I called them to go see a one bedroom apt and then went in and spoke to someone about getting a one bedroom but he tried to show me the most expensive apt they had and I showed him on apt.com they had some for way cheaper he said those ones might not be renovated and he can give me a call back when those are available I won’t be holding my breath for a call back lol he seemed disappointed about me knowing they had other apartments for cheaper.
I’ve been a resident here since 2017 and this is my worse year here! There has been two car break ins within the last month with over 10+ cars being effected by this. Mine being one of them! This is the worse experience I’ve ever had living here. And the most crime I’ve seen since! The “security” sucks and is never on the property or is sleep! And needs to be fired ASAP. There needs to be a 24hr watch! This has been the worse year of crime since I’ve been here and i am ready to break my lease and leave to protect me and my family!

I’m a current resident and I should have really taken the bad reviews advice. I moved in, in October and issues that I put on my walk thru have yet to be resolved, it is now May! I have way too many issues to list here. The office staff is not the best, you can’t get anyone when you call and if you do they will place your hold for 15 mins for a simple question. Gnats are everywhere and my apartment has structural damage which causes it to lean. I’ve contacted Greystar about my issues and if they still aren’t resolved I have no issue going to the housing authority. I hate moving, but I have no choice I ABSOLUTELY HATE IT HERE!

Bathtub is painted over to make it look new, don’t worry the paint will fade along with your cabinets and the paint splatter all over the apartment is an amazing touch to the living cost of almost 1k a month for a single bedroom. Also don’t forget to Mark your 60 day notice because the office manger Crystal stated they don’t have to warn you that your lease expiration ends prior to their notice or even try to work with you. Expect a 85% fee to additional cost during a covid pandemic that has outplaced millions of Americans. Oh btw their excuse to not notifying you is “we don’t have too” when legally speaking they do. Leasing office doesn’t care about the people in the apartment, nor do they work with anyone who has made on time payments every month for over multiple years... but hey, if your looking for a run down apartment with constant water shut offs and bugs everywhere. With a great view of the Dallas freeways and constant construction in the parking areas which makes it nearly impossible for you to park your vehicle this is the perfect place for you 1 star rating isn’t even a good enough rating this place deserves a solid 0
i have lived here almost a year ago, and my family and I can’t wait to finish the lease and leave. there is a real serious roach problem, even if they say they work on it, it always come back, it’s nasty. Apartments are in bad conditions and maintenance

I lived here for 2 years. The first month I was here the electrical went out in my apartment. I called at 9AM and they did not look at it until 5 PM and told me that water damage on the gutters was more important than the electrical issues. I went without heat for 4 days when it was 32 degrees outside. My AC went out in the middle of August twice and I went without AC for almost 2 weeks. The downstairs neighbors got into a gun fight and were shooting at my building. They did not get evicted for 3 months after I threw a fit about it. The plumbing is the worst I've ever seen. The toilet clogs up no matter what, the kitchen sinks are constantly clogged. The showers leak and no one ever responds to fix them. I moved out January 31st. They are still attempting to charge me rent for the month of February and my water bill randomly tripled in price. They refuse to take the charges off, send me a break down of the water bill compared to past months, or really do anything because they want their money. There were a slew of other issues I had here. The office staff is awful. They are nasty, rude, and incompetent. Save your money and find a nice place to go.
I have been complaining about water damage for over 4 months and the issue is still not resolved. The maintenance has been out numerous times and this is still not corrected. The apartments have failed to get a certified air conditioning expert to fix this problem. There are severe plumbing and water issues in my apartment. How can you pay your rent on time and the problem is not corrected. These apartments get thousands of dollars from tenants monthly but will not fix the issue.
My name is Sallie Stratton and I just signed my 4th lease here at Forty 200, having thoroughly enjoyed my first 3 years. The staff is excellent, always caring, friendly, competent and responsive, as is maintenance. With such easy access to Highway 80, all the shopping or restaurants I could ever want are readily available. I have great neighbors and a wonderful place for daily walks around the basketball and volleyball courts. I feel very safe here. Amenities are great - swimming pools, playgrounds for the kids,a gym and exercise room; plus the staff is always planning some extra surprise and fun activity. I love the diversity of residents. My fireplace was a real selling feature for me. I thoroughly enjoy it all winter. Also love my balcony where I can enjoy colorful plants. There's not anything I dislike about Forty 200. I see some negative reviews below about roaches. I had a problem when I first moved in coming from the apartment behind me. Unfortunately roaches come in on boxes, sacks, etc. in Texas all the time. But exterminators come in regularly and take care of the problem. I've not had trouble in that regard at all. I would gladly recommend Forty 200 Apartments to anyone seeking a great place to live.
i’ve been here 8 months AND I HAVE HAD IT. there is bugs EVERYWHERE no matter how many times they “spray” they still are always there. the maintenance is AWFUL, i have to call 4 times & go up to the office twice to get someone out here to fix ANYTHING. they find stupid stuff off your lease that you “broke” so you pay extra every month but they refuse to come out and fix my sink that fills up with black sewer water and takes 3 days to go down every-time i do dishes, the tub that has been leaking the whole time i’ve been here, my ac that goes out at least every other month or my patio door that COMES OFF THE HINGES every-time i open the door. the ladies in the office are the most rude, disrespectful and entitled people i have ever met in my life. i’m currently in the process of breaking my lease because i just can’t take it anymore!!!! worst experience of my life. if i could give this place negative stars, i would.

Don't move here. Not only is the complex overpriced for the location and because of the quality of the apartments themselves. Everything is old and painted over. Things do not function properly and maintenance does not repair things when needed. And to confirm what the other reviews say, YES, there is a roach problem. Their fumigation doesn't help control it. All they say to this is that it has to do with how clean the resident is but we saw roaches everywhere since the day we moved in and the place was empty. There is also a spider infestation. They are drawn in my the large number of roaches. THE biggest problem is the way management treats its residents. I had a problem and when I tried to speak with management I was belittled and treated like a number and not a person. The manager Cathy was rude and insulting. She hung up on me when I was trying to get the number to the towing company THEY work with after I told her my son was stuck at school because they towed my vehicle away ($300 to get it back under 24 hours).Did she care? NO. When I went to the office to speak to her in person she said she wasn't going to "deal" with me and told another employee to speak to me. The employee repeated what management said over and over and did not hear me out. Then the manager walked over and asked the employee if I was still standing there... of course this is upsetting. I told her I'm a person, that she doesn't have to pretend I'm not standing there. She giggled when I asked questions and rolled her eyes. The employee eventually just walked away and left me standing there crying and upset. They did nothing to diffuse the situation or help me. They hid behind the contract and didn't want to bother with me. They are cold and will look at you like a dollar sign and nothing more. This was hands down one of the worst customer service situations I have ever had. They WILL lose good residents and this place WILL end up a bigger dump than it is now. Don't fall into this roach trap. Just don't. You will regret it. Just find a place that will care about you and is sanitary.

Have lived here for a month now and I can't get out of this lease fast enough. I started having electrical issues in the apartment one night I called and let them know at 9AM the next morning there were problems. I got a call at 5pm that I cannot use my heat, ac,or tv's due to a breaker issue but they left a small heater for the night. I explained it was 30 degree weather outside and I cannot have my 5 year old sleeping in an apartment with no heat and that the heater they supplied will not be suitable because my outlets weren't working. The assistant manager said that the manager would call me back to let me know if they have a vacant apartment available. Of course the apartment would not be furnished and my daughter would have to sleep on the floor. I told the assistant manager that the manager needed to call me back. I never received a call from the manager until the next morning when I called and explained that if I didn't hear back I would be contacting corporate. He manager called me and let me know that 1. No heat in 30 degree weather is not an emergency, only an inconvenience. 2. That when I explain that the heater provided is not suitable and the reasons why that I was personally attacking her. 3. My electrical issue was not looked at for 8 hours because rain issues on the outsides of buildings were more important. 4. They could not find an electrician to work on my indoor breaker box because of the rain the day before, but the rain today was no issue. I can't get a call back from the corporate office (wonder where the office staff gets it from). Absolutely horrible. I dread the next 11 months here.

I signed a 12 month lease back on 2/3/17 and now my lease is coming to an end. The complex does have a roach problem that they can’t seem to get rid of. My girlfriend and I had agreed to stay another year because we thought it was our only option at the time, upon going to the office we asked to be transferred to a smaller unit since the bedroom and den was too big. We requested and upstairs because we are a couple with no kids and didn’t want loud footsteps above us. It took them till 25 days before our lease was done that the unit they had for us wouldn’t be avaible for another month. Instead of reducing the rent for 1 month they were still going to make us pay $925 for the one we are in now. We sought out another complex and applied but this apartment is refusing to send them a ledger because we didn’t give a 60 day notice to move out even when they didn’t have a unit ready for us to move in. Would not recommend this place to anyone
I lived here for about 1 year and a half and it was the worst experience I have had at an apartment complex. They misinformed me in two occasions and it caused us money. They never answer the phone and when they do they want to get you off the phone quickly. They do not take accountability for their mistakes. I have had flooding issues twice and it took them 2 days to get someone to come fix it. My toilet was not functioning and it also took them 2 days to come out and fix it. There was a leak from upstairs that was causing mold, that took a good month. Their employee Elizabeth is rude, gives you wrong information and treats you as if you are not of importance. The maintenance people do a quick and messy job. On one occasion they came to look at the issue and we were told "Someone will come out and fix this on Monday." Monday never came. At least once a week water would come up from the bathtub and would release a sewer smell that filled the whole apartment. Yes, we complained about this too. Nothing was done. These apartments are overpriced as well. I wish I would have never moved into these apartments. I am moving out and they are still causing me issues. Save yourself the headache. You almost feel hopeless.
Don't move here until they replace the "management" staff. There have been plumbing and other issues but that happens everywhere and it'd be easier to deal with if the front office was actually here to work. They act as if it's an inconvenience to actually do their job and be on site the whole time they're supposed to. They constantly change the office hours, never extending them, always making their days or weeks shorter and shorter. They let maintenance issues linger and had us living with rain soaked carpet and a hole in our living room wall FOR MONTHS. They were ready to evict us in OUR FIRST MONTH because of an issue with THEIR property management company double billing us. Not one person in that office is worth their paycheck and they'll stay with vacancies until they get people in here to actually WORK.
Been here for 2 years and I have seen a major change since it have became forty200 and it's not in a good way! The people in the office are rude and threaten to evict you over 10 or 20 dollars . The roaches are a problem that they claim to be working on and the crime in these apts are scary , I don't even think we have security any more! My truck was broken into and then you have people lurking around assaulting people over in the night and early in the mornings when you trying to go to work it's really not a good place to live , I believe we should have 24 hour security with the amount of rent we pay which keeps going up! The lighting is poor around the apts it's just not safe over here!
I have lived here since April 2016, new management was taking over once I moved in and a lot of changes have been made and continuing to improve. it has been a nice experience for me. Nice and quiet place to live, nice location, the grounds are kept neat and clean, no issues of individuals hanging out at night, security on the premises. So far any issues that I have had has been resolved in a timely manner. Havent had any problems with contacting management . Crystal which is my leasing agent, Elizabeth and Mora are extremely nice, pleasant, hospitable and friendly leasing agents. Planning on renewing my lease once it expires.

After reading our security guards review, I feel the need to clear a few things up; 1) The pools were closed yesterday due to "maintenance," even tho the cleanings are supposed to be done on Mondays. And this is an extremely frequent occurrence, unlike what he has stated. 2) The roaches here are not simply treated by the exterminator, we have been treated FOUR times and still have an extremely bad roach infestation. I have literally gone to dust and vacuum and found them nesting in my picture frames. When I tell you the roaches here are a problem, it is absolutely unsanitary. 3)He only walks the premises in the evening, just last night, he walked right past 10 plus kids who do not live in this complex to use our pools and basketball courts and did not say a word. 4) I'm going to assume he does not reside here, because there is a major problem with family violence and crime here, police are in and out of this complex daily. 5) The grounds are not clean, my son has sliced his hand open on glass shards while playing AT THE PLAYGROUND. 6) I have personally had to call the police numerous times because of family violence happening outside, gun shots and having our own vehicle broken into. 7) Is astounding the amountgoog of times I have woken up to take a shower, start a load of laundry, cook or try and clean dishes to have the water turned off and to be told it is due to an "emergency." I mean how many emergency water shut offs can you have in a matter of weeks? 8) When you need to get a hold of the office staff, don't even bother calling... You have to walk up there to be able to speak with anyone. 9) Using their computerized system is a JOKE if you have a maintenance request, it doesn't get finished because they claim they never received it. 10) Smoking weed in a complex that has children is a MUCH bigger issue than our security guard is saying. These are our homes for crying out loud. Pot is ILLEGAL and should not be tolerated at any level! What a joke to say people are respectful and do it within their homes! It's not respectful when you can smell.it coming thru your child's vents while he is in his room sleeping or playing! What a disgusting comment!
I have never had any issues or complaints about any apartment complex, but this is BY FAR the worst I've dealt with. I fedexed over $400 to pay for application fees and a deposit. The company was quick to deposit my money, but it seems they don't mind delaying my money nor act like professional people. As a former accountant of a much larger organization, I can tell you that the process of cutting a check does not take but 1-2 weeks, tops! I have waited for 1 1/2 months now, and I still consistently call the office. I have called and each time I have to reinform the same people the address to send a check to because they did not get it the previous time. I've also left over 10 messages for the managers to call me back, and I am yet to receive any call. This apartment complex is a joke and it is run by people who have no experience on how to run a proper housing complex. Let me start by saying my name is Cody Stewart and I am the security officer of this property. But that doesn't mean I am going to sugarcoat my words because 1) that benefits neither myself nor anyone else and 2) I want my residents to know what to expect upon moving in. I want to start by addressing some of the issues others have mentioned and work towards quelling any confusion. 1: The pools are kept clean and are open year round. I have never seen the pools dirty in the nearly 6 months I have been here. 2: As others have pointed out, some people do smoke a little pot. You will get that anywhere. Most people are courteous enough to do it in their apartments but if you see someone doing it out in the open then call me (I want all my residents to have my number) and I will come handle it. 3: Neighbors who are nuisances are not tolerated. If your neighbor is always loud they will receive a notice to vacate. The problem we are having is people do not report these types of issues or they don't get evidence (i.e. they don't take out their phone and audio record it). We can't solve problems we are not aware of. 4: Roaches are easily taken care of, just contact management if you experience them and they will have someone bomb your room. We are working towards identifying and systematically eliminating all problems our residents may have. When you come to me with a problem, I will take care of it or write it down and make sure to follow up until a solution is found. Nothing is too small to bother me with at all. Unlike most apartment guards, I am armed (pistol, baton, and OC spray) and I am a Krav Maga practitioner. I moved here in April 2016. My experience when I first walked into the office to look at an apartment was great. I was greeted by a great staff member "Elizabeth." Even though the lobby was completely full and she was the only one working, due to it being a saturday, she knew what she was talking about. She was fast about going over things but also perfessional about it. As I know working in a busy office can be very hectic! So maybe before you say that they are so hard to get a hold of, maybe you should think about how busy they are.There has not been one time I haven't walked in there and all 3 woman are working or with someone. I have to say that my move in went very well. Every time I have needed anything I always call and speak to Elizabeth or Crystal. BOTH ARE AMAZING! I'm not telling you that this is the "BEST" place to live, but it is good for my own situation. Everywhere you go you aren't going to get PERFECT. I do have to say that there are a lot of people who live here that smoke weed, but hey if you are doing it in the privacy of your own home I shouldn't have a problem. JUST DON'T DO IT OUT ON YOUR PORCH OR DEAL!!!!!!!!!!!!! Yes this is the first Summer there, but the pools have been opened and clean. I do have to say there are some things that need help around here, but I feel the new management and Sylvia have a plan. I have to say the security guard they have on duty during the week makes it a point to personally meet you as well once you have moved in. I live in a dark corner of the apartment and single, but I have no worries as I see his flash light every night. Not just once around the complex, but several. We moved in July 2015, as we were moving in 2 tenants in the same building were moving out. I wish we would have met them before we signed our lease. They told us about the roaches, sewage problems, falsely building alarms, and that the water is always being cut off to "fix" plumbing. We thought they were over exaggerating, but we soon found out that they weren't. Our rent keeps going up, we pay a ridiculous amount for water, the building alarm likes to go off every other month early in the morning, our water is cutoff for hours at least once a week and the ROACHES are EVERYWHERE! I have a new born, I've found roaches in her crib AND her sleeper. The apartment exterminator has been to our apartment numerous time and they are still there. We've even spent money out of our own pocket to bomb the place and they are STILL there. Do yourself a favor and look for another apartment.
We've only been living here for 2 months and it's been the worst experience I've ever had. Don't move her, save your time and energy, otherwise you'll deal with Managment that ignores you and wont try to fix your issues even when they're at fault. Trying to speak to the leasing office is also impossible, they never pick up. If you want to speak to the manager you'll have to sit and wait around at least an hour to get her to speak to you. I can't wait for the day I'm able to move out. Just very unprofessional overall. There's also roaches, not even the exterminator can get rid of them. Did I mention we have to pay $10 a month for the exterminator?
We have lived here since 2007. In the beginning we thought that we had found a great place. And for the first year, it was great. But here lately, even my kids are begging to leave. The playgrounds are kitty litter boxes for the feral cats and the pools are disgusting. The management uses the same exterminator whose methods HAVE NEVER worked in even reducing the amount of roaches. It is our opinion that whatever he does, brings more of them! Anything that happens with the water such as cleaning and filling the pool, fixing the pipes, etc., will, guaranteed, result in a higher water bill. They have used the ugliest possible color combination to "renovate". Don't be fooled. This place will soon be nothing but substandard housing, (truth is that it already is) and the sooner we can leave we will. We wouldn't recommend this place to someone we hated much less to complete strangers. If you must or you are desperate, do month to month so that you can leave as soon as possible. In essence, this is not the worst place in the Dallas area, but we're pretty sure it is working on being a contender for that spot.

Water bill is crazy. 70 dollar water bill for a one bedroom and when you need hot water, good luck. You never know when it will be off.
I have lived here for 6 years so im not going to lie and say its the worst but its close. I have stayed so long because of the location/convenience and my children love their school BUT NOW ITS TIME TO GO. The roaches are beyond bad and has been the entire 6 years, the apt staff and mgmt is rude and not helpful at all. You have to call 30 times to get a maintenance order completed. And my last straw, I received a $92.99 water bill for a month of service on a 900 sqaure foot apartment, might i add i do not own a washer and only occupants are me and a 10 year old which we are away from home from 6am to 6pm daily. I wouldnt recommend it unless you want no parking spaces if you have more than one vehicle, no maintance repairs done, a EXTREMELY ridiculous water bill and increasing rent on a place with horrible sewage back up. Ill be out of here in a few months and you would stay away if you know any better, dont let the renovations fool you, the roaches and roach eggs are there to STAY, and to add to the safety the exterior lighting is always out in my building making it very unsafe.
