Even though there are plenty of conveniences in this popular locale, Lamar Blvd. and the I-35 will have you in Downtown Austin in no time if you feel like venturing out.

Property Ratings at Flora
The Pros: It's a very nice building, very nice apartments, very responsive and friendly maintenance staff. The Cons: For most of my 2 years living here, there has been rampant theft. Of packages, of cars. Car windows getting busted out on the 2nd basement floor parking garage. Now they've gone through many different ways of handling packages and now have a package room that you have to go to the office to ask for access to, so I think that's better. And they've instituted a PLETHORA of cage gates and automatic gates and fob key readers so the bright side is that car robberies are likely going down but the con is that you feel like you live in a prison getting in or going out. In addition, management is not great as far as "Anyone with any ACTUAL power is not at this property and all issues are routed through Globocorp, I mean Equity Residential." So everything major and minor has that ultra bureaucratic dystopia flavor. For example, there are barely any bike racks here and they won't even let you store your bike on the porch because of "aesthetics" so you're forced to keep it in your apartment somewhere and we have tried again and again for 2 years to get more bike racks but nothing. AND THE FIRE ALARM. I've lived here for 2 years. The fire alarm has gone off 10, 12 times in that time? Never actual fire. Incredibly loud alarms and flashing lights. Happens during the day, happens in the middle of the night. My autistic son has PTSD about it. So yeah. Anyway, like I said, if the price works for you and you want a nice place with great maintenance, this will work. But there have been enough systemic issues with this property that I wanted to make you aware,
...pretty much sums it up. Despite the pros of this complex (nice insides, decent location), dealing with the management, the changes, & the irrelevant fees make it not worth it. I paid a $200/month increase on my last lease renewal, too.
I moved out shortly after a new management company took over the property. They refused to honor the move out fees that were listed on the forms that I signed when I moved in and are charging me hundreds of dollars more in move out fees. Did not reply to emails about this matter.
To keep it short; there is obviously the train tracks. But, beyond that, there is a lot nearby with a motion sensor that is loud and very audible that will go off about 5-10 times a night, plus all day on weekends. You will be woken up by it. Not to mention if you live on the side with the highway, or the side with the dog kennel... The insides are nice, but clearly rushed. Fire alarms seem to have gone down in frequency. Stagnant water in bathrooms. IMO overpriced by at least a couple hundred per unit (plus, you WILL pay an extra $90 beyond what is shown here, as they include required valet trash for 25, 5 for pest (reasonable), and 60 in 2020 for their community internet package, up from 50 in 2019 as they try to trick you to paying the same rent while advertising it as less. Yeehaw. (Internet will randomly disconnect from computers too, which is great for anyone who had to work from home in say, a pandemic!) Overall, don't expect much.

The website syncs our base rents and doesn't include the rest of the lease charges (including if you rented a W/D, storage unit, etc). That's why we make sure to always quote prospects the base rent $90 when they call, email, or tour with us. It is certainly not our intent to falsely advertise our prices as we value transparency. We recognize your concern and have added a disclaimer to our listing here. As far as the bathroom water issue, fire alarm, and internet issues, have you notified management/maintenance?
