This is a hell of a place. Come at our own peril! I have had my air conditioner down for the last two weeks and there is still no communication on when it gets restored. I only gave them a one star because there are no options for negative numericals.

Staff is extremely rude and incompetent. We’ve had squirrels in our walls for a year and the very rude staff acts like the issue is my fault. Have been tryin to leave forever disgusting manager refuses to fix the problem but won’t let me out of my lease. DO NOT RENT HERE!!!

This has been the single most unprofessional application process I have ever had in my life. Upon reading this, you would think it’s because I’m under qualified for this property but apparently I’m over qualified. They claimed that my spouse and I make too much for the property. There wasn’t any information on the website or application about income requirements but they insisted that we make too much. They constantly change information,prices and procedures and blame it on “new management.” They also chose never to communicate this over email and you can understand why - They are doing some shady things at this property. I was driving to this property for 2 weeks literally begging for a refund because communication wasn’t happening or if it was, it was untruthful. Nevertheless, we proceeded because we needed a place to live and money was already taken. We signed a welcome letter with a specific date and were not able to move in because they were behind schedule. They chose not to tell me this until I came with a truck ready to move in on that date even though I spoke to two persons during the week. They promised us that it would be ready the next week Wednesday then Friday but it was never ready in the time. They tried to force us to sign the leasing agreement with different information than what was agreed upon but we refused. They finally got the apartment ready the Friday afternoon at 3:00 PM and said saying that we would “forfeit” the application if we didn’t sign before closing. The apartment was literally not ready when they said this because we went over there that day and the apartment still had wet paint signs. The team are incredibly incompetent and they are only concerned about taking application fees. The assistant property manager was also helpless and you cannot even contact any higher management. Please beware when you apply here. No, I did not receive a refund. They most likely will respond with a generic message saying to contact them but trust me, I’ve already tried to email and call.

The buildings are decent but the staff are AWFUL. This is new management and theyre the worst. Very rude. Very condescending. They send out consescending emails and put up condescending papers all around the community meanwhile the pool isn't working and it's hot as heck outside. we were promised that the pool would be working IN MAY, now it's almost july and there's no pool to nejoy in this heat. AVOID AVOID AVOID!

2 months of continuous rat (and rodent) presence in my unit at Forest Ridge. Little resolution communicated by Pegasus Residential mgmt. 6 baited traps have been placed in units, and I hear several others, yet zero rodents traps. I have experienced consistent rodent droppings in each room within my apartment unit. No path ahead for peace of mind nor reducing daily anxiety brought from this situation alongside my kids.

I viewed a 1Bd/1BA apartment I was interested in yesterday evening and was told to put in my application to begin the process. Although the unit looked nice, the leasing team was not prepared to give me any additional information to take with me. I had to write down what I was quoted for. She didn't mention water, trash, or valet. I wasn't given a brochure or any material with the apartment details because they didn't have any. Apparently, this complex was taken over by a new management team a month ago. I get the transition to a new company, but nothing? This morning, I tried to call and verbally get the information that she didn't share yesterday and isn't available on the website. I have called a total of 10 times today and they have not answered. Are you kidding me? I should have known that was a bad sign. What leasing office doesn't answer the phone all day? Odd. Thankfully, I don't live too far from the complex so I decided to drive up there to see what was going on and who I could speak with to get more information. The same female leasing agent that assisted me the day before acted as though she didn't know who I was. I was helped by another agent and in his mundane tone, he informed me that the apartment had already been pre-leased and that they have an "unconventional process". What was the point of asking me to apply yesterday evening when you already had someone sign for the apartment? So, I would have paid $260 to go through the process, just to be denied because the apartment wasn't actually available anymore. However, I am glad I know how I would be treated as a resident. Glad I didn't sign and get stuck!
I have lived in several apartment complexes before and have never felt so strongly about writing a review. 1. The washer and dryer within my unit was provided by the complex, but my washer did not work when I moved in. I informed the maintenance and leasing as soon as I found out, but was not provided another washer for 2 months. 2. My apartment kitchen and laundry area flooded a total of 4 times every time it rained moderately heavily. I would contact the emergency number to leave a voicemail on a voicemail-box that no one ever responds to. After the 3rd time, I emailed the complex multiple times with pictures of the flooding and peeling kitchen floor vinyl as a result of the flooding before the problem was addressed. I requested a new apartment cause of the potential mold growth after the multiple instances of flooding, and I was not provided any alternatives. 3. It is impossible to get in touch with the leasing office. I have called the leasing office dozens of times for a variety of issues and at no point would anyone answer the phone or respond to the voicemails. They also don’t respond to emails until you email several times either. 4. The washer and dryer are located IN the bedroom, which means you can't sleep with either of them running. 5. The toilets in my entire building clogged so severely that I could not use the toilet in my apartment for over a day. I found that it wasn’t just an issue with my unit but it impacted all the units in my entire building. After the drainage was unclogged, I had to personally clean off the disgusting stuff that got swept into the tub and toilet because the apartment complex never offered to clean the toilets (even though the clog had not been my fault). 6. There is dog poop everywhere. Most renters in the complex have dogs (which is absolutely fine). But very few pick up after their dogs. This apartment complex will do the bare minimum required to be on the right side of Georgia law. Now that I have moved out, the complex has charged me $80 for cleaning services out of my deposit, even though I spent an entire day cleaning the apartment even more thoroughly than it was when I received it a year ago. I am so fed up with this apartment complex that I don’t even want to go through the irritation of trying to get in touch with the leasing office to figure out why I’m short of $80. I just want to put this chapter behind me and move on. If you choose to live here, you have been warned.
Do not move to this awful apartment complex. Management is horrible I have escalated to corporate many times and nothing has been done. My a/c has been broken in the summer for 14 days straight they have offered nothing to help with the 90 degree days but they increased my rent for my lease anyway. I have been having a/c issues since the beginning of the summer they raise rent 50 dollars a year but wont fix the a/c

I usually do not write reviews, however I thought I would write this one. I chose this apartment due to the price and needed an apartment quickly. The price should be cheaper due to how dated the apartments are. You get what you pay for. In the interim, it still does not mean that you should receive sub-par service. The apartments have major problems, whereas they are just covered up on the surface instead of being completely corrected. The apartment complex changed management again. The maintenance manager Carlos was great; however he no longer works at this complex. The apartments are very dated and need major recon-structuring. Once you sign, you are committed for a year of whatever comes along.

I attempted to lease a 2 bedroom apartment after being referred by Promove an apartment locator. Because of the criteria and my situation having just moved in the area, Promove understood I was adamant about what I wanted to spend on rental property as well as concerns for applying for a place on how it would effect my credit score. I was told to ask for Tiffany and I did. I was shown the unit available and was told it was under $1300.00 for this was my preference. I was then told the only other cost I would need to pay would be Ga Power, renters insurance and gas. I agreed to take the unit, paid the app fee, admin fee and deposit. I was old no other cost would be due. Needless to say I signed the online agreement to pay under 1300.00 per month. I was not given a copy of the agreement due to malfunctioning of their computers. I left with no receipt and no copy of my lease agreement. Two days later I was sent numerous emails stating the opposite of what was agreed on as my monthly rent. In fact 84.00 was added in addition to the agreed amount of rent bringing my rent $1300 and some change. All of this was done three days prior to me picking up my keys. Not to mention I had turned the power on, gas and renters insurance as well. All of these required deposits. After receiving these extra charges, I chose to not take the apartment for these people had misinformed me of what I was to pay monthly. There's more but I don't have enough room. I received my deposit back but the administrative fee was not refunded and I felt it should since they misquoted me. I would advised anyone to check reviews prior to leasing this company, they are not truthful, and their corporate office is no better either. I was advised they would get all my money refunded. This has not happened and the person that I was told to speak to was never called due to another person from corporate advising me not to. That she would handle it and get my funds back. Be very careful and check reviews. No trustworthy people in this organization. Zero rating!!

Marietta/Cumberland has way better to offer. We tried to save money staying here but this god forsaken apartment complex ended up costing us MORE than the newer apartments in better locations. The apartments are in need of much more than basic cosmetic renovations. Our gas bills were almost $300 dollars for a small 3 bd in the winter, and we weren't even there half the time! Insulation is trash and HVAC is incredibly loud. On top of that the new management schemes to take money from you with petty fines and hidden policies in the lease. They are charging us $1100 for not giving our notice to leave within 60 DAYS. How ridiculous is that? I think they know NO ONE is going to want to live there with their terrible mismanagement! Many vacated units at the time of this writing. LOOK ELSEWHERE!

Trash in the dumpsters for to long. Garage bags everywhere. Management nonchalant about Hefty and Glad trash bags in front of the dumpsters with not a garage truck in sight. Cigarette butts in on the ground and management has no one who picks the trash up from the shrubbery. Try calling the assistant manager and you may or may not get the entitled princesses in the phone. She may have someone screening her calls. So my advice, look elsewhere for an apartment home.

Any positive reviews are from when this place was Abbington Pointe. Forest Ridge/WAM purchased the complex three months into my lease promising "improvements". In the next 9 months they replaced the toilets and OUTSIDE carpets while the community message board filled with issues about AC units, bug infestations, and refrigerators no longer working. The management company would leave phone numbers to reach them followed by a resident complaint that the number didn't work. If you're wondering how much pride they take in the community, all the signage is still "ap" for Abbington Pointe except the entrance sign which is a cloth banner draped over the old Abbington Pointe sign. When I had an issue with them over charging me, the management promised to get copies of past bills for me then immediately sent my account into collections two weeks after sending me the final bill I was disputing. Unfortunately, a lawyer friend told me the $124 bill would probably just make an overburdened magistrate judge mad. This place is either a joke or one of those businesses that targets low income families, trying to hit them with small fines knowing they'll have to pay or be hit with a bad credit report. Either way SAD!
I currently live in a 1BR, started my lease at the end of April. My experience with the leasing agent, Kaliah was fair, it would have been better if she knew more knowledge about the complex and the apts. I have experienced a maintenance issue and it was fixed within two days, which was a PLUS for me. The apts are a bit outdated but nothing is broken or not working properly so i cant complain. For a 1BR it is quite spacious. I LOVVVVEEEE the diversity of the complex... my neighbors are friendly as well. Oh, and location COULDN'T BE BETTER! It's close to everything you need (hwy 75) and Walmart is a minute away...literally! The office staff has mentioned there are two pools in the complex, not sure the reason they speak about the second pool because you can tell they have no intentions on fixing the second pool, its dirty and there are chairs and everything else in it, it would've been GREAT if they did fix the second pool. So in conclusion is the BEST non-gated community that i have lived in and i appreciate this!
New Ownership and management. Don't trust a single positive review if it is before December 2016. New management has no authority to take care of problems. Maintenance guys are the only bright spot. But beware, because random pipes are breaking. So if you have nice stuff, choose a low deductible on your renter's insurance.
The apartment is okay! Anything that is broke they come fast and fix it. The staff for the most part os okay also. I give it a 7 out 10.
My apartment at Abington pointe is THE first apartment I've ever had. This place is awesome. Hardley any disturbances, from the staff to the neighbors everyone is either very private or very friendly. Maintenance is always there as soon as possible and they always do an excellent job. Only thing I can say I dislike is the pool situation. It closes so early (9 a.m.). But that's very minor other than that abbington is a great place to kive
Any time I have a problem with anything it is quite easy to just talk to either maintenance and management. I enjoy the close-knit neighborhood atmosphere.
I have lived here for over a year now. It is a nice community, quick responses to maintenance requests. They up keep the grounds. Quiet community, family friendly and in a convienent location to the highway and stores in the neighborhood.
I have stayed in theses apartments for the past three years and haven't had too many issues. The staff has changed a few times but Carl is the best by far. If the prices go up anymore I definitely will be moving out bc they haven't remodeled any apartments as of yet
Very convenient to all highways with little traffic in area. Helpful friendly staff. Great pool and work out facilities. Layout is spacious and rent is very competitive compared to other metro area communities.

Great Place for students, and anyone looking for a good price in a considerably high end market. With the market going up the way it is, you can't find a better place to live at a reasonable price. The staff is really cool, and it's not too far from Galleria mall and 75.
Nestled within a woodsy area, just down the road from the intersection of Terrell Mill and Powers Ferry is Abbington Pointe. With a diverse demographic of people living here it remains mostly quiet day & night. The apartments are spacious and open with enough closet/storage space. The premises are well maintained, well lit at night, plenty of parking even when coming home weeknights or weekends and you don't run into issues of people loitering. Staff are professional & courteous. They don't rush or blow you off regardless how short or long you need to talk to them. There's a pool, on-site gym and computer room that's always tidy and functioning. (Note - to make sure these rooms stay that way, you have an option to get a key to access these rooms but you'll have to sign a waiver stating you're responsible for the key and if you lose it, you'll have to pay $200 to replace it.) If there's any type of nuisance, apartment security or staff are very swift in responding & resolving the issue. Also if there's anything that needs fixing maintenance are efficient in that department too! A few times I put in a work order before heading to work, by the time I came home it was competed. Another advantage of living in this area of Marietta is the close proximity to EVERYTHING! There's a CCT bus route along Powers Ferry, a mile away is Kroger, Publix and Walmart, a plethora of restaurants and fast-food places, walking distance to LA Fitness and 24 hour Village Fitness. 10 minutes from 285/75 corridor, minutes from major shopping at Cumberland Mall and Cobb Parkway, let's not forget the new Braves stadium being built not too far away either! For a single female who's been here for 2 years, you can't get a better price or quality of living with all the amenities Abbington Pointe awards you.
Everything has been great since I moved in. If maintenance is needed they are lickity split and the overall safety and security is second to none.
From top notch 24 hr security and a maintenance staff that get's the job done quickly when you need a repair. I have already referred one of my co-workers and he moves in at the end of the month.

I moved into Abbington Pointe earlier this year and absolutely love it so far! My apartment is spacious, the pool area and gym are great, and the staff is very helpful. The maintenance issues I've had got resolved quickly, and no doubt I'll be signing another year when my lease is up, providing I can afford the rent increase! Best, Stephan Bohemier
I absolutely love my apartment! Ive been living there for about 2 yrs now and i couldnt ask for a better experience! The location of the apartment complex is absolutely awesome! Its in a premier location to all the major highways and stores! My neighbors are great and the areas around my apartment are always clean, all thanks to the maintenance crew! The apartment is very spacious and comfortable! A great bang for the buck!!!
Abbington Pointe has been great for the last almost 4 years (and I'm renewing this fall as well!). It is in a superb location; easily accessible to Marietta and the downtown ATL. It's not too close to the highway but also not too far away! All of the staff has been very helpful, approachable, and friendly as long as I've been living there. They have a weight room, pool, Wi-Fi, laundry--all of the helpful amenities needed for your living place! They also offer social events for residents and their families. Each time I've had an emergency there, the staff responded promptly and solved the problem! Let them keep up the great work for *you*!
The property is clean safe and the management is professional. The community always have resident appreciation and kid friendly events. The location is minutes always free great shopping the apartments are very spacious
Abbington pointe is wonderful. They have good customer service and the residents are friendly. The pool stays clean and my little one enjoys the tennis and park. The office is great and friendly too. Maintenance is wonderful. They come and fix everything that needed be and was very careful in what they did.
The apartments are located just close enough to downtown Atlanta where you can take quick trips without planning ahead but also not feel like you leave in a crowded city. The staff is friendly. Maintenance is very timely. Apartments are spacious. The community is very diverse and growing.
The apartments have a great location, with easy access to highways and main streets to get to any area around metro Atlanta. It provides the essentials for living within a tight budget. With swimming pool and park for our son, as well as a small gym to get some exercise in at any time. Being at the lower end of prices around this area, it still provides a safe environment for family living. The maintenance crew are very dedicated and willing to solve any issues the same day you report it. This has taken place in a couple of occasions, and they have always come through for us. At the main office everyone is very polite and helpful. Although some people overstep their boundaries, most neighbors behave accordingly and keep to themselves. This is our second year at the apartments and we feel comfortable living here with our 1 year old son.
I am very comfortable here. The staff are extremely helpful and the maintenance crew is always right on time. I've been here for 7 months and enjoying a nice neighborhood and close access to the highways. It's perfect for me right now. ??

Pretty good apartments. VERY nice in the inside the buildings. I have lived here for 4 years and I have lived in all of the apartments except the 3 bdrm 2 bath apartment and the 1 bdrm. I loved them all especially the villa. Maintenance is ok could have been better a few times. I still haven't received my screen for my fireplace and I asked a year ago. Other than minor issues I like it here.
I moved into Abbington Pointe November November 15, 2014 while going through a divorce and they were so helpful and efficient. Whenever I need any help or assistance in my apartment they are very quick to respond and careful to take care of the problem. It's difficult when moving by yourself with two small kids and it can be very stressful while doing so but this team made my move possible and made sure that I was comfortable with my selection and the facility. My children and I have thoroughly enjoyed ourselves especially during the summer with their clean pool and accommodating workout room and tennis court. Carl who's in the front office has been very helpful to me and my children I also enjoy the comfort of feeling safe in the neighborhood being that I am a single mother . I'm also grateful to the on property security which are always monitoring the property and are kind and respectful at all times. The the atmosphere is very warm and they maintain the landscape which puts a smile on my face .I'm very fortunate to have found Abbington Pointe through apartment finders when I did.
Abbington Pointe is not a luxury apartment complex, but it is safe, family-friendly and adequately maintained. The interiors are dated and dark - you won't find any bells and whistles like granite countertops or hard wood floors. My carpet wreaked of dog when I moved in. Still, the appliances all work, the staff is friendly and I love the location. I've had to call maintenance 3 times. 2 of those three times, someone was at my doorstep within an hour to fix the problem - no joke! However, the third time (the washing machines in my building were broken) it took them almost two months to rectify the situation. There are lots of children, which naturally seems to lead to a sense of community. I feel safe here, and am rarely if ever disturbed by any wild or unruly tenants (just the occasional loud music from a car going by, which I don't mind.) In short, if saving money is more important to you than a spacious, well-manicured and perfectly maintained community, then Abbington Pointe is a great choice!
I have been here for 4 years and the stay wasn't so bad. The front office changed a lot but most of the people are really nice. I never had a big problem at all. If there was a problem it got solved ASAP :)
Abbington is been my home for a year now and I can't complain. The community is always been clean, safe, and quiet. The staff is organized and friendly. The complex has a great location with easy access to i75/285, Cumberland Mall, Perimeter Mall and Lenox Mall are within 20min drive. There's also a 5min drive to LA Fitness, Walmart, Kroger, Target and Publix. It's a very affordable place with spacious units. Not a luxury apartment but it's very convenient.
customer service is fantastic! they respond quickly to all requests and are very helpful. theyre are plenty of amenities- lovely park and pool! the apartment is a great space and in a great location- everything you need is within 20 minutes.

Abbington pointe is clean,safe, and they are very interactive with the tenants and the kids in the apartment complex. The maintenance is very fast and efficient.
I enjoy staying here. Maintenance guys are great, once you put your work order in,the turnaround time is less than 48 hours. The office staff is very knowledgeable and respectful at all times,no matter what. They also have security over here that be out and night,this would be a plus especially if you work nights.My children had made several friends and even the children looks out for one another. This is a home away from home apartment and if I was you I would apply soon!!!
I have a 1BR 1 BA 800 sq ft apartment in the 2700 building. The space is perfect for myself and my small dog with vaulted ceilings, a dining space, screened balcony, large front closet, dishwasher and W/D hookups. My large kind bed fits fine with small nigh stands and a dresser. The negatives are the old carpet, dated cabinets, awful vinyl flooring in kitchen and bath, no pantry, no garbage disposal, no door on walk around closet in BR, lack of overhead lighting in living room and BR and sprayed dingy beige paint on the walls that looks terrible. Maintenance has been great. I get next day service almost always and have called about electric, plumbing, and HVAC. The pool was crowded with children everyday in the summer. Gym is small but perfectly sufficient. Pets are welcome though they do charge a fee plus monthly pet rent. The complex is in a fantastic location less than a mile from Walmart, Target, Publix, and Kroger along with many restaurants, salons, and retail shops. It's affordable, but you don't get any luxury features or modern elements. Simple living at its best.
I moved into this complex in March and have had nothing but a positive experience since then. The staff is friendly and are quit to address maintenance requests and questions. Also emergency maintenance has responded to my need when I needed them. The neighbors that I have met are nice and keep to themselves mostly. Also the location is very good. You are in a place that's away from a busy road (Cobb Parkway) but close enough to access it, nearby is Walmart, multiple gas stations, restaurants, Cumberland Mall, target, and pretty much whatever your shopping needs may require. The only con I would have is that the washer/dryer connections are in the bedroom in a closet area, but as long as you do laundry in the daytime you'll be fine (there are washing facilities on site as well as multiple coin laundry facilities nearby). Overall I enjoy living here and haven't had little to any to complain about!
