Flats170 at Academy Yard

Awful living condition. Don't be deceived by outside appearance. Some buildings has carpet in hallways and others have awful looking I don't know what to call. Yet you pay the same amount of rent as the buildings with carpet. Dumpster Fire is what this complex is. Don't let the devil fool you. You are told that gas is calculated by individual unit. That's not true they split with all tenants in the building, which is not fair. Specially, if you have no children or others living in unit. Why should I pay for tenants who have families vs tenants who are single.

This is a quiet and peaceful place to live, the office and maintenance staff is magnificent, for me there are only two negative points: the parking lot (which is not enough, especially if you arrive late at night) and the smell of marijuana which It has escalated to a level that for me is already unbearable, the building and its facilities are in excellent condition, but for these two inconveniences, I would say that Flat 170 is an excellent place to live.

Poor customer service in many areas. Residents don’t abide by non-smoking regulations. Changes need to be made asap, I used to love living here. But the changing of management has really made this place deteriorate significantly.

I have only been here for a week, but I already enjoy it here. Everyone seems to be friendly. Leasing consultants have been most helpful as well.

Flats is a great place to call home. They believe in the comfort of their tenants, and aim to meet everyone’s needs in an expeditious manner. I give them a five star ??

Flats170 is a pleasant enough community, but the quality of stewardship has declined drastically since Bell Partners bought the building.

My two year experience went very well overall. There's no perfect community, but I was satisfied overall.

I moved in here a few weeks ago and it’s been a great experience so far. The management has gone out of their way to make my move in as smooth as possible. The community has a quiet feel. Very conveniently located apartment complex.

Not a recommended place to live. Too expensive for too little, safety here has gone down hill, parking is a nightmare.

These apartments are nice and definitely have a more luxurious feel. The maintenance team responds quick to any issues within the apartments. The location is great.

Flats 170 at Academy is a nice community but it needs some attention to detail about the parking, pets under control, residents having consideration for others. Stop blasting there music and stomping across there apartment floor as if nobody is under them.

The community has a good location, however it was recently bought by Bell Partners and things have gone downhill since the new ownership.

You will not find a better price for an apartment complex in this area. Space and amenities far exceeded my expectations. The gym includes treadmills, bikes, weights, and a studio room. We also have a theater room, community room, and computer cafe with a conference room. Each individual building has security cameras and secured doors. Not only are the apartments well-maintained, but so are the grounds area with a dog park, fireplace, and swimming pool. Last but not least, the staff. I have never met a staff who goes above and beyond to ensure this is not just a place to live but you feel like family. They hosted a breakfast for us around the Holidays. I cannot say enough pleasant compliments about this hard-working and dedicated team. There has not been a problem they haven't been able to resolve with patience, care, and kindness.

I have lived here for over 3 years. This apartment home is in a great and growing community. Quietly tucked in between Baltimore and Washington, DC. Even about 15min from the airport. GREAT LOCATION!!! The amenities are great! Staff are great and responsive. Floor plans are the best--I should know I have lived in three of them! Only because of roommates and extended family during the pandemic. Oh, they were great in the pandemic as well. MOVE HERE!!! You won't regret it.

We love living here at Flats 170. Clean, safe, convenient and comfortable. The staff working here are always friendly and have plenty of special events to get involved in, even in the time of Covid. We recommend Flats 170 to anyone looking for a new home.

We’ve lived at flats 170 for 3.5 years. Up until recently the only complaint we’ve really had was the lack of parking. A month ago however, we were woken up to a dog barking above us and it has reoccured every morning ever since. When the dog isn’t barking their owner is stomping around making noise. We’ve tried to contact the leasing office multiple times to see if they could help rectify the situation and nothing was done. We finally had enough and decided to move someplace else.

If you're looking for quality, great amenities, and stellar customer care; make Flats170 your future home. We moved into Flats 170 in August and thus far I love it. You can truly tell that they love and care about their residents. The staff is always on point which questions and concerns (anything you need really)and maintenance is top notch! My only issue would be the parking however; it could be worse. Thanks Flats 170 staff for making our out of state move happen seamlessly.

The Flats 170 apartments have been a great place to live. I have been here for 2 years and renewing my lease again. I love the amenities that are available to the residents. Something unique that the apartment complex does is host events almost every month. Events such as resident appreciation day, pool party, & game night just to name a few. Flats 170 also creates a fun monthly calendar that is posted in the elevators that shows events going on in the state of Maryland. Oh, and they offer fitness classes! On top of those unique added benefits of living at Flats 170, the leasing office staff is always super friendly and accommodating to my needs. It is a wonderful feeling to be greeted by beautiful smiling faces from Brian, Stephen, James, & Jackie. Such a great team and always nicely dressed! I cannot forget to mention the maintenance crew. They are very responsive to all request and friendly as well. The maintenance crew does a lovely job on making sure the resident’s needs are met and ensuring the apartment buildings are running smoothly. The last thing I will mention is the location of the apartments and the cleaning staff. Although parking can be a challenge at times, the apartments are close to the MARC train and major highways which makes commuting easy. The cleaning staff always makes sure everything is clean which makes the amenities even more inviting.

The staff is lovely. The grounds are well kept, too. It's very quiet and dog-friendly! The maintenance team is always ready to help and they are always so prompt and friendly. We never had any issues living here. I did notice the harsh reviews, but they seem a bit uncalled for! Sometimes people don't pick up their dog poop but you will find that anywhere! Again, I found the complex to be serene and I always felt safe walking my pups at night.

This property is beautiful. However, management has very poor follow through. Unfortunately, they do not take care of their tenants or the buildings. Do NOT move here if you'd like ample parking or a quiet community.

Flats170 at Academy Yard is a wonderful place to live and has nearby shopping and entertainment. Not to mention it is located near major travel routes and transportation. The apartments are very nice and spacious to include granite counters, stainless steel appliances, washer and dryer in the unit and walk in closets. Great amenities to include 2 on site fitness areas, theater room, club room, pool, walking trail, dog park, pet grooming salon, grilling stations, electric car charge stations and package acceptance at the leasing office. The leasing staff and maintenance staff are always friendly and professional. Maintenance request are always executed quickly, sometimes in the same day requested. However, parking is very tight at times and the lots fill up very quickly. I know these facts because I have been a resident of Flats170 since they officially opened in 2013.

TLDR: Don't move here, broken promises, thin walls, and bad management. It's not worth the trouble. There are far better places that are cheaper within 2 miles of this location. It may appear gilded, but your experience won't be. The apartment seemed nice -- at first, a lot of promised features never materialized. I will say that maintenance was always great. A small bit of competence. The apartment is never more than seemingly nicely equipped. When I moved in I was told I would have a first floor apartment facing the forest -- but was given a first floor apartment facing the parking lot -- allowing everybody to look in. I asked management to look into the issue, and they never got back to me (and didn't seem to even care). Out of options (my home goods arrived shortly after) it was this apartment or nothing. I never opened my windows because I didn't want to open my life to every passerby. The walls & ceiling are paper thin, would you like to hear your neighbors tv or every single sound from outside? This is the place for you. I was moving out here on my own and needed an apartment I couldn't get locked out -- something the management promised was available at their location. Their "system" for doing this was a call-box that never actually worked with my phone. Again I complained to management, and was told that it must just be my phone (a fairly standard android phone) and then they didn't deal with the problem at all -- breaking one of the most important reasons I moved out here. Parking is awful, come back too late and you might never find a spot. Would you like more than a single person to have a fob for the front door? Get ready to pay 40$. Management is seemingly incapable to communicating with each other. When I left my keys for a dog watcher at the front desk, she called me in a panic because the apartment wouldn't issue them to her -- until the exact person I gave them to just happened to walk in. This kind of situation happened a lot.

It's a decent apartment community. The amenities could use some service, though. The pool sticks have been broken for months, the pool is currently green, and the tea station in was empty for a considerable stretch of time, as well. The garbage processor doesn't work right now, either, so this price point is definitely becoming a question. Parking can be tough, but it's not nearly as bad as in the city. They've also got thin ceilings/floors, and at times you can hear your upstairs neighbors speaking to each other. Their smoke detectors are also pretty sensitive, so you've got them going off while preheating the oven. Lol. I like the location and the aesthetic of the building. The gym and the theater are nice. The grounds are kept clean, and it's close to Fort Meade for personnel who want to live like 10 mins from work. They had a millipede infestation awhile back, which was gross and unappreciated. Other than that, though, the management staff is considerate and helpful. They let you paint the walls any color you'd like and mount blinds and ceiling fans, as well. It's a non smoking community, which is nice, as well, and the courtyard is a great hangout when the pool has been cleaned.

Yes, I'll admit, the complex is beautiful and very well taken care of. For the price, I believe you get a lot of nice amenities and prompt maintenance services. However, the property managers have their nose in every single part of your personal life. It feels like you are always being watched and the people living here are very intolerant to any sort of noise, even during the daytime. Parking absolutely sucks... If you come home after 8 pm you can forget about finding a parking spot, you'll likely have to park by the fence only to find a parking ticket on your car the next morning. All in all If you want to live in a luxury jail, then Flats 170 is the place for you. Don't expect to have any sort of privacy whatsoever.

The apartment is super quiet inside due to the energy efficiency measures. Tall windows let in a lot of light to keep the apartment bright during the day. Having both gas and charcoal grills on site for resident use is a great way to cook in the summer, plus there are picnic tables next to the grills so you could host a small BBQ. The courtyard has a beautiful gas fireplace along with tables and chairs to lounge in the evenings. There are two fitness centers on site, a dog washing station, bicycle maintenance shop, public computers for residents (both PC and Mac,) conference room, pool table, swimming pool, and video theater. There's even valet trash. There is a dog park, but it's only about 1,000 square feet and covered in astroturf. The dog park does have a water fountain for humans and dogs to use. Because of the small size, in the summer it can smell of urine. While the landscaping is pretty, there are very few areas for large dogs to get good grass walk areas. Mostly, it's little parking islands. If you are looking for green space around your apartment, this isn't the place. But there are tall pretty trees around the edge of the property that allow you to feel like you're in a little secluded campus.

Flats170 is more than an apartment complex, its a community. From the spectacular smoke-free accommodations (outdoor pool, gym, computer lab, theater...) and dog friendly facilities (dog park and "spa") to the amazing staff members, this is a fantastic place to live. The neighbors are both friendly and quiet. Community events are fun and well organized. The apartments are contemporary, open, and beautiful! Plus the location is excellent with easy access to major highways and just minutes from the MARC station. If you want luxury living with a community feel, you want to live here.

They're located in a convenient location near highways. The apartments are very modern and well maintained. The apartment complex is very community oriented, they host events every month. The apartment managers are okay but the community makes up for it.

Living at Flats170 has been a fantastic experience. The rent is competitive, but the real bonuses are the low utilities bills and the added key fob security. Maintenance guys and staff are great and take care of any problems extremely quickly, and there are tons of community events. The only downsides are rising prices since the place has filled up, some noisey neighbors (dogs and stomping, but that's in every complex) as well as one or two random security incidents. The smoke free is an added plus, and honestly after looking at loads of apartments in the area, I am likely to renew my lease regardless.

Moved down to MD from Fl. I must say I love the complex I live in now. Flats 170 have fit my every needs. To me it is not expensive and if it is considered expensive to others, then I believe in paying for what you want. I can surely tell you that this is what I want. Hopefully I can find a Bozzuto home to my liking.

I know it may sound cheesy but seriously everyday my fiancée get home it's feels like we have arrived at a beautiful chic hotel! We live in the main building when upon entering you are greeted with the delicious white tea scent they so wonderfully pump through the vents. Instantly your are surrounded by Beautiful chandeliers, soothing warm colors and the feeling of tranquility. As we walk through the hall you seriously feel like you walking to your hotel room at some fancy resort lol we have a beautiful spacious 1 bedroom apartment with a ginormous kitchen. Every light fixtures it eco friendly and energy efficient as well as the faucets and shower. I have to say my favorite part is that every apt comes with a washer and dryer!!! Truly love living here. Staff if friendly and very attentive. The ONLY negative is parking sucks!!! I wish they would have assigned parking cuz it sucks finding parking. But I guess when everyone wants to live there it's bound to get hectic.

I have really enjoyed my living experience at Flats 170 at Academy Yard. The property manager is Buzzuto. This was my first time living in one of their communities. They truly give 5 star service. If green, energy efficient living is important to you this is the perfect community for you.

In search of a new apartment I turned into Flats170. Wanting a new start and a beautiful atmosphere I quickly moved in. I'm def not disappointed...I love the apartment, amenities, and great neighbors. I have started a family here and they will forever be on my top list of apartments.
