North Burnet is a busy Austin neighborhood filled with shops, restaurants, and businesses. It is a highly sought-after neighborhood, home to JJ Pickle Research Campus of the University of Texas at Austin, the upscale outdoor shopping mall the Domain, and Austin Community College: Northridge Campus. Living here has been my best and most favorite experience in all my apartments. I love the new paint job! This property is so clean and well maintained. The unit is okay. Issues with the doors and the walls. The in-unit laundry machines are not cleaned. Some corners of the drawers in kitchen are broken.

The house was clean and move was easy. Apartment community is gated, so that's good too. However gates are sometimes open the entire day. Been only a month. But overall a good experience so far.

The staff in the front office is very accommodating, I am very satisfied with the correspondence I will receive an answer from them within the same day and if they don’t answer the phone the first time they definitely give you a call back within the hour .very peaceful community, very neighborly tenants, wish there was more Maintenance on pet droppings especially in the dog park areas.

Folio team has been great! The amenities on this property are great. Gym, pools, and BBQ areas are always super well maintained. So far so good. The only thing that can be better is rent. Pool table room should be opened at night. Maintenance is good. You can get parking spots easily too

Big fan of this apartment complex! The management team is top-notch, providing excellent service and ensuring everything runs smoothly. The maintenance team is knowledgeable, efficient and responsive. The floor plans are spacious, the community is peaceful, and the surrounding walking paths are a great bonus. I’ve recommended this place to many friends and would suggest it to anyone looking to stay near The Domain without the premium price tag. Plus, the location is a perfect sweet spot—just 20 minutes south to Downtown and 15 minutes north to Round Rock, making it super convenient for commuting in either direction!

Lived here for a year and had a great experience. Great location and fair price for being so close to the Domain and Mopac. I've always felt safe in the neighborhood and maintenance responds quickly though I have not needed to place any requests other than the smoke alarms.

Terrible service. They charge an application fee and then make the entire process a nightmare by coming up with strange and unreasonable excuses for denying the application. Despite having more than enough funds on our account to meet their requirements, they still refused to proceed. It seems like they’re just looking for ways to take your money without any intention of approving the lease. Highly unprofessional and borderline fraudulent behavior. Avoid at all costs!

need more cleaning around the buildings and ask people to use designated smoking areas and create such spaces, not everyone like to be in their home and be a passive smoker.

The Folio is a great place to live. It has decent amenities and is in a good location - close to the Walnut Creek Greenbelt trail, and near the Domain. Management has gotten better in the past few years, and they are usually responsive to maintenance requests (sometimes you need to ask multiple times though).

Pretty nice community, when I first moved here, I thought it was one of the luxury complex in the Domain area. Perfect environment, close to the nature, fast response maintenance department and very responsive leasing office. The only issue with my experience was the neighbors upstairs. Stompers stomps all the time including midnight. People are careless these days, the nice leasing staff talked to them multiple times and they just don't; change.

Well kept property that always has something going on for residents. For example, we can take in our xmas gifts and wrap them ourselves for free with the provided wrapping paper, tape, bows etc they are providing for free. Its a nice gesture to have one less thing to buy. Super thoughtful idea. Its the little things that count. I love that its dog friendly and everyone is mindful of others pets when walking.

Amazing apartment complex. Units are spacious and modern, great ammenities, and very responsive to service requests. Couple of minor cosmetic issues for service requests were addressed very quickly.

I lived at Folio for a year the staff is amazing the complex is quiet and full of working professionals. No bugs at all the whole time ( and I lived on the first floor ) Maintenance is the best I have ever had in an apartment! They are very fast, literally the same or next day. I like that they don’t have Valet trash (no fee) and I think it helps to not have trash sitting out everywhere. The grounds are always kept clean and landscaped. Surprisingly I don’t hear lawn guys with blowers etc. I don’t have grass in front of my apartment though. I face the parking lot. Most everyone picks up after their pets as well. The only issue was my upstairs neighbors loudly walking all hours and late in the evening. My side neighbors I never heard. I would stay there again just maybe not first floor!

No complaints! The apartment was clean when moving in. I really love the natural light, as well as apartment lighting. It’s spacious and overall it’s a pretty quiet community. I haven’t used all of the amenities yet, but I definitely plan to (especially the dog wash stations for my full sized goldendoodle). The office staff has been friendly, approachable, and most importantly responsive. The welcome package of soaps and fragrances was a nice touch. I’m not a picky tenant, but the reason I had moved here was to leave the low apartment lighting and loud environment at my previous place. It’s been about a month and I have no regrets. Thanks yall!

The maintenance is good and comes when it is urgent. If it isn't urgent they fulfill the request well when they get to it as soon as they can. I sometimes hear raised voices from one of my neighbors but I don't let it bother me.

Clean, spacious and ventilated apartments with french windows that let in enough sunlight to naturally brighten the house. - Mainteneace requests take a week or more for resolution - Leasing office has convenient facilities like coffee machine, printer and a pool table - Gym has basic equipment
