Having built itself up as an economic powerhouse thanks to (you guessed it) the refinement and sale of sugar, Sugar Land has become one of the most affluent and desirable suburbs in the Houston region. Although the mighty Imperial Sugar factory has been shuttered since 2003, the local economy is stronger than ever, the public schools are exceptional, and the crime rate is among the lowest in Texas. On top of that, it’s an ideal community for folks with active lifestyles, with the governor’s office having recognized Sugar Land as the fittest city in the state numerous times in recent years.
Sugar Land residents enjoy a mostly quiet suburban atmosphere, filled with large homes and attractive apartment complexes. A thriving shopping and dining district at the center of town revolves around the swanky Sugar Land Town Square, and the landscape is filled with big, beautiful parks and lakes.

Property Ratings at Foundations at River Crest & Lions Head
I love my place but I really wish the doors had screens and the home had no carpet at all . Roaches and carpet beetles I been seeing and it’s sad cause the apartment so beautiful and affordable.

Hi, thank you for bringing this matter to our attention. We regret that you had a negative experience, and will use this as an opportunity to improve. Please contact us at (281) 581-0683 when you have an opportunity, and we will be more than happy to try and turn your experience around.
Wins: The apartment itself isn’t bad overall. All apartment buildings have issues, right? It’s at a great location being near the town center. It’s also a fairly quiet community and my apartment was at a reasonable rate. Grant it rates these days are pretty unreasonable as a whole, but some battles just aren’t meant to be fought lol. Opportunities: Unfortunately the leasing staff itself is below subpar. The apartment and apartment complex are only as good as the people running it. Any issues you have with your apartment whether big, or small, will take months for resolution and even then still may not occur. Regardless of whether you spend your free time calling, emailing, or walking into the leasing office specifically. (This includes any issues from prior to move in date.) Additional opportunities are peer-to-peer communication, and document retention. Way Forward: Teams have managers to do just that.. manage them. It shouldn’t be the consumer that is following up with deadlines, aged service tickets, etc. We pay to live here not work it like it’s a part time job. Follow up, accountability, communication (both with their peers and their residents), and setting deadlines are all things needed for this team. Yes, the leasing agents should take some self accountability here, but ultimately it starts from the top down. If they aren’t being managed to their performance then it’s not entirely their fault.

, we apologize that your experience with our community has been anything less than exceptional. Our team is committed to providing stellar service to all who walk through our doors and we are sorry to learn that we fell short of your expectations. We urge you to give us a call or stop by our office at your convenience so we can discuss how we can improve your time here.
A man broke into my house. Called the office for security because I wasn’t at home. They seem to have a attitude with me. Then, instead of calling the police first, they got someone to come over to change the lock, which really didn’t help anything and also took away the robber’s finger prints. So then I called the police myself. I explain to the police and they were also confused on why the security or the office didn’t called the police first. Anyways, when we went to the office with the police, and asked the office and security about the situation, they told us they had no clue what went on and the security person who went to check did not speak English and no one could understand him. (Which was so confusing to me??? Then why be a security?) To sum it up, I just want to say that after this experience, I know now of how irresponsible this place is. Also of how unsafe it is. No public camera, no gates, and not even securities going around. This place is also very nasty. Cockroaches everywhere. At first, I thought I could deal with it, but after this experience, I’m 100% moving out. Not risking my life on these irresponsible people.
1st day of Rented Apartment. Open bolts in the wooden patio, A/C compressor is continuously on for 8 hours yet 80 degrees, No hot tap in the bathroom. Well! This is nothing. In sample house, they showed microwave and also assured to have microwave, washer & dryer. After signing a lease. I had nothing and I got a response from 3 agents and even Manager Tracy, "certain apartment has these amenities and certain has not". WOW!!!!

We appreciate your feedback and are saddened to learn that our community has not met your desired expectations for a variety of reasons.I have been in contact with the community team and have been assured that they are checking and fixing all mentioned maintenance requests. Regarding your home, we do offer both premium apartments and classics and you leased a classic apartment which does not come with a washer and dryer or microwave. We apologize for any confusion and are happy to discuss further if you still have outstanding questions.
I'll start by saying the grounds crew and maintenance team were extremely friendly and well trained. The office on the other hand is unorganized, and watch out for damage charges upon moving out even if you live a clean and non-destructive life here. Although the pest fee is a few dollars a month, it does no good as my wife and I, along with a few neighbors, had issues with ants and cockroaches. This was short lived as we ended up buying our own traps. Also, be careful in the gym as the equipment is neglected and is well overdue for inspection.
I have lives here for over 2 years now ans have been through 3 managment companies each worse that the last. They drag their feet with every issue and they have technical issues consistently. Paying rent online is a mess especially when you pay early and they change management because it is your fault for them not recieving payment because it aparently has gone to the wrong place. I have gotten eviction notices because of their technical issues and miscommunication. I once had a question about painting my apartment and didn't get an answer til 2 months later. I have gotten overcharged and undercharged on rent. Don't try to email because you will not get an answer. Location is fantastic but it really doesn't excuse very poor management.

Hello, we appreciate your feedback. It is disheartening to hear when our residents have concerns with our quality of service. We want to know more and work towards a resolution now and for the future, please call or come by the office so we can have that opportunity. Thank you!
Lets face it the buildings are old and the appartments are a mess. Management is rude, if you are looking for a place to call home this is not the place at all !
Property Manager at Foundations at River Crest & Lions Head, Responded To This Review
Dear Resident, we appreciate your feedback and apologize for your unpleasant experience. We would like an opportunity to talk to you about your concerns. Please email me at support@milestone.desk-mail.com so we can arrange a time to talk. Be sure to refer to this review and the apartment name in the subject line or body of the email so we can expedite our response. I look forward to hearing from you soon. Thank you!
My car was broken into about 3 months ago and management didn't seem phased by this. There are always sketchy people walking around the complex. Apartments are so cheaply made the walls are paper thin. In the townhomes you will be listening to your neighbors stomp up and down the stairs 24/7. The dumpsters are always overflowing. And people never pick up their dog turds. Wouldn't live here again even if the rent was reasonably priced...which it isn't because they hike the rent every year for 40 year old apartments!
I've been living here for two years. Management takes exceptional care of this property! I haven't seen one roach inside or outside my place. Pesky ants once - problem solved and never returned. Clean, beautiful and serene! I even have a favorite leasing agent, more of a friend, who takes care of me. ?? I love this complex!
Horrible staff! When trying to notify them of move out one month ahead of time they said it had to be 60 days notice which is does state in the lease but also requires written notification from them and my on my notification paper it clearly stated 30 days to decide if I want to renew the lease. They told me they didn't have to notify me for 60 days which is false, and I would have to stay an extra month, they try to confuse and trick you thinking you do not know any better.
This place is absolutely horrible!!! Their customer service is despicable and I feel like they have taken advantage of my children just because they are young!!!!! If corporate does not take care of this situation I will be contacting BBB and will even contact local news media.....
We have lived here for almost a year and we love it! The management is always available and really care about keeing there tenants happy. Every time we have asked for anything to be taken care of they take care of it immediately. This speaks volumes for their maintenance staff who are so professional and helpful. We love the location and the price. It can't be beat.
