Regarded as a vibrant college town with a small-town atmosphere, Grand Forks sits in the Red River Valley, sharing its eastern border with the North Dakota-Minnesota state line. Grand Forks is home to the University of North Dakota, the largest college campus in the state, as well as an Air Force Base. As a result, many residents enjoy easy commutes in North Dakota’s third-largest city.
In addition to the many restaurants, cafes, shops, and bars of its thriving downtown area, Grand Forks also offers a laidback pace in its many idyllic neighborhoods. Residents bask in the outdoors at Grand Forks’ many scenic parks and on the lush Greenway Trail that runs along the Red River.
Grand Forks also contains the state’s largest indoor waterpark, Splasher’s of the South Seas, touting a variety of slides, activity pools, a lazy river, kiddies play area, and a hot tub for adults.

Property Ratings at Forest Park Apartments
Absolutely atrocious and rude management, they will lose documents and emails they receive from you (like a 60 day notice to vacate) and charge you for it. Not to mention charge hundreds of dollars in "inspection" fees. Elevate living has earned its notorious reputation .
The apt thus far is above my expectations. The maintenance is excellent.
Too noisy, ac doesnt work well, doors too narrow for furnitures, charged me late fee without any notice on the first month, no good door system (big and heavy package goto office and no help to carry). Too many issues, didnt like it at all. Nice thing was spacious rooms and affordable but lot of issues.

If I had that apartment, for that price, in isolation from management and neighbors I would have little to complain about. The amount of housing you get for the price is very acceptable. However, the cheap price doesn't make up for the laziness of the maintenance, the noisy neighbors, unattended children, and alarming incidence of crime. We will work through points one by one. I really appreciated the snow being plowed into my parking spot regularly prior to school. I would regularly have people park in my single spot (when not buried in the plowed snow), and nothing was done by management remediate the recurred problem. I also don't agree with being charged for a maintenance fees during moveout, when the maintenance staff paints over nails instead of removing them and got more paint on the floor than walls (that's lazy and poorly done, yikes). Most of my neighbors were noisy, rude, and not pleasant to be around. Though this isn't the complex's fault entirely, it was significantly worse than any of the 5 cities I have lived in prior. The complex switched from coin operated washer/dryer to a credit card version.... but replaced them with machines that would require 2 dry cycles to completely dry, while also reducing the total number of working machines on the floor by two. My complex was open to a large courtyard that was filled with unattended, poorly mannered, and loud children. I would constantly have kids banging on my glass and screen door and I would politely asked them to please not with no success. I once asked their parents if they found this acceptable and was answered with "not my problem". I am a full time student and had to be noise cancelling headphones to be able to study in my own apartment. Lastly, I can not exaggerate how bad the crime is here. I did not regularly feel safe in my apartment and my classmate and I had police sighting near everyday. One unit had back to back to back domestic disturbances, multiple threats of residents threatening to kill someone (or being threatened), and multiple attempted B&E's. It's not acceptable, it's not safe, and it's not worth your money. I can not recommend living here for other people unless. The inside of my place was nice and cozy, but the management and other residents detract so much from the whole package . This is by far the worst living situation I have ever been a part of.

Living at Forest Park was an interesting experience. I am giving Forest Park Apartments 4 stars because I love the team that works for them, especially Karen. If it weren't for the team, the apartments would probably receive 3 stars. Whenever I had questions or concerns, they would get back to me in a very timely manner. The whole team was excellent! However, there were times when I would have to reach out several times to get someone to look at something. For example, I wanted a lock on my patio. The staff told me that it wouldn't be a problem, but then whoever installed it did a horrible job and you could unlock it with any key (even my car key worked) it was weeks before someone came and fixed it. But that was the only bad experience I have had. The staff was awesome! But, however, the apartments themselves were a little too old for my liking. I did know that going into renting a unit. But they were so old that, I felt like, i couldn't get rid of that "old wood" smell. I tried everything to carpet powder to candles and even room sprays, but it just smelt like old wood. And the hallways leading up to my apartment. Oh boy, did they reek. That is why I originally wanted a lock on my patio so I didn't have to go through those hallways. Obviously, I am a huge odor person. Either than the smells, and the lock on the patio, living at forest park was great! It was a very nice first apartment. I decorated it very nice and made my unit look a little updated which was a nice touch. Going back to the team members, they made the move-in and the move-out process fairly easy and stress free.

Thank you again for taking the time to let us know how we did. Although we were not perfect we are glad to see your experience was positive. We are always striving to do better each day and your feedback will help us do just that. Please reach out any time if we may be of any more service to you!
You pay a little higher rent to have a secure building, reserved parking space and pool access. However, the pool was often green, our spot was taken my construction crews when the main door was under repair, and the whole building for some reason was unsecure and anyone could walk in. I wouldn't mind as much if it wasn't for the fact that part of our money goes to having those things, and we have not been compensated in anyway. Pros: quiet. Semi pet friendly. Never saw bugs Cons: rude staff. repairs take forever. Kids running up and down halls, and carpet in kitchen.

A lot has gone on in the past year here at Forest Park Apartments! We painted our awesome playground, added a basketball hoop, made improvements to our huge dog park, had two crystal clear pools all summer and we are super excited about further improvements to come. We are very sorry to hear of your experience and know it will be more favorable going forward. We strive for excellent customer service and are continuously training our staff so we appreciate your feedback. Please feel free to contact the office with any other concerns you may have.
This apartment is located in a very convenient place! The shopping centers are close, but not too close. The school is a few minutes away (within walking distance). The apartment building itself seems a little outdated and maintenance really takes their time with work orders. The garages could use a little more room, but definitely convenient to have during the harsh winter months. Good place for those on a budget who want a pool, garage, AND in a great location.
