Renovations are not as nice as they seem Parking is tough Expect mice and some bugs Laundry is unusable. Not enough machines and the basements is often occupied by homeless Other tenants are loud, violent and some demonstrated creepy behavior towards me Walls are paper thin Maintence is rude and hard to get in touch with so if you get locked out you are f$&@ed I also had NO HEAT for over a month in the winter (should have started with that)
DO NOT RENT HERE!!! They have so many rodent issues and do nothing about it. The hallways are dirty. We went a month without hot water and heat and they leave the basement doors unlocked and homeless people and drug addicts dwell there at night and they are fully aware! This place is like putting lipstick on a pig! A mess!
Living here is like living above a "Homeless Shelter" The homeless sleep in the basements and management has done nothing to stop the influx of homeless people sleeping in the basement. Walls are paper thin you can hear you neighbors talking. not worth the asking price in the least.
There is no hot water most of the time and the insides of the buildings are old, filthy and smell terrible most of the time, neighborhood crack heads get high in the hallways and the locks in the downstairs doors are always broken. The pipes are old in the renovated apartments, your tub will get backed up regularly and the maintenance is lazy and will not be around to fix it, this has been a big mistake renting here and I suggest you don’t get into a lease here
The property has just taken away our parking, outsourcing it, and the effect is a raise in the monthly rent of over $100 monthly. If you try to park on the street, the home owners around get testy because they feel you are taking their spaces though it is public streets. Figure on adding more than $100 on the advertised rent or much annoyance.

Maintenance use to be 24/7 for emergencies. Not with the new owners. It's hard to reach anyone if you have an emergency request after hours. Don't be fooled by the newly renovated talk. Yes the apartments were updated but pipes were not. You will deal with leaks and other issues due to the age of the actual buildings. Also like many apt complexes you will hear your neighbors if they are too loud. Fortunately we do not have rodents because the old owners were quick to put steel wool in any open spaces. I do not have confidence the new owners would do that.

Poor renovation on renovated apartments. Waste of money. Have unpatched spaces as a result that I needed to fill everywhere with steel wool. Pests. Maintenance And monthly “exterminator” not helpful at all. ALWAYS freezing in the winter.
Thin walls! Yes, it is true. I can hear my upstairs neighbors walk, talk, open closet doors, and flush the toilet! I know exactly where they are in their apartment at any time! I am not exaggerating! It used to scare me, because I thought someone was walking inside of my apartment a few times when I just moved here. It's kinda like living right next to train station: you will eventually get used to constant noise. I do get that it's no one's fault, it is just a very old building!
I’ve been here for over 9 years and have watched these apartments deteriorate. The washer machines are nasty and the basement you will more than likely see cockroaches. The walls are paper thin. I could hear my neighbors and their music. No heat in the winter because the building is essentially older. They do try to clean the building and keep up with the landscape to make it more eye-catching. I’ve seen drug addicts walk by looking in your car and the garbage area is always a mess. You will find lots of rats by one of the dumpsters. This will be my last year here. I’m off to a better area and new start. Don’t get caught up in the new renovated apartments they are the same as the original apartments still. They just bedazzle them.
Keep on looking. Not worth it. The walls are whisper thin so you hear every word in the other apartments. One time Forest Hill Terrace must have been a nice place but those days are gone. The grounds are dire need of landscaping. Roofs on some of the buildings must be replaced. The gutters haven't been cleaned in years. The parking lots are disgusting. Office staff are not pleasant. Maintenance staff does the bare minimum. Others have complained of roaches and mold. For what they are charging you can find nicer digs. You have been warned.
These apartments are good short-term. The walls are paper-thin, in the winter you will not feel any heat. You can hear everything in these apartments! I’ve seen a few roaches and maintenance is horrible. Don’t get fooled by the area! The area is gorgeous which makes people reconsider living here, if you want to be perfectly content with an apartment, just know the conditions you will live under and do your research.
These apartments are not even worth what they are asking for they are super thin you can hear everyone in the building and the roaches are so big you would of never thought they would have thought they would have rodent issues and they say it's nice area of newark they broke into my car 3 times before I moved out of here it's not worth dont waste your time and money there are way better apartments for rent that are super solid and way cheaper in the area oh not to forget about the mold that are in those apartments they may have renovated but the issues that I had to deal with were terrible dont do it! It's not worth it! The apartments are so thin that you can hear people snore at night people argue even conversations from your neighbors it's terrible plea it's not worth it the place is too expensive for a thin building apartment
I read the reviews and thought, Oh! Sounds like a great place! I made an appointment online and waited to hear back for a confirmation. I waited for the requested 48 hours before calling about my not receiving an appointment confirmation. I called this morning and spoke with someone named Raoul (spell check) who said a representative of the leasing office would get back to me (I was dubious because the appointment was no supposed to be an hour away). No one called me. I sent an email while on my way to the leasing office. Just went by their leasing office and was annoyed to find that they were surprised to see me. I was told that there were no 1 bedroom units available for the next few months and that I could be put on a waitlist that's for 4-5 months from now. I was also told that their online presence (including their advertisements and online scheduler) were inaccurate, or at the least, not well maintained. Maybe someone else will have better luck.
The area is very beautiful, close to the park with different fields and playgrounds. Safer part of Newark. Really close to transportation which is very important for me to travel to school. The apartment itself is very nice. Love how it's very spacious especially in the kitchen. Never loved cooking in a tiny kitchen. There's plenty storage room. Strongly like this apartment for my child and I.
