They advertise a $500 gift card as a move in special, i ask at the time of signing my lease if I would receive it and was told that I would. The leasing office told me that it would be sent to my email. I've been here 2 months, have asked 4 or so times about when I would receive it and they said they would look in to it and let me know. (They never did) or that i should receive it in my email. Now I receive an email stating that I don't qualify for the gift card. They lied to me. I should have went somewhere else where they actually honor their move-in specials.
My Wife and I had a terrible experience trying to get an apartment here. It was like the staff didn't want us to rent there. Very rude and I'm surprised anyone lives there anymore if they treat people about to hand them money this bad before we sign a contract locking us into giving out our money.

The design and prices of this complex looked promising. However, when I called and also visited in person, the Staff were very defensive and used topic avoidance techniques for basic and common questions. The prices they advertise online are only for 15-month leases. If you want a 12-month lease, costs more per month. Want to move in on a specific day, no, only on Fridays. What does it cost a prospective tenant to have their background and credit run which costs them about ~$25 on average to run...$100 per person? Want to move in on the day advertised for unit XY, nope it's not available at that time, only a week later for more money per month.

This property has made great improvements to the property. I love the management team, especially Rina. This property is in the best shape since it has been built.
The property is very well kept and love the pool area. The staff in the front office is very nice and so helpful. Great place to call home, hands down!!
This place is amazing! The management here is very helpful! Maintenance seems to always be on top there stuff, and the pool look fabulous!!!
DO NOT LIVE HERE! We were paying way too much for an apartment that was falling apart! We didn’t see our apartment until after we signed the lease and the carpet was old and floor tiles were broken in several spots and it was dirty. Then once we moved out we didn’t receive a letter or phone call saying we owed anything until we got a call from the collections agency. The management is saying they cannot talk to us about anything and avoiding us. The itemized statement from collections shows several charges that do NOT say what they are for. If you want to be screwed over by an apartment this is the place to go!
The new management company purchased these units in October and everything has gone downhill since. On the first day they 'owned' the new property, they PADLOCKED the pool, hot tub and gym and it has not reopened since. This is (WAS) the most convenient way to access the office, so now residents have to drive around to the outside gate access point. Every time you ask them about the pool, hot tub or fitness center in the office, there is a different story - usually blaming it on the past company (who never had problems and cleaned the pool 3 times a week and had it open year round and after office hours!). And yes - you have to go into the office to talk to them because they don't communicate with their residents in any way. Residents were supposed to be able to pay rent online, but still NOPE. A neighbor said many of the water bills were wrong and late, and then when notices came out, they said we were all late in paying it. Why pay for amenities you can't use.... but they haven't offered a break or anything to make us happy. Don't believe the excuses they tell you in the office. A neighbor also told me that some people who complained and were up for a re-lease, weren't renewed because they were 'difficult'. Current residents are just trying to survive the transition...

I love how it’s peaceful, quiet and friendly. Everyone is friendly and says hi. The office staff is amazing! My puppy loves visiting the office to say hi to everyone. It’s a community that you can feel like your apart of no matter if your involoved or not.

Do not waste your time or risk your health or your loved ones' health by living here. MOLD is growing throughout the complex and management refuses to take care of it. I have gone to the ER for complications from breathing in mold spores daily. Management does not care about its residents, just their money. I have developed asthma due to the mold and I am pregnant. I have made several attempts to these people to fix the issue, but they refuse. Management likes to act like it doesn't exist. They are extremely unprofessional. The property manager is the most immature and ignorant person of which I have ever had the misfortune of speaking. She said, "Mold is not harmful. Mold is indoors and outside. You breathe mold everyday." Anyone with the slightest knowledge of mold knows this is far less than true. Indoor air can be 100x more polluted than outdoors, and my apartment definitely is. The mold is so bad, you can see it on windows as you drive through the complex. As a pregnant woman, I am leaving this place as soon as possible to ensure that my and my baby's health are not compromised. Beyond that, the gym is severely outdated and much of the equipment does not work. Not to mention how unsanitary that area is. There is no parking for guests at all in the complex. Upon move in, many things were broken. The exit gates rarely work properly, so sometimes you can't even leave for work. They will also overcharge you for things if you don't have a bill for the actual price (in my case, water.) I pay way too much to live in such an outdated and uncaring place. I urge you not to even consider living here. It is a threat to your health and is NOT worth the price. They like to pull you in by giving you no application fee and no deposit. Don't fall for it.

Upon reading your review, we are saddened to hear that our responses to your issues and concerns were not satisfactory to you. Our staff responded immediately to your condensation issues around your windows. We then contacted you to make sure your issues were resolved. While extinguishing mildew/household mold would be ideal, it can be controlled by regular cleaning of those areas that condensation occur in. Please refer to the TAA Mold addendum provided to you upon move in. Our residents health is not something we would knowingly compromise. Please contact the leasing office to address any issues or concerns you have.
Worst apartment ever!!! I hadn't moved in and they told me that even though I wasn't moving in for 2 weeks I couldn't get out of the lease. I signed the lease less than 72 hours before that. When I asked them if they could try and rent it out, they told me it was highly unlikely because they had a lot of other units. They also tack on extra fees every month, so if you rent is a certain amount.. expect to pay at least $150 over that. Crickets are bed in this area. Don't get sucked in to this place just because it looks nice. I've never lived in a place run by such horrible management. Parking is horrible, expect guest to get towed. Just some friendly advice:) I never leave reviews, but I felt like it was necessary to leave one.

The staff is rude and lack communication! I moved in and my air didn't work off and on for 3 months! The parking is horrible, they clearly don't want you to have any guest! Don't get sucked in by the pool or fitness center...I can't wait to leave!!!

We love it here! Moved in to a 1 bedroom in April 2014 and then to a 3 bedroom-3 bath in August 2014 when my wife and 4 children joined me. Rachel, Kasey, Crystal and Amy are great and take care of everything! Steve (retired Waco PD) handles security with a no-nonsense approach. Pool, hot tub, weight room, cardio room, and game room are all used by my family and we love it. Always clean and always open unless maintenance is occurring. Fresh cookies on Saturdays... most of the time 8-). Very quite complex. Downstairs apartments are a little noisier due to upstairs residents and upstairs apartments are hotter that the downstairs apartments. We live upstairs, so we bought a portable AC unit at Home Depot for the summer and it works very well so we get the best of both worlds. Most important of all, we have had great luck with neighbors!! Thanks Rachel, Kasey, Crystal, Amy and Steve... y'all do a fantastic job!! But the BEST thing of all having owned 3 homes before... are you ready... THEY TAKE CARE OF ALL MAINTENANCE!!!!
