Property Ratings at Fontainebleau Milton Apartments
I am not one to post reviews, but enough is enough with this place and the constant “I am so sorry to hear that we will fix it.”. It is all a lie. One pays A LOT of money to live here and it’s just full of unresolved problems. -Apartments are listed as AIRBNBs, so random people are in and out as they please. - HOMELESS people walking the hallways and “there’s nothing courtesy guards can do”. - People smoking WEED in the hallways. - Cars parked in the garage get CLIMBED on (I would know since I experienced it and got a dent on my brand new car). - Washers and dryers NEVER work properly (gets reported and no surprise…..nothing gets done) - Residents throw their trash outside in hallways and nothing gets done about it. - Floor mats are “ Not supposed to be used”, yet they are everywhere and used for AIRBNB apartments to leave their keys. Every single one of these listed complaints have been given to the office MULTIPLE times with proof. The office staff is just straight up rude and is just there for pretty because they do nothing, but sell lies. However, it’s only “ I am sorry to hear and we will fix that”, but as no surprise nothing gets ever done like why even have a contract set. At the point of reporting this apartment complex and taking the news to do an investigation. I am trying to MOVE OUT ASAP.
Management personal is rude, not well prepared and not helpful at all. They would just hung out the phone on you and and no good answer would come from them. I have complaint from time to time into different issues and they have never resolved anything. In top of that, rent is super expensive and overall hygiene is one of the worst in Miami. Anyways I wouldn't recommend these apartments to anyone.
I love this place a very central place close to everything. School malls expressways etc you name. Been living here almost a year and no problems.
It just makes you always feel at home ... Very important the staff of employees, who keep everything impeccable ... especially the manager Teresa, it must be recognized that she does an excellent job and is always willing to help and do the best for each resident .... In itself everything is wonderful, spacious, comfortable apartments and the condominium has everything for one to live ... as I say "little town" ... thank you for all the work you do every day to make us feel good and at home....
The place is infected of cockroaches, it is disgusting no parking place and very very noisy; and very dangerous too keep looking do not move in !!
If you want to live somewhere in Florida thats floods if it rains for more than 20 minutes then this is the right place. You will be driving through one to two feet deep rivers at least once a week during the summer.
The apt are full of mold and roaches and they don’t do anything the manager of the condominium ignore you when you ask for solution when you contact corporate they never respond. This is a disaster horrible experience.
If I could put zero stars it would be still too much for this place. The buildings and apartments and the complex itself are not being taken care of. AC in my apartment stinks, impossible to breath sometimes. Washer and dryer are old they damage my clothes. My apartment is right in front of the garbage place and every time someone drops something I hear a lot of noise. The cockroaches from there are running to my apartment. If you have not issue in your apartment - you will never get the help from maintenance. If you come later than 3-4 pm you will probably not find a space to park, cars are parking on prohibited zones so if there is a fire - rescue is not gonna be able to reach. If you’re lucky you will not get the neighbors like I have - they’re noisy, annoying, fighting and having all night long parties several times a week. Worst experience EVER.

Very good place to live !! ?? Very close to everything, in the heart of Miami
My neighbors above are loud and abusive and I have called the administration many times and do nothing about it. The washing machines are always bad and it will be very difficult to be able to do your laundry in peace, the people are very dirty and they leave everything thrown away. Low quality and prices rise. I leave without renewing from here because I have bad service.
Outside of being very noisy and the fact that you have to struggle everyday to find a parking spot, we were treated very unprofessionally at the end. They provided us with a picture of another apartment to charge us for a damage never in fact occurred in our apartment, because apparently we left the apartment super clean and they didn't find any thing to charge us for. I followed up on it for three months, because it was not fair at all, but they just ignore you and say you can go to court if you'd like! I even sent them pictures of our empty apartment to show them they were wrong, but they didn't even take a look.
They ask to take your security deposit in a form of a money order rather personal check. You have to wait more than 30 days to get your deposit back. They penalize for bogus charges (ex. Grout between tiles is too dirty, carpet "stains", and at&t hooks up when they work with At&t exclusively) without sending you proof. You have to call them every week for the proof and continue to stall. The price you pay for the apartments is overrated and not worth their value. They promise luxury rentals and what you get is average apartments. Everything is a drama to get things done like maintance request or going to the sauna (you need to leave your apartment ID at security office and then pick it up after your done). Every week one or more laundry machines are broken so you have to go to different floors to get things done. They advertise a gym as part of your amenities but fail to tell you that you actually have to pay for it. Save yourself alot of headaches and save your money.
So many things wrong with this place it's hard to figure out where to start. If you don't speak Spanish, this is probably not the place for you. Very few people on the staff speak English which makes things difficult for non-Spanish speakers. There are several signs posted around the complex outlining no parking areas and that they are tow away zones. This does not stop people from leaving their car anywhere they please and even blocking other people in. The management and security do nothing other than putting a sticker on the window occasionally. The employees of the community are just as guilty and park in the road and block people in. The apartments seem poorly built as you can hear just about everything from your neighbors above, below, and adjacent. The pictures for the community look nice, but don't let that fool you. For the price of rent, it is definitely not worth it.
I've lived here for just 3 weeks now and management has made it almost impossible to make it even that long. The management here is incompetent, lazy, and unfair! Upon moving in, the person I am replacing on the lease and I went to the office to fill out the paperwork. First, they require the application fee to be paid in only money order- no cash or checks allowed. This is only a minor inconvenience, but should have been a sign of bigger issues to come. Upon filling out all the paperwork to be placed on the lease, i was told that it would take "just 1-2 days" to process the paperwork before I could get my ID badge and car sticker. 2 full weeks passed before the paperwork was complete and I finally got all of the resident credentials earlier this week. Of course, it was nearly impossible to check on the status of this paperwork, as their office hours are 9-6. With Miami traffic the way it is, anybody who works a 9-5 job is lucky to be back home before 6, but the couple of days I left early and arrived at 5:30, the office was locked and the people inside ignored residents attempting to enter. Maintenance hours are equally bad, operating only 8-4. Maintenance itself is another issue, assuming you can get ahold of them. I placed a request in my first week here for repairs on my toilet, which was having issues flooding. I don't know if this ever got fixed, as there was no paperwork, work order, or follow-up on the issue, but I doubt it, because a few days later the issue got worse. I called again to inform them and inquired whether the original issue was taken care of, to which the receptionist replied that she remembered pushing the order through, but she would check on it and follow up with me later that day. 2 weeks later, I have yet to hear back, and my bathroom is now unusable due to an overflowing toilet. To my knowledge there is no emergency maintenance number, as I was never informed of one. On top of all this, my roommate is still receiving late notices for November's water bill, which he already paid... in Novemeber. He has talked to them about this issue 3 times now, citing the receipt number each time, and we continue to receive notices and late fees for this. Rest assured, when my lease ends in June, I will not be signing with another United Management property.
poor management, dirty community, very insecure, I not recommended, 10 years ago was worth now not
The property isn't terrible. But it isn't as great as it is being portrayed on here. Most laundry is shared and you will find that some of the most inconsiderate people in Miami live here. They will wait in front of the machine to beat you to the dryer. They will stop your dryer mid-cycle and not restart the machine. Also, be prepared to run the cycle for several hours to dry your clothes. This place is overrun with children. In the pool, in the hot tub, in the parking lot--everywhere. Most of them are unsupervised and security doesn't seem to care. I cannot say that I have had particularly negative experiences with management, but I believe that they could communicate better. You will get charged for EVERYTHING. For example, the gym (which is included in the rent almost anywhere else you go)is an extra $100 per year or $25 a month. And it is not 24 hours despite what they tell you when you come to see the complex. The water bill is also suspiciously high and is not included in the rent. Parking is awful. You won't find anything after 8p.m. If you get here later than that, be prepared to circle the entire complex. Visitors aren't required to give any information before entering and aren't even given a pass half the time. They are supposed to park in the parking garages but that is never enforced. Security is really pointless. Many of the guards are nice but just wave everyone in. Residents aren't required to call in their guests and so pretty much anyone could come into this complex. Is this why the rent is so high? Because we aren't getting our money's worth. If you decide to renew your lease count on the fact that you will almost certainly be paying a higher rent without any justifiable reason. This place is all about the money. The rent for what you get does not equate and you will continue to see your rent money wasted on purchases like a statue behind the leasing office. That must be where the money is going because it sure isn't going to better the interior of the apartments. This place isn't the worst. Overall it's not that bad. But when you factor in the cost, it is not worth it. These units should be going for at least 100 if not 200 less because, what are we really paying for? The neighborhood has nothing interesting to offer except being close to the 836 to leave. If you have the money to spend extra on an apartment that is nothing special, this is a place to consider. If you want to actually pay for what you get, go elsewhere.
Do not rent here.Once they have your money, they won't care about you. They are not professionals. They don't speak English. They take forever to fix something. T. Roaches everywhere.Do not believe what the good reviews in this page. They are fake ppl that work for the company. They had one star and they just made a new page! Do not do business with any of they're properties. United properties are the worst!
It is a two bed rooms and two bathrooms is big enough and server the purpose. Very Good maintenance and facilities.
This is complex contains all you need, a nice pool with a rock waterfall, hot tub, a convenience store, a salon, a dry cleaner, an internet and international calling center and more!! The apartments are large, the common areas are cleaned DAILY!! The pool is nicely maintained, always clean and running practically all day and late into the night. This is a perfect apartment complex to live in in Miami near Florida International University.
I lived here back in 2008/2009 & I moved out because of personal reasons. Now I'm back! I love the new updates they've done to the place. Tile floors, actual kitchen options! I was able to choose granite countertops and stainless steel appliciances over plain Formica countertops and plain white refrigerators.
These apartments are so inspirational in the sense of starting with the pool area luscious sparkling pool with a cascading effect and the surroundings ,everyone here from office staff to maintenance are very nice people friendly staff and helpful , great place to live where you at home ,place is kept immaculate very clean versus other place I have been to , its not only a community of buildings and children parks , doggie parks , but a place that you can call home in all the sense of the word !!!
I have been living here for 3 years, and in my opinion and experience, this is a wonderful place. This is a big building complex and as such, minor problems could happen, but you will find there all what you could need. They have a dry-cleaner, a convenience store, a store to pay utilities and phone accessories, a beauty salon, etc. Besides all those advantages, the place is clean, the swimming pool and the Jacuzzi area are nice, as well as the gym and the sauna. They organize different activities for residents' entertainment. The Office staff as well as maintenance workers are kind and helpful. Now the apartments as such are comfortable, with a wide area, balconies and windows that make them light places. You will find one laundry room in each floor. Whenever you have a problem in your apartment, you report it and maintenance people will be there at the spot that very date. The only problem, or at least that is in the way I was considering it by the time I moved to Fontainebleau Milton, is the parking space. But at the end, is not a problem, since you always find a space for your car (there are two big spacious buildings just for parking). One of the garage buildings is near to the playing-ground and the other is at one side of the convenience store. I mean, there is always parking space. The Security in the compound is good and finally, one of the most important advantages of living here, they accept Pets (which is a problem nowadays, because it is a nightmare to find a rental where pets are accepted). You will find a park for dogs and also different spots at each corner of the area with plastic bags and this is a service that helps in keeping the hygiene of the place. I love Fontainebleau Milton!
The property at first glance is beautiful with its large pool, jacuzzi, fitness center, playground and even onsite stores. However you quickly realize that it's not all it's cracked up to be. The gym costs extra to be able to use. The jacuzzi is often full of small children and their parents treating it like a kiddie pool. Parking is bad and even with all the rules, none of which are enforced, you're lucky to find a spot near your building if you come home past 8pm. Pet fees are absurd at $750. Windows and balcony doors don't seal well and you can feel the air blowing through them. Not to mention they're not sound proof at all and you can hear people talking clearly on the balconies around you with your doors shut. Rent is raised every year. People are constantly moving in and out. Maintenance can be slow to respond and sometimes don't respond at all. During rush hours, going to work or coming home from work, it is very hard to get in and out of the property as there is only one guard house and there are always dozens of cars with no sticker trying to get into the property. All that being said, the property manager is very helpful with trying to accommodate the things she can. The outside of the property is very well maintained and the buildings are kept pretty clean in the hallways and common areas by a daily cleaning staff. I've enjoyed my time hear for the most part and things have definitely improved since I moved in 2 years ago but I fear I'll need to move soon as the yearly rent increases are hurting my pocket book.
I have lived in Miami for 4 years now. Fontainebleau Milton Apts has been my home. Compared to anyplace else in the Miami area, you just can't beat it. The complex is nice and has all the amenities. Best of all...it's affordable.
Is incredible, but is true, my toilet had problems and we went ro the office to report this problem, no one came for more than one week, I went to the hospital to delivery my baby, I had a c-section, I passed one week in the hospital, my toilet continued with same problem, now my refrigerator not cooling properly, I calle to the office, nothing happens and I have my new born baby and my 6 years old daughter. Who's the one qork here?when? No answers.we paid our rent on time, but they do not come on time to repair the problems.
Would love to live here.trying to find a place for me and my daughter.
its great if you never leave your apartment. Parking sucks and they charge you for the gym wow. They let everyone in without calling your first so why they have a guard gate I don't know.
Ive been living at Fontainebleau Milton for 4years now. It has been a good experience. Like the centralized location and the ammenities that are offered. Think the gym should be included in the rent that we pay since its pretty pricey. The rent starts affordable but increses every year. I will be seeking another location when my lease is up because its difficult to make the rent. I understand the reasoning behind it but your making it difficult for people that have a moderate income. But at the end of the day its a business and thats all thats cared about.
I have lived here for almost a year now and as soon as my lease ends, I WILL BE MOVING. This place is the worst. My apartment has had a roach and bug problem since the month I moved in and it seems to be a problem throughout the entire building (building 8). The maintenance services are the WORST! They never answer the phone and if they do come, they do a horrible job. They came twice to "exterminate" and nothing has worked. My ac unit has also broken down twice so I am currently without ac and off course, the maintenance people do not answer the phone so no one has come. AND THE GYM... you have to pay membership to use a gym in your own community. $100 to use a gym where you pay a ridiculous amount of rent to live in. This place is the worst. PLEASE DO NOT MOVE IN HERE. Dont let them fool you on the tour.
This apartment complex is one of the best I have stayed, the security is worth every penny, and the service for maintenance is one of the best. I am fully happy with the ammeneties of this apartment, the location is great, I will stay for a long time, most of the appliances are brand new.
The brochure and outward appearance are GREAT but what you get once you move in are way different. I have had a problem with german roaches in the kitchen & bathroom (they come to exterminate every other Friday) and I had mold in the bathroom ceiling, walk in closet, and the living room walls, causing a smell. The parking is a problem if you stay out pass 10pm daily (get an assigned spot if you can) and the office staff is rude and not very accomedating. I am upset I signed a 13 month lease. I will not be renewing.
The property is old and run down. Property is covered in animal feces. I'm pretty sure most people haven't even paid the absurd pet deposit. Neighbors are loud. Parking is bad. People usually take up multiple spots. The pool is the only good thing but they won't even let you have guests anymore.
I've only been living here for 6 months and the parking space is a big problem. The noise won't let you sleep, the appliances are really old. The only good thing in this place is the swimming pool.
This apartment community has unprofessional staff!
