Property Ratings at Fountain Park at Playa Vista
Do not be fooled by appearances. This property is a slum masquerading as a luxury apartment complex. There are serious and documented structural faults, constant alarms going off at all hours of the day and night due to toxic levels of methane in the buildings, issues with mice and termites, and severe property crime resulting in car breakins and theft of packages. It is nearly impossible to have packages delivered without having them stolen. Management is totally absent and unconcerned about their tenants safety. Balcony door latches are faulty resulting in residences getting locked out and trapped on balconies. Zero emergency response from management. ABSOLUTELY DO NOT MOVE HERE.
As other reviews state some of the apartments are falling apart and are so expensive for what you are paying for. They can be very slow to respond to any maintenance requests which is frustrating. However, the maintenance team are helpful and friendly when they do show up. Contacting the office is a complete nightmare and the majority of staff are unhelpful and incompetent at their job. It is a shame as the location and facilities here are great but I wouldn't go through the stress of leasing a property with this company.
Happy Camper at Fountain Park Over 10 Years! I am Catherine and have lived at this place over 10 years. Although the quiet and peaceful environment with a great court-yard view is a plus, however, the most key factor to keep me here so long is the service crew team! Alfonso Vasquez is the manager of the team, who has trained the team so well that each of them is friendly, skilled and do whatever takes to make the tenant like me happy and satisfied almost at each of the service requests. They, like Adrian and Aureliano, react quickly and timely and respond to a job request normally within 24 hours or less. Alfonso as a manager often walks from one site to another to monitor the project progress and talk with the tenants to listen to their voice and take care of their concerns. After a 10-year long stay at my unit, I requested to replace the worn floor. Without much effort at all, Alfonso showed up at my place and checked the floor conditions thoroughly. Soon after, he scheduled the job with an external professional team. Adrian helped with the coordination with my schedule. The job was well done and within the same day. All was easy, simple, smooth and effortless to me. Thank you, Alfonso! An excellent manager! He cares, knows how, well organized and was very efficient!!!! I am happy to be part of the Fountain Park and also feel fortunate to have a team led by Alfonso, who take care of us like part of the family members!!! Thank you!
The units are falling apart. Don't move here if you can afford something better. Roaches, ants and pests are a problem. The maintenance does terrible job fixing things which lead to larger problems. Management doesn't care
This place sucks for SO many reasons. The resident relations staff are the most unpleasant, unprofessional people that I have ever come across. I just moved out and have had to follow up on 3 different occasions to dispute a cleaning charge that we should have not been charged in the first place because we deep cleaned EVERYTHING. We even got a carpet cleaner to make sure it was spotless. When I recently called, the woman HUNG UP ON ME! When you are living there, you'll be lucky if you can even get the resident relations on the phone. It took 3+ weeks to get our blinds fixed after putting in a maintenance request. They also do not do anything about how delivery drivers just leaving your packages at the gates for anyone to grab or steal. I saw multiple people get their cars broken into and I know a ton of people who got their packages stolen because of this lousy management that fails to enforce that packages should be delivered to the resident's doors to delivery drivers. Staff is rude, unorganized and lousy at their jobs. Do yourself a favor and live somewhere else.
Car got broken into in the gated apartment parking garage. Happened twice in under a month. Management didn’t really do anything about it—had to move out.
We just finished with all paperwork in this place and so far everything look very nice. That's modern building in great neighborhood with lot of amenities. They gave us a pretty good discount. We worked with Joel and he helped a lot, because it was hard to find apartment which could met our expectations. Joel was very professional and polite. About other things - time will tell :)
I moved in here about 2 months ago and just yesterday my car was broken into when it was parked in the underground garage... not the safest even though the underground garage is gated. If you worry about your safety you should probably look elsewhere.
I was very excited to visit the community and was pretty much set on moving in after seeing reviews and pictures. Once I had a time set to come and take a look in-person things took a turn for the worst unfortunately. The leasing office was closed over an hour or the specified time to meet and once I met with the staff it was clear he did not care about his job. While he was showing off a unit not a single word was said to me and any information was a hassle to get out of him like cost, size and amenities. I constantly had to ask for more and more information as any answer was a one word answer. In the end he just told me to check online and did not even point me to a website.
I've lived here for more than two years, there have been different issues (I imagine they happen everywhere), but the most annoying one is that residents are allowed to smoke on their patios and balconies. And when they do smoke, the smoke travels to other residents' apartments through open windows. I'm either surrounded by multiple smokers or someone smokes way too much, because I smell it many times throughout the day. Yes, I could close the windows, but I like the fresh air which they destroy. If the community was non-smoking, I'd give it five starts, probably.
I am very pleased with the apartment complex I am currently living in. The amenities are great from the gym to the pools and the scenery around the interior of the complex. There is a free beach shuttle on the weekends which is so convenient. The size of our apartment is great and I love that it comes with a washer/dryer. It is quiet other than the neighbors above and an occasional dog barking. I feel very safe here and would recommend this complex to anyone!
I've been living at the Fountain Park apartments for about 2 years. The amenities included are: Pool, Gym, Spa, A Game Room and a Business center. There is hardly anyone in the business center and it's not clear how you can get to the various balls and objects needed to play the games. I think it's an OK place that is good for college students.
Living in Playa Vista and this apartment complex is very convenient in many aspects. We moved into a brand new remodeled unit on the 4th floor we have sweeping views of the mountains, the Hollywood sign, the marina and the Getty Center. Playa Vista is a great neighborhood that is safe and clean. We are about 2 minute drive from the marina (Sugarfish:), 5 minutes to Venice and the boardwalk, and under 10 minutes from LAX. Since moving in we have had zero issues, our neighbors are quiet and this apartment can be very peaceful. This place has two pools, a gym and a business center. You also have access to all of Playa Vista's community centers as well. They just opened up a brand new Runway at Playa Vista gym behind the new Whole Foods that is absolutely spectacular! You are also directly on the bike path and the protected wetlands, so there are lots of cool birds and butterflies. Overall I had no idea a place like this existed in LA. It's great.
When I moved to Fountain Park, it was was affordable, comparatively speaking. In just two years, rent has skyrocketed (9 percent increase at the end of year one, 6 percent increase at the end of year two), and new leases at the market rate are even higher. The layout and amenities are nice, but brand new apartments nearby have comparable rent and boast of marble countertops, wood floors, walk-in closets and stainless steel appliances. Pros: In-unit laundry; responsive and friendly maintenance crew; 24-security; safe neighborhood; walking distance to shops, restaurants and movie theater; plenty of guest parking; friendly management staff; planned community activities. Cons: rental rates with annual increases surpassing the average cost-of-living salary increases; smokers on the floors above you who throw cigarette butts over their balcony only for them to land on your patio—on average, I have to sweep up 30-50 cigarette butts per weekend (I informed management, and they spoke with the tenants on the floors above, but the behavior did not change); fire alarms that go off with great frequency. I've enjoyed the time I've spent in this apartment, but when my lease is up at the end of 2015, I won't be renewing because the apartment and community, as nice as they are, are not worth the paying the increased rental rates.
We feel we have the best unit in Playa Vista! 4th floor,on the northeast corner. The balcony gives way to a beautiful panoramic view from the Marina to Hollywood Hills and the University from our bedroom. 13ft. ceilings in both bedrooms and 8ft. windows, letting in lots of light! We love nature,and in our opinion, this is as close as one can be without living in the woods...18 species of birds, an occasional coyote howl and rare sightings of raccoon, squirrels and the Balona Creek right in front! WE LOVE IT!!! Once we get home, we don't want to leave. As my husband replies..."we are dug in like an Alabama tick"!
i have lived here since april 1st, at first it was cool, then things started messing up in the apartment and everytime we would call maintenance it would take them like 1-2 weeks just to fix it so if our toilet wasn't working then we wouldn't be able to use it for awhile, overall the apartment is alright, but the leasing office is not that nice either. i move out in December i cant wait .
As a college student it is a great place to live. It is on the pricey side, but it has everything I need. It's gated and so I never feel unsafe coming and going from the parking garage. It's so close to LAX which is good if you, like me, travel often. The only thing is that it is pricey, and will probably only continue to climb as silicon beach grows. There is a sense of community here in Playa Vista that is hard to find in LA, and I love it.
My unit is wonderful!!!! I have a full kitchen, washer and dryer, dishwasher, and even more a great and large patio. When I need help, I send a note to the maintenance dept. on the computer and can be helped immediately or select the time I need assistance. There are free shuttle to all the beaches near-by and even to special events in Venice. The polite staff helps make this a paradise. Oh I want everyone to know its a pool, conference room and planned activities always. A gym within walking distance.
Living at Fountain Park Apartments has been a great experience. The location is amazing. It's only a mile from the beach and just a couple blocks away is a new Whole Foods, movie theater and eateries. The staff and maintenance are friendly and efficient. Our questions and any concerns are answered or addressed quickly. The hallways, elevators, pools and grounds are always clean and well maintained. Our apartment is spacious with great looking tile and carpeting with large windows. There are only a few negatives of this complex. The first is the elevators are a little small and moving can be a little difficult. The second is residents park in guest parking and it fills quickly which can make having guests over a challenge. However, overall, Fountain Park Apartments are a great place to call home.
What can i Say, me and my family moved here 7 years ago, right as soon after they finished the construction in that whole area. The pay was great, the people even better. The place was lively and very outgoing, not to mention this is one of the best areas to live by Venice beach! Things have changed after about 4 or 5 years in, once college students started moving in, the whole complex was starting to sound like a bazaar, now it got to the point where the screaming from the pool doesn't stop until 10 pm or security gets called. The crime has also risen in this area, with notices hanging almost everywhere regarding hiding your items in the car and locking all your doors. Overall the place would've gotten 5 stars if they didn't raise the rent so much with each year, and dealt properly with overly loud college kids.

Trendy spot that is located an up-and-coming powerhouse of a spot. Playa Vista has some rad developments going on that are going to make this area spectacular. This complex has access to the complex gym/pools, another set of gym/pools across the street, and access to the all new Resort located in Playa Vista. As far as amenities go, you can't beat Fountain Park. In addition, you're just outside of the clutter of Santa Monica, but still close enough for a $5 Uber almost anywhere in the area. As far as the downsides, there are quite a few families that live here, so if you're younger it's odd during the summer months. However, LMU kids frequent the area too. Management is super laid back, but can sometimes be hard to communicate with.
