My place flooded since I been there 11 times. They cut ceiling open and left it like that pieces falling on me. All è closet doors in apt never put on since I got there. Fell on my kid 3 times. Put me in another unit while they fixed leaks and that unit flooded. Don't move there it's trash.

Yeah the price may be nice but If you have any type of complaint the landlords are not helpful at all ! Infested with bed bugs & roaches. The hallways smell like weed, and the apartments are not in the best of shape

You have reasonable rates here for a reason. The apartments are outdated and management will not update while you live here. The owners are rude, The owner is a nasty man who doesn't seem to care about anyone other than making his bank account larger. The property manager will not give on anything, they will tell you to contact your renters insurance even if it's the fault of the old outdated building. Its seriously like living in prison....you can't do anything here even have a guest without the property manager sending you a notice of unauthorized occupant, yes no visitors allowed!! Park on the lot you will be towed if you don't have a parking sticker, do not lose your original one that you are given when moved in, or you will get the third degree getting another one. Bed Bugs are in the units and so are Roaches. You have been warned!!!!!

I’ve lived in these apartments for a year and have always been told it’s going to get better. I’ve just recently had to throw out all my furniture due to bed bugs and roaches coming in from other apartments in the building. All the appliances and buildings are super out dated. Maintenance and office staff are slow to respond and usually try to avoid fixing the issue. Would not recommend living here.

Hello We do apologize for this. We are in the office 6 days a week and respond to every complaint or issue that comes in. We have not been notified of any bed bugs. If someone says they see bugs (i.e ants, roaches etc..) we are on that immediately. But if they don't tell us they have bed bugs, we do not know to inspect their bed. We are always here for our tenants and would like to know if someone has bed bugs that we can rectify this. We do inspect our buildings and spray every 2 months and are working every day to keep this complex looking good. We have had many tenants come in thanking us for the improvements that have been done and we look forward to many more improvements.
This is one of the worst living experiences I've ever had. The only positive about this place is the location. Maintenance is NOT 24 hours a day. The only way they come out is if you contact the rental office. They cover up leaking ceiling, mildew, and mold with paint. The plumbing is awful. I have to flush my toilet 2-3 times for things to go down. They have a horrible roach infestation. I tried to get this issue fixed for a year. They told me I must be seeing ants and not roaches. If you live here after reading this review and the others posted, it's your own fault what you experience. Sometimes price is just not worth it.

I do apologize for your experience. We would like you to come to office and let us know about the issues you are having, as I do not have any open work orders on toilet issues, leaky ceiling and mildew. We are 24 hour maintenance for emergency calls. I am not aware of maintenance covering up mildew with paint and would like to know if this happened that I can rectify this. Regarding roaches we do our best to maintain this and inspect apartments for living conditions. We inspect and exterminate every 2 months, and more in between if we deem necessary.
I lived here for 6 months and hated it. The baseboard heating really did not do the trick in the winter, I supplemented with an infrared space heater but that still was not sufficient. I lived in Building A, it was like living in a garage once it got cold out. Terrible insulation. I suspect the glass balcony doors need to be changed, as the bedroom was bad, but the living room was just plain frigid. The floors were so darn creaky in my apartment on the 2nd floor. Never felt like I was standing on solid ground. Also, the hot water heater was no good. If you're running late for work and need to shower, it sucks to wait 5 minutes for hot water, if you get it at all. I took so many cold showers when I lived here, none by choice. USPS won't deliver packages here, you have to go to the post office every single time you get anything. The mailbox is too small even for dvd-sized packages. The post office is really close, but it's still a pain if you buy a lot of stuff online. The "gym" literally had 4 dumbbells and a bowflex type machine that looked like it was from the 80's. My kitchen cabinet at move-in had a disgusting, almost mold-like spot on it taking up more than half a shelf, and the maintenance guy just said put contact paper on it. All in all, it's not nearly cheap enough for what you get. I get the impression that they're just trying to milk what they can from these apartments without putting money into them, until they decide to sell the land to someone who will knock it all down for something nice because of the prime location.

DO NOT MOVE HERE! I REPEAT, DO NOT MOVE HERE! I live here now and it has been an absolutely miserable experience since I moved in over two months ago. Every pipe in my apartment has leaked and flooded my floors. The office is slow to help if they do at all. The apartment itself is under kept. Closet doors hardly work, windows and doors don't close all the way (letting in insects), and the floors, bathtub, and appliances are all cracked, chipped, and curiously discolored. They demolished the pool, there's hardly ever parking in the lot, the gym key doesn't open the door, the walls are paper thin and ceilings/floors are very loud and creaky, and apartment wide power goes out for hours without warning. I email the office with a new problem weekly, almost never with any response. It is apparent that the staff does not care about their tenants at all other than to get our money. My apartment has now flooded 5 times. I've yet to actually use my entire apartment at one time. They may take up to a week to fix the pipes and they will not clean up the flooding. The bathroom sink has flooded twice into my bedroom through the wall. Their refusal to clean up their mess caused me to get mold poisoning the first time. After a week of complaining about not being able to sleep in the apartment I pay for, they finally sent a cleaner. This time (as my bedroom currently has sitting water) it has been over a week and they said they would send someone to no avail. I've had property damaged, had to spend an exorbitant amount on items to clean up their mess and cover the mold stench, and had to miss work several times to clean up or wait for their maintenance people. This apartment has been a miserable waste of money. If I weren't stuck in a lease, I would be gone in a heartbeat. I'd give them 0 stars if I could. But the location is okay.
For starters, I love the location of my apartment. It fits my personality and my lifestyle to perfection. It's in the city, right on the Ohio river, right next to Newport on the levee which is basically the entertainment district of Newport Kentucky. But also, the bridge to downtown Cincinnati, Ohio is right next to me also. I look out into my parking lot and there's a great view of the city, the river, and the bridges that connects Ky to Oh. As for my apartment conditions, well that's a whole other story. There's plumbing problems constantly which maintenance has been pretty good and quick to fix the problems so far. I've needed sink and toilet repairs done, my bedroom ceiling started leaking water recently because I'm on the top floor so the roof was leaking and therefore caused the leak in my bedroom. They fixed the roof, but has yet to fix the stained ceiling from the water in my room and the hole in my ceiling which I poked so the ceiling wouldn't fall down so that all the water would drain. And recently my kitchen sink is leaking now... I enjoy my apartment minus all the problems. I really don't want to leave.. I can't really afford any where else especially in the location I'm in now. I could really use some help.... I hope this review helped any readers reading this and looking for apartments in the Newport, Kentucky area.
This place is thorn in my backside. I lived here for 2 year, as soon as I moved in the place was a message and the stove didn't even work. I told them about it and they said they would reduce my next month's rent, but that never happened. I confronted them about it and they said th at they never said that, so I'm said forget it. Also it always took them about 3-6 months to fix any problems I had with the apartment, and usually even when they said it was fixed, it really wasn't. So I finally decided to move and as I was moving my stuff, they towed one of my vehicles because I had stuff that I was taking to my parents farm. I confronted them about it and they acted like it was my fault. They knew that I was moving out within a week and it would be gone by then. They said it had a flat tire and that it was unsightly. First off it didn't have a flat tire and the ticket on it was for the wrong car. Now I'm fighting to get not only the money for the wrongful tow but also for my security deposit.
Great location for the sports fan! On the banks of the Ohio across the river from G.A.B.P, the Banks, and Paul Brown right down the street from them. Next to the Newport Aquarium and Newport on the Levee a great dining and shopping experience. Nice pool, tennis courts and workout room in complex. Apartments a bit small but for the price and location you can't beat it. Ample parking, great views and close walk to everything. Public transportation a block away. New hotel being built next door for your out of town guest to stay in.
The buildings may be a little out dated, but the apartment staff and the community in the surrounding area is amazing.
