Property Ratings at Fountain Lake
As someone who holds a high standard of living, I was thoroughly appalled and utterly dismayed by my experience at Fountain Lake Apartments. The complex was plagued by a persistent homeless problem, with beggars constantly pestering for change and loitering around the property, creating a perpetual nuisance and a glaring safety concern. To add insult to injury, the amenities at Fountain Lake Apartments were woefully lacking. A meager offering of a single pool, a cramped and outdated gym, and a pickleball court hardly qualifies as luxurious living. Shockingly, there wasn't even a playground for children, leaving families with little to no recreational options. Considering the exorbitant rent prices, the glaring lack of adequate amenities was nothing short of inexcusable. It became abundantly clear that the management's priorities were severely misplaced, with a blatant focus on profit rather than ensuring a quality living experience for residents. The persistent homeless problem, pervasive water damage issues, and absence of amenities beyond the bare minimum of a pool, gym, and pickleball court all pointed to a flagrantly neglectful management team. In all honesty, I cannot in good conscience recommend Fountain Lake Apartments to anyone seeking a truly upscale living experience. The utter disappointment and frustration I experienced during my tenure were unparalleled. Prospective residents would be wise to steer clear of this mismanaged, amenity-deprived, and homeless-ridden complex, and instead seek out a well-maintained and amenity-rich living environment elsewhere.

From the first day we lived there water poured from our ceiling due to someone running their dishwasher upstairs… then came all the termites that apparently weren’t termites and were just leaving droppings everywhere. No one can do anything about it apparently… the manager claimed if we want to do anything about it then we would have to pay for it our selves… the wonderful landscapers that blow all the mulch all over the backyard patio… fun… the absolute cherry on top is as we moved out they decide to not give us our last bill and sent us in collections we payed our rent on time every time. Just stay away if you can.

I reported a leak from the 3rd floor into our apartment in August 2019. Told them there was a bad smell of moisture or mold in my apt and the ceiling had stains and was moist. No repairs were completed. Paid lease until it ended Sept 2019 but moved out in Aug because it was so bad. Then they charged me utilities of 139.75. How can utilities be 139.75 when you are not living in the apartment.

In 2019, no one should be subjected to living with ROACHES! They are disgusting and spread A LOT of awful filthy germs! There are TOO many pest control companies available and TOO many EFFECTIVE treatments to permanently get rid of those DISGUSTING INSECTS! The Company/Maintenance just HAVE to be AGGRESSIVE at Extermination! Granted AGGRESSIVE PREVENTION would be Ideal! For an Apartment Management Company to be TOO CHEAP AND LAZY to NOT get rid of a ROACH INFESTATION Is Pathetic! Oftentimes these companies and their Staff couldn’t care less, because most of them DO NOT LIVE IN THE APARTMENTS! And ALSO, Too greedy for the rent money to get rid of tenants that harbor the problem! Move On, Look Elsewhere, Unless living with ROACHES Is Okay with you! Oh and Parking is RIDICULOUS! ONE Parking Pass per Unit! And they WILL TOW You! MOST families have at least two Cars!
I wanted to give a shout out to one of my maintenance guys David. It was 2100hrs, and my apartment was getting warmer and warmer. It finally hit 80 inside and so I just called it in. The guy who responded was really nice, and even though it was late and dark he came out there with a flashlight to see what was going on. He did fix it relatively quickly and in half an hour I was nice and cool again. Last night he was my Hero! Thanks guys!!!!

For the most part I have loved living at this place. It’s in a great location and hasn’t had too many hiccups. If there were any issues Kelly goes above and beyond to make things right. If you need anything or help at all I would suggest going to Kelly first.
I love living here! It is so beautiful and the ladies at the office are always so helpful and caring. Kelly is always happy to help with any issues and makes you feel important and welcome in the community. I? can honestly say I have had no issues since I’ve lived here for 2 years. Nicole in the office is also very helpful and remembers my name every time. I? highly recommend renting here. Probably the nicest place I’ve ever rented around this area.
Place looks nice. Inquired back in November 12th. Look out because they don't list the extra fee's involved. In addition to already paying for seperate trash, you pay an extra $15 for a compactor when you have to walk your trash to a dumpster. A $10 community fee for upkeep of grounds ( why not just include it in your rate?) Mandatory covered parking fee of $10 even if you don't use them. Units are nice but for a non gated community that only gets patrolled 3 times a week it defeats the purpose of "security". Read this before considering this property and if the extra fee's are worth it.
Avoid this place at all costs. The office staff is unorganized, and extremely rude. I've had to contact the corporate office several times to be able to get things fixed. They tried to charge us a late fee because their autopay system didn't withdraw, and they wouldn't return my calls until after the grace period. They even threaten to evict us for refusing to pay the $85 late fee. However after speaking with corparate, the office finally resolved the issue. There are tons of dogs living in the apartments, and dog poop everywhere. Even on the second floor walkway. They have dog clean up stations through out, but they're usually out of bags, and people are too lazy to use them. Leading up to the end of our lease the people moving in seemed to be getting worse and worse. And the surrounding neighborhood is very rough around there. Our roommates moped was even stolen. We called the security number provided, and they said they only make rounds a couple times a week. I 100% regret choosing this place. Don't make the same mistake.
First let me start with the pros: The pool is awesome, the gym is better than most, and the apartments visually nice. The cons: The first year, when they were managed by a company, the staff was friendly and quick to respond to any questions and maintenance requests. Jim was on it. Then the management decided to "self manage" and the property went down. Work orders don't get complete in a timely manner/no communication on if they have to order a part, it is apparent they are no longer strict on who they let live here anymore because a few months ago a couple was in my semi fenced PRIVATE backyard having a domestic dispute and I had to call the police, the office is not staffed enough because they are never in the office at opening - conveniently around the first of the month, the parking is truly horrendous like the previous Google reviewer, but the cherry on top - they don't send you your rent statement with water bill anymore and you can't pay online! When you go into the office (when they are there) to get your bill amount you're treated like an inconvenience. We, the tenants, should be the priority and should have statements billed on time. This month, we didn't get our bill on time and they weren't in the office at 9 to ask for the 5th month on a row what our bill was. My husband and I work the same hours the office is open so were tried to pay on the 5th (2 days late) and Nicole, the not so polite manager, made us get a money order and pay a late fee. Which is just extremely frustrating given the circumstances. Come November, we won't be renewing our lease. Which is sad because I really liked this place.

Apartments are very nice. Community grounds are very well kept. Enjoying the pool and exercise room. There were some small issues with apartment when I first moved in but were quickly addressed and taken care of. It is quiet here outside and in. Most of the time I don't even know its raining unless I look outside. The fountain outside my front door is beautiful. Very close to 41 and Cortez which has any store or restaurant you could want. Staff are friendly and helpful, from the property manager to the maintenance crew.
