Property Ratings at Fountain Place Apartments
This place has 100% gone downhill! Packages are stolen frequently from the mailroom, the doors are propped open often and people will literally follow you into the building. The new manager smokes outside in front of the building and now so do others and it no longer feels safe to live here. This definitely now has the feel of low-income housing. It's really disappointing to see what has become of our once special community. I will not renew my lease.
I’ve been here for almost 3 years and I’m done dealing with this place. The elevators are constantly broken, my neighbor got trapped in one last year. It’s so cold that I can’t feel my feet right now. They boiler was down for weeks but now they claim it’s fixed. That’s a lie. It’s absolutely freezing. The final straw is the staff refusing to wear masks. This place is about to be a covid free for all. I can’t count how many times I’ve gone outside and the maintenance guys are smoking cigarettes by the door. No mask on coughing into his hands then touching the door handles without washing hands first. It’s disgusting. Then they stand and chat with each other in the building without masks. I’m done, this place has really gone downhill since I moved in
The Manager and Representative of the Building Management/Administrator Company is a Scammer, does not comply/keep her word, she is offering Apartments that she does not have available, and once one (me) buys the Money Order to Apply, because does not accept online payment through Credit Card, pretend to rent another type?kind of more expensive Apartment...!
Not nearly enough parking (and your property manager will tow you if you park in the carport even if it's all that's available), people are not friendly (my guess is the constant crap you are forced to deal with living here), they cannot keep maintenance workers for even a month at times but never more than a couple months (my guess is dealing with Beverly is running them off, pleasant one day nasty the next), I have had two new cars hit (happens weekly) so now I park in the street until October when I run for the hills, smelly neighbor apartments makes it's way to your windows (really bad when you share a balcony with one and the hot air from the air conditioner just blows right in your wndows leaving me to keep my windows shut and no balcony anytime), big peeve of mine was Beverly not only questioning my company but then lets them in without notification (which is strictly against the rules), the only company I know that charges you to pay your rent online and the more you pay in rent the more you pay to pay your rent (foolish, never thought I'd be writing checks again). As for the apartments themselves I don't know where to start. The pictures you see on their site are of certain apartments they decided for long-time residents would be fixed up and or the residents have done that themselves. One would be foolish not to purchase insurance as there are constantly leaks from other apartments and there's proof throughout your apartment because they can't keep a maintenance crew that's any can properly fix repairs leaving different colored lumps throughout your apartments ceiling and walls. Bathrooms and kitchens are so updated it's appalling, I have one drawer my kitchen that I can't even touch the bottom of due to the fact it grosses me out (oh and by the way I have only one drawer in my kitchen). When I moved in there was so much cleaning to be done it was obvious they didn't clean the place whatsoever. Windows are so thin and aged I get an ungodly amount of dust and if you're running she made a fire in the winter it will literally turn to mud and settle on everything you own. Smelly homeless sleeping in the landing areas when you're coming and going earlier/late for work/activities. It's a freaking nightmare on Washington Avenue and I can't wait to get out!
i have lived here fr three yrs now and do not want to move, it's a friendly safe community our manager hosts movie nights and pizza get to get to-togethers or pot lucks to greet and meet new tenants we have contests a spacious internet cafe and a fitness room a picnic area with a great view of the river front, all of the west facing apartments have a great view of the river, we also have an on grounds laundry. we are close to down town lansing and Cooley law school and lug nuts stadium isn't too far either if i had ten thumbs id give our community a ten thumbs up rating i hope any who read this review come visit our community and give us a chance!!
Fountain place is great because it's close to bus stops, Reo Town, L.C.C., M.S.U., the River walk with it's many types of wildlife for you to see, the Chrysler Building and the tree B.O.W.& L. towers. The staff are always on top of things and always very pleasant. There is free heat, cooking gas, trash removal, a large well kept swimming pool, a picnic area by the pool, free WiFi, exercise equipment, a light outside every apartment door, large closets, an exhaust fan in the bathrooms, garbage disposal, dish washer, very efficient manager who keeps us up on all the things going on around town with flyers she makes and hangs up, a secure building and L.H.C./H.U.D. approved. My son and family live across the street and would rather live here. Cat friendly.
My roommate and I rent a deluxe 2 bedroom through Fountain Place Apartments in Lansing, Michigan. Pros: -There is a pool that is maintained well on the property. -There is secured entry, in which guests have to buzz your apartment to gain entrance to the building. -The walls in the apartments are sturdy and are almost soundproof. Meaning that I cannot hear my roommate's TV through the walls or even in the living room and vise versus. -You don't pay for heat. -They just updated and added working fitness equipment into the building. -There is a laundry facility in the building. Cons: -There is not enough parking in the back of the building and parking in the spits out in the Main Street is illegal between 3am and 5am. -There is not enough cameras and surveillance out in the parking lots. I have had a moped stollen and destroyed from the parking lot and a windshield cracked in the two years that I've lived here. Nothing was done/able to be done about the instances. -Although you don't pay for the heat, you also don't have control over the heat and for at least the first month during the winter you are freezing and then when the heat is turned on I have to sleep with the window open and a fan in the window all winter. -They are working on replacing all the windows which are really old. -They air conditioning in the apartments are in the form of old window air conditioners built into the wall. -The kitchens are not very big.

I have lived in Fountain Place for just over 3 years. The Good: 1. The apartments are large in size, 2. Gas stoves 3. Large balconies 4. Pet friendly 5. Rent includes water and gas 6. Super friendly staff 7. Recent attempts to upgrade some of the property (including the fitness center) 8. Reliable snow plowing in the winter 9. Great proximity to downtown Lansing The Bad: 1. Many older appliances 2. Building is a solid concrete block, which makes the internet not reliable (and the cables throughout the building need replacing) 3. Heat is controlled by the complex (no central air or heat) The Ugly: 1. Crime/Security - while there are cameras on part of the property, crime (esp car crime) has been a problem. In the 3 years I have lived here I have had my car broken into twice and my roommate had his moped stolen and destroyed and recent had his front window smashed in. The area is up and coming in Lansing, but the recent crime will mostly likely be leaning us to move.

I live in a 2 bedroom delux apt and this gives me windows on all sides of my apt. I love the light that this lets into the concrete wall apartments. The pool is my favorite feature, and I always seem to be the only one who uses it. Best price for rent in the area, and the parking lot is always lit, so safety isn't an issue. The tenants all seem to have lived here for years, and everyone is friendly. Mgt is great, Beverly knows everyone's names and Paul is always there to help if you have a maintinence emergency. Biggest problem is that it's noisey living on the bus line, ambulance routes, and a block from the train. The windows are thin, and the noise travels in as well as any smoke smells from outside.
If you want to be close to downtown, this place is great. It is located in the (possibly) up and coming REO Town which is the safest region near downtown. The management is superb for this apartment complex, which is good because the building is older and so are the appliances. Throughout the year with the changing weather, things tend to need repair. The front office makes sure to get work orders in promptly and I have never had to wait more than a day for repairs. The front office has normal office hours M-F and they do keep mail parcels for you if you are not home. The pool here is really nice and well-maintained, which is next to the community garden. In the basement there is a common area with a new couch, free wifi, and exercise equipment. The river trail is behind the apartment, however it is not advisable to use at night. Prices are a bit steep for this place especially if you wish to park in a carport. For a studio apartment it is around $625/mo. The laundry machines are newer and it costs $1.50 to wash as well as dry. There are plenty of machines so you rarely find yourself waiting around. The 2 most annoying things, which most people get used to, are the buzzers and the smoke alarms. The door buzzers "bleed" into other apartments so if your neighbors get a visitor, you will hear them ring. If you are cooking, be sure to use the exhaust over the stove because one burnt piece of toast sets the ALL of the alarms off in the building and you have to reset it on the first floor. Also, if someone is slow in shutting it off, you will hear the annoying alarm for 5 minutes or so. All in all, I would choose this place again because it is close to work and it is safe.
I just moved in a few weeks ago and am truly loving Fountain Place. The property manager Beverly is sweet as pie, the amenities are exactly what I want and the price is very reasonable. I love the community garden (a unique offering!) and the pool, fitness center and wifi lounge make for a perfect combination of convenience and luxury. The building is older, but it's exactly as I would expect for an apartment at this price. Highly recommended!

i have lived here for three years now and have loved every minute of it, the neighbors are friendly and caring, the community here is very safe and nice we have a beautiful view of the river walk and the people here are warm and caring. schedule an appointment with Beverly for a viewing she is friendly and cares about all of us tenants
I can tell you this place is unlike any I've ever lived. This affordable high-rise luxury apartment building has generous amenities which include: large clean pool; private balconies; huge closets; additional storage; paid heat and water; weight room; Wi-Fi café; covered parking; clean and bright laundry center; community garden; recycling station; large apartments; 24-7 emergency maintenance and more. It is also centrally located in the REO Town District of Lansing, on the CATA bus route, right off the highway and just a few blocks from downtown. It is safe, bright, and well maintained, with a beautiful view of the river. The staff are available and helpful. But, it's more that all that, it is quiet, it is peaceful, it's a community.
Fountain Place Apartments is a great affordable living space in downtown Lansing, close to everything in the area. The apartment building recently brought in new workout machines, and there is a great pool kept clean all summer long. I like that it's cat friendly, and all utilities are included except for electricity. The building itself is concret walls and floors, so sound isn't as much of an issue as it's been in past buildings I've lived in. Overall, it's a good option for those living in Lansing who are looking for affordable living.
