Property Ratings at Forest Hill Apartments
I moved here in Sept and I have nothing but great things to say. Its huge for a 1 bedroom with lots of closet space. Parking is great and the staff is wonderful! Im glad I chose this complex.
Not terrible, but for sure not great. I was lucky and only had a neighbor living above me that was quiet (apt location was corner with no through-wall neighbors). Lived there for 5+ years. Maintenance was hit-or-miss. Most times took multiple tries to fix basic issues (leaking pipes, door buzzer not working, etc.). Management is like any business. You’re just a monthly rent check that is an annoyance if you call about problems that need fixing. Rent wasn’t too bad, but I got in and out before the big price raises.
Becky is a awesome new manger at the complex she responses in a timely manner the maintenece men are friendly and nice. The neighbors are amazing. The rent is amazing, balcony is huge apartments are spacious . I have no complaints. God willing I plan to stay here for a very long time.
Great place to live. Perfect for me and my son. Our landlord becky was extremely helpful in getting us in quick since me and my son were in tough spot having to find a place and school quick. She was very accommodating. Good neighbors, spacious place and quiet. No complainants I can say about this place. I especially like that all utilities are included except electric. just overall a good starter place and maintenance responds quick. also very helpful staff.
The manager, Constance was very difficult to deal with. She talks down to you every time we speak. I was late with my rent and she called me every single day until I paid. The snow plow people packed me in. They didn’t come until 11/12 in the afternoon. The washer and dryer were always broken. The black mold in the shower and under the linoleum tiles. The deck is rotted and the rails are rusted out. Wouldn’t even go out there. I mean the rent was the cheapest around but you get what you pay for and this is overpriced for the quality!

I'm sorry to hear about your past experience and have taken your comments to heart. We have a new property manager now and new management philosophy.
The apartments for Forest Hill in Clarendon Hills are quite average in stature. For the area they are quite affordable and that alone is worth a good review. There is nothing fancy or stylish about having lived there, it's a bed and a place to live for the most part. Gets the job done. I found that the property manager was always quite happy to help if you ever had questions or suggestions! The maintenance crew were always cheerful, timely, and skilled in their craft. It'd be nice to see some renovations done (e.g. Modernize appliances, add some color, create amenities like a gym...), plant some thick trees or bushes to reduce road traffic noise, and I'd wish security was better by implementing a key fob system or pin-code entry, rather than simply lock and key. Overall the experience was average but enjoyable. So for all of that I give four stars.
I lived in the apartments for 3 years. You should judge the apartment for what it is- an excellent apartment for the price (and honestly a pretty average apartment ignoring price). I had a $20-ish rent increase the first year (when they were redoing the roofs) but no increase since. Gas was included in a gas heated/cooking appliance building, which was great. I never paid more than about $30 for electric. Everything but electric was included; no weird fees or paying for water and garbage disposal. My apartment was about 750 sq ft with an almost comical amount of closet space in addition to the large storage space in the basement. The area is pretty quiet. It's close to major commute routes; fairly close to the BNSF line and was what I considered to be walkable to the train station. You don't get all the bells and whistles of a "luxury" apartment but you get a fairly priced apartment. The buildings are old but the maintenance has always been remarkably prompt- same day for my couple minor requests (like the time I snapped off a fridge handle). Aside from about 3 phone calls regarding maintenance and some questions about water main issues early on, I haven't had much reason to call property management. The office may not be as friendly/personable as some may like but they certainly were responsive when I needed them and to me that's what counts. [Note: The lease does actually mention the carpet cleaning, though not the price associated with it; a reasonable $75.]
Forest Hill apartments wants to keep my security deposit because I moved a month early, even though they weren't renewing my lease. These people are the biggest thieves and liars around. One of there maintenance guys did a walk through with me and said the kitchen wasn't clean cause of a piece of dust. I brushed it off and he said it was still dirty. They want to try to keep every penny they can. They charge departing tenants $75.00 for carpet cleaning even though it is their responsibility to clean carpet and paint before new tenants move in.
