Forum on San Felipe

Haven’t moved in yet, however, the rental process and becoming a new resident has been fabulous! Arsy and Shonda have been extraordinary! I cannot say enough about their kindness and willingness to help! From viewing the apartments to completing the paperwork they are both so knowledgeable about the leasing process. Arsy offered to help set up my internet and streaming options! Shonda has guided me through the different portals used for leasing my new home and answered all of my many questions. I am so grateful for their professionalism and patience. I’m looking forward the being a resident at the Forum on San Felipe!

The Forum on San Felipe is not a place you want to live unless you get a thrill from constantly being on edge and looking over your shoulder.

At this point, I would not recommend anyone moving into here.

Community not kept up. Dog poop on hallways and all over property. Entry ways and doors dirty. Could use pressure washing. Service orders very delayed. Can’t keep maintenance team. Hallway carpets filthy. Doors always broken a safety concern. Dirt bug infested from property foundation repairs

so far so good. new to the property but everything is beautiful the leasing agent made my process very easy and understandable. i give this place 5 stars from start to finish

Overall, a beautiful, nice apartment. Friendly community and love the location. But the upkeep and Maintenace does take a minute to be completed.

It's coming time for me to renew my rent and I do not believe we should have to pay as much as we do when our facilities are not safe. Safety is what I am paying for in the rent and the gate to the garage has been broken for months now. There are random cars and people in an out of the garage and since the doors to the floors from the garage have also been broken, they can now get into our hallways as well as our "gated" garage". Rent should be reduced in response to these failures.

This apartment has been lovely to live in with beautiful amenities etc. I did have to stay on top of the leasing office through the rental process.

Moved in Had door lock not locking from inside got fixed on my own since maintenance never showed up. Soap holder broken Under cabinet lights out Mailbox key missing No one answers calls or emails Area and amenities good

The new staff have been amazing at answering questions and getting issues resolved. Especially T’Shonda. She always has a smile on her face and a warm welcome.

We have overall had a good experience with the Forum over the past few years. We would like to see more consistency in gym equipment working as the treadmills break all of the time. Thank you!

Locations, locations and locations! It is basically a hotel living experience. I felt especially safe when the sever weather passing by. There are few homeless live near by, but it has not been any problem.

Lately I have had a lot of trouble with the noises from upstairs. The noises sound like a combination of stomping steps and repeatedly throwing a heavy weighted object to the floor. It happens during all hours of the day, it has happened in the morning as early as 6 am and also as late as way past 11pm. I have contacted the leasing office multiple times and talked a few individuals, but it's disappointing nothing came out of it, nobody follows up with me, nobody shares what they've done to mitigate this issue. It's so frustrating!

I was very excited to be leasing here when Isaiah showed me the model. He did a great job with the tour and the model was beautiful and I imagined it would be similar but not exactly. My unit has many places that look like they were not cleaned and the balcony has many spots and the door is dirty. Also the door lock would not work and it would lock from the outside but not the inside so I had to pay someone to fix it since that is a huge safety concern. Since maintenance never came to fix it after telling leasing agents and emergency maintenance calls. I hope things get better soon because I still hope it will be a good place for me.

It has been a pretty good experience. For the two years I have been in Houston this has been a pretty good place to live. It is nice to be so close to everything.

I like that there are two pools. The main pool very nice and clean. I like that there is a hideaway pool. I like that there are plenty of shopping stores and restaurants near by and the freeway is not too far away.

Apartment is nice and charming. I stay near the pool so it can get very loud especially at night when other neighbors do not respect quiet hours. Affordable price for the Galleria area.

We recently raised a maintenance service request but the ticket was closed / tagged as completed even if the service was not done at all (or not even received a call/text from maintenance or leasing office about the request). In addition to that, we received no comment from leasing office when we escalated the issue.

Great place of residence! Office staff is great as well! The space I’m renting is awesome with great pool views. I love the fountain and summer fun.

Overall, I appreciate the efforts made by the entire team of staff here at forum despite all of the challenges and set backs they face every day. I can tell that they actually take the concerns of the residents serious, which has had a large impact on my choice to live here.

My sanctuary… very peaceful place and reasonable rent for the area. I’ve been living there for 2 years almost 3 really no issues or problems out of the normal wear and tear. I’m happy thus far.

Please improve the response time for maintenance requests. It’s nice to see a security guard and the new doors. It’s a nice community other than some of the few residents who drive too fast in the parking garage.

Service requests and front office staff ignoring calls during business hours. The emergency maintenance line is a hoax and no one responds. It’s strange how rent is expected on time but service requests are disregarded and front office ignores calls during business hours. Never late with my rent so I’m not understanding why I’m being treated as though that is the case.

Being a resident at the forum has been very pleasant. I like how the building is super secure, but not diffcult to access for those who reside there. The parking garage is great and never too crowded.

Professional staff, they re always willing to help from the office agents to the maintenance guys,I feel safe living here,no complaints about the amenities ,the only problem is trying to transfer to a different unit,the process is harder than the first time application so unfortunately personally I was never able to do so,hopefully they get better at it but overall very satisfied.

There are bugs everywhere in the apartment and hallways. Roaches, ants, spiders, daddy long legs flies, gnats, earwigs, battles, crickets, wasps, and asps. The staff doesn't care. The maintenance people usually can barely speak English. The front office doesn't care. This place was great when it was The Fairmont. Since it became the Forum it's trash. Greystar is a horrible management company. Do not rent here!

Indescribably poor maintenance over the last 2 years, continual delays compounded with lies and "lost" maintenance requests.

I wasn't the easiest application but the team went above and beyond in order to assist me in calling Forum my new home for this new chapter in my life. Thank you so much to Stephanie, Sarina, Mariana & Jennifer!

I do not recommend moving here until construction is completed across the street and once Forum hires courtesy patrol to walk the perimeter of this property and hallways due to crime plus homeless people/vagrants camping outside and sneaking inside. And until they add bright lighting on the outside of the building facing Willers Way and Winrock. This property is far too dark at night- not even safe to walk the dog.

The staff and community of San Felipe is great! Very safe and clean community. Prime walkable location with shops, restaurants and plenty of grocery stores nearby.

A good environment to live, so close to all major freeways and staff are always friendly.

I really enjoy living here. It has a great location, the staff is great, and I love the amenities.

Went completely downhill after Greystar took over about 1 year ago. stolen tires and cars almost every month, Very rude staff, poor maintenance, over priced for quality, homeless people living around the property nothing is 'Luxury' about this complex.

I have lived at Forum for one year. I am very satisfied with the safe, clean and well maintained property here.

Since being at the Forum I have always seen continued efforts to make improvements in the community. Great open door policy when you need help or clarification on something. Friendly Management Team!

I would not recommend living here. I've been here 7 years and the quality has decreased significantly since being taken over by Greystar ~2-3 years ago. Frequent break ins, no more security guard, and countless cars have had their wheels stolen.

everything about this community is excellent, professional and set to a high standard.

I have lived here for over a year. When I first moved here there was a fabulous property staff named Fatima, and had me sold on living here. She had left, now the staff and management is just plain horrible. We used to have security patrol and now we don't anymore because management is being cheap. Maintenance always take forever to come, we have regular car break-ins, tires stolen ALL THE TIME. Homeless people coming in loitering in the stairwells, because they can't secure the property. Roaches in the common areas and sometimes in the unit. It's just going downhill.

Since the property was sold to Greystar, the quality of service and maintenance of the property is really bad.

It is a very nice apartment complex. I like the location and amenities and surrounding area.

Overall the apartment community isn’t super noisy although I live near the street and trash bin. Outside of dogs barking and a few residents arguing it can be peaceful at times which I enjoy. However, I’ve had an issue with appliances in my apartment that have made the experience less enjoyable. The hot water randomly stops being hot after about 5 mins but they hoping to resolve soon, my a/c stopped working before, a 2nd vehicle with resident sticker that I owned was towed while parked in covered/secure resident parking without any knowledge of what happened. No footage, and the office advised they didn’t have it towed. A guest of mine had their car broken into and items stolen, in guest parking. There used to be security but there was no one out there when this happened. The office staff with attitudes is also unsettling at times. There have recently been issues with them answering calls during business hours. Calls are being forwarded during office hours and after hours it does not allow option to leave a message for maintenance emergencies. Maintenance emergencies need a separate phone number. Overall since rent is paid on time I expect issues to also be resolved in a timely manner as it’s just fair in my opinion.

The staff at Forum San Felipe are exceptionally patient, friendly, and willing to help. The property is aged and the maintenance of various parts are noticeably overdue.

GREAT friendly, courteous and responsive staff. Always working to make positive improvements.

I am a long term resident and appreciate the personal touch from Marianna, the assistant manager. She always greets me with a smile and is very attentive. I know everything will be taken care of.

The maintenance at Forum sucks, always late or ignored

The office staff is very courteous and friendly, the maintenance staff does a great job with repairs and maintenance issues

Management is very weak. The property is poorly maintained, ZERO security and cameras do no good as car break-in is a daily deal.
