We've moved in January 6th of this year & has had every problem an apartment could have: cracks in the ceilings and walls, smelly, dirty, worn down carpet, marker on the walls, roaches, drafty windows, sliding door is broken beyond use, trash and food under appliances in the kitchen, the chain lock on our door wasn't screwed in.... Not to mention we decided to pay more for a renovated apartment, but only the light fixtures are new Management has been ok with responding to us, but this apartment should have never been rented out in its condition - especially considering a fee they tell you you have to pay for the certificate of occupancy... We're still waiting to see if they will make any major repairs, if so I might change this review. But if you're looking for a turnkey apartment, look elsewhere.

Over the two years that we have lived here, the roof has leaked multiple times and we have even had mold growing on our ceiling. Its impossible tog et a hold of maintenance and when they do come out, their "fixes" are quick and do not last.

The management has chnaged and I witnessed a ton of improvements living there from Jan-Dec 2020. I had some issues with water in my unit and the maintenance team has been on top of it. They painted, redone all the laundry facilities with brand new LG washers and dryers/Air conditioned/Card system. Super convenient to get a washer/dryer. The roofs have been repaired and there is ample parking. No one really bothers you and I have found so many, many friendly people. There are tenants that live there for 8+ years, so that says something and this complex is full of wildlife and affordable. I reccommend Forest Creek and I would like to come back in October!

One of the worst living space in NJ. Im a resident since 2018. The roof started leaking after 4 months I moved and I complained through portal, emails, calls, written letter and nobody really cares here. They keep giving excuses and make temporary patches to make houses look good from outside. Very poor condition to live. In one year you'll see wood ripping off the roof. Maintenance team is at worse. We started getting health issues now because of moulds
I lived there for 5 years. In my last year I began seeing roaches in my apartment, after neighbors who lived across from me & under me moved out. I was informed by the exterminator that the tenant across from me had been “battling an issue”. I asked for an exterminator to come out weekly, which decreased the number of bugs, but I would still see them periodically. I have experienced leaks in 4 parts of my ceiling. The worst one was a huge hole in my ceiling near my window. This hole was not fixed for months until I sent a certified letter to the main building threatening to take things further. All other attempts to have the hole fixed, I was informed that it was the gutters etc, until eventually, after sending my letter, they said that they would replace the whole roof. If you call maintenance during their normal business hours, expect no one to pick up a majority of the time and to have a recording that tells you that you have reached “forest creek maintenance after hours” although you are calling during normal hours. Donna in maintenance would inform me that they were short staffed and that I was “on the list” for work to be done. A few months ago, they updated their maintenance request system, however I had not seen any improvements to the speed in which they took care of issues. Laundry rooms are very dirty and most times many of the machines are not working. I also had an issue with my central air which would blow out hot air in the dead of summer. I reported the issue several times and they informed me they replaced a part, only for it to fail again a few days or weeks later. I eventually received a portable air conditioner from the office and eventually they replaced my entire central air system. Donna may have been overwhelmed with maintenance requests, but that just speaks to how many issues this apartment complex has. They will attempt to place bandages on issues rather than completely fix them until they cannot do that anymore. This only leads to many more issues. What I have written here only scratches the surface of what I endured. Rent is cheap, but you pay for what you get. They were attempting to raise my rent by $40 this year, when all previous years my rent was only raised by $15 each year. Also, they were asking for an additional $60 security deposit when all prior years my additional security deposit was raised $22.50. I would have paid the extra money had I not had so many issues and if the upkeep of the buildings were better.
I have been living at Forest Creek for the past two years. During that time I have seen the leasing management change and only one leasing person remained behind as the new leasing manager and two new leasing people have came in (making it of four leasing personnel). The leasing office has been redone and looks better and the leasing staff is nicer. The maintenance staff turned over as well with one or two maintenance person(s) remaining as the new maintenance staff was brought in. The complex is shaping up. The siding/shingles are being replaced and the drive/complex roads have been or being paved. Looks like the main road is up for repaving next. I only placed three work orders in since I been here and each one has been attended to promptly (usually in 24 hours if it's not an emergency). I pay my rent on the payment portal, which for myself is convenient, so I do not have to mail my check to Union, NJ, every month. The laundry rooms are not that appealing and only have 5-6 washer and 5-6 dryers. Over the weekend, good luck with trying to get your laundry done since it is a hit or miss trying to get a machine since everyone is doing their laundry. The laundry is on a card system and you have to go to the office to buy/reload money on the card. Sometimes not all the machines (washer or dryers) are working. There are laundramats close by and the usual laundramat to go to is Mr. Suds. I would recommend Forest Creek if you are a student, just divorced, moving from another state, repairing your credit. I know people who lived here a long time, so, don't get this review wrong, you may like the area and the complex. It does sit back from any main business and thoroughfare areas. I like see the wild life cut through the common areas (ducks, squirrels, rabbits). You may occasionally see a family of wild turkeys cut across the main road near Jessup Rd.
On site laundry service is not typical. It is card operated & only way to load it is at the leasing office, which regardless of posted hours is never open. Opens late, closes early or not open at all. The carpets are all cut short & fraied & you will be getting that taken off your return deposit. They tell you it’s freshly painted, nope, first shower, we saw nicotine run down the walll & yep, non smoker charged for repainted at departure. Tub glaze, yep first shower saw all those dings & pits surface, noted to leasing & was told WE did it during the move in there’s no way it was them. Agreeed to a 2bed 2bath, when we went to go over paperwork they said they only had 1 bath. This was after we paid the non refundable credit check. My heater broke & you can tell our front door was busted in before & a crappy repair job was done, there is a gap so wide I can see outside. I’ve actually considered putting a curtain over my front door. There are constant moving trucks, there is something going on here, so many people are moving out. I’d pay a few extra for in apartment laundry or maybe research a better complex before moving here. Laundry rooms only have 2 washers on average and that is supposed to accommodate multiple buildings. Once a washer or dryer is broken, that’s it, no repair or replace. Don’t fall for the “new appliances” talk they give you. No, they are not lying to you, it’s new to that apartment, so don’t pay for that”upgrade”. The office just doesn’t have it together.

Forest Creek has recently had a change in on-site management. Staff at Forest Creek continue to work on maintenance requests and on-going renovations including the laundry facilities. The Leasing Office is open 7 days a week and posted hours are appropriate for accommodating most of our resident’s lifestyles. If you find it difficult to get to the office during the posted hours, we welcome you to call the office to discuss your requests or schedule an appointment/ maintenance request at a mutually agreed upon time.
AWFUL!!!!!!! Front office deplorable to say the least.
I only moved here because I was a student at the time, and the rent was really affordable. The apartment had a bad smell, which I just dismissed as formaldehyde from cleaning the carpets or something. The smell never really went away even after thoroughly cleaning and deodorizing the apartment. Once the summer months came it was apparent that the smell was actually mold growing in the closets and bathroom, and then on top of that out of nowhere there was a mice infestation. Happy to say I know longer live there and was to get out as soon as I could.
This place is the worst. We moved out because the property manager refused to fix my sagging ceiling and my damaged walls. The first month we moved in we have issues and Maintence and management refused to fix any of my issues. The leasing ladies refused to let you speak to the property manager and they lie saying she’s not here and is unavailable and you can see her door open hearing the conversation. Our roof leaks when it rains or snows. The hallways have stains on the wall and have a bad odor.
I have made different reports on my kitchen floor for the last month, and every time I go to maintenance department they either do a new report or do not have an answer for me. I even showed them pictures and it seems that they do not care. I am very disappointed with their service.
Let me start; I moved in 2009, it was nothing but headaches and worries from then on! I had a leaky ceiling that was never properly fixed. They painted over the leak with kills hoping it would cover it up, but no it just kept coming back. My patio would flood every time it rained and the water would just sit in a large puddle for weeks, causing bugs. So, using my patio in the summer was "HORRIBLE!" When i ask to be moved to another apt it was a flat out NO! I was told by the office staff that they couldn't help me. In my 15 years of renting i never met a more distasteful bunch, they sit in that office on such a power trip its unbelievable! The leasing manager is the most inexperienced, unprofessional and discourteous person on this earth! She even has her leasing consultants following her - "LEAD MY EXAMPLE!" They charged me a late fee because my money order was lost in mail. I sent the copy of the money order receipt showing payment date stamp. They charged $45, per month until they received payment for that month (which took 2 months to get returned back to me from USPS). Nonetheless, sent me an eviction notice for non payment, although they knew I had to wait 60 days for a replacement money order. Additionally, when my hot water heater broke and flooded my apartment, all they did was come fix the issue - nothing else! They didn't even replace carpet or use a wet vac to get up the water! Huh, I was so angry!!!! The electric is so outrageous, it comes about $200 in summer and $300-$500 in winter - for a 1 Bedroom! This is the worst apartment complex I've ever lived!!!! I wouldn't live here if again they paid me! I'm glad I moved out!!!

We take all tenant reviews seriously. However, we have no record of any maintenance concern regarding frequent patio flooding nor do we have record of a leak needing further repair. Forest Creek has a dedicated on-site Maintenance Department. All maintenance concerns are logged and prioritized. Maintenance responds to concerns in order of importance. Maintenance cannot respond to a concern if notification is not received. Forest Creek also has procedures in place for instances in which a money order is lost in the mail. Company protocol is to place the tenant account on a track status awaiting replacement of the lost payment. Accumulated late fees are then removed once the payment has been replaced. A legal status would never arise from such an occurrence alone. Upon move in, we offer tenants an electric option which combines a flat rate electric fee with the monthly rental payment. Tenants can also opt to receive a monthly invoice from the utility supplier of their choice.
Worst apartments ever. The front desk people are rude and could care less about you. I walked all the way to the management office in 20 degree weather to put money on my laundry card which I had 15 in one's they told me they won't take ones and I need 5, 10, or 20s. When I asked them to exchange it they told me no. When I asked if there was anyone else in the building I could see if they could exchange my money for they said yes, but wouldn't let me go see them. They then preceded to tell me that I should go walk to the pizza shop a shop away to exchange my money. So you mean to tell me that they don't carry any denomination of money for circumstances like that? So I then ask what am I supposed to do I already walked here and it is so cold outside, and they literally had the audacity to say better get a car!. They are rude, arrogant, and truly disgusting human beings in that leasing office. They are nice enough to you to get you to move there and then don't care about anything else from there on out. Do not move here, there is mold in my storage closet, my air conditioner breaks at least 3 times during the summer, everything is electric so your electric bill is outrageous every month. The maintenance men are probably the nicest thing about the place. There are no amenities unless you want to pay extra for heir scummy pool. The walls are deteriorating, I can literally stick my finger through my daughters bedroom wall. I cannot wait until my lease is up to get away from these skeevy, conniving, rude, disgusting management. Just terrible, keep driving!

It is the policy of Salem Management Company to not allow our Leasing Offices to carry cash on hand. Upon move in, tenants are instructed on how to operate the laundry machines. Operation instructions are also enclosed in the Tenant Move In Packet and posted in each laundry facility including the denominations each machine is capable of accepting. Though it is regrettable that you walked to the Leasing Office on a very cold day to request change for the laundry machine in which the Leasing Office could not provide, a phone call to the Office would have revealed our company policy. Our Leasing Team did try to offer a nearby restaurant as an option for the denomination requested. In reference to to the maintenance issues listed, we do have a robust Maintenance Team that responds to maintenance issues once they are reported as is the responsibility of each tenant. An electric option is also available to each tenant for an additional monthly fee and if declined, the tenant assumes responsibility for the electricity consumed by providing payment directly to the electric company.
I lived here for four years and three of them were spent with a leaking roof that was promised repaired seven different times. I had to hire a lawyer to be able to get out of my lease early. Do yourself a favor and spend a little extra on a nicer complex, trust me it's worth every penny.
This is a very large and roomy apartment community where whenever you pass a stranger you are always welcomed with a nice "hello." There are so many different apartment options that it makes it easy for a family of any size. I highly recommend requesting the upgraded apartment option as the appliances are stainless steel, you have marbled counters, and tasteful tiled floors. I love how if you ever have an issue with anything in the apartment, maintenance will come to your apartment that same day, with a smile, and check out your issues. The landscaping is beautiful in the spring with plush grass and flowering trees. And also the utilities are all electric and that surely makes paying bills so much easier with one lump amount. I have only been living in the Forest Creek community for a short while but I am convinced I could stay here for a long time.
I love this apartment and they are like a family to me and a great service . It is very quiet here .. Denise
I originally loved living in forest creek. It is a lovely area. The neighbors are great. But their maintenance is not too good. The apartments are being fixed up on the inside, but the structures themselves are in poor condition. There are a lot of leaks that are not repaired properly and the office manager is not always cooperative. Mold is a problem and is not removed properly. The laundry facilities are shabby at best, and many people choose to go to local laundramats because of their condition and breakdown of machines.
Large comfortable looking rooms. Peace surroundings.
WORST PLACE MY SMALL FAMILY OF 3 HAVE EVER LIVED. THE OFFICE STAFF AND MANAGER IS STRAIGHT OUT RUDE. TAKES MONTHS FOR REPAIRS, LIVED HERE FOR TWO YEARS AND CAN NOT WAIT TO LEAVE. DO NOT BE TRICKED BY THE MODEL THEY SHOW YOU, NOT ONE LOOKS LIKE IT. BUT YOU GET WHAT YOU PAY FOR I GUESS THIS IS WHY ITS THE LOWEST RENT IN GLOUCESTER COUNTY FOR A TWO BEDROOM. IF THIS WAS BETTER RAN, IT WOULD BE A WONDERFUL COMMUNITY BUT THE MANAGEMENT/ MAINTENANCE IS HORRIBLE.
