I would not recommend this apartment complex at all. The campus is filthy, with trash and debris everywhere, and it looks nothing like what’s advertised on the website. The amenities are a joke—most of them don’t even work. Property management is practically nonexistent, making it impossible to get any issues addressed. The apartments themselves are moldy and poorly maintained. Save yourself the trouble and look elsewhere.
I dont know how this has a 5 star rating. This office is incredibly rude and refuses to help residents. The elevator wasn't accessible from the 4th (top) floor, there were loose wires hanging out instead. In an outside area. they claimed they had ordered the part over a year ago but COVID supply chain issues were why it wasn't fixed. Randi in the office was rude and insisted this wasn't a safety issue. it took them 10 months to put an updated certificate in the elevator. The one in there was from 2016! During my whole lease, I never had a mail key that worked. I kept asking but they claimed it was because of COVID issues as well. They told me to make a copy of roommate's key, but her's never worked either so we had to go to the office anytime we had to check our mail. Once when I asked they told me I could get a new key but I'd have to PAY for a replacement even though I never had a functioning one. The apartment is furnished but we didn't receive the promised TV for 3 months. Both showers in my apartment were clogged during move in and the kitchen was dirty. Our hallways always smelled like trash and urine. The floors outside were extremely dirty and they didn't clean them for 11 months. The lights in the hallways were always burnt out, leaving it to be super dark when coming home, day or night. There was dog poop all over the grounds. The gate clickers kept breaking and they never told me the code to get in. The gates were actually open most of the time I lived there. THEY messed up charging the utilities and they kept billing me twice for the first couple months. You had to pay a ridiculous fee to SimpleBills before moving in, unlike if you deal with Tallahassee Utilities directly. THEY messed up again tried to charge everyone high fees the last few months because they claimed to forget to do it the first 9 months. HORRIBLE MANAGEMENT and I wouldn't recommend living here to anyone.
Parents and student please beware! This is my story and experience!! Poor management!! It’s been so draining living here the happiest day of my life thus far will be when I move out this July!! Year 1- My roommates and I filed serval maintenance requests for August 2020 and they didn’t get resolved until June 2021. It took almost an entire year to replace our kitchen lightbulbs! My roommate at the time had 2 major leaks/holes in her ceiling and all the Forum was able to do is cover it with cardboard! Which, caused an insane amount of mole within our apartment. I had resigned like a naive college student to originally keep my special rate and was given such a hard time to breach my lease. Then, I was given a short period of time to find another apartment in mid-July. Unfortunately, there was no better option FOR ME financially! So, I unfortunately had to stick it out for one more year. Year 2- I had to move a building over to just keep my rent rate that was a process in itself. This year has not been a walk in the park either. I WAS TOLD OUR mailbox keys had some issues due to covid and they were NEVER delivered, so every time I have needed to check my mail this year I have to go into the office so, they can come out with a key. Again I faced AC issues and we (my roommates and I )are left to deal with the bill. We have spotted moles in our air vent and certain spots. Our dryer does not work and a maintenance request was filed serval times. We are charged for trash services, but the trash have been left sitting in front of our doors for days, which causes horrible odors and flies. Now, we are being back charged for water there’s always an issue with our utility bills. I had to literally call the utilities companies every or other month. The list goes on this is simply the surface level of the EMOTIONAL DISTRESS I HAVE experienced these past two years! Strictly due to the Forum is ridiculous. This is just a small portion I can go on for days. So please do your research! THIS HAS BEEN FAR FROM LUXURY LIVING IN MY OPINION.
The gym and apartment were in bad shape. The gate did not work. I was also charged $75 for a rubber bracelet.
This has been the worst experience of my daughter living in Tallahassee yet. Her apartment has had a leak repeatedly 3 times over the last 2 months. The management here is unreliable. They give a lot of lip service and no follow up. I would not advise anyone to live here.

Do not move your student in here. They will give you a tour and promise you an incentive but not tell you that you have to ask for an incentive agreement. They won’t provide the agreement and it is not mentioned until you ask for the incentive. Then they tell you you don’t have an incentive agreement. The staff will call you a liar and tell you to take them to court. They still haven’t fixed issues noted from move in almost two months ago. The office staff is rude and not helpful. We are already looking for an apartment for next year. The doors do not lock behind you when you leave so if you or a roommate forgets to lock the door, it can be unsafe. Very dissatisfied. I hope that others don’t have to experience what we have dealt with at this apartment complex.

Don’t live at the forum they have horrible service and their emergency service hot line is not a real thing I called them over 4 times asking to unlock my jammed front door and they never came ? What type of service and apartment complex is this. Also the gym is very poorly storred and a lot of the equipments are getting stolen and broken and never replaced. Everything here is cheaply made. Moral of the story is do not live here.

I'd give zero stars if I could! Upon move-in, the apartment was absolutely disgusting. There were food crumbs on the floor and counters in the kitchen. There was caked on food and grease on both the stove and the countertops. The fridge had crusted food. We only had two working light bulbs in the kitchen/nook, despite there being 7 lights. The ceiling fans in the family room and bedrooms, as well as the blinds, had thick layers of dust. The floor was filthy and I had to scrub it 4 times before it stopped causing the water to turn black. There was grime in the shower and on the sink, and there were dust bunnies in the bedroom. The baseboards have layers of dirt on them too but you can't clean it because they've been painted over without cleaning first. It was like no cleaning was done between the prior tenants moving out and us moving in. It took 7 weeks for any of requests to be fulfilled, even after reaching out to the office multiple times. There were also cockroaches and silverfish throughout the apartment. I'm talking in the kitchen drawers, in the pantry, in the cabinets. The bugs would also get in the bed. Who doesn't love waking up with a roach on their pillow? (sarcasm!) Pest control is supposed to come every Thursday. What they don't tell you is that you have to request for pest control to come in, otherwise they don't come. Plus, they also don't tell you that, in addition to putting in a request on the portal, you also have to follow-up with staff to have them put you on the list for pest control to come by. Even when pest control did come by, it took 6 weeks to get the bug problem under control. We had a roach and silverfish infestation. Clean up of the premises isn't that great either. There are constantly alcohol bottles, food bags, and other trash in the bushes and the ground is littered with cigarette butts. Also, the printer in the clubhouse either never has paper in it or it is “out of service”. Generally speaking, management is extremely unfriendly. The property manager never responds to emails, despite sending them to her directly at the direction of the office staff, and she is rarely there. She is extremely unprofessional and VERY rude. She is unwilling to listen to you and will cut you off when you are talking. If you can find somewhere else to live, do it. This place is absolutely terrible. Nothing about it is “ultra-luxe” except for the clubhouse, and half the time even that isn’t working or is unkept.
I subleased just for the summer, and while this place looks great it's totally not worth how expensive it is. I had a roach problem the entire time, despite calling over and over and over again they never properly took care of it, and I was super clean and ended up not even cooking or eating there very often. It was disgusting. Also, they charged me an absurd amount for leaving garbage, which I did not do! They never sent me any information about the move out protocol either but I was still held responsible- as someone who was subleasing for a couple of months- for my roommate who left garbage outside of the apartment. Additionally, I saw police around a lot, and the people living here were loud and obnoxious (in general). I was miserable while I lived here, and would not recommend it to anybody.

This apartment is by far one of my favorites in Tallahassee. The location is not too far from either FSU or TCC, and it is situated at a place in town that is close to necessities such as Walmart and Publix. The amenities are some of the best out of all the student housing in Tallahassee, from the pool to the 24 hr gym to the tanning beds. The customer service is top notch; the employees have always had my interests in mind above all else, and have always been accommodating. I would definitely recommend this place to a friend.

Really enjoyed my stay at the Forum. The property is gorgeous, and I loved how there was ample parking for guests and residents alike. The pool was very relaxing and the other amenities were very convenient and easy to use for residents. The staff was always very helpful, and I never had any problems with my apartment. Maintenance was always efficient, and any problems I had were always minimal. I thoroughly enjoy it here and definitely recommend it to anyone looking for a more upscale student housing situation.

This apartment is one of my favorites. It is conveniently located in Tallahassee for all that goes on. Close to each of the college campuses, but close to the airport and interstate. The amenities are amazing and a lot is included in rent. The apartment is new and very clean. There is always something fun going on at this place (best pool parties). Management could be a little better with helping. Also, some fees are ridiculous and for no reason - however they are easy to get out of. It does get loud because the majority of the residents are college students. I am never kept up at night because of noise though. Overall I am happy about my choice to live here.
If I could give this apartment 3 and 1/2 stars that would be a perfect score. The amenities are great with a 24 hour gym, awesome pool, valet trash service, and study room. The rooms and apartments are also furnished great all though you can tell the furniture is cheap and will break eventually. However, the rooms are small and beds pretty uncomfortable. Also even with the walk in closet do not give you enough storage for all your clothes and only give you one cabinet under the sink in the bathroom. A lot of the staff in the office are also quite rude.
