They advertise a promotional offer to draw you in then they approve the application but g deny the promotion claiming is based on your “conditional” credit reporting. So if u can prove u can pay the rent, you get the apartment! Seems like a “red flag” boiling down to their financial needs only! This review is to be continued….

All of our applications are evaluated by an outside company using a pre-set scoring module which either "Approves / Conditionally Approves / Denies" all applications. When we offer a special with money off your first month's rent, for example - anyone who is "Approved or Conditionally Approved" receives that special offer. When we offer a special that is a reduced security deposit amount, that is only offered to those applicants who receive an "Approved" result. There is a notation on each of our advertisements addressing this concern. DO NOT MOVE HERE!!! They really do not care about you or your children. We have been dealing with an apartment building filled with cigarette smokers who are allowed to smoke in front of the apartment and in their apartment which has no ventilation so the smoke comes directly into our apartment and fills out home with cigarette smoke. The smoke fills our bathroom, kitchen, and rooms. We have a 2 year old daughter who has developed a severe cough having to deal with this EVERYDAY. Our health has also been affected by this. We are waken up at 5AM on some days with strong cigarette smoke. This causes headaches and coughing. We have complained to the leasing office plenty times and they are now trying to use us as a reason to evict people who have been here for years so they can raise the rent. We are not your freaking pawns. The real issue is smoking being allowed in apartments that have no form of ventilation. That does not make any sense. Where else would the smoke go if not in our home?? The lawn is full with cigarette buds. Our toddler can’t even go out and play on grass. The parking is horrible. We have been on a waiting list for parking for months and everytime I go outside there are new numbered lines for parking. I went on vacation a few months ago and parked my car in a spot they claim was a numbered spot with no number on it and they had my car towed then repainted the parking space to seem as if it was always a numbered spot. Very sketchy people. To make matters worse, when I came back and couldn’t find my car they pretended to not have any idea what happened to my car when it was one of their supers that had my car towed. I had to go around in circles to figure out where my car was located. Just horrible. There a bigwater bugs and silver back centipedes everywhere in the apartment. It’s like we live outside at this point. The the heating sucks. The water is dirty. The bathroom smells like sewer most of the time. This is just a horrible place to live. Don’t let them fool you with the “renovation” tactic. There’s no luxury and the place will start falling apart the day after you move in. All I’ve mentioned is not even half of what we are experiencing and they refuse to let us out of our lease without 2 months rent while we are suffering because of them.

I’ve lived in this complex for 2 years. And I can’t tell you one good thing about this place. From the Roaches the size of animals and the deer mice problem, the horrible parking, the thin walls and floors, hallways that stink and are dark, police that give you tickets if your on the wrong side of the street for more than 5 mins after the time on the sign, maintenance people not fixing a broken switch in 6 months of constant calling. They didn’t even get it fixed by the time I moved out. Then before my lease ends, maintenance people are in my house stealing my stuff. (We will see you in court behind this by the way). Got away with $2k worth of things. took a month and half to receive my deposit. Stay here if you don’t mind bugs mice and parking problems. Everyone I talk to about this complex says the same thing. On top of that you can’t control the heat. On the coldest days of the year they weren’t even on. I had to stay with a friend it was so cold. I wouldn’t recommend to my worse enemy.
This place is HORRIBLE. The apartments are poorly built I can literally hear every yell, thump and stomp from my DOWNSTAIRS neighbors. I complained to the renters office but nothing, no solutions just consistently told me what they could not do. Oh!! they did tell me I could break my lease but I would have to pay 2 months rent. I will definitely not be renewing my lease, I would prefer sleeping on the streets. PLEASE STAY AWAY!!!!!

This place is terrible. Poor parking, they over charge for the rent and then ask for more money for a garage the size of a coat closet. Your car will get damaged going in and out of them if you’re not careful. Old apartments that are poorly kept. I hate it here and I haven’t even made a year yet. I cannot wait to move. They harass you to leave a 5 star review when you first get your keys to boost up this sad excuse of a community. The dumpsters are overflowing outside of my apartment which results in roaches coming into the apartments. The buildings are so old, the doors and windows are uneven, resulting in ants and spiders moving in every time it’s hot out. Also, water will pool in whenever it rains. They do “maintenance” whenever they feel like it and sends a text about it a day or two later.

Awful place to stay. They want your money, issues with water leaks, issues with pest control, and they treated my mother like garbage. Management has improved compared to the nightmare that we once had but it’s going to take a lot of work to improve. Do yourself a favor and don’t move here.

This is the worst property management I have seen in my 40 plus yrs!! DO NOT MOVE HERE!!! My gas meter needs to be replaced and they don't know anything about how to get it done; my toilet bowl exploded (NOT ONCE BUT TWICE) my upstairs neighbors poop all over my bathroom on day 5 of moving in; and again on day 9 bc they were too cheap to get a real plumber to clean the line until I had to involve the health dept; and they haggled with me over my heat until the day before they were going to get summoned by the BOH then they figured out how to turn it up to the correct temp. HORRIBLE is being kind in describing my experience here since Feb 2022.
Horrible heat, high rent, horrible parking and horrible customer service. Don’t waste your money coming here. It may look nice and pleasant but it’s a trap to take your money and make you feel uncomfortable

For the amount of money you pay here! The heat is horrible and they don’t care if you complain or not. They give the bare minimum for heat and nothing more than that. Don’t waste your money coming here

I’m new to the community, the management staff are friendly. Lisa was very attentive to my move in and my apartment was presented as shown on line . Absolutely beautiful. The residents here are to themselves and quiet friendly. No one is abrasive. I’m hoping that everything will continue to be pleasantly peaceful.
Ive been here for 2 years . I moved a quite a few times around North Jersey. This is you best bet. Decent space. Parking it a little tight after 7:30PM Neighborhood is quiet and a mixed crowd. No Mice or roaches!! When something is broken in your apartment they get right on it. I just had a fridge replace because it went bad. Replaced in a couple days. Currently they have snow out here piled for 3 to 4 feet. They have Excavators out here removing the snow into dump trucks. Who else is doing that? For the price and the pros.. Its worth it
New management is doing a great job with renovations; however, there's an innate American roach (waterbug) problem in some units, which are in the pipes and walls. Some residents are unruly playing loud music at unreasonable levels where your walls vibrate at late hours; they don't address this ongoing matter. People park illegally all over the property in fire lanes; they don't address this either. The lease says no dogs allowed, but many residents have dogs-not small ones either; they don't address this either. They have signs in the building they say no smoking, but residents smoke cigarettes and Marijuana in the apartments and the smell travels to other units; they don't address that either. The heat works too well so get rid of your gym membership; you'll shed weight from sweating. Overall, the units are nice. It's all the other issues that can contribute to poor quality of life here. If they can address the issues mentioned above; this complex has the potential to be a premier place to live.
I really enjoyed my stay at this property. The property is very well kept, and the apartments are fully renovated with modern features. I had to break my lease due to unforeseen circumstances, and the management team was more than accommodating and helpful. I highly recommend renting at this property. Johannes

I love how their maintenance guys are so efficient and effective about their job. I am so amazed how they clean up the whole area after fixing and painting. They really did a great job in fixing our bathroom leakage within just a week. The management must be training and paying this good guys well. Affordable and a quiet place to live in! Thumbs up you guys!
The new administration is great, they take care of all requests, they clean both the lobby and green areas, I see everything very different and organized.
This property has serious issues. They run up the heat in the winter until your apartment is a sauna. They force you to sign a new lease and won’t allow you to go month to month after you complete your lease. They also don’t offer parking and the parking in the complex is horrendous. They don’t offer spaces with the apartments and don’t have any available. They offer a small garage (at a fee) that you will more than likely scratch your vehicle parking in and out of. They also come and go from your apartment as they please without giving notice. (Happened multiple times to me) Do yourself a favor don’t rent at this complex.
I just had the best experience with the ladies in the front office. Margie, Lisa & Robyn are so friendly and patient. They took their time to answer all questions and made me feel like a person not just a number. I’m very satisfied with this move!

Maintenance staff is rude. She knows who she is. There are bugs that no one acknowledges. The walkway to the garbages are hazardous. Old radiation. Windows leak when it rains. Weird layout with islands and fridges. Collusion with police to ticket always. I thought this place was worth the price as a recent graduate but as the years have gone by, the problems kept growing. Google review has pictures and a more detailed review that this site refused to post. Strongly discourage from living here if you can help it. Even if it seems worth it...

The new management that recently took over is great! They have really started to bring up this property! Maintenance has really stepped up and are getting things done. I just switched to one of their newly renovated apartments (check out my move-in Pic, lol) and it is night and day compared to what we had. Everything is modern and clean - my girlfriend loves it. The office staff were super helpful during the move. Lisa and Margie really went out of their way to make sure the switch would fit with my schedule and budget. Really looking forward to the upcoming projects that they have planned on the property!
This one star is generous. The entire complex is filled with BUGS AND BITTERNESS. I can seriously write a novel on why this place sucks. First and foremost, management sucks and the management staff sucks. They're almost all rude, (especially N***Y) and they do very little if any to help with any complaints. Some years, the apartments are freezing cold and barely has heat. The toilets get clogged every week and they refuse to replace it. They raise the rent every year, even though they have cheaper apartments still listed on site. They collude with the cops/towing companies to ticket and tow cars every single day. They have a severe bug problem in their pipes and drains. Bugs literally come up from the tubs and toilets despite pouring bleach down there often. They refuse to come collect a sample and instead want you to collect the bugs with tape because "that's not what maintenance does". They use an answering service when the office is closed who can never reach maintenance in emergency situations. There's no one time grace if you get locked out of your apartment. It's immediately a fee. There was a huge hole in the hallway of my building and they did a terrible job of fixing it. It reappeared and they did an even worse job. Who knows what's coming from those walls. They just got new management who still sucks. What they advertise on the new site is NOT what you get. There is NOTHING luxury about this complex. They introduced the option to pay rent online for a $9 fee. All they care about is money and doing as little work as possible. Honestly, I would only recommend living here if you have to.
They apparently were sold or switched management in middle of August and now are raising rent on the apartments. I put a 30 day notice to move out in the end of July but before submitting it I asked if I decide to stay will that be allowed and if so will my rent change. I was told that I can absolutely stay and my rent would stay the same and all I had to do was let them know by the first that I decided to stay and obviously pay the rent. So when the time came and my other plans to move fell through I went to tell them that I decided to stay which these new people said I could stay but that they would raise my rent by $100. They also lied to me by saying they already have someone that is moving into my apartment even though no one ever came to look at and they said I could stay in it so clearly they didn’t promise the apartment to someone else. So anyway after being told at one point it would be fine for me to stay there I had to move because the people who took over are horrible slumlords who would rather lose tenants that paid rent on time every month just so they could raise the rent. Oh well I’ll never move back there unless they get taken over by someone better.
Super unprofessional. The staff can’t get there story straight. One date was giving to us to sign the lease. We signed everything and the date was change. Kris and Margie both I professional. Went to this lease office 3 times for nothing. No wonder tenants kept coming in to complain.
The apartment is clean and well kept. However, I highly regret moving here. They keep the heat to a bare minimum (obviously to save money). Multiple complaints and all they can say is "there is nothing we can do." Plus send a letter stating the law requires 70 degrees minimum. Why should I freeze in my apartment that I pay for and have to wear multiple layers of clothing. Sad. Greedy lanlord.
You definitely don’t get what you pay for this place is horrible. The buildings are old the roaches are not only a problem they are huge many people complain and when you tell the office about it they say put ur name on a list. What I don’t understand is if u know you have a roach problem why not just treat all the apartments instead of using a list system where some places are treated. The laundry rooms are very nasty the washers only give u very little water in the washer. When you come they show you the best apartment and then move you into the real mess. The pictures on the promo are no where near what the apartments look like. Neil the office manager acts like he is Trump and is always unavailable to address any issues. The heat has become an issue they claim that the old maintenance person was fired for drinking. The person who is in charge of the heat now is a yes man and refuses to supply heat he keeps the heat on a low setting so if it’s 50, 30, 20, 15, 2 degrees outside you get the same amount of heat they refuse to turn up the heat if u complain it’s to cold. As you read in a previous comment yes the apartments was a sauna but once u open a window it was ok. Now u have to walk around with a jacket which is scary because this winter just started in all the years we never had a heat issue until now. The buildings are old and very drafty and smelly. The hot water pressure in the kitchen is low and Luke warm the bathroom has the hot water. They will turn the water off with out letting you know and every time the will say it’s an emergency we didn’t have time to tell anyone meanwhile the water was turned off at 10am and turn back on at 5pm and they say they had no time to make a flyer to put on the outside door of every building. If a major issue happens they are wick to say it’s an emergency we could inform you. Hallways stay dirty. We us this apartment as a second home to cut down on commute to NY which is the reason we stayed so long. 5 yrs and it seems the longer u stay the worst they treat you. This will be our last winter here I pray we don’t become sick due to lack of heat. Our apartment doesn’t look anything like the pictures u see the paint is old if the blinds that they provide breaks they don’t replace. They are very nice up until you move in after that beware.
I love living in this complex despite some flaws. The location is incredible and the grounds are immaculate. The location gives you a Dunkin, grocery store, bakery, liquor store, pizzeria, Filipino and Vietnamese Restaurants all attached or across the street from the complex. The hot water is always hot and the shower head has great pressure. The staff is always been friendly to us and have fixed maintenance issues quickly. Plenty of closet space. The heat is a mixed bag though since in the winter we needed to keep all our windows open since it would quickly become a sauna. If you like really warm apartments in the winter that may sound like a dream, but for me it was a slight, but easily solved, issue. To be fair this place does have some drawbacks. It is worth dropping the $50 for a spot since parking at times can be hard to find. The paint they between tenants is super cheap and if you so much as brush your back against it it will mark. I know the tenant before us had a picture in the bathroom because within a few weeks of showers the steam degraded the paint-over of the hole. The apartment wasn't cable-ready only having one hook-up, which was a cord hanging from the ceiling in the farthest bedroom closet. The ants are also problematic. They planted trees to close to our building so we have ants always. All in all this is a great place to live: location, price, and closet space. I do wish they had so outdoor activity areas (grills, benches, etc.) but for what you pay I don't think you can beat Forest Chill.
No parking. Old buildings. Laundry machines never work. Horrible office. Maintenance never fixes anything.
I lived at Forest Hill for 3 years. Early on we had a roach problem. When we went to the rental office to complain, they had us sign our names to a list of other people that were also complaining about the pest problem. The list was very, very long. Every few months the roaches would come back, so we spent our own money to address the issue. By the end of our stay there, the windows in the living room began to leak. On a very heavy rain day, the water would pour in. Also, the walls are paper thin. If you live on the first floor, your life will not be quiet. On the plus side, my upstairs neighbor was a great singer, so it could of been worse. You are not allowed to congregate on the premises, so there is no outdoor space to utilize, which was a bummer. Two pluses: it is the cheapest rent around and it is very close to the GSP, so it’s more a matter of convenience if you choose to live here.
