Property Ratings at Fontenelle Hills
This place is absolutely beautiful. It’s nestled in a wooded area. The apartments are large. However, the management sucks. The apartments and the complex is NOT maintained. It’s nearly impossible to get a maintenance worker, they currently and since current management co took over, there’s now and usually only one. They’re unskilled and they can’t keep them. They come in your apt. without notice. Almost every time they’ve fixed something it breaks. old management co had 3-4 experienced and skilled workers. There’s hundreds of apts. Because they are older they have things need fixed. Good luck with that. Unfriendly or non-existent management. I don’t mind my outdated apartment. I know most things, unless an emergency will remain. I have been here for nearly 9 years. This year I’ve about had enough. I question whether my nice large apt. and the beautiful setting is worth it.
The apartment managers literally could not care less about your well-being. Our AC was out for the entire month of July and it took threatening legal action for them to finally do anything about it - they also didn’t unplug the AC so it drew power for the entire month and wouldn’t compensate us for the $200 electric bill it racked up that month - the apartments themselves are old and unkempt and I’ve honestly been afraid our upstairs neighbor’s shower would collapse in on ours by how sunken the floor is. We were promised that the doors would be replaced on move in and guess what never got replaced? One of the burners on the stove went out and maintenance didn’t care enough to even look at it. Don’t even get me started on the roads and hills because you can’t leave if it snows more than a half an inch. If you don’t care about your actual quality of life and just want to live in the forest then this is the place for you!
So many issue's here and plenty of pictures/videos to provide showing all the issues! To start I couldn't get phone call from property manager about findings she said she found at final walk through. I specifically emailed about setting up appointment to do final walk through with her but received no response on time that would work! I found a cockroach in my unit and started packing my stuff immediately! Thank God pest control came out and didn't see any signs of roach infestation in my unit, unsure of the others! Garage reaked of cat pee (was told that's cause it's an its an outside garage, aren't they all??) Garage door was broken, when maintenance came to fix it they exploded bleach all over my stuff and acted like it my fault, lost hundreds of dollars worth of things that was never paid for by company was told to use my renters insurance to replace my stuff which has deductible to use. Water leaked into my unit more than once from apartment above, soaked the floor, cieling, shelving, and light bulb (water and electricity don't mix)! Ruined my things on the shelf, when I called office they were more concerned who was in my apartment informed me of issue then about leaking water and sending out maintenance immediately, I guess your unable to have people over?? They were suppose to send drywallers to fix the unit, waited all day they never showed! Made it out just in time! Don't waste your time or money! On top of all of this they will charge you for normal wear and tear upon move out, their currently trying to charge me $125 a piece totalling $500 for 4 doors plus more! Completely unheard of! Please beware they will rob you blind for charges that their not suppose to charge for!
These apartments have a lot of great qualities...but are overpriced for how old they are. I love the layouts and the area, but they have not been updated in years. The wood is old and stained with paint in areas. The wood walkways you could feel bow below your feet. The parking lot if riddled with potholes. The walkway windows have a film over them. The appliances are outdates. It just cost too much without there being upgrades.
I’ve lived here since 9/18. I absolutely love it. We have new management who keeps up on everything. Any issues I’ve had have been taken care of or responded to within hours. They do a good job keeping up with parking lots even after the crazy amount of snow we got. As for other reviews, I can tell you that my insurance isn’t expensive and that even though cell service is spotty, it’s worth it putting in a landline in exchange for living in a forest basically. The units are dated but that’s kind of part of their charm.

It's a shame, I was willing to overlook a lot of downsides to be near the forest. When I toured it, it was expensive for what you got. They told me I could not hold an apartment until 20 days before move in, and the day before I went to put a deposit down, they raised all the prices for the apartments by $25/mo. When I contacted them about it, I got no response. Appliances are all from the 70s, the linoleum in the kitchen was curling and they said they would keep that for at least another year, the hallways smell terrible, there's no security doors entering the building, and I'm not sure how anyone with a 2-wheel drive car could get up and down the hills when it snows. If you live in an apartment near the bottom of the hill, you won't get any cell service at all. The decks are nice, but they've had several buildings burn down, so I'm sure renters insurance rates are high. Overall, I would have liked to live here, but it was borderline unreasonable before, and now it's definitely unreasonable.

When moving in the ladies in the office were extremely friendly and helpful with everything they even called me with information on opening and closing for the apartments I was interested in. All the floor plans I got to look at each had character. Some did have older appliances but others had been updated. I moved into one with some new appliances and one older dish washer but I haven't had any problems with it in the year that i have lived here. I have only had to call maintenance once and they made it out in the same day. Unfortunately they had to replace my faucet so they came back the next day and took care of it after they bought a new one. Over all I have really enjoyed my stay here and plan on moving into a larger unit.
Although the apartments are large they are very out dated. There are no walking trails and the fitness area is rarely open. Also you can only have Cox cable so you're stuck with no options. There are a lot of hidden fees they don't tell you about until you're ready to sign the lease. So rent may say $960 ish but after fees you're going to pay almost $1200 So beware! Parking is truly a nightmare and their snow plow people don't do the best job. Not to mention loud neighbors and drug use on the premise. Garages leak and the pool is dirty and crowded in the summer. The only thing nice are the decks. Truly not worth the money.

Fontenelle Hills has been around since the 70s but has systematically updated the apartments to code the staff is likeable and will help out as fast as they can.
Fontenelle Hills Apartments are well priced. You get a good amount of space for the money you pay for. They do offer a 5% military discount. All of the apartments have fire places which will come in handy during winter. My husband and I received a renovated apartment. We are the first to live in the apartment so everything was brand new including the appliances.The scenery is really nice. The living room is very spacious. I absolutely love the kitchen it is one of my favorite rooms in the apartment. It has black appliances, which is my preference. A grocery store is really close along with one of the best restaurants for burgers and hot-dogs in Bellevue/Omaha. They are gas stations close by as well. There is an elementary school close by and a high school as well. So it is great for people who have kids. There is also a country club within the apartments. It is extremely nice and well kept.
We love our appt. Its very well kept. It has a big deck on it. They lets us screen it in to keep the bugs out. We have the washer and dryer in the bathroom. 3 bedrooms. The only thing i dont like they keep the driveway clear in the winter time so i can't uses the execuse that my appt bldg hasn't cleared out the snow so i can't come in to work. As long as they don't go up in the rent , we see our selfes here for a while. Our grandkids love it here. It give us a chance to show them things that they would not have been able to see otherwise. Its a well nice place to relax and enjoy.

OLDER BUILDINGS BUT WELL MAINTAINED FRIENDLY STAFF, QUIET AREA SURROUNDED BY WILDLIFE

I have a huge patio off the living room which by the way is awesome with elevated ceiling and a fire place. the wood panels make it feel like your in a log cabin. Plus i have another patio off my kitchen. The bedroom is great two huge closets perfect for any girl :) can't complain about the bathroom either enough room to get ready. Overall its a cute and huge one bedroom apartment perfect for me and my two cats :)
This apartment has beautiful scenery. It's a very quiet area, large space, the kitchen is open and I love our fireplace. The apartment staff is very helpful. I'm very glad I found this apartment, my boyfriend and I love it here! I wish more things were included with the apartment, it can get pricey but it's worth it if you want more space. There is also laundry utilities available in every building but I wish they were larger. You can also have up to two dogs/cats. This is a great place for someone who likes to stay to themselves and also likes nature. We see deer often and the forest surrounds our building. I really enjoy Fontenelle Hills!
Fontenelle HIlls apartments features sprawling living spaces equipped with stone fireplaces and panoramic views of the fabled Fontenelle Forest. Huge balconies and decks border each apartment home and the staff is accommodating and delightful. It's like living on Endor!
