Property Ratings at Forest Hill Towers
The current ownership and management are running this building into the ground. Elevators break down constantly - generally only one of three is in operation at a time - and repairs are slow and shoddy. The gates to the garage are broken, resulting in frequent car theft and trespassing. HVAC works only sporadically, pipes and vents are poorly maintained, leaks are constant, washing machines and dryers are in disrepair, and the office has inexplicably stopped giving tenants (paid) access to the small on-site gym. Reasonable tenant requests are ignored, and while the office staff isn't solely to blame for the building's rapid deterioration, they make matters worse through their rudeness and unprofessionalism. I am counting the days until my lease is up.
Elevators frequently break down, there are days, when none of the three elevators are working (Building has 16 floors). If you live here, be prepared to arrange your grocery shopping, laundry, and visitors, around, the hope, at least one elevator will be working, and you, or your guests will not get stuck, in the one working elevator. The idea of 24 hour security and "gated" parking, is also misleading. While the lower level, of the garage, has a working gate, the middle and top levels, have not had a gate in over a year. Those two levels are open to anyone, and there were 2 incidents, on the 2nd level. Tenants' have broken floor tiles, and issues with Heating/AC units. All of these issues are well known to tenants and building management.
DO NOT MOVE HERE! The elevators haven't worked in months. The garage door is broken for a year. The new owners do NOT maintain the building at all.

I've been at Forest Hill Towers for 8 years. We are currently without A/C and have been for over a week. There has been no communication on what the issue is or when it will work again. This is the first time in my 8 years that something like this has happened. Lately, the care for the property has been awful.
This place is a gem! I loved living here. The neighbors are friendly and 7 stars to the entire on site building management people. Everyone from my friends at the front desk to the management team to the maintenance people, EVERYONE is hard-working, friendly and do their level-best to ensure this building is in top shape. This is an older building, but it is extremely well maintained, affordable and has amazing Manhattan skyline views. It’s a quarter mile from beautiful Branch Brook Park. I am not naming specific people because I don’t want to forget anyone. But really every single person I regularly encountered during my time here is amazing! Thank you Forest Hill Towers!!
Do not rent here trust me !! Nightmare of a place !! Rats all through out the building ! No help provided.
The management is so terrible. Save yourself the trouble and live somewhere else. They only think of you as a check and not a person. Management will scam you for every penny they can get.
I have lived at this property for about a year and in that time multiple things have fallen apart. I've gone through their work order request system and even the office yet NOTHING hads been fixed. The only time someone came to my apartment was when there was a ridiculous leak from the apartment above me. Even then they didn't fix the things that needed fixing. Speaking to the property management is even worse - these people are dismissive and lack professionalism on all accounts. They're also extremely rude. Oh and that "free" electric they provide? Useless! The heaters provide lukewarm air at best so winters are terrible. Do not rent here - as soon as my lease is up I am leaving.
They will make you do the application, guarantee you approval, pay the application fee and then turn you down. Unethical business
the first 2 years were pretty good service and quality. not as happy in my 3rd year. public areas like basement,laundry,gym are not kept as nice as clean as they used. cleaning staff are somewhat pleasant but they don't clean very well. the carpets in hallways could use shampoo and cleaning. they don't vacuum on a regular schedule. front desk staff are not as pleasant as the staff from 2012-2013. the staff has their favorites among the tenants. they let in who they want and give others a hard time. office is usually pleasant but certain complaints they make you feel like you're the only one who cares about an issue, such as hot water going out from time to time.
The cleanest and most well kept high rise I have ever lived in. Rent includes ALL utilities. The on site maintenance crew are quick and responsible. Depending on which side of the building you live on you can either have a view of New York or the mountains of Montclair and the Caldwells. On site parking and reliable 24 hour security. The building also has an excellent tenants association that works together with management to bring about positive improvements in the facility, for those who want to work out the building has a fully equipped gym.

I first moved in this apartment since 2009 and I have to say I feel in love with the property at first sight. After fruitless count of searching for the perfect place with perfect price in New York area, I resorted to something in New Jersey. Even in Jersey this property was a steal, large living area, six closets, all utilities paid for, I couldn't resist it and nothing else I found could compare to the value the building was offering. I have to admit I was unhappy with maintenance a couple of years after I moved in since I had a recurring problem for years. Fortunately, a new manager took over and the maintenance have being superb... mostly same day repair. I love this place and will be moving into a two bedroom apartment in the same building shortly. I strangely recommend this place. I recently started shopping for a two bedroom apartment in 30 mile radar since the property in this building is renting for a lot more than when I moved it. Even with the significantly increased rent it still seems like a great deal compared to what others are offering. Look no further this place is awesome and is a great steal. The neighborhood is great, quite and safe and is easy commute to New York.
My husband and I have lived here for almost a year now and are really happy with the building. Maintenance are friendly and fix anything, sometimes even the same day you put in a request. Building is safe. Just a note that the apartments don't look quite as nice as the pictures (they make it look like a luxury tower), but they are nice - no complaints. Building is VERY quiet lol...when we first moved in it was like...does anybody else even live here?
Have been a resident since 2009 and have always felt safe and loved my unit and neighbors. However building is now under new management which is totally unresponsive to tenants. Many people are now quite unhappy. The maintenance staff has always been terrific however now must have a work order from management prior to making any repairs and, as I said, management does not respond to phone calls, office visits or letters. The new policy if you have a problem is: TOUGH LUCK -- pay your increasingly high rent and SHUT UP!!! I would have liked to give office staff "0" stars but that was not an option.
