to me. To just have a break from something. ??thank u
Flats on twelve is an OKAY place to live. The community is great friendly people and very quiet. BUT the thing is they never showed us the apartment before we moved it they just handed us a key and thats it we also never got a mail box key. Once we moved in we noticed that the apartment was very old nothing was ready in my apartment it took over a month for the maintenance people to come fix the dish washer which had mold inside it for many months the carpet was nasty and had a bad smell and til this day I've yet to get that problem fixed. To add to the madness my husband found a dead snake right at our front door (INSIDE OUR HOME) we called the office and never got a call back. And since it's been bought over by another company all the people that have moved out their apartment are band new and yet if I'd like for my apartment to be new like the rest I'd have to refill out a rental application pay deposit basically do the whole renting deal over again JUST to get a better living condition smh. I have a 2yr old and I'm currently pregnant I wouldn't recommend anyone to move here.
