Tucked away in the heart of Northern Colorado, Windsor is a sprawling community characterized by quiet cul-de-sacs and grassy parks. The town lies just 30 minutes outside of Fort Collins, home to Colorado State University. Residents enjoy utilizing Windsor’s top-notch park amenities like bike trails, dog runs, and sports courts.
This historic community has a diverse population and a rapidly developed residential and commercial district. Families find this area appealing because of its safe location, modern conveniences, and kid-friendly events. Several large businesses call Windsor home because of its central location and access to Interstate 25.
Residents enjoy visiting the Boardwalk Park Museum’s 19th century schoolhouse, train depot, and beet shack – the city was a heavy producer in sugar beets! The summertime concert series at Boardwalk Park’s lake is a popular event and it has a beer garden.

Property Ratings at Fossil Ridge Apartments
About midway of my daughter leasing an apartment fossil Ridge changed the parking rules. You can no longer park by the rental apartment. All guests have to park in the parking lot next to the clubhouse. Last night when I went to visit my daughter, I tried to park near the clubhouse and the lot was full. There was nowhere else to park so I had to leave. Fossil Ridge is going to start losing tenants if guests can’t park. Ridiculous!
Maintenance is a joke. The front office staff is ever changing. They record all phone calls but don’t expect them to stand behind their word cause you don’t matter if you live here.
My son and I are enjoying our residence. There are a few set backs with the location of our unit, but we're adapting. Just had a couple maintenance needs and the crew were very prompt in addressing the issue. Only con is the parking. I feel for the mgt team having to deal with this challenge. Obviously, the builder didn't allot adequate open space for the parking and garage needs of this community.
Pros would be clean and maintained property and friendly staff. Only con is parking! I don’t feel safe at night when I have to park far away. There are obviously cars in the lot that belong to no one living here. Very frustrating. If I’m not home by 7 pm I’m screwed for parking. Other than that I am very happy here.
Me and my roommate have been here 2 weeks. Our on-property storage unit was broken into and robbed, the office and management team were less then prepared to handle the situation, not just in terms of direction, but in communication. They were flustered and anxious to "end the conversation". A professional conversation might I add that was not hostile or inappropriate in any fashion. This is not the first time the office has disappointed us, not just in the 2 weeks we have lived here, but throughout the application process. They always seem ill-equipped and easily worked-up. They never have answers to our basic questions, the copy machine is always down, there are always new-hires in office and no one is ever on the same page. It's quite unfortunate given that we love our apartment, the amenities and the location. But we will not be signing another lease, because the management is horrible to work with.
Brittany the manager is so nice. The maintenance people live on site and really know there stuff. The pool and club house are amazing.
I lived here for 2 years and it is absolutely not worth your time or money. The management is turned over every couple of months. There is never any parking and they are greedy, rude, and very shady people who just want to take your money and suck you dry. They make your life miserable while living there and then when you move out they will try to charge you for anything they can. Take your business elsewhere, there’s better places in CO to go.
This place has so many flaws making it a nightmare to live at. The parking situation is horrible and all management has to say is that there are too many tenants. When I asked where I'm supposed to park if I don't want to get ticketed by town of Windsor they said they don't have an answer!? Upon move in we requested a washer and dryer to rent from them and did not receive one for 5 months. They once accidently tried to show our apartment, walked in, heard my dog growl, walked out and left the door open!? Luckily I was home and heard my dog get upset so I could close the door. Otherwise my cat and dog both could have gotten out. I called the office after that and was told it was an accident made by management trying to show a different apartment. It wouldn't have been a big deal if they hadn't left the door open and walked away! When we moved out we requested a final walk through and they never got back to us. Then 2 1/2 months later we get a bill for $2,000 to replace the carpet. The paperwork said that the carpet had 82% life left... I called vintage corp to ask why we were being charged to replace the carpets because I know we left them in very good condition. We were sent pictures of stains underneath the carpet! There were no visible stains on the carpet and there was no odor. So unless you are not human and never make a mistake by spilling a drink you should probably expect a big bill when moving out. I would highly recommend not renting from vintage corporation.
They took over 3 months to approve my renal assistance application which was a serious financial hard ship on us and they knew that. They will act nice to your face and not care about you at all. They towed my car and lied to me about it for expired tags. I did not park it in public, i live here and rent here and just bought a new car how is it not okay to have expired tags for a short time???? Dont move here
This complex is an absolute joke! Management and, even worse, their corporate entity Vintage Corporation don’t care about any issues you bring to them. Parking has been an issue for almost a year, and when you inquire about the status of their “fixes,” they give you the run around. Probably a great place to live if you don’t have a family or own a car. I’ve been told “any day now” on them starting to tow unauthorized cars from the parking lot since November 2021. Stay away! There are much better places to live that don’t have near as many problems. Can’t wait to see the crap that management responds with. Perspective tenants: you’ve been warned
the management is a joke. any time there is a problem they ignore it. parking is a nightmare and it isnt about IF you will get a parking ticket it is about WHEN. they have the minimum amount of parking and the street has no parking signs on it so basically if you arent home before 5 you may as well pay your ticket in advance. they are all talk no follow through. they recently ripped up the sidewalk in front of every building with no warning and left the cement in the parking spots in front of the buildings taking even more spots from tenants. if you have a car, this is not the place to go unless you like walking a mile from wherever you park to your building at night. :)
The property manager should be working at McDonald’s. When you meet him, he’ll give you that big smile, but don’t be fooled. My husband and I moved in three months ago, and they still haven’t figured out parking. My husband went out this morning to four Windsor police cruisers, ticketing over 30 cars on the street. We were told by the property manager Julian that this problem would be fixed months ago. He’s the kind of person who pretends he’s going to fix some thing and then doesn’t do what he says. Even the Windsor police officers said how tired they were of dealing with his incompetence. (Called him by name) Also, a friend of ours who just moved out told us that they are hiking up rent on residents once the lease is up. Buyer beware!

Thanks for the information, this will help in the future as we develop and implement new procedures. Please take notice Management is not responsible for Tenants or guest that park in the marked bicycle lanes on the street or advise anyone to do so. The city of Windsor received multiple complaints of this violation and seen a hazard for possible accidents thus installing no parking. There are legal channels and hurdles that must be cleared prior to creating change. We all HOPE Tenants and guest follow the rules of the property regarding unauthorized Tenants, extended guest etc. though this does not happen. It takes a community to keep a community functioning properly and we TRULY THANK those residents that have followed and contributed ideas to better the property. Thank you again for giving Fossil Ridge the time to be your home for the duration of your lease.
My partner and I have had the easiest time time getting moved in to our new apartment. Ashley has been so kind and helpful despite the overwhelming amount of new tenets she’s working to bring in. She is very organized and made sure we had everything we needed in order for us to move in on day one. The units are very spacious and well designed. All appliances work as they should. We’re very happy with our decision to move here.

Thanks so much for the review. We do our best to set the standard and with GREAT!! tenants it makes it all the easier. Thank you again.
Let me start with saying how much I dislike the moving process, but the people at Fossil Ridge could not have made it any easier! Ashley and her team were professional, attentive and just a joy to work with. I could not have asked for a more smooth process! The property is amazing all around with modern, clean and spacious apartments. I would highly recommend looking at Fossil Ridge first if you are moving into the Windsor area!
Renter beware. My girlfriend and I scheduled a tour for these apartments and could not believe how rude, unhelpful and unprofessional the leasing agent was. She was short and confrontational with her answers to our questions and seemed generally annoyed by our existence. Two other people came into the office while we were there and she was extremely rude with them as well. She showed us two different floorplans (and by showed I mean gave us a couple of minutes to look around before rushing us out the door). When we tried to discuss availability she refused to discuss further unless we committed to put in an application that day. My girlfriend had lived at another Vintage property before and never had an issue like this, but after this experience we both agreed to broaden our search and avoid these properties like the plague. I’m glad we did because we found another property in Fort Collins that better fits our needs at a better price and had a much more professional staff. This is a renter’s market right now and there are a lot of other places out there – no need to live somewhere with staff that treats you with such disrespect.

Thanks for the review, your comments are well received. We apologize you experienced such a poor reception at Our property. We have since replaced key individuals that deterred anyone from renting and having a great experience. Its hard to find the right individuals to create the best atmosphere and culture in any business as we strive for excellence. It is saddening that one poor performance can lead to the entire corporation being labeled as a plague though the great experience received at Our other properties. Hopefully you never experience such a time anywhere else. Thanks again for the information.
Management has made every single step of the process living hell. Julian (the manager) showed up to our appointment an hour late, then just made me go check the unit out alone. We waited a month for the holes in the drywall to be fixed in the shower, from water damage. Also we paid them to change the locks on our mailbox and Julian said it would be done the next day, its a month later and its still not done. The unit themselves are okay because they are brand new, but I cant say enough how highly Id recommend staying AWAY from these apartments.
This picturesque complex is the prefect place to call home! Julian and Amber are amazing and went above and beyond to make the application and move-in process as seamless as possible. We are very fortunate to have staff that are willing to work for their tenants the way these two do! We'd recommend Fossil Ridge to anyone looking to make Windsor home.
I hauled a trailer with household goods across state lines to settle in for a new job in Fort Collins. Amber had only a few days to process my application, largely in part because the move really snuck up on me. I was so crazy busy packing and making sure I had everything that I forgot to plan ahead. Anyway, she expedited my application and even made sure I had a first floor apartment so that the off-load was not too strenuous. But actually, if I would have asked anyone for help, they would have gladly done so. Not only are Amber and Julian, the manager, extremely friendly, but so are the tenants. Don't hesitate to select this place. It is new and the best choice for this area!
I loved my apartment here! Super clean and updated on move in. Julian and Amber were always on top of any issues that arose and had answers to all of my questions. Could not have picked a better home!
Now that I've had a few weeks to settle in, I can honestly state that this is one of the best built apartments I've rented in the past 30 years. Amber is always great, always kind and helpful, and Julian is great! He even came to my rescue when I accidentally locked my garage door opener in my truck in the garage, and the emergency garage door release didn't work. On a Sunday. In the wind and snow! No kidding! I had very little time left to vacate my previous place, and people standing by to help me, and Julian made the effort to not only answer the call but to come out and do the work himself. Amazing! I also read a review that someone felt these apartments had "thin walls," and can easily hear their neighbors. I would debate that, I NEVER hear my neighbors! And if you check, you can see the walls are 6" thick. The place is brand new, built in 2019. Brand new appliances (some even had the manufacturer's stickers still on them :), brand new carpeting and tile, cabinets, etc. They're beautiful! There's nothing sub-par about anything! I'm glad I moved here!
If you want your deposit back, don’t rent here. They told us we would get it back no more than 60 days after we left, and 3 months later and we are still waiting on it. The manager said they sent it the middle of February. He said they don’t track them, and he wasn’t sure the corporation was able to write another check. What kind of business is this? He basically just said he would do what he could do but it wasn’t his fault if the post office lost it. We will probably end up having to get an attorney to get our money back. Not to mention the pet rent and pet deposit you pay, isn’t actually for the pets. Our cats damaged a blind and they ended up taking that out of our regular security deposit, even though we paid $50 extra a month each month for our two cats and $600 non refundable pet deposit also. A week after we moved in, The manager took a picture from the balcony of the apartment above us of some of my kids toys on the patio saying it was policy not to “store” things on the patio and posted it on our door! They had been out there playing with their toys for less than an hour and just ran in to use the restroom and as they did this, he snuck up to the empty apartment above ours to snap a picture. Who does that? Definitely not kid friendly. Our friends lived here also and they sent in someone to their house without notifying them and my friend was half dressed when the guy came in. Even when it was 100 degrees, we couldn’t use the pool because they kept it at 68 degrees. They said their corporation wouldn’t let them raise it anymore because of the cost to heat it. (Normal temp is 80-85). When it started to get cold out, we changed our storage unit for a garage to park our car in. Their garages are so small, we were not able to put our mini van inside and open the door more than 1 inch to get out! We asked for a refund of the month we paid because we weren’t able to use the garage, and they would only refund half a month after begging, even though the garage was useless. The door to our laundry room broke and I mentioned to them my husband tried to fix it but the holes were stripped and they left a nasty voicemail saying not to try to fix anything because next time they would have to charge us for it and then it took them almost 2 months to get the door fixed. The foundation is cracking in the apartments so much we had a 3 foot long crack up our living room wall and other people had large cracks in their bathrooms.Beware!
Apartment has very thin walls. You can hear neighbors above and below very clearly. Management is okay. I’d look elsewhere before coming here.
My boyfriend and I went to at least 10 different places to look and Fossil Ridge was the best one! The staff was so friendly and Julian was so nice and helpful with everything. The view is beautiful and the place just felt like home!
Julian is amazing! He stayed late tonight to help us find the perfect apartment. He showed us the community and the views here are beautiful. There are a couple of things I wish they had and thats Garden Tubs, Hot tub and dog park/wash. Julian explained everything and there are no hidden fees. Beautiful brand new apartments. Thank you Julian we really appreciate you! Price is great too!
