Navy Yard extends along the Anacostia River, from roughly Capitol Street to Pennsylvania Avenue. It includes Nationals Park, home to the MLB's Washington Nationals, and the US Navy Museum. Property Ratings at Foundry Lofts
My #1 complaint (and this is a big one) is that I moved out on a roommate transfer agreement since my roommate wanted to continue living there so someone had taken my place. However, the property management has no record of the signed form and so now I am being put in collections for debt incurred by my previous roommate and my replacement. The property managers are disorganized and require constant phone call and email follow-ups to get anything done. In general, I don't have many complaints about my actual apartment; however, I did have a maintenance ticket for a broken microwave that went multiple months without resolution up until I moved out. The "fitness center" is basically only good for cardio and on multiple occasions when I would use it there'd be someone with multiple kids running around out of control playing dangerously with the equipment. Also, for the entire duration of my lease, the PH level grill was out of order and shortly after the deck became severely warped. My recommendation is to stay far away from any Brookfield Properties buildings.

Foundry lofts has nice apartments and concierge. However, I’ve had an unpleasant experience with management even before moving in. Management told me that my original lease wasn’t possible for the apartment bc the individual living there decided not to move out. This was shortly before I was to move in and I had already given notice to move out of my prior home. Then I was charged an additional amount of rent after they breached the original lease. I had to request and negotiate free parking for 2 months as compensation for them jacking the price up on me. Next were the delays in getting things done. Followed by them delaying access to parking that was promised. I notified them of the need to have my free parking redeemed and had to wait a few days for them to finally provide it (it’s as easy as programming a garage key, they’re excuse was they’re auditing parking in foundry lofts to see if I can park there, I had to park in a different building). Wouldn’t be a big deal if parking overnight didn’t average 30+ dollars. Recently, I came down the back stairs to find an individual smoking crack-cocaine. I told concierge, then when I got back, the guy was sitting in the parking garage charging his phone. I had to escort concierge to the man that had just been smoking illicit drugs in the back stairs and now chilling + charging his phone. Mind you, there is no safety once you’re in the parking garage or back stairs. There is no key fob required to get into the back stairs. To quote management “we do not advertise safety or promote safety”, “residents leave the back door open and that’s how people get in”, “you live in an urban setting and things like this happen”. Just so everyone is aware, if the parking garage doors are open, anyone can get into the building and onto your floor using the back stairwell. There is no safety like the front stairs or elevators.

Leasing office doesn't respond, nor attempt to mitigate issues between residents. Instead they will choose to move unilaterally without regards of your tenant rights.

I thoroughly enjoy my apartment home and the team here at The Yards! This is my first time living on the east coast and it’s been quite a change for me so I appreciate how close I am to entertainment and the train! Management has been awesome Mario in the office is always a joy and eager to assist and even helped me with suggestions on places to go in the area for brunch and night life !

I lived here for one year. I do not write many reviews, but I thought an honest review would be helpful for anyone considering this property. I’ll list the good and bad with some detail, but provide a quick summary first. The Gist: Loved my actual apartment. Is it worth the inflated price and begging the leasing office to talk to you? I’ll leave that to you. Believe negative reviews about leasing and management. But check-out the units, common areas, and noise levels for yourself. I would personally never lease from Brookfield again—ever (Never ever). Here’s the good stuff: • Apartments are beautiful. Highly recommend the second floor—highest ceilings and biggest windows, unless you have penthouse money. • Location is great! Yards Park is great. Right by the Nats and DC United. Riverwalk along the Anacostia is so pleasant. Lively enough, but quiet most nights. • Front Desk folks. Mostly friendly and helpful for basics. Nikki is the all-star of this team! Here’s the not-so-good stuff: • Common areas. Fewer amenities than all the other buildings in this area and price range. And not that well maintained. Examples: courtyard fireplace never worked; decking in courtyard is buckling (good luck not tripping); grill out-of-order for months; broken gym equipment; etc. • Maintenance. The staff is helpful and polite, but there will be issues and they will recur. Here’s the BAD stuff: • Price. Super inflated. Seriously, snag a place somewhere else with better leasing/management and more amenities. Your buck will go further elsewhere. • Leasing Office. An actual nightmare. Never provide you with any information. Never answer the phones or call back. Never reply to emails. They are disorganized, unfriendly, and seemingly have no idea how to do their jobs. It is wild, y’all. • For anything, it will take several calls and emails to various members of the office to get any help. And even then, you’ll get incomplete solutions and some attitude to boot. • I have anecdotes galore to back this one up! It took me 3 months, countless phone calls, and emails to give them my deposit on an apartment! They fired people mid-leasing process and never let me know. They failed to send me a lease until 5 days after—yes, after!—the start date, so I ended up in a different apartment. (Don’t worry they lost a ton of money on the deal!) They will not provide information on anything other than lease renewal. They called 2 days after I moved out to ask when I would move-out.
This place is a roach motel. Don’t even think about living on the first couple floors. Management is virtually nonexistent. Once you’re in you’re on your own. We have major repairs like our washing machine that we had to pay for ourselves. The common areas are not maintained either. Dog poop in the hallways sits there for days. They do not care and have zero accountability! Construction noise is unbearable.

Beware... this is not at all what it appears to be. Do not fall for the aesthetics or riverside views. I've lived here for 2 months, and can honestly say it is the worst managed (and built) complex I have ever leased at. Don't be fooled by the "Affordable Housing" lingo either. It translates... you'll be living at a property where some 20% of the units house residents who actually cannot afford to live here, are randomly dispersed throughout the premises, and bring life style habits that are incongruous with the "fully paying" residents. The ones who have demanding careers and enjoy peace and quiet when they come home. The apartments have "ZERO" noise insulation... translation - you can hear "EVERYTHING" your neighbors say - and do! You will find the property management unresponsive at best, and dishonest at worst. They will attempt to deny the problems, string you along, and basically do nothing. Forget about calling the concierge staff or security, as they will simply "document" the issue. Also, I alerted them to leaks in my ceiling 3 weeks ago. I took photos of the water puddles in my living area and shared those as well. Nothing has been done to date. I have written and filed numerous complaints about the noise intrusions, and gotten nothing but promises and "smooth talk". AVOID!

I lived here for just under a year and really liked the idea of exposed brick and waterfront access. But I soon discovered how terrible the building was when I could clearly hear my neighbors conversation through the paper-thin walls at 11 at night. Over the months I lost a lot of sleep due to disrespectful neighbors concerned only with their surround sound system blasting at 2am. Maintenance was receptive to my concerns (Marvin is awesome), but the only real fix would have been better walls. Couple that with constant ongoing construction in the area and a poor excuse for a gym, and I was ready to get out of there. I moved out early and paid my portion of the rent which was agreed upon verbally and in writing, but management failed to honor the agreement. I keep getting bills despite the fact that they already cashed my move out check and they are holding my security deposit as randsom. I even have a signed release document from the office on move out day, but dozens of attempts to contact them have gone unanswered. Avoid Forest City, the management company for Foundry Lofts and two other apartment buildings in the area. There's plenty of other apartment rental companies in Navy Yard.

This apartment building has an amazing location, beautiful exposed brick walls with high end industrial finishes, and a community of residents that is second to none (the front desk staff are the BEST). Unfortunately, the management is horrible; they are unresponsive, unhelpful, and just generally unreliable. The maintenance staff are quick to respond to submitted service requests, but will allow a broken front door to linger for 6 months. For the price that we pay to live here, we deserve much better treatment.
Excellent apartments and in one of the best areas of the city. Having a huge window to the river makes everything so much better. the management are excellent and we love the park and been close to the Nats.
The only reason this isn't a perfect review is it is expensive to live here. And construction has been more of a pain than anticipated, what with blocking access to the garage, but that should be done soon-ish. But I'm in a penthouse with a big deck, I have 2 big dogs, a view of the Anacostia river & Yards park, and the neighborhood is exciting in the summer. Maintainance is not terribly proactive, but usually responsive. The nice thing is that many of the staff live in the building, so they are a little more invested than many who work in apartment management. Noise may be an issue for some, but the penthouses only have to deal with noise from the hallway,it seems there is more insulation in the interior walls on this (and only this) floor. We are a friendly group of neighbors, have a self-organized pet coop to help with pet care while traveling or if you work late. The front desk staff, especially Joe who works most evenings, are friendly and efficient.
