Nice, quiet place to live. Some of the interior could use updating, i.e cabinets are worn and need refinished or painted. The stove top gets extremely hot when oven is on. I have actually burnt myself on it. It will melt any plastic or food, such as butter if temp is st 350 degrees. I assume it is just a cheap stove, but it is not pleasant to cook on

Great place to stay. Very quiet and very clean. Wish we had a garbage area on both sides of the apartment complex. Wish we had quicker maintenance responses.

Apt is nice been the for couple month now still have not got my new patio doors mines were damage when move in and no new carpet in home just clean the carpet had stains and hair need carpet replace. Vent been damage since move in never fix it.

Living here has had its ups and downs. The landscaping is nice but the breezeways and back yard areas get trashed quickly and not much is done to prevent that or clean it up.

Maintenance response time is months behind . I put in a request to fill a huge hole in my ceiling in my laundry room(put by maintenance) back in April or May and no follow up.

For the most part it has been a Wonderful place to live. It clean quiet and the office staff is Amazing! The only issues have been with some appliances and reserved parking that maintenance could be on top of better. Maybe get more help in that area!

I have really enjoyed living here. The staff is very friendly. But i do think that ground keeping can be done better. Especially around the trash area and behind some of the buildings. Pets are a concern also.

I moved in two days ago, so far it’s very quiet and feels very safe. Although I can already tell maintenance is very slow, they only gave me one key and the dryer hasn’t worked since we’ve gotten here. We were promised it would be done and has yet to. Other than that it’s a nice place to live.

I've had the worst unit transfer experience EVER!! DO NOT!! The rental office staff are AMAZING it's sad that the maintenance team is so poor. Look at this. This is the unit I moved into on moving on day, almost nothing was turned over from the last tenants, I was supposed to move in 08/07/24 but the Community delayed my move for weeks and weeks to move in for unit turn over, finally 09/06/24...they didn't clean it, the kitchen is falling apart...it's sad and embarrassing. The front door is and wall is nasty. The bathrooms were never cleaned,ceiling is nasty, stove needs to be replaced. Master bathroom door is falling off...cabinets falling off..I've been so patient with this move and now I'm in this unfinished apartment...it's not the rental office.. it's wrong...don't ya'll don't...

My experience has been ok. I do have a roof over my head. However, I've had maintenance come "fix" the dishwasher 4-5 times and it's still unusable. Then we haven't been able to enjoy the pool. However, I will say I feel safe here and I do believe effort is being put forth to make this community better. And I'm grateful to the staff for being flexible and understanding in other ways. I do feel heard.

When I first moved in I loved it here. There were community events and overall better conditions. Since I’ve been here it’s declined. The pool has been closed for majority of the summer including two major pool holidays. The fitness center is not cleaned properly and there’s never any cleaning solution. I have to call maintenance multiple times for small issues and I get told there staffing issues. Why should I be understanding for staffing issues when yall aren’t “understanding” about taking rent being due. I’ve also suggest valet trash service since I’ve been here which would be great especially since the compactor has went out at least 6 times since I’ve been here and gets over filled. The stairways need to be power washed badly and there’s spider webs everywhere. The back apartments parking lot gets flooded when it rains. At this point I can’t wait till my lease is up. I don’t think the value is matching what I pay.

Forest Oaks is a wonderful place to live. The staff is always kind and on top of it! The maintenance takes care of any request promptly. They also didn’t raise our rent this year, even during terrible times of inflation. We are so happy to be here.

Nice place to live. Quiet and clean. I recommend staying here. Good place for kids who like to swim and play outside. I wish it was a trash dumpster on both sides of the complex.

So far pretty good! Only had some minor issues here and there but they have since been resolved. It is unfortunate that the pool opened later than expected and already was closed for a few days.

Haven’t hit the pool yet but excited to soon! It’s been good living here as it’s our first apartment living. Only “negative” is that the trash bins get messy. Can’t help how neighbors treat things, but we make sure to do our part in keeping things clean.

It’s a beautiful community not a lot of noise and it’s a safe environment for my kids to be able to play outside and not fear that something could happen to them.

Rent is not bad for the space and amenities given. However it is an act of congress to get maintenance to fix something. My A/C has broke 8 times during my lease.
Amazing quiet neighborhood my kids and I love it. The school and stores are conveniently nearby the staff is so helpful and friendly. I am so happy here
Since my upstairs neighbor's pipe burst almost two weeks ago, I've made three requests for carpet cleaning or replacement in my apartment since the flood that left most of my apartment flooded...Though I am innocent in all of this, but the lack of service on my request has shows otherwise. The rental office team remains top tier but maintained doesn't care. Requested my garbage disposal be addressed three weeks ago, nothing. My apartment smells horrible. Bugs, gnats, smells...I was told it would be addressed either last Thursday or Friday while I was out of town. Nothing...we have gnat traps all over the place but I think they just hide..this is bad news bears for sure. THEY COULDVE AT LEAST CLEANED THE CARPET PROFESSIONALLY TO REMEDY UNTIL IT COULD BE REPLACED. I'M PRETTY SURE THIS CAN POSE A HEALTH RISK SINCE THE BUGS FLY NEAR MY FOOD AND MILDEW IS THE WINNING ODOR NO MATTER WHAT I DO. Areas affected: Mstr Bthrm closet and BR carpet LIVING ROOM CLOSET LAUNDRY ROOM INSIDE WALLS
I lived in Forest Oaks Apartments for almost two years and overall I have had an average experience. The location is convenient and the grounds are well-maintained. However, I have had some issues with noise from neighbors. The amenities are nice but could use some updating. The staff has been friendly and responsive to any concerns I have had. Overall, it's an okay place to live but there are definitely some areas that could be improved.

Very quiet, friendly neighbors, office staff are very nice and welcoming! The only thing I dislike is the parking passes I feel like if you do decide to have family over you can’t because like myself I have 2 cars so that leaves me with only 1 parking pass for a visitor. Which sucks…

Well I am so sad. That everything is not apart in my apartment. I am so disappointed. Everything is dirty from kitchen and especially the patio. I am so sad. Bur neighbors are so sweet

Great starter apartment and great location. I wish maintenance was a little better and we had valet trash for the price. Stainless Steele appliances would be nice too. Overall premises is kept well. Corporate could be more helpful when it comes to compensation for things like AC going out and office could be more responsive to issues

If you're looking for a safe community, THIS IS NOT IT. Both of my neighbors and myself have been victims of car theft in the past few months. There are NO cameras installed where the thefts are happening, and they keep happening IN THE EXACT SAME AREA. I don't blame the office staff (they are the best part about living here), but Morgan Properties has done absolutely nothing to improve the safety of this community. Until I feel safe living here, I will continue to rate this apartment poorly.

Love the unit we’re in. Was clean and seemed well kept by tenants before us. Had a few issues at first like dryer and dishwasher issues but we called maintenance and it was fixed. Trash area can get a little messy but I would hold other tenants responsible for that than the complex. Same with the bulk trash that’s meant for bulk items only. It was obviously overflowing from people tossing regular trash in it. Trash continued to pile up for a month and it was bad. More of tenant issue but also wish management would’ve called to get it picked up sooner. People here do seem nice enough and I’ve not had any issues with anyone. It’s nice to see kids running around and playing outside, gives a little more sense of community and shows it’s safe enough to let them run around. I would recommend to anyone that it’s a nice place to live.

No complaints! Normally pretty quiet, the leasing office staff is very accommodating and maintenance requests get answered fairly quickly. There’s ample parking space and I love the package room for people who may not be home to receive their packages. Now I’m ready for warm weather so I can utilize that beautiful pool.
