Property Ratings at Fondren Hill
I've lived here for a year. 6-8 property managers have been hired and fired. Their accounting department regularly harasses you for rent you've already paid. At best, it takes weeks for maintenance to replace a hot water heater element. It's so poorly built, you could drop a marble on the floor and it would never stop rolling. Rent should be $300 a month based on quality alone but it's across the street from UMMC. They are actually raising rent soon. They have made zero improvement to justify why other than the market allows it.
During my one year of residence here, I have so many maintenance issues, most of which can be attributed to how old these apartments are. But because of how regularly the management and maintenance are replaced here, maintenance requests usually take months to be addressed, if at all. I've had 2 major water outages and a power outage within a year of living here. Because of how old the water pipes are, we get the occasional whiff of sewage through the walls. Since we live on the first floor, we get to hear every heavy footstep through the ceiling thanks to how ultra thin the ceilings are. As a student at UMMC, I chose this apartment for its convenient location and low price. But if I could do it over again, I'd gladly pay an extra $100/month to live without the regular maintenance issues and overall utility struggle.
I been staying here for the last 2 years. Now that Serena is no longer with them, the new management is much better, and Ms. Jacqueline in the office is much more professional. Demetrius and the matinence team are really professional are very friendly matinence workers, and takes care of everything in a timely manner. So glad that I didn't move.
I am so thrilled with my decision to move to Fondren Hill !! The staff is so incredibly friendly and helpful. The maintenance staff responds to requests very quickly. I have plenty of room for all my furniture. There's lots of storage and closet space. The apartment was extremely clean when I moved in. I am very pleased with my experience in Fondren Hill so far.
The apartment complex is a disaster!! Irresponsible Realtors and horrible management. We have been living here for about 2 years. For the first 1 year everything was great with the previous management (state street group). However, since the day the apartment has been taken over by Chasseur Realty Investors, the management has been so horrible. Some problems we faced: Rat problem: Since October 2019, we had a few rats coming into our house, making holes and noises in our apartment. We complained about it, and they kept on saying that they are going to send pest control to our house, but nobody came for a long time. They made innumerable holes to the walls, doors, floors, closets, etc. They even ate our food and stocks; it's like hundreds of dollar’s worth of food. We sent so many emails and even went so many times to their office to complain, but they were least concerned. We had to throw away the rat poop, We even had to kill the rats ourselves using traps, throw the rat corpse and wipe the blood. It was really so disgusting, and we received no help from the management. Even after that they never came to at least patch up the holes that were made by the rats. 2.False promises:after the new manager came, we requested for a new unit with the current price of the rent. They agreed to that and told us that the new unit would be ready by next week. Just the day before we were about to move in to the new unit, they told us that they cannot assign us the new unit with the old price and we have to pay the increased rent. We were so frustrated with this, but we couldn't do anything. 3.Roof leak: Since a few months we have been having roof leak issues. It was the dirty water leaking from the dishwasher of the apartment that was above the room. We complained, and they sent someone to fix it. However, they temporarily fixed it, coz the roof leak happened again after a few days. We have been literally begging for the service which is their duty to provide. And yet, the management has been so irresponsible that they don't respond to our concerns. They are treating us as if we are living here free. Even after paying such high rent, we are not receiving the service we deserve. With all the issues we had we have been living in a very unhygienic household for a long time, and yet we could not do anything about it coz we are bound by a lease for one year. This management has treated us really badly. We DO NOT RECOMMEND anybody to ever come and live in this apartment.

This complex has deteriorated so much since new management took over in June of 2019. The property manager Serena NEVER returns your phone calls, messages or emails. Maintenance came in to paint cabinets a month ago and removed all shelves as well. It took two weeks to get my shelving back and to this day, I still do not have the doors on the cupboards in my kitchen and both bathrooms. Now they claim they are raising the rent because they simple PAINTED cabinets. I have even reached out to the management company, Chasseur Realty Jackson, and have heard nothing. DO NOT RENT FROM THEM!
DO NOT MOVE HERE if you have any other options which include a roof over your head. Management, or lack thereof rather, does not know how to manage or maintain this complex and it is a nightmare. If you have a problem in your unit, they come in and cause more problems than they solve. They try to hire workers without permits to save on money, and even underpay them! Just do not. Please! I would give zero stars if it would allow me to.
I've lived there for a while now and unless you basically suck up to the management your maintenence request will take forever to be solved you constantly must remind them about it. The maintenance crew is nice-- it's just one guy in particular is EXCEPTIONALLY lazy and it also seems like the manager is NEVER in her office and is difficult to get a reply by email at times. My biggest complaint is the staff entering my apartment without timely notification. This was a very obnoxious issue for me and seemed to occur at the worst possible times. Rent keeps going up every year. These apartments have been here since the 70's. Maybe longer. They are old. They have been doing some "remodeling"--- basically just new fridge, dishwasher, and vinyl hardwood floors. But many units still have a problem with leaking from the ceilings. And not minor leaking. Downpour of water related to some sort of plumbing issues in multiple places throughout the unit (which is why they opted for vinyl floors in my opinion). It's simply ridiculous that they keep increasing the rent with all these issues. They did recently become pet friendly, but you also have an increase in your rent each month if you own a pet. It's not just a one time deposit. Your rent increases. No surprise there. Also I hope you have plenty of lamps when you move in. The electrical wiring is so cheap in most rooms in your apartment (particularly the two bedroom unit) there are no lighting fixtures in the living room or bedrooms. Basically--it's a good location. Walking distance from UMC, Fondren district etc. And unfortunately, that's really the only appeal to this place.
What's there not to like about these apartments? Let's see as a tenant of 3 years, the apartments are located in a very convenient location right smack dab in the middle of Fondren. You are in walking distance of several shops, bars, restaurants, a grocery store and the hospital. The location is very clean and extremely quiet and I have never had an issue with maintenance. Quite frankly maintenance has been the best experience out of anywhere I have lived, work orders are completed immediately if not within 2-3 days. This apartment complex IS indeed pet friendly, we had a cat and a dog and there are several dogs within the complex. There is a pool and two areas you can go and throw with your furry friend! People are friendly and welcoming and the Manager is as nice as can be! She is willing to work with you, whether that be with an issue with your unit, rent or you just have any questions. I have lived in several areas in Jackson and this BY FAR has been my best experience. Our apartment was a two bedroom and it was three levels. The biggest I have seen in Jackson for the price you pay. First level, kitchen, pantry, a dining area and half bath (our fridge door could open and close with plenty of room for you to walk by), second level is a very large and spacious living room (we had a sectional couch, a chair, bookcase and still enough room for activities!!! Last but not least the third level has two bedrooms and a full bath. There is also a large patio out back. The area is located in Jackson so as any where you live you must be wary of your surroundings but the community is far from unsafe, it is gated with a security code and I was out at 2 am and later multiple nights throughout the time I lived here, walking too and from bars or just out hanging out with friends and never had an issue! The apartments are a bit old but in great conditions, there are no ceiling fans or light fixtures in the ceilings. The parking lot is a bit tight but I never in the years I lived there had an issue not finding a spot to park. There isn't a bug problem, we saw one roach in three years?!? and it probably got in from having the door open for too long. You can't get much better than that. I don't think I could express this enough that you get what you pay for and then some. I could rant on about this place but my review is long enough. Please go check this place out for yourself and you will see what I am talking about!
As a tenant of 2 years, I have never had a problem with maintenance. Normally maintenance resolves the issue within 2 to 3 days. For the 2 years that I have lived here, I have really enjoyed the location (walking distance to UMMC, St. Dominics, Fondren District). Management is friendly and very attentive. The apartments are older but the inside of the units have been renovated. I have two more years left in medical school and I plan on renewing my lease.
Fondren Hills is right next to UMC and is perfect for students/employees in location and price. It is much closer to walk to UMC from FH than from the stadium parking lot. The apartments are very nice and spacious especially with the new renovations being done. Front desk staff and maintenance are always very nice and respond quickly to requests. Definitely would recommend!!
Pros: Next to UMMC. This is the only pro about Fondren Hill apartments. Cons: Everything. - Management is worst. No respect to tenants. - Maintenance is a joke. Things will never get fixed. - Very old apartments, Outside they painted new. - Expensive when compared to all other apartments. - Parking is a bigger joke. - Water leaks from upstairs apartment into living room. - Water leaks from upstairs toilet into dining room. -They never returns your deposit. Last option in Jackson. Flowood, Ridgeland and Belhaven has better apartments for cheaper price.
Worst apartments!!!!Stay away.. Maintenance is terrible..Management never understands the problem of tenants & the parking lot is a joke .these are pretty older apartments..roaches seem to be in every building.heater doesnt worked for 2 weeks(we freezed at home)..leakage of shower water in to down stairs dining hall(the problem which never resolves)...they DOESNT REFUND your deposit.Only benefit is the place ( closer to ummc). UMMC physician is carjacked from apartment complex, abducted, assaulted then shot multiple times... a man forced the woman into her car then made her drive to an ATM..& then she was assaulted and shot. heard about several breakins in apt complex .. NOT Safe I'm so glad my lease is up.
These apartments have been here for a very long time. They are in the best possible location for UMC students/staff. I felt that the apartment manager and maintenance crew were always very timely with their response times, and as helpful as possible. The downsides I experienced to living here were: no pets allowed, not very attractive interiors, my apartment had a kitchen that was so skinny the fridge couldn't open more than half-way, The downstairs flooded with septic once when I was there, the people living here did'nt talk much to each other(I like a more "community" feel). With that being said, I had an overall positive experience and loved being able to make it from my bedroom to my classes at the school of health related professions in under 5 minutes. :)
